Hola a todos.

Hello everyone.

Presentando la edición #2 de la revista VAMOS.

We are now introducing issue # 2 of VAMOS magazine.

Of course very happy for the great acceptance our magazine had and very excited to continue with this way that reveals stories, places, offers etc. In the world in which I move, real estate, we have had an excellent first beginning of the year, hectic and fortunately busy that is after all, what we want.

The 2 properties announced in the previous issue of our magazine “VAMOS”, Dream Possible and Real Estate Opportunity, were sold. In addition to some other properties, 2 residential homes were also sold in the exclusive subdivision “La Punta” and about to close a third one.

¡Vamos! Abril 2017

Many people ask me why this good start in the real estate market. The truth is always difficult to know, however I think there are two very significant factors: first, when there is uncertainty in the foreign exchange market it is a very good moment to invest in Real Estate, and second, for luxury or tourist properties, the fact of the newly published decree, which gives opportunity to country´s residents who have capital abroad, to repatriate it with a tax of only 8% in the first 6 months of the year if the capital is destined to real estate investments. This, compared to rates of 30% and 35% for moral and physical persons respectively, makes it a great attraction for the investor.

And as in the social and sport maters, Manzanillo is becoming an attractive destination with quality events such as the official series triathlon in sports, the different music festivals and of course our traditional carnival

There is no excuse now, let’s go out and enjoy our city.

Magical and magnificent place conceived in a superior dimension of light.

Located on the Pacific coast of Colima, this spectacular place was first discovered and envisioned by Antenor Patiño, a Bolivian millionaire, known as the “King of Tin”.

The story tells that one night Don Antenor Patiño had a magical dream in which he started to fly through a tunnel that would take him to the center of the Earth. In this foresight he was able to perceive with much detail a city where people dressed with fine cloth, mostly white. He dream of beautiful buildings with stunning curved towers and golden dome rooftops; cozy

narrow roads easy to transit; fountains with figures carved in stone; and magnificent gardens everywhere. He was also able to envision that inside the buildings its ornaments resembled Persia; with fine curtains, elegant furniture, and details of golden decorations. This city was located next to an ocean of quiet, crystal-clear waters. Once Antenor Patiño discovered this place, he invited an outstanding Spanish architect, José Luis Ezquerra, with whom he shared his vision and every detail of his long sought reverie. Together they were able to make his dream come true, a paradise was born. Las Hadas continues to be Ezquerra´s biggest architectural work in Manzanillo, and allows him to be recognized internationally. During ten long years (19641974) they worked on the creation of this marvelous project, investing more than thirty-three million dollars. In March of 1974, the dream finally became a reality. To celebrate, the “King of Tin”, Antenor Patiño, offered a spectacular

inauguration party, called “The White Gala”. Three hundred guests of the jet-set and the world aristocracy attended. Since then, Las Hadas has been known worldwide, and personalities from different countries have visited this magical place. Las Hadas´ architecture of fine beauty and its unparalleled landscapes, have motivated famous filmmakers to create successful movies. Such is the case of “10”, starred by Bo Derek, produced in 1979. I must highlight that this magical zone is guarded by two of the most beautiful fairies of the Greek Mythology: Melusina and Estérela. They welcome guests as they exit the arched tunnel on their way to the lobby. Some people affirm that during full moon nights they are able to see the sparkle of these beautiful fairies floating over the ocean. (Although this can be explained as the phosphorous effect caused by the disintegration of bones from ancient civilizations found at the bottom of the ocean)

Las Hadas has beautiful corners, small plazas, which invite us to talk, read, smile, and seal precious moments with a kiss. The arches stretching towards the sky create unpredictable shapes, serene as Zen meditation. There is no doubt that Las Hadas´ exterior spaces are unique because they convey serenity, harmony and peace. Las Hadas marked a “before and after” of Manzanillo´s Port, and the professional life of architect José Luis Ezquerra. It remains a proud icon of Manzanillo.

F

t was on a cool morning when we met at the School of Tourism and Gastronomy of the University of Colima. Everything was ready to start our adventure of that day. A comfortable van was waiting for us, in which 7 “tourists”, all students of the 5th semester of the same school and I, their teacher of the subject of Alternative Tourism, would be escorted by another of my students who would do the role of guide on our way to the town of Canoas. So we started our journey towards the coffee-growing town of Canoas, located north of the municipality of Manzanillo. We took the road to Minatitlán and although the first part of the way is occupied by containers yards of the port of Manzanillo, nothing pretty, just 8 kilometers ahead we started the ascent towards the mountainous part of the municipality and immediately we began to perceive changes in the landscape. The tall palm trees of oil coquitos began to become less present and in their place we began to see large trees among which stand out the wonderful “parotas”, giant trees that seem taken from a fairy tale, besides others like the “papelillo”, with a reddish bark that seems to peel, the “mojote”, from which seeds some flour is made rich in protein, “barcino”, with its dark, hard and heavy wood and many more. The road, in very good condition, but narrow and sinuous, introduces us in this environment of adventure. Little by little the climate was changing, we leave behind the humid coastal heat and began to enjoy the height tropical weather. We passed the town of Camotlán, approximately 20 kilometers from Manzanillo and we continued our journey, now on slightly flat land, soft hills with different crops and palms from which palapas are built. Just 45 minutes after

leaving Manzanillo we reached the deviation towards Canoas. From there to the village was just a little more than three kilometers. We finally arrived at our first destination, Mr. Francisco´s property where the rest of the students in charge of the organization of the tour were waiting for us. This property has an extensive garden, three or four unfurnished rooms, a large covered terrace and another semi-open house where you can find a kitchen, a few tables to eat and other room. It also has a small, well maintained pool. We were introduced to the property´s owner and started our first activity, a yoga class that the same Francisco gave us on the large terrace, overlooking the beautiful garden. It was an incredible class, surrounded by nature in its entire splendor, breathing that fresh air and truthfully suffering a little with stretches and postures, but extremely comforting. At the end we were comforted with delicious tea and he talked a little about his life and the projects he had for his land. We continued with the planned itinerary, which consisted in a tour around the garden and where Citlali, another of the guides, explained to us what plants and trees were there, many of them fruits: guava, mango, lemon , guanábana, “black´s head ” fruit, that resembles to guanabana, but round and with an orange flesh. It also had several medicinal and aromatic plants, a small stable with several goats and at the back of the land a stream passes by where we refresh ourselves a little. The purpose of organizing these trips is that the students not only practice as tourism guides and promoters, but also they must be coordinated with some members of the community to include them in the tour, so they can have some economic benefit from it . On this occasion, in addition to visiting Don Francisco and knowing his project, the students had to turn to someone else. Among them, Mr. Rubén who collaborated offering a pickup truck to us in which he took us to visit the coffee plantations, our next activity. We climbed in the back of the truck and began the journey

to the coffee plantations. All of them are under the trees that grow naturally in the mountains. Coffee is a bush a couple of meters height, in which branches grows the coffee´s cherry, bright red, with the coffee bean inside.

The coffee harvest is carried out manually and in fact the entire community participates in this activity. In the same village there is a cooperative in which the coffee is carried out: it is dried, the seed is separated and toasted afterwards. It is an organic coffee with a delicious taste.

It is really difficult to describe the wonderful landscape, which in addition of being spectacular, with the mountains that surround the place, gives a sense of peace and tranquility. With all these activities, we were starving and the organizing team had already prepared a delicious lunch by the river bank. Mrs. Guadalupe, another member of the community, was in charge of cooking us a delicious tinga, accompanied by beans from the pot and handmade tortillas. All this was served by the students over a table covered with a nice cotton tablecloth, with beautiful vases filled with coffee branches as decoration. So we sat down to enjoy the meal, the service that was given by the students in charge, the “music” that the river played and the cool shade of the large trees above us. What more can you ask for in this life?

Despite being so comfortable, we had no choice but to undertake the return home, to everyday reality and thinking what we could do to repeat this wonderful experience as soon as possible.

Cuidemos el hogar

Alarguemos la vida útil de nuestra inversión Let’s take care of home

Extending the life of our investment

Because we live in a coastal city, we faced more challenges in the maintenance area, where stainless steel is oxidized, tartar covers the filters of taps, saltpeter makes presence in the corners of the home and where aluminum resistent to Corrosion, is affected.

In order to maintain safe and healthy environments, we must be aware that things have to be maintained in the day to day. We are accustomed to the fact that everything we acquire wear out over time and we do nothing about it. But we must learn that we can extend the useful life of our investments.

The interior of the home must be constantly checked including the air conditioning, windows, doors, sanitary and electrical facilities. We must not forget the spaces of greater intensity of use as the kitchen and bathrooms, where we have to seal at least every 6 months our marble or granite decks to preserve its natural beauty, in addition to applying specialized products in the fittings and taps to prevent the premature wear of them.

Housing experts recommend reserving an annual budget between 1% and 3% of the value of the home to cover maintenance costs and corrective repairs.

S

Humanity has always had to value all goods and services, and thus the exchange of these goods and services, is the most equitable. With the appearance of taxes, it was essential to know the value of goods and services. At the begining, what was originally “MY KNOWLEDGE” became a specialty with professional staff, SPECIALIZED AND INSPECTED. Nowadays, as economic activity has grown, the Valuation has had to adapt. Having defined specialties and concepts. But, considering the sector of population to which this magazine is directed, we will not list the full range of Valuation services that exist. Among the services that could be interesting, I can list the REAL ESTATE ASSESSMENT AND AGRICULTURAL ASSESSMENT. And within these classifications we can define others: COMMERCIAL APPRAISAL CATASTRAL ASSESSMENT APPRAISAL OF L PHYSICAL VALUE OR REPLACEMENT ASSESSMENT OF CONSTRUCTION, ENLARGEMENTS AND IMPROVEMENTS EVALUATION OF CONTENTS VEHICLE ASSESSMENT It is necessary that a PROFESSIONAL VALUATOR with an special degree in this area performs this activities (in the case of the State of Colima, the professioinal must be sign in the Institute for the Registry of the Territory of the State of Colima). THE COMMERCIAL VALUATION is the best known, it can be done by three different paths in order to culminate in the Commercial Value. These three paths are: The Market, The Physical Or Construction and The Capitalization of Rent. THE CATASTRAL VALUATION. It is the one issued by the Authority (Municipal Cadastre). The Law allows, the Cadastral Values review. This is achieved by a Commercial valuation.

ASSESSMENT OF THE PHYSICAL OR REPLACEMENT VALUE. This type of valuation is used, when for example you want to take out a risk Insurance for the property.

ASSESSMENT OF CONSTRUCTION, ENLARGEMENTS AND IMPROVEMENTS. This type of evaluation is not very common, but it is very important. I will present the following illustrative example. When a property is sold the notary must take as a basis, the payment of the Income Tax. The value expressed in the original writing of the Good and perhaps this is manifesting exclusively, the acquisition of a land. And now the land is being sold already built, expanded or improved. The Tax Collecting Authority (SAT) allows Notaries to consider 80% of the amount, of a REFEREEED CONSTRUCTION, EXPANSION AND IMPROVEMENT ASSESSMENT. This pay, increases the original amount 80% of the amount of the Appraisal. It must be considered that the property in question is not the seller’s house and that the seller does not have bills or Receipts referring to the building. In addition the term “REFERRED”, is because the Value of Evaluation, must be transported to the date that the construction was made.

EVALUATION OF CONTENTS. It is the Appraisal of Furniture Goods (as it is, household items and removable equipment). It is not as popular, since it normally is removed, the furniture, before the sale. But in the event that it is intended to sell the property with everything is necessary, to realize the two Valuables (The Commercial and the Content). EVALUATION OF VEHICLES. This type of assessment is less common. A use of this type of appraisal for example, is to give it in guarantee of some credit. There are more types of appraisals that are still important and useful.
