Welcome to the 2019 Parade of Homes The Baldwin County Home Builders Associations is pleased to present its 30th Annual Parade of Homes.

This year, we will be featuring 43 new homes from Bay Minette to Orange Beach.

The mission of the Foundation is to support the educational and charitable activities of the Baldwin County Home Builders Association. The Foundation was founded to support and engage in charitable activities dedicated to the improvement of community housing and the residential industry, as well as provide scholarships for students pursuing a career related to the building industry and provide funding for other industry related educational programs.

The 501c.3 Foundation was established in 2015. Since its inception, the Foundation has enabled members to build a home for a local injured veteran of the war in Iraq and repair homes for some local veterans. A $10,000 donation was made to the Ecumenical Ministries’ Repair Baldwin program, enabling them to replace a roof on their 500th repair.

Scholarships are awarded to local students continuing their education at a technical school or college. Tools are being purchased for local schools with carpentry classes.

We encourage you to consider contributing to our Foundation to enable us to continue our charitable work and scholarship program.

2019 BCHBA Scholarship Winners The Baldwin County Home Builders Association awarded $7,000 in annual scholarships to local students. Since 1997, the BCHBA has awarded scholarships to deserving students pursuing careers in the home building industry. Qualifying students must be enrolled in construction-related studies in a technical school or college. To date, the Association has awarded $97,600 in scholarships to help students in Baldwin County prepare for careers in the home building industry. The Association is reaching out to students to encourage them to pursue a career in the building industry. We strive to assist them in their pursuit, whether it be as a builder, architect, engineer, plumber, carpenter, electrician, welder, landscaper, etc. There is a dire need for skilled individuals. The BCHBA’s 2019 Scholarship Committee included Chris Farlow - BCHBA President, Chris Bumpers - Associate Council Chairman, Joe Hocklander - Scholarship Committee Member, Fran Druse - Executive Vice President.

Hudson intends to attend Auburn University and study Civil or Structural Engineering. “My granddad is a retired civil engineer, and after I was able to see some of the work he did with new subdivisions, I became interested in civil engineering. My goal after graduation is to work with a general contractor as a project manager or the US Army Corps of Engineers. I am confident an engineering degree from Auburn University will help me achieve my goals.” Hudson is the son of Neal and Jennifer Arnold of Daphne and attends Daphne High School. He is a member of Mu Alpha Theta and the National Honor Society. In his spare time he loves to draw and plays tennis. In the summer he worked as a laborer with Ben M. Radcliff Contractors.

Anna plans to enroll in a College of Architecture, Design and Construction program at Mississippi State.

“I anticipate being inspired by the design process, and learning more about creativity of designs around the world. Eventually, I plan to work for a firm alongside other architects to fine-tune my skills” The daughter of Rodney Criswell and Donna Gillis of Silverhill, Anna attends Roberstdale High School and has been Vice President of the Mu Alpha Theta Math Honor Society, Cheer Captain and volunteer with the Baldwin County Community Alliance. Anna works at the Next Level Tumbling and Training Center.

David presently attends Coastal Alabama Community College but intends to pursue Civil Engineering at Auburn University.“Structural Engineering interests me because I’m interested in the stability and strength of a building or structure and how to make them more resilient. Being from the Gulf Coast area, the way bridges, houses and roads are built is extremely important.” The son of Rick and Michelle Conway of Foley, AL, David is Vice President of the National Honor Society and Mu Alpha Theta mathematics honor society. He has an interest in farming because it’s a challenging outdoor activity and has worked at Krupinski Farms in the summer.

Hayden is currently enrolled at Coastal Alabama Community College but plans to study Civil Engineering at the University of South Alabama. “The goal for my career is to graduate from the University of South Alabama with a degree in Civil Engineering with an emphasis on Geotechnical Engineering. Geotechnical is crucial in ensuring that a particular soil or ground type can support a home.” The son of Brian and Anna Mason of Fairhope, Alabama, Hayden is an active member of Phi Theta Kappa Honor Society. Hayden likes to hunt, fish and spend time with his family and works for Mason Excavating, LLC.

Are Online Mortgages More Attractive than Online Dating?

In the not-too-distant past, online dating was considered by many as somewhat taboo. But nowadays when the subject comes up, most people don’t even bat an eyelash.

Society’s general acceptance of and reliance on technology is also permeating the housing industry. In fact, the portion of Americans who say they’d feel comfortable applying online for a mortgage is greater than those who’d consider online dating.

That’s according to the “Homebuyers Insight Report” conducted by Bank of America. The report references a recent survey that found several other interesting statistics about home owners and prospective buyers, including: • The majority (52%) would apply or have already applied for a mortgage via mobile or online.

• Nearly half (48%) feel comfortable taking a video tour of a home, and 36% will gladly attend an open house using virtual reality.

• Almost all first-time buyers think technology will play a role during each stage of the home buying process — not just in the researching stage, but also in the mortgage application, price negotiation and closing stages.

However, the online mortgage business has yet to gain the full confidence of many consumers. Nearly two-thirds of survey respondents said that despite the perceived convenience of online mortgage applications, they still prefer the “old-fashioned” method of working with a person when applying for a home loan.

Moreover, most new-home buyers will

find that working directly with a local mortgage representative — especially one who is familiar with the nuances of residential construction — often provides the smoothest experience. These representatives are best able to help you determine a realistic budget and then navigate through the home-buying process.

Some additional suggestions to keep in mind as you get started: Shop around for the right mortgage lender. It could be a large bank, a local credit union or a home builder who offers the best financing options for your needs.

Experts recommend speaking to at least three different lenders to compare credentials, programs and rates.

Keep an eye on those rates. Interest rates have increased in recent months and are widely expected to continue rising

incrementally throughout 2018 and 2019.

However, they still remain near historic lows, which makes now one of the best times to secure the long-term savings and peace of mind that come with investing in a new home.

Long before you start searching real estate listings in earnest, take concrete steps to put aside funds. That way, you’ll be ready when the time comes to write the downpayment check for your new home.

First, set a goal. Decide on an amount of money you intend to save and when you’ll need to have it ready. Figure out what that means per week, month or year.

Even a modest down payment can be more money than many first-time buyers have ever put together in one place before.

But once you have place for everything and everything in its place, it’s time to get a handle on the routine maintenance you’ll need to perform to help ensure that you and your family live comfortably in your new home for years to come.

Maintaining a clean home is one way to ensure its longevity. Here are some tips for properly maintaining some of the systems in your new home:

Questions to Ask When Looking for the Right Builder Though builders might generally use similar tools and materials when building homes, not all are alike when it comes to things like technique, training and customer service. Finding the right builder whose business approach aligns well with your personal preferences is essential to a pleasant home-building experience.

The builder will be asking you plenty of questions during your initial meeting to discuss the home you envision. But the questions you ask the builder are equally important to determine if it’s going to be a positive partnership. Consider asking the builder about the following: Work Experience – You will want to find a builder with extensive experience building homes similar to the one you

want. Ask to see examples of floor plans and designs they’ve done before to ensure their company can deliver what you need.

You should also ask if they have or are working toward any professional designations, which show that the builder has advanced training in a particular area. A few examples of such designations include a Certified Aging-in-Place Specialist (CAPS), a Graduate Master Builder (CMB), and a Certified Green Professional (CGP).

References – Any high-quality builder should be ready to provide you with several names and phone numbers of satisfied customers. If they can’t, consider that a red flag and walk away. When reaching out to those former clients, ask about how well the builder followed through on the initial

plans, and if the builder met their expectations regarding budget and timing. Don’t forget the most telling question of them all: If they could do it all over, would they hire that builder again?

Beware Being Your Own Home Builder Homeownership is the foundation of the American Dream, and in today’s do-it-yourself culture where how-to advice for just about anything can be found on the internet, many people think they could save a lot of money by building their own home.

But your home is likely the single largest investment you will make in your lifetime, and not hiring a professional home builder could be a costly mistake for many reasons — financial, emotional, and physical.

Getting financing is an important consideration. As a self-contractor, lenders have strict guidelines and limits on how much money they will give you, and they will require that you provide house plans, specifications and an itemized list of documented costs and bids beforehand.

enough cash to do the job, it is wise to get a loan to cover material or labor cost increases, upgrades or material overruns. Many mortgage companies will not lend money to cover unanticipated costs on a home when construction has already begun.

Top 10 Tips To Sell Your Home If you’ve made the decision to put your house on the market, there are a few more steps you need to take before you put the "For Sale" sign in your front yard. In fact, by taking the time to carefully go through your house from the perspective of a potential buyer, you’ll see the potential problem areas that could prevent offers from coming in.

Following these suggestions — which include some simple, common-sense items and more time-intensive tasks — will pay off in the long-run when the perfect buyer walks through your door.

1. The Power of Paint. If your home needs to be painted, this is the time to do it. The interior paint job should be fresh and clean and in a single, neutral color throughout. The same goes for the exterior.

And, don't forget shutters and windows. If your home has vinyl or aluminum siding, be sure it's clean. Moldy, dirty siding will tell a buyer that your home has not been taken care of properly.

2. Clean the Carpets. If your carpets are in decent condidtion, a professional cleaning

can help refresh them. But old, matted carpeting will be a detriment to your home selling. If you have hardwood floors under old carpet, tear up the carpet to expose them.

Trend Alert: Wet Rooms Are Today’s Choice for Beautiful, Usable Bathrooms Inviting, accommodating and a feast for the eyes — wet rooms are showing up in more and more homes and wowing visitors at new-home showcases.

Wet rooms — essentially open-concept or barrier-free bathrooms — are tiled continuously from floor to ceiling and across the floor surface, giving a sleek, unified appearance.

The shower is open to the room or enclosed in clear glass, and has no raised threshold to step over. Sinks, countertops and vanities mounted to the walls hover above the unbroken plane of the floor.

The wet room’s uninterrupted sight lines give a feeling of space to even a relatively small room. The continuous floor surface makes for easy cleanup and allows people in wheelchairs or with restricted mobility to move freely.

Here are a few things to consider when designing your wet room:
