How We Build HFH NCC builds affordable housing at no profit through a combination of volunteer labor, sweat equity and nointerest mortgages.

We act in partnership with the local community as a diverse group including concerned individuals, partner families, faith groups, civic organizations and businesses.

What does Habitat look at?…

How Habitat selects families • NEED for Adequate Shelter • ABILITY to Pay • WILLINGNESS to Partner

NEED for Adequate Shelter • Substandard Housing Conditions:  House in disrepair or does not meet building code  Overcrowded  50% or more of income on rent • Housing need versus other applicant’s housing need • Turned down for conventional financing • Must be 21 years of age

ABILITY to Pay •

Credit report (Decent credit is all that is needed)

DEBT?

DELINQUENT DEBT •“Bad” or “Past Due” debts = Debts that are in collections •Must be paid off before settlement •Cannot exceed $1,500 CURRENT DEBT •“OK” Debt Payments you have been making every month •Current debt •Must be less than or = 15% of Monthly Gross Income •No need to pay off before settlement but must be current

WILLINGNESS to Partner • Provide ALL requested information/documentation • Cooperation requirements:    

Sweat Equity Pre & Post Settlement Counseling/training $100.00 Cornerstone training program

• Maintain/Get finances in order • Pay off any delinquent debt • Open and truthful communication with HFH staff and volunteers • Be an ambassador for Habitat • Application Fee of $20 (not due until the completion of full application) • Home Visit

Willingness To Partner Sweat Equity Hours, Each Family Must… Do a minimum of 225 sweat equity hours, and anyone moving into the home over 18 must complete 150. Hours must be completed before partner family can go to settlement. You work on your home and other Habitat Partner Family’s homes.

Mandatory Family Partner Meetings Attend a family partner meeting once a month for 2 hours.

Willingness To Partner Special Events •Attend a minimum of 3 special events to support Habitat, its mission and goals.

Housing Counseling •Attend a monthly meeting with Housing Counselor to make a plan and check-in to pay off delinquent debt.

Cornerstone Training Program HOMEOWNER COMMITS TO:

• Four consecutive Saturdays of basic construction training and two additional Saturdays of DIY home repair and maintenance hours (MANDATORY)

BENEFITS OF PROGRAM: • Increase in self-esteem and confidence on the work site • Increased knowledge of how a house works, and a stronger involvement in the

building process • Sweat Equity hours for attendance (42 hours) • Practical skills learned are used on work site, and in home maintenance once the program is complete • Deeper connection with Regular Volunteers

Matching Families to Homes • Apply only when you want to live in areas where HFH is currently building.

• We build simple, decent and affordable housing (no customization).

• After purchasing your home you are able to make modifications.

• Habitat retains Right of First Refusal (10 years).

• Homes must be owner occupied (no rentals).

• Minimal down payment • Bedroom size is based off of family size

Habitat Down Payments and Settlement Costs ď ś A minimal down payment is required at settlement $1750 ď ś Settlement costs are rolled up into the loan so you will not need to obtain a second loan for your settlement cost

How Monthly Payments are Calculated Monthly payments are calculated based off of 28% of your gross monthly income Your mortgage term will be based upon your ability to pay.

The terms range from 20-30 years

Settlement Can Occur When… 

Sweat Equity is completed

 Credit report shows that delinquent debt is paid off or made current. Current monthly debt is less than 20% of gross monthly income.  Housing Counseling Certificate, Financial Education & Post Settlement Education  House is complete  Certificate of Occupancy is received
