Spirit and Commitment Bring People Together Growing up in the 1960s, historic events such as the assassination of President Kennedy and later the moon landing made an indelible impression on me. For my children, it was 9/11 and then the election of our first African American president.

But for the children growing up during the past decade, the pandemic is THE historic event, which will, in so many ways, shape their generation.

Each generation has their own pivotal moment, but it is less about what that moment held as it is about how they responded to it.

Although the pandemic has unquestionably caused suffering and anxiety for so many, we at Habitat for Humanity have seen the fruits of how people are responding to this challenge…by loving their neighbors and continuing to serve in their communities!

Our build sites, although modified from past years with added safety features and protocols related to the pandemic, have been vibrant, filled with volunteers ready to serve! The homes have continued to be built; the relationships with volunteers and future Habitat homeowners continue to be forged; and the life changing opportunity for homeownership continues to be provided.

Thank you for being a part of Habitat for Humanity of Greater Nashville and for being a part of a cause that brings people together to build homes, community and hope. The spirit and commitment of this generation will navigate through our historical time with an even greater purpose and a deeper understanding of how we can be united by serving one another.

Bringing People Together Dorothea Severino united a movement from Germany to Brazil to the steps of Habitat of Greater Nashville creating homeownership opportunities

t is rare to be a part of stories such as this one that begins in Germany, travels to Brazil, and literally lands on the doorsteps of Habitat Nashville. Dorothea Bresslau was the daughter of German immigrants who fled to Brazil from Nazi Germany in the 1930s.

Dorothea was born in Sao Paulo with a visual impairment (retinitis pigmentosa), and with her trademark grace and fortitude, never let it stop her from living a full life.

While growing up in Sao Paulo, Dorothea had a school friend named Barbara, who later married Donald Bachrach and moved to New York about the same time Dorothea moved to Nashville. They remained friends but rarely saw one another until Barbara became sick with cancer. In 2003, before she died, she confided to Dorothea that she was worried about leaving Donald alone as they had no children. After Dorothea’s husband passed in 1993, she and Donald 6

She wanted to give people from other countries, other nationalities, the opportunity they were given when they came here from Brazil.” Dorothea suffered a stroke on May 27 and passed away on June 2, leaving a legacy of love in action.

Sherwood Commons “My biggest concern about renting is paying towards a future that I could never tell my son was ours.” _ Dionna, future Habitat homeowner The Habitat homeownership program is an earned opportunity full of community grace and support that starts for the future homeowners with the qualification period.

Potential homeowners fall within certain income levels, depending on the size of the household (posted on Habitat’s website), must have reasonably good credit, a housing need and be able to cover their closing costs and monthly mortgage payments.

Once they qualify, this special group commits to 100 hours on the build site and 70 hours in the classroom learning everything about homeownership from budgeting to how to be a part of the HOA. Habitat refers to that as sweat equity.

“I love that the Habitat program doesn’t just throw you into a home purchase. It prepares you to budget, maintain your home, and it teaches neighbor resolution,” says future Habitat homeowner Misty, who is currently taking homeownership classes.

“Purchasing a home the traditional way is a reality not everyone can afford.”

The commitment is steadfast and the journey long, but this unique group of hardworking Middle Tennesseans say without Habitat they would not be able to afford the stability of a home. Homeownership for so many is a brighter future for their children and for one particular Habitat homeowner, something as simple as a glass of tea on her new front porch.

Sherwood Commons is Habitat of Greater Nashville’s first townhome community.

The 26 unit townhomes at the corner of Ewing Drive and Gwynnwood Drive are scheduled to be complete in spring of 2022.

A Conversation with Board Chair Alan Young In 2021, the Habitat Board of Directors had 36 members, led by a nine-member Executive Committee. The Board members collectively invested over 350 hours participating in Strategic Planning, Board meetings and other agency milestones such as home dedications, fundraising and other events.

Each Board member serves a three-year term and can serve up to two consecutive three-year terms.

What drew you to Habitat for Humanity as a nonprofit?

I have known about Habitat and what they do for a long time. When President and CEO Danny Herron initially approached me about being on the Board, it was an easy decision.

Homeownership in this country has been the key for so many to obtain stability and to build wealth for their families. I love the fact that Habitat’s mission is to make the dream of homeownership available for so many people who would never have an opportunity to achieve it on their own.

What is it that you like most about Habitat’s approach to affordable homeownership?

Habitat is teaching homeowners to fish and not simply giving them fish. Habitat does not “give” people houses. Future homeowners go through an intense process and truly appreciate the responsibility and the opportunity of homeownership. Homeowners must first qualify. If they do not qualify, Habitat will help them through counseling. Even if they qualify, there is a very thorough selection process.

Once they have been selected, homeowners must go through an education process before they ever begin building a home. Habitat homeowners must participate in the building of their home. After completion, homeowners must pay their mortgage and maintain their home to a certain standard. The results of this process can be seen in the success rate of Habitat homeowners. I also love the fact 10

that sponsors have the experience of building a home alongside the future residents. There is a bond and a connection that comes from this physical work that is hard to replicate by simply giving someone money.

What inspires you personally?

I am inspired by stories of people overcoming unbeatable odds and stopping at nothing to achieve their dreams. These amazing stories are all around us. I find inspiration from the immigrant who came to this country with nothing and is now a homeowner. I find inspiration from the gang leader who is now a successful entrepreneur, or the drug dealer who is now a doctor. I have been blessed in so many ways. I am personally inspired and driven by the belief that my actions or words might help someone reach for a dream that they once thought was unattainable.

Tell us a little about yourself, your past, your family and your current endeavors.

I grew up in Woodstock, New York and later attended Vanderbilt University, where I graduated in three years and received my MBA while playing football. I was voted All-Southeastern Conference and set records that have stood for more than 25 years. Following a brief professional career, I joined Montgomery Securities (later acquired

by Bank of America), where I was a Corporate Investment Banker (mergers & acqui-

sitions and capital raising) for seven years.

Following banking, I started investing in properties. When people kept kicking in our doors (and stealing our appliances and pipes) we developed a way to stop them. Seventeen years later Armor Concepts distributes Door Armor and other products throughout the US and Canada. I am a three-time winner of Nashville’s “Most Admired CEO” Award and am very involved in the Nashville community.

I am the proud father of four amazing children (Alacyia, 25, Alayna, 23, Alora, 18 and Alan, 16) and have been blessed to be married to my wife, Monette, for 25 years.

If you could change one thing in the world what would that be?

I wish that people would listen more and talk less. Many people today are so concerned with being heard or with being right that they don’t really listen to what anyone else is saying. Many problems can be solved when we simply take the time to listen. Listen to someone with a different experience or perspective. Listen to your parents. Listen to your children. Listen to your elderly neighbor and to the homeless person on the street.

Just be quiet and listen. What you learn will amaze you.

Bianca Tarantola began her homeownership journey 10 years ago with a series of hurdles and challenges: a single mother of three children with a single income, a credit score and income too low for a traditional mortgage, and the desire for a hand up, not a hand out. Fast forward to spring of 2021 as she stood before her supporters at her Habitat for Humanity Park Preserve home dedication, with her three sons by her side, she said eyes brimming with tears, “We did it! We did it all together!”

Bianca never let go of the dream of a more stable life through homeownership. With her beautiful trademark smile, she went to work on her dream. She graduated summa cum laude from Nashville State Community College

with an associate’s degree in Early Childhood Education and was valedictorian at UpRise Nashville, a career development program. She waited until the time was right and applied for Habitat’s homeownership program. “A Habitat home is a unique, special experience that I want

Habitat’s Definition of Reverence: SOS There is a group of volunteers that stand out because of their longstanding dedication and commitment to our mission called Supervisors on Site (SOS). This special group freely shares of their time, teaching volunteers the tricks of the building trade while watching over the safety and wellbeing of everyone. Early to the build site and often one of the last to leave, most of Habitat Nashville’s SOS have been doing the weekend gig for years. This year we are recognizing Jean Lauzon, who has been a SOS for 18 years. We caught up with Jean (please don’t say that the American way!) to find out what drew him to Habitat and what inspires him.

What drew you to Habitat for Humanity and what has kept you here so long?

I had heard of Habitat for Humanity from news reports about former President Jimmy Carter building houses. I was intrigued with the idea. In 2003, I participated on a build with Deloitte, my employer at the time. The release form contained a check-box about volunteering more often. I checked it off and in January 2004, I received an invitation to an orientation session about becoming a SOS. The place where great finds fund good works

Shop Donate Impact!

Habitat for Humanity of Greater Nashville’s social enterprise, the ReStore, was in full operation in Davidson and Dickson counties during 2021, after having closed for a portion of the prior year due to COVID 19. The Wilson County store remained closed, but is projected to reopen in a new and dramatically expanded facility by the end of 2022. Net proceeds from the ReStores play an important role in supporting Habitat’s mission to help hardworking Middle Tennesseans purchase affordable homes. The ReStores carry new and gently used items priced at a fraction of retail, with inventory changing daily, making it an optimum shopping experience. Thanks to the generous donations of inventory from Middle Tennessee businesses and individuals, the ReStores generated a record of more than $3 million in revenues in 2021 — even through the pandemic.

As an added bonus, donating and shopping at the ReStores also positively impacts the environment. For 2021, we project that the sales in our Davidson and Dickson county ReStores alone will reduce local landfill usage by over 1,800 tons of materials. Engaging with the ReStore, whether shopping, donating or volunteering, creates ripples of positive impact in our community.

The significance of support from individuals and businesses is enormous. As with Habitat’s homebuilding program, volunteers’ commitment of time and labor in the ReStores makes a huge contribution to Habitat’s mission. In 2021, more than 423 volunteers donated 13,354 hours of time at the ReStores – the equivalent of almost seven full-time staff members.

ment and Housing Agency (MDHA) has partnered with Habitat for more than a decade to build more opportunities for affordable homeownership across six different developments in Davidson County, including Park Preserve. MDHA

has awarded Habitat approximately $3 million and nine vacant lots, which helped support more than 170 homes.

In addition, many other generous donors also helped to create the Park Preserve community.

Celebrating Those Who Bring People

Ken Kulaga and Rodney Harris Dynamic Duo Change Agents Ken Kulaga, director of construction, and Rodney Harris, director of ADA compliance and physical access, both at HCA Healthcare, are the dynamic duo behind Habitat of Greater Nashville’s annual Dan W. Hogan Golf Classic. Their early involvement began in 2014 when Ken reached out to three companies to participate in the event and raised $15,000. Since then, Ken and Rodney have brought 24 companies together and have raised more than $445,000 to support Habitat’s mission. Golfers come from California, Texas, Florida, Kansas, Utah, and Nevada and they make a weekend of the Habitat event with group outings.

Ken has been involved with Habitat for more than 13 years as a Board Member, supporter and ambassador across the country. He says he is so impressed with Habitat’s responsible model of homeownership, “It’s not a hand out, it’s a game changer. From the need to be educated in personal finance to the responsibility of paying a mortgage, this mission simply changes people’s lives.”

In addition to the annual golf classic, Rodney, who has served on Habitat’s Board and is currently on the Advisory Council, can be found on the Habitat build site every year when HCA comes out to build. “My Continued on page 25 18

Gladys Wolfe What’s In a Name?

What’s in a name? Shakespeare posed the question long ago (“What’s in a name? That which we call a rose. By any other name would smell as sweet.”), and by now most know his literary intention, that being, the quality of a thing is more important than the name of a thing. But in this case, the name is synonymous with the quality. When you say or hear the name “Gladys” around the Greater Nashville Habitat for Humanity office or build-site, it means something the world needs in far greater scale: Unity.

In 1992, having already become a Habitat volunteer through Calvary United Methodist Church, Gladys began organizing something called the Unity Build. She brought together a dedicated coalition of Nashville’s interfaith community for a common goal, building an affordable home for a family who would not have the opportunity otherwise. Unity.

For 28 years, and it is still happening now, all you need to know is “Gladys.” That one word has defined the passion, production and perseverance of the longest continuous build in the history of Habitat for Humanity of Greater Nashville.

The two invited family and friends to give and pledged to match every dollar donated up to $63,000. More than 70 people gave, joined with the generous spirits of West End Community Church and the University School Nashville, making Yolanda Weakley a Habitat homeowner in 2021. The spirit of giving by McKee and Cook and the generosity of family and friends meant that not just one, but two homes would be funded.

“Affordability is definitely an issue here. Land costs are high and availability is low. We want to give others the life-changing opportunity to feel safe, build equity through homeownership and change the trajectory of their lives,” says Mike.

Music Row Build

It was the middle of the tumultuous year

of 2020 when Mark Brown, senior vice president and GM of Round Hill Music, determined he wanted to do more for the city in which he works and lives. He picked up the phone and called Habitat for Humanity and said, “I want to reinvigorate the Music Row Build.”

Habitat’s Music Row Build began in 2003 and helped eight local families purchase affordable homes before it concluded in 2012. Brown loved the hands-on approach the Habitat program offered for building better futures and working with and getting to know future homeowners. Mark enlisted the help of friend Clay Bradley, vice president of creative at BMI, and reignited Music Row Build in 2020. Fifty-nine members of the Music community gave more than $30,000, with more than 100 coming out to build a home for Italia Nance and her three sons.

WME, a two-year Habitat home sponsor, joined Music Row Build in 2021, with Brothers Osborne named as the ambassadors for the build for future Habitat homeowner Alycia Carpenter. Habitat Board Member and WME Partner and Co-Head Jay Williams said, “A Habitat home build is one of my favorite Nashville things to do. It is so gratifying to get out on the build site and hammer nails and saw 2x4s with the future homeowners. It is a great team building experience as well. The staff looks forward to it every year.”

“With climbing housing prices, many Nashvillians are priced out of the real estate market. Nashville is home to many creative and diverse communities, and we need to make sure everyone who calls Nashville home, has a home,” says TJ of Brothers Osborne.

Community Comes Together to Help Seven Families Find Stability

Seven families became Habitat homeowners in the Greater Nashville Divisions, all with very different homeownership stories. WILSON HOMEOWNERS: Kayi and Folly are a family of five who had lived in a two-bedroom apartment for nine years and worried about the security and space. “Almost every night we would hear gunshots, police, and ambulances because something bad was always happening,” says Kayi.

FranQuita and her daughter were living with her parents because housing was so unaffordable. She applied for a traditional mortgage 22

but could never find a home in her price range. Both finished building their Habitat homes in the spring of 2021. Charlie, who is one of the head chefs at Five Oaks Golf and Country Club, was ready for homeownership but said he didn’t know where to start, so he came to Habitat. Tim, a Navy veteran, sustained a horrible accident that left him basically homeless. He says tough life lessons taught him to never lose hope. “If the glass is half empty, learn to fill it up,” he says. Charlie and Tim closed on their Habitat homes in the fall of 2020.

Stable Housing a Blessing to Be Shared Linda came to Habitat for Humanity when she realized she couldn’t retire if her housing costs continued to rise, even though she was working two jobs. She worked for Tennessee State University for 13 years as a security guard and had another security job part-time to keep up with her rent. In addition to expensive housing, she said her previous apartment made her nervous when her 13 grandchildren came to visit because the breezeways were always full of strangers. While going through the Habitat homeownership program, Linda quickly became the inspiration for so many other future homeowners with her joy, enthusiasm and wisdom. She closed on her Habitat home in the spring of 2021.

“I am so excited to take it easy in my new home. I just want a front porch to sit and drink my tea. The best is yet to come,” Linda offered.

New Division: Robertson County Habitat for Humanity of Greater Nashville is excited to welcome Robertson County as part of its expanding family, announced Danny Herron, president and CEO of Habitat of Greater Nashville. As part of a large settlement of two related Chancery Court cases (SeniorTrust/ElderTrust) in Davidson County, funding was granted to six different in-state organizations to implement statewide initiatives to improve the lives of older Tennesseans. Habitat for Humanity of Tennessee was one of the six awarded organizations, receiving funding to complete critical home renovations to help low-income, elderly Tennesseans continue to safely stay in their homes. Habitat of Greater Nashville was awarded $550,000 to complete the projects over three years, beginning in 2019. To date, 67 projects have been completed and another seven are in progress.
