From the Directors

This quarter has been one of both celebration and reflection for Hacer. We are incredibly proud to have been named MBAV Builder of the Year for 2025 for our Home Docklands project - a remarkable milestone in our 25th year and a true testament to the talent and teamwork across the business.

At the same time, we farewelled our NSW operations, a difficult decision made with deep appreciation for the dedication and professionalism shown by the entire team, particularly James Richter, whose leadership and resilience were invaluable.

We also congratulate the NSW team for their success on the Wyvern project which took out The Urban Developer Awards - Excellence in Sustainability. They have also been nominated for the Master Builders, Health Buildings up to $100m which will be announced on the 18th of October.

We’ve since settled into our new office at 11 Eastern Road, and extend our thanks to Andrew Langford, Andrea Taylor, Ling Yuan, Mia Sammartino and Raj Rahul for their outstanding efforts in making the move a success.

As we look toward the final months of the year, our focus turns to the delivery and handover of several key projects - MRK, Hudson Hub, St. Clare, and Bennetts Lane. We wish all teams the very best as they bring these projects to completion.

PROJECT UPDATES

As we enter the run home for 2025, we continue to raise the benchmark for project delivery, with all projects currently on or ahead of schedule, and being completed safely and to high quality standard, which is being well received by our clients, and recognised in the industry –Keep up the Great Work!

Some notable milestones achieved in the last quarter:

• Bennetts’ Lane: The tower crane and hoists are removed, infills to the structure and façade are complete, with the team now focused on completing the fitout to the main entry foyer, including energisation, commissioning and defecting to enable completion by the end of 2025.

• Assemble MRK: The team has completed all testing and commissioning as required for final authority inspections, with the final stage of defecting, and landscaping works across the precinct nearing completion, with project on track for completion in late October 2025.

• St. Clare: The team has commenced purchaser inspections to the apartments, with less than one defects per apartment being logged on average, which is a fantastic result and credit to the teams hard work. Energisation, commissioning and defecting to communal spaces is well underway and looking amazing, with a big push and focus to complete landscaping by Melbourne Cup weekend. Project is on track for completion by the end of 2025, and worth visiting if you get the chance.

• Hudson Hub: The team out west has excelled, with energisation, commissioning, and defecting to the commercial office spaces underway, and final authority inspections imminent with the project on track for completion in late October 2025.

• Balmain Street: The structure has topped out, and the installation of curtain wall façade panels is nearing completion. Towe Crane and Hoist removal is expected next quarter, with the Installation of services, and fitout to amenities well underway, and project on track for completion in early 2026.

• Assemble VSB: The structure is progressing at a rapid pace, with window installation and fitout to Buildings 1 & 2 closely following behind. Fitout to the basement and ground floor common areas and tenancies is proressing well, with windows and apartment fitout to Buildings 3 & 4 expected to commence next quarter.

• Fortis Richmond: The structure is progressing well, with framing commenced to the feature brickwork façade, and windows and fitout underway to the podium levels.

• HOME Albert Park: All three tower cranes are up and structure is progressing well, with substructure complete, and superstructure well underway. Hacer branding and site presentation is setting the new benchmark.

• Clarendon Street: The structure is progressing at a rapid pace, with stripping, windows and services closely following behind

• 437 St. Kilda Road: Demolition is nearing completion, with retention piling and bulk excavation commencing in the next quarter

• Park Modern (Dorcas Street): Demolition is nearing completion, with retention piling and bulk excavation commencing in the next quarter.

• Assemble SGRP: Demolition is completed, with retention piling and bulk excavation expected to commence by the end of 2025.

• Samma Place: Demolition is underway, and team is preparing for site establishment in the next quarter to commence retention piling and bulk excavation for the basement.

• Jam Factory - Stage 2: The team is busy working away on pre-commencement activities required to commence site establishment by the end of 2025, with basement works forecast to commence at the start of 2026.

The new business and design team continue to work on early contractor involvement (ECI) projects, which include a 42-level mixed use development in the CBD, a 20-level premium residential and hotel development in Melbourne, a premium retirement living precinct in Ivanhoe, and mixed used residential developments in Port Melbourne and Fitzroy, all forecast to commence construction in 2026.

The new business and estimating team continue to work tirelessly to secure new and exciting projects and explore opportunities across new and existing sectors. Look forward to providing news on any awarded projects next quarter.

Fundraising Head Office have set up a recycling bin through the Container Deposit Schemeall monies raised each month will go to a chosen charity.

Reconciliation

Last week we celebrated major milestones with Ground Breaking Ceremonies at Cbus Property’s 437 St Kilda Road and Dorcas Street – Park Modern.

Both events featured a Welcome to Country and Smoking Ceremony, held to officially cleanse the sites and mark the beginning of construction. At 437 St Kilda Road the ceremonies were performed by Jungala Ellis for the Welcome to Country, with Eric Edwards performing the smoking ceremony, Daen Ellis on didgeridoo, and the Koori Youth Will Shake Spears Dance Group, honouring the Bunurong people of the Kulin Nation’s deep connection to Country and acknowledging the Traditional Owners of the land.

At Dorcas Street - Park Modern the ceremony was performed in honour of the Wurundjeri Woi Wurrung people.

Melbourne Marathon – 12 October

All the best to our Melbourne Marathon participants this weekend. Whether you are completing your first run or your further distance, it’s always a fantastic event to be part of.

A special mention goes to Eden Facey-Smith (Graduate currently in Estimating) who is completing his first full marathon to raise money to Cure Cancer.

Movember

This November, we will be supporting the Movember Foundation as we have in previous years. There will be prizes of $500 each up for grabs for the Biggest Mo, Patchiest Mo, Dirtiest Mo, and Highest Money Personally Fundraised.

Scott demonstrated leadership, professionalism, and commitment during Dorcas St ECI process.

He was able to successfully manage the consultants and the client, provide much needed assistance to construction and estimating, effectively engage with subcontractors and suppliers, and provide creative design solutions that benefited all stakeholders. His efforts helped secure the project, impress the client, protect Hacers financial position, and mitigate our design and construction risk.

He is also respectful to others, kind, considerate and incredibly enjoyable to work with.

Social Club

The HGSC crew recently headed to Noisy Ritual in Brunswick for a night of wine tasting, great food, and to farewell our OG member, Danni Verga. With over 25 in attendance, it was a fantastic turnout - and we suspect there were a few sore heads on Saturday morning!

Next up, we’re hitting the greens! Join us on October 10th at the Albert Park Golf Club for 9 holes. For those less keen on golf, we’ll be heading to the nearby driving range to swing a few clubs and enjoy a couple of beers together.
