2025 Finance Report
After struggling with a revenue shortfall in 2024 (due to the stagnant real estate market), it is a relief to report that 2025 was a much better experience. We went into the year with a very conservative budget, saw a small increase in local home sales, and are anticipating ending the year slightly in the black. Staff also made a number of small changes that added up. Covering the spas at night has reduced the electrical bill a bit. Eliminating paper towels in restrooms where we have energy-efficient air blowers reduced the paper supplies bill a bit. Establishing procurement and inventory control teams allowed for diligent price comparisons, and we changed a few suppliers as a result. Where we didn’t scrimp was on maintenance and repairs.
Winter residents will return to find repaired stucco and fresh paint at Desert Hills and the Del Sol Clubhouse. Locker rooms were repaired at CPII and renovated at Desert Hills. The classroom side of Las Campanas got a fresh coat of paint, and parking lots in three locations were resealed. Santa Rita Springs got new asphalt in all three parking lots, a fresh coat of plaster inside the pool, and a resurfaced pool deck. Several centers got new pool and/or meeting room furniture. Ten facilities got new HVAC units or water heaters. The pools at West Center and Desert Hills have all new pumps, heaters, and filters. The GVR maintenance team inspected and patched every roof and put many hours into bringing centers up to the current fire code.


GVR is also celebrating two Capital Improvement Projects. The Artisans’ Shop at West Center has been expanded. Visit their new space Monday–Friday, from 9am–4pm, and Saturdays, from 10am–2pm. The new Metal Arts Shop is all but complete—we are just waiting for the fire alarm system to be installed later this fall.
Despite a highly productive year with a balanced budget, GVR’s revenue-to-expense ratio continues to be a top concern for the Board of Directors. The problem has been made crystal clear by the predictable failure of the Abrego South pool, which lasted a typical lifespan of 50 years. Currently, GVR has funds to replace one pool, but there are four others of a similar age: Continental Vistas, Casa Paloma I, Casa Paloma II, and West Center. The 2026 budget begins to address this concern.

2026 ELECTION
This year, GVR members in good standing will elect three of their peers to serve on the GVR Board of Directors. The 2024 bylaw change reduces the Board from twelve to nine directors over a three-year period. Members will vote for three directors, with four directors completing their terms for the next two years. This year Kathi Bachelor, Beth Dingman, Marge Garneau, and Bev Lawless are completing their terms in March.

The GVR Experience: Like a Cruise, Only Better
As Recreation Program Director, I can’t help but notice how much GVR reminds me of some of the happiest times of my life – being on a cruise ship. The wealth of activities, and the top-shelf service GVR employees provide, conjure up great memories each day.
For those of you who’ve never cruised, here are some of the things to do on board:
• You hang out by the pool. Some ships have up to four pools. GVR has twelve, and there’s always a chaise lounge open, someplace, with your name on it.
• You feel a need to go to the onboard fitness center and do some reps, hit the treadmill, or take a class. GVR has six fitness centers, along with a great variety of fitness classes and small groups. Want to get in shape? You’re in the right place.
• In the afternoon, you might take in a matinee movie. We have those. And, coming soon, some retro concession offerings – Sugar Babies, Turkish Taffy, Cracker Jack, Chuckles, and others – along with the option of a light lunch. When’s the last time you had a Necco? Since we’re grown-ups now, there’ll be no flinging your Necco at the screen.
• You leave the ship to go on excursions, but none as good as ours. NASCAR, NFL games, MLB games, wine tours, Tombstone, the Mesa Market, Barleen’s Lunch and Show, the Barrett-Jackson auction, and others… we have it all!
• BINGO! That’s back in our wheelhouse, thanks to the GVR Foundation and the Lions Club. Feeling lucky? Head to West Center on the first, third and fourth Mondays of each month.
• An evening show is a cruise ship tradition: singers, comedians, magicians, and sometimes something really off the wall, like Dancing with the Stars. We do that! Grab an adult beverage, take your seat at the table, and enjoy the show.
Game Show Night was one of my favorite cruise activities, and we’ve added it to GVR’s schedule. Look for regular Game Show Nights at the Del Sol Clubhouse to play games inspired by Family Feud, Name That Tune, Survey Says, and more. Please bring your favorite beverage and snacks. As an employee, I can’t compete with you, but if I could…
