FUNDING The Definitive Crowdfunding Industry Study This is an excerpt from the most recent study carried out by Knowledge Peers, looking into alternative funding for small and growing businesses.

There is a lack of professional and consistent advice on finance options for SMEs with traditional advisers seen as ill-equipped.

Crowdfunding is increasing rapidly as a valid means of raising finance for SMEs. As of Q1 2014 the sector had raised ÂŁ667.5m with an 84% increase in the previous six months.

Equity platforms tend to take different roles with some issuing shares, some acting as broker and others simply providing the investment platform.

SMEs remain wary of traditional finance and experience barriers to entry deterring them from seeking or obtaining funds. Crowdfunding is expanding to fill the gap but remains at relatively low levels of access and awareness.

The fees charged by platforms both to SMEs and investors varies widely, there is little uniformity in approach or experience amongst the SMEs and investors involved in crowdfunding.

SMEs at all stages of development are proving successful in raising funds through the crowd.

Investors tend to undertake their own due diligence, however, there are significant discrepancies between the perception of due diligence undertaken by the platforms themselves and the realities.

Crowdfunding platforms are SMEs in themselves with developing technology at the heart of their operations; 86% identify servers catering for expandable data as critical to their business model.

SEIS and EIS are widely used where appropriate by investors. Whilst this is positive, experiences with tax returns and HMRC feedback is inconsistent and lacks understanding.

The majority of funding comes through debt lending, although the market share of equity funding is rapidly increasing.

There are mixed views amongst platforms on the future of potential legislation of the sector, with many concerned about the impact this will have on the market itself.

Currently, the majority of investors are high net worth individuals, male and over 50 years of age. Investors tend to invest ÂŁ1,000 or more per funding drive and the majority invest in more than one SME proposition per quarter.

The crowdfunding sector is a burgeoning industry but remains an immature market, which continues to evolve and be tested against emerging markets, SME and investor requirements. n

In March 2013, Club Workspace Kennington members, SHAREIGHT, broke records! Their online retail app raised £600,000 ($1million) in 24 hours from over 240 investors, through the equity crowdfunding platform Seedrs. That’s the fastest $1m on a UK crowdfunding site.

SHAREIGHT’s founder Grant Slatter tells us more about why he chose crowdfunding rather than other alternative finance options and how the Seedrs model worked out for SHAREIGHT.

HOW SHAREIGHT BROKE CROWDFUNDING RECORDS Tell us about the SHAREIGHT story from the very beginning… I joined Club Workspace London Bridge two years ago and loved the set-up there. I started meeting people over the coffee machine and heard about an event there – an event on pitching. I thought I knew how to pitch but decided to go along anyway. The event was great and I really enjoyed it. The surprise at the end was when the presenter said “Now it’s your turn. Everybody create a business and write a pitch for it”. I’d been working on a plan to take the pain out of shopping on mobiles using a simple but powerful interface and thought it would be a good time to test peoples’ reaction. But I hadn’t written a pitch for it yet! So I wrote one in ten minutes and delivered it in three! I remember running over time because the presenter was so engaged he forgot to press the buzzer to stop me. At the end, a guy from the audience came over and said “Hello I’m Henry. I like your idea and would love to help you.” We agreed to meet for coffee and to discuss things further and immediately got on. A few months later we joined forces and started working down here at Club Workspace Kennington. What happened next? We grew very organically through random connections. I had previously produced an iPhone app

with a developer so I teamed up with him again, but we still needed help looking at our competitors, setting up social media and sorting huge data sets. People seemed to come to us and we had a lot of help from our environment here. A fellow Club Workspace member helped ensure we delivered the product on time and another helped with the video we made for our Seedrs pitch. So it’s been fantastic. How did you fund the prototype at first? Initially from friends and family as we only needed a small amount of capital to show proof of concept. We had to build something that would give people confidence that we could actually deliver the vision. How did Seedrs enter the picture? We were starting to talk to angel investors and one evening there was an event at Club Workspace to which Seedrs came along, to tell us about their crowdfunding business. It was one of those things. They were out in the foyer, I walked past, stopped, listened and thought it was interesting. We met the guys afterwards and ended up going through the crowdfunding raise. Can you tell us a little more about the Seedrs’ process? The Seedrs model uses a nominee structure to hold all the shareholders together, effectively as one entity. I realised that the process also

represented a good opportunity for us since we could bring all the people we’d been talking to together in one spot on one day and perhaps excite a crowd of other investors at the same time. As it turned out that strategy worked really well. Half of our money came from people we’d been talking to for months and half of it came from people that we didn’t actually know, who liked our idea, had seen our pitch and our business plan on Seedrs and were quickly able to grasp what we were doing and invest as well. It was very successful – we raised a million dollars in 24 hours. How do you think your office environment helped you develop your company? The great thing about Club Workspace is that it allows you the space to grow and that may sound like a marketing line but the reality is that is exactly what it does. When I came in here it was two of us sat around a table and when we met people around the coffee machine, at Workspace events and elsewhere we were able to just add them in. But then as a result of our funding we wanted to add more experience and talent to the team and having a cool office space definitely played a part in attracting them. We’ve now revised our ambitions for the business – watch out for some exciting news soon! n 07

Alternative funding Success for BuddyBounce BuddyBounce, a platform which allows music artists to engage with their super fans, was one of the first businesses to set up in the new Pill Box building in Bethnal Green. Founded by Emma Obanye and Giulia Piu in April 2013, it recently secured the first ever round of seeding from Angel Academe, an angel investment network. Emma tells us a little more about her business and about moving into Pill Box.

Tell us a bit about yourself I’m a football and vespa-loving digital geek. Tell us about BuddyBounce BuddyBounce is a platform that connects celebrities and brands to their biggest fans. Where were you based before? Why have you decided to move into Pill Box? We were based in Google campus for five months before finding Pill Box. We recently raised our seed round and were one of the first occupiers of a studio when Pill Box opened its doors. We decided to move here as it's an incredible space, close to home with some exceptional creative businesses.

Business-wise, what are you most proud of? Can you tell us about raising Angel Academe’s first seed round. There are quite a few proud moments, but the initial launch of the BuddyBounce website and raising our seed round are definitely two of the proudest. Pitching to Angel Acadame was a fantastic experience, the group were encouraging, warm and they gave us some frank, honest advice. What have been your biggest business challenges? The biggest business challenge to date was probably starting out. It's important to have the right support network to keep the momentum. We were lucky to have great advisors who helped, encouraged and inspired us. Where do you see BuddyBounce in a year's time? In three years’ time? Going from strength to strength. Further funding to take it to the next level!

What are the most important trends in digital marketing and music? What advice would you give someone starting in that industry? User engagement. Social media has been fantastic in helping build an audience and at providing an easy way to communicate with that audience, but in order to maintain and grow it further you must truly engage your audience through great content. To someone starting out I would definitely take the time out to understand your audience. If you weren’t head honcho at BuddyBounce, what would you be doing? What do you think the rest of your team would be doing? Giulia and I both share full responsibility of running the business on the day-to-day (we're co-CEOs). If we weren't running BuddyBounce we would probably be working on another start-up idea.

Who would you ask (dead or alive) to be a dream member on your board of directors? Will.i.am What are the most important things for you in an office space? What's your office luxury? A balcony and light. We spend most of our time in our office and so it's important to feel comfortable, to be in a place that you love. We're lucky to have a great space at Pill Box, a real home from home. n

What we’ve learned:

F

ur Coat No Knickers (FCNK) distinguishes its service from many of its competitors by providing a full-range, from styling the bride, designing and buying accessories, headgear and shoes and of course the dress!

FCNK’s customers are varied, young and old brides, different backgrounds, budgets and distinct styles and personalities. Our business fills the gaps in our market through direct customer interaction and feedback. We introduce new products based on the brides who might buy them, it has become clear to us that word of mouth drives sales.

“ The great thing about our market is that people don’t stop getting married.” As business owners one our of many challenges was adapting to the business. As owners we’ve found a tension between the short term needs of additional (human) resources and the reality that as an SME, we’re not in a position to take

When we started FCNK we did not have a ‘business’ background, we learned that we must listen to external advice and guidance, even if we then ignored it.

We wished someone had given us guidance on how long it may take to actually pay yourself, owners are always the last people the business will pay.

on a large number of staff. We’ve taken a service mentality from our costume supervisor days and turned it into a key business style and hallmark of FCNK. Some of the advice we’ve received focuses on forecasting and accounting, which is critical for all businesses. We’ve learned to manage the tension between ensuring profitability and maintaining quality. Increasing our margins is a common suggestion we get. Product quality is just as important to our business as our financial forecasts and pricing strategy. A key insight we learned over the years is the importance of a varied price range that caters to as much of the market and our customers’ budget range as possible. We’ve been able to drive this by opening our own collection which is just one year old, we’ve operated the business for over six years. This created two significant challenges for us:

Collections don’t get showed off until 8 months after as the brides get married. We’ve tracked sales that stem directly from word of mouth, the collection supports our sales growth and was a key part of our strategy, we’re happy we did it but it wasn’t easy. n

“ Sourcing within Britain costs more, but we’re up for that. We ensure what we offer is quality: we visit our makers, transport the dresses ourselves...after all, it’s someone’s dress.”

It took a great deal of investment, time and money, to develop the collection – it drove some of the highs and lows we’ve mentioned. 19

MARK HIX Restaurant opens at Metal Box Factory SE1

Stargazy! As Napoleon once said, ‘An army marches on its stomach’. It seems the same holds true for SMEs – Mark Hix, celebrated chef, restaurateur and food writer, has opened his latest restaurant, Hixter Bankside, in our latest development, the Metal Box Factory, in SE1. The new and growing companies housed in the former Victorian tin box printing factory will be gorging themselves on roast chicken and slabs of steak. On the menu: a whole chicken, chips and salad for about £25 and steak starting at £20. On the walls: art by Tim Noble and Sue Webster. They’re also able to conduct business drinks over martinis and whisky sours in the 3,700 square feet devoted to Mark’s Bar in the basement underneath their offices. Wolf of Wall Street, eat your heart out. The CEO of Workspace, Jamie Hopkins said this was all part of the ‘dynamic creative environment’ that characterises Workspace properties in ‘one of the most vibrant parts of Central London’. Indeed, the Hix group, which also has restaurants in Soho, Shoreditch and Devonshire Square in the City, should feel at home at Bankside. Like the others, it’s an area with, as Hopkins put it, 22

‘a potential footfall of 60,000 office workers and a good percentage of the 15 million tourists, which flock to London each year.’ The restaurateur, Mark Hix, backed this up: ‘Bankside is a really good location for the second Hixter restaurant: it’s a vibrant area that bridges different audiences – those that live and work in the area, and those that are visiting to see some of the great attractions, including: Borough Market, Tate Modern and more recently the Shard. It’s a really exciting spot. Hixter is located in Metal Box Factory – a warehouse space that lends itself perfectly to our style of restaurant.’ Hixter is undoubtedly in good gastronomical company at Workspace. Clerkenwell Kitchens, the organic restaurant serving breakfast, lunch and dinner, has long been serving customers in Farringdon and they have launched sister ventures in Bethnal Green at Pill Box and in Islington at ScreenWorks. With all these foodie hotspots, catering to a hungry army of entrepreneurs, start-ups and new and growing companies, lunch meetings suddenly seem very appealing. n

MIDTOWN area Once the home of jewellers and printers, Clerkenwell is now a hub of media and creative companies, but its winding streets and alleyways, and pre-Victorian buildings give it a sense of history and a village neighbourhood feel. 26

The Midtown area encompasses Clerkenwell, Farringdon, Holborn and Bloomsbury and is a very popular and highly developed area of central London, acting as a spill over area for the City of London and the West End, which have become relatively saturated. The central location makes it perfect for any business that needs unsurpassed mobility in and around London. Clerkenwell is a cultural centre for up-and-coming professionals and boasts a range of office space to suit every business. In recent years the area has become known as a ‘micro Silicon Valley’ due to the influx of tech start-ups. The area is particularly attractive to these types of companies, as well as designers, architects and media businesses due to the availability of fresh space and the area’s distinct and vibrant culture. In recent times there was a large newspaper presence; many of these companies

have since moved further towards the city, but a large publishing and media presence still remains. Farringdon was historically an area known for its fabric trade, and today is still also home to London’s premier meat market, Smithfield. Consequently, its an area with good restaurants in abundance. The station at Farringdon is to be part of the Crossrail project, which will make this area even more accessible. Holborn has long been associated with the legal professions, notably in the Lincoln’s Inn area and was also a major centre of the old British newspaper industry before the advent of new publishing technology. Home to the renowned jewellery quarter, Hatton Garden, Holborn also has an active Business Improvement District, which continuously works to improve the wellbeing of companies in the area, by providing services such as paper

recycling and joint procurement, making Holborn a fresh and vibrant area for business development. If you’re keen on the vibrancy of Soho but are worried you won’t be near enough to the City, then Midtown is a good choice for your business. Bloomsbury also has a thriving business community and is home to a number of important institutions and academic departments. It is notable for its array of garden squares, literary connections (exemplified by the Bloomsbury Group), and numerous hospitals and academic institutions. Bloomsbury is home to the British Museum, the Royal Academy of Dramatic Art, and the British Medical Association. Historic links with the publishing industry continue to this day, making Bloomsbury an ideal location for companies involved in the publishing sector or related fields.

An edgy, trendy, creative and multicultural area a stone’s throw from the City of London. From Whitechapel and the bars and curry houses of Brick Lane, to Bethnal Green, the ‘spiritual heart’ of the East End, to super-cool Shoreditch, fashionable Hoxton Square and the Kingsland Road – regarded by many locals as East London’s answer to the King’s Road – this whole area has a unique and special buzz. Slightly north west of Whitechapel lies Shoreditch, now one of THE areas in London. In the late eighties, it was pretty faceless and a little shabby, a place of light industrial firms with no real identity, and which, by the early nineties, had moved on anyway. Then, in the mid to late nineties, arrived a new wave of aspiring new media and dotcom companies, attracted by the cheap rents relative to Soho and other areas of the West End. Now, on the back of this influx of media types, it’s overflowing with art galleries, very designer bars, and no end of well-reviewed restaurants. Home to Spitalfields and Columbia Road markets, Shoreditch has become a viable and sought after business district and cultural hotspot.

The area is very close to Liverpool Street, providing mainline rail services to Cambridge and much of the South East, along with connections to four of the most popular underground lines. Many of the top tech start-ups have congregated around Shoreditch – particularly around the Old Street roundabout – earning the area the nickname “Silicon Roundabout.” Bethnal Green, lying on the eastern fringes of the City, is a true meeting of opposites. On the one hand, you have a growing number of young ‘media types’ and artists doing for the area what a similar generation did to Clerkenwell in the nineties. But it’s not just the raw reality of the Cockneys, and the enthralling history of gangsters, that attracts businesses. They’re also drawn by the strong community feel and the excellent location: Bethnal Green is only a stagger from the bars, and curry houses of Brick Lane, and a tube stop from the multiple travel links of Liverpool Street. With 123 million passengers annually, it is the third busiest underground station after Waterloo and Victoria, and is connected to the Central, Hammersmith & City, Metropolitan and Circle lines, and offers mainline services all the way to Norwich, Cambridge and Stansted via the Stansted Express. 37

Before teaming up to open The Clerkenwell Kitchen, Emma worked for Hugh Fearnley-Whittingstall at River Cottage in Dorset and Laura was head chef at La Fromagerie in Marylebone. Joining them at The Pill Box Kitchen is head chef Louis Lingwood who has worked at St. John Bread and Wine, The Clerkenwell Kitchen and most recently Quo Vadis. Ciaran Jones has also moved over from The Clerkenwell Kitchen and looks after all things front of house. The company has a strong commitment to sourcing local, cooking seasonally and using fairly traded produce, ethically reared meats and sustainable fish. As well as building relationships with suppliers of local and environmentally friendly food, The Pill Box Kitchen also operates a good house-keeping policy with regards the environment, recycling as much as possible and trying to reduce the waste generated by their business. They use biodegradable packaging and recycle all waste glass, paper, cardboard, cans and plastic bottles.

It may have once been an Allen & Hanbury factory producing pills and surgical equipment but now Pill Box seems to be a factory for bright ideas, talent, ambition and growing businesses.

Reaching out to aspiring entrepreneurs At Workspace, we already think we’re a hotbed for Richard Bransons, James Dysons and Karen Bradys. But what about the future generations of entrepreneurs?

ur biggest co-working venue, Club Workspace London Bridge, is home to Entrepreneur First, a seed investment programme which selects talent right out of university, and supports them on the first stages of their start-up journey. With Inspiresme Week, however, Workspace decided to reach out to an even younger group of aspiring entrepreneurs.

Inspiresme Week is an initiative led by a partnership between Workspace Group, The Greater London Authority and Business in the Community.

Now in its third year, Inspiresme Week is a scheme that organises five-day placements for students aged between 16 and 18 in new and growing companies based at Workspace. Set up by the Mayor of London in partnership with Workspace Group PLC and the charity Business in the Community, it is an opportunity to give students a taste of the trials, tribulations, success and satisfaction involved in entrepreneurship. As Workspace Group CEO Jamie Hopkins said it’s a chance to “offer young people

an experience that gives them the insight and courage to create their dream career.” Seventy young and eager – some more than others – students from the local community were placed in diverse businesses based at Workspace. Many of those students had never considered working in digital, tech and creative industries. Nicole Hunt, who looks after career advice at Nightingale Academy, said

“ Students can see how people have taken their passions and made it into a business. It has opened their eyes to the wide spectrum of businesses out there.” Some students knew they wanted a career in film or social but were unsure about how to go about gaining worthwhile experience. This is an invaluable opportunity for them to gain professional

70 Students gained experience with tech, digital & creative businesses experience and think about their future career. Students found themselves working at businesses as varied as the online shopping hub SHAREIGHT at Kennington Park, which recently broke records crowdfunding on Seedrs, or BuddyBounce – a digital start-up based at the Pill Box, which connects music artists with fans and recently raised $1m in seed funding. Two students spent a week at what might be the next step on their journey towards becoming the tycoons of tomorrow, Entrepreneur First.

The week culminated with a Dragons’ Den-style competition at City Hall, where students battled it out to pitch their idea in front of a panel of judges and to showcase the skills they’d learnt that week. At the event, the deputy Mayor for Education and Culture, Munira Mirza said “One of the reasons for London’s success as a great world city is the ideas, innovation and dynamism of its entrepreneurs. We want to unlock the potential of young Londoners, through schools, but also through apprenticeships, volunteering and placements like those organised for Inspiresme Week.” Ê 81

We want to walk around when we’re negotiating and hop between devices when finding solutions. Whether we’re in the middle of a routine transaction or an important deal, the last thing we need is to be tied down or held up. New and growing companies have to be flexible and robust; your Wi-Fi needs to be the same.

WINNING THE BIG Wi-Fight

M

ore devices online means there are an increasing number of access points. But despite this surge in demand for internet access – a 50% increase year on year – there are a limited number of frequencies on which Wi-Fi networks can transmit signals. In fact there are only three viable channels in the UK. That means access points have to be smarter in order to maximize the limited traffic these channels can accommodate. If that doesn’t happen, that dreaded exclamation mark will only pop up more on your Wi-Fi symbol. Workspace, in partnership with Excell, have come up with an innovative solution to ensure your Wi-Fi works at all times. It’s already in use at our centres, Pill Box (Bethnal Green) and ScreenWorks (Islington). Excell’s access points don’t compete like most Wi-Fi hotspots; instead they collaborate. So, however many businesses there might be in a building, they’ll never be competing for bandwidth or network channels. At ScreenWorks, there are 30 access points installed ensuring Wi-Fi speed and strength is maintained at all times – whatever the demand. 84

It’s also simple. Excell’s LAN network means you can just plug or log on as soon as you arrive in a Workspace building that’s equipped with the community Wi-Fi system – no hardware needed. Wherever you are in that building, you’ll be able to connect using the site-wide community Wi-Fi, and make and receive mobile calls. Upload and download speeds are kept at over 100mb so you’ll never have the hassle of having to upgrade. And it’s all free of charge. Many of the businesses in our buildings are tech and creative. They may not need a lot of square meters for their employees, but they do need size and space to grow when it comes to bandwidth. VERSUS, a graphic design and animation team based at Pill Box, who’ve recently worked for the BBC and Nickelodeon, work with large animation files: “Transferring data had always been an issue. But we’ve noticed how fast we now move around large files and folders”. We also know that digital security is important. With Excell, not only will you be able to connect privately to your network, there’s also a 24-hour check for network

vulnerability. Ethical hackers are instructed regularly to test the security of the networks. Pill Box residents BuddyBounce are a fan networking site who deal with thousands of fans and huge amounts of sensitive personal data: “The security of the details of the members of our networking site is extremely important to us.
