Market Commentary

In recent months, the open market sector has continued to build strong momentum as we move into the spring and summer period. Ross Le Marquand, Senior Open Market Consultant, comments that we have already seen a steady flow of enquiries, resulting in a high number of property viewings and several agreed sales now progressing through court, with further completions anticipated over the coming months. Enquiry levels remain notably strong, exceeding those recorded at the same time last year. While the spring and summer season is traditionally an active time for the market, Cooper Brouard remains optimistic that this positive trend will be sustained throughout the season and beyond into the latter part of 2026.

The local market has also experienced a notably active start to the year, with a strong number of sales agreed and a healthy pipeline set to carry through the spring and summer months. Ben McVey, Associate Director – Sales, attributes much of this success to a dedicated, hardworking, and trustworthy team. Our depth of expertise and experience remains a key strength, but it is our friendly and welcoming approach to clients and customers that truly sets us apart.

“2026 has already proven to be a positive year for local market sales,” Ben comments, “and we are continuing to build on this momentum, playing a significant role in securing a substantial share of property transactions.”

Jessica Vivian, Head of Lettings and Management, remarks that the rental market remains highly buoyant, with demand still exceeding supply. In recent months, however, there has been a gradual increase in the availability of rental properties, including both repeat business and new listings, which we are delighted to bring to the market. This reflects continued confidence in our professional approach and approachable team. We see this as an encouraging and ongoing trend, creating further opportunity to grow the lettings and management side of the business.

With the support of our dedicated teams, we remain optimistic about the months ahead. Backed by our expertise, experience, and approachable, professional manner, we are well-positioned to take on new instructions and continue assisting both past and prospective applicants.

Guiding you home and helping you settle in

Relocating to a new place is a significant life decision, filled with both excitement and uncertainty. For those considering a move to the Channel Islands, Locate Guernsey stands out as a dedicated, governmentbacked agency whose mission is to make the transition as smooth and welcoming as possible. Whether you’re moving for business, lifestyle, or family reasons, Locate Guernsey offers a comprehensive, personal service that guides newcomers every step of the way - from initial research to feeling truly at home.

Guernsey’s appeal is clear: it’s close to the UK, with flight times from just 40 minutes and ferries from three hours. The island boasts a safe, family-friendly community, a straightforward route to residency through its Open Market, and an independent tax system with a flat 20% income tax and no capital gains, inheritance, or wealth tax.

For many, the promise of a better quality of life, personal safety, and a welcoming local population makes Guernsey an attractive destination.

As one recent relocator shared, “Our checklist included such things as personal safety, quality of life, ease of access, the ability to settle permanently, a reliable civic infrastructure and an open and welcoming local

population. Not many places can tick all those boxes, so Guernsey scored very high marks on our list of possible destinations.”

The Locate Guernsey team acts as a single point of contact for anyone considering a move. Their support is practical and wide-ranging: from helping you understand the property market and residency requirements, to connecting you with local professionals such as lawyers, tax advisers, and schools. The team’s ethos is to provide tailored guidance, introductions, and information at any stage of the process, free of charge.

Jo Stoddart, Director of Locate Guernsey, brings both professional expertise and personal experience to her role. Having relocated herself several times, Jo understands the challenges and emotions involved.

“I have a lot of personal experience of relocating, which I think is helpful for clients, because I really do understand some of the challenges they face, both personally and professionally and as a family,” she explains. “It’s important that in the first instance people just get a feel for the island, drive round to look at different areas and stay for a few days. Each time you visit you will discover something new, and it will inevitably help you to refine your ideas about location and the type and style of property you want.”

“For us I think the move to Guernsey was mostly oriented around starting our own family. We really wanted to be somewhere safe and community-oriented.”
Tim and Kat relocated from London in 2024

Jo’s advice is practical: don’t rush the process, do your research, and come with an open mind. “Being prepared to compromise and knowing what your most important criteria are is very helpful,” she says. For those wanting an initial taster, Locate Guernsey hosts the annual Relocate to Guernsey Show in London, bringing together professionals and recent relocators to answer questions and share insights.

Moving to an island brings unique logistical considerations. “It’s important to ensure everything is insured for the journey by sea and also fully insured for replacement value. It’s worth using a Guernsey removal firm with UK contacts - if you book the removal in Guernsey the cost is free of VAT.”

But the support doesn’t stop at logistics. Locate Guernsey helps newcomers navigate everything from registering with local authorities, arranging healthcare, and enrolling children in school, to understanding the island’s unique driving and vehicle registration systems. The team’s goal is to ensure that every new resident feels informed, supported, and welcomed.

“Relocation is more than a change of address - it’s about building a new life. At Locate Guernsey, we’re passionate about helping people connect and thrive in their new home.”

What sets Locate Guernsey apart is the personal touch. The team understands that every relocation journey is unique, and they tailor their support accordingly. Whether you’re seeking advice on property, schools, or simply want to know the best place for a morning coffee, they’re there to help.

This spirit of connection and support is at the heart of Locate Guernsey’s mission.

Gill Mabbett, Relationship Manager

Relocating to Guernsey is more than a move - it’s the start of a new chapter. With Locate Guernsey by your side, you’ll find expert guidance, practical help, and a warm welcome waiting for you. Whether you’re drawn by business opportunities, lifestyle, or the island’s unique charm, you’ll discover that settling in is not just possible, but truly enjoyable.

The art of giving:

Guernsey has long been defined by a strong sense of community; on an island where connections run deep and people often know the causes they support personally; philanthropy is rarely an abstract concept. But philanthropy is evolving, more than ever meaningful giving extends beyond donations alone. Alexandra McInnes, Head of Julius Baer Guernsey, explores the ‘Four Ts’ of philanthropy: time, talent, treasure and ties, what this means for the island, and how this philosophy showcases the different ways individuals can contribute to causes that matter to them.

When thinking about philanthropy, it’s likely associated with financial giving, the ‘treasure’ element, yet the other Ts are just as impactful. ‘Time’ refers to the hours people dedicate to causes they care about, through volunteering, mentoring or supporting charities. ‘Talent’ is about sharing knowledge and skills, from financial guidance and strategic advice to creative or technical knowledge that can help organisations grow. ‘Ties’ represents the networks and relationships people can bring to a cause, connecting entrepreneurs with mentors or opening doors that may have been closed to them previously.

Guernsey provides a unique environment for the Four Ts, the island’s size means people are close to the causes they support and it’s easier to see the impact of giving. There is a ripple effect across the community when people contribute their expertise or open their networks.

Cultural philanthropy in action

One example of this is the Julius Baer Strong Room at Art for Guernsey; we are the proud sponsor of this dedicated exhibition space, designed to showcase exceptional art from private collections. The idea behind the initiative is simple, with collectors lending pieces so they can be publicly displayed for the benefit of the wider community.

The Strong Room has already showcased works from Pierre-Auguste Renoir, Damien Hirst, Andy Warhol and Deborah Kass. By bringing pieces like these into a public setting, the Strong Room creates an opportunity for the community to experience art of international significance up close. It transforms private ownership into a form of cultural philanthropy, where collectors share something of value with the community.

Sharing expertise with the next

generation

Philanthropy within the island’s financial community increasingly extends into the world of entrepreneurship and innovation; many of Julius Baer’s clients dedicate their time and expertise to mentoring startups and entrepreneurs. For individuals who have built successful careers, sharing knowledge can be one of the most valuable contributions they make. Mentoring, offering strategic advice and opening doors to networks can help young businesses overcome challenges and grow sustainably. This often means start-ups go on to create their own positive impacts, through charitable initiatives, socially conscious business models or community engagement. A ripple effect.

Alexandra McInnes Head of Julius Baer, Guernsey be

Strengthening the island through giving

What makes philanthropy in Guernsey distinct is this combination of approaches; financial contributions remain important, but they are often complemented by other elements of giving: time, talent and ties. When these come together, the impact can be far greater than any single contribution.

“Philanthropy is about more than generosity”

It’s about shaping the kind of community we want to live in and Guernsey continues to demonstrate how giving in all its forms can strengthen and inspire an entire island. For more information on the services at Julius Baer please contact a member of our team on +44 (0) 1481 726 618.

The East coast cliff tops have long been acknowledged as the best vantage point to appreciate our natural surroundings and some of the most dramatic views in the Channel Islands.

This idyllic setting is perfect for taking in all the activity of the Southern approaches to the “Little Russell” and out across to the neighbouring Islands. Whilst the existing accommodation is in its original layout and consequently a little dated, the site is highly worthy of a major renovation or large scale extension and approved plans are available on request.

WHERE WERE YOU AT MIDNIGHT?

Presence in the UK at midnight usually equates to a day of residence in the UK when looking to determine UK tax residence. The same test applies for Guernsey tax residence.

When leaving the UK, under the provisions of the Statutory Residence Test (“SRT”), in specific circumstances, “split year treatment” may apply. In such cases this splits the UK tax year into a UK resident part and a non-resident part. If this does not apply, the individual remains UK resident until the following 5th April (subject to possible tax treaty considerations).

If you are contemplating leaving the UK, split year treatment may be helpful, as it may reduce exposure to UK income tax and capital gains tax from departure (as opposed to from the following 5th April). Split year treatment should not be taken for granted, as often an individual’s circumstances may mean it does not apply.

Once non-UK tax resident, the SRT determines UK residence and non-residence on an annual basis. The maximum number of nights you may spend in the UK is often determined by reference to the number of “ties” held with the UK in the year under review. Ties are broadly;

> family (spouse, partner or minor child being UK resident)

> accommodation (available - not just owned)

> working in the UK (on 40 occasions or more in the tax year)

> spending more than 90 days in the UK, in either of the prior two UK tax years.

> spending more time in the UK than any other single jurisdiction.

Simply put, the more ties, the fewer the nights you may spend in the UK before triggering UK tax residence.

There are a few occasions when presence at midnight does not constitute a day in the UK when considering residence. The most common of these include;

> a transit day. When you simply transit through the UK (and do not do anything unrelated to that transit).

> an exceptional day. This broadly means that you were prevented from leaving the UK by something that was exceptional and outside your control. ‘Exceptional’ would need to be determined upon the facts of the case in hand and may include physical, legal and moral obligations of the individual’s own conscience that prevents that person from leaving the UK.

It is possible to be a tax resident of both the UK and Guernsey, under their respective domestic legislation, at the same time. In such cases the UK/Guernsey double tax treaty will determine residence for treaty purposes.

Although the UK/Guernsey double tax treaty may mitigate exposure to UK income and capital gains tax for a Guernsey treaty resident individual, there is no treaty protection for UK Inheritance Tax (“IHT”).

As noted above, becoming UK tax resident may now cause exposure to IHT. Broadly, the test for IHT exposure, from 6 April 2025, is whether an individual is a UK “long term resident” (“LTR”), meaning they have been UK tax resident for at least 10 years out of the last 20 years. If you are a LTR at the time of an IHT event, most commonly death, you will be subject to IHT on all assets (UK and foreign). Those who are not UK LTRs will only be subject to IHT on UK situs assets and assets deriving value from UK land and property.

Anyone who has recently permanently left the UK will likely cease to be subject to income tax and capital gains tax from the date of a relevant split year or from the following 6 April. In contrast, for IHT purposes, they may well remain exposed to IHT upon worldwide assets for up to ten tax years following departure from the UK.

LTS Tax Limited, registered with the Chartered Institute of Taxation, is an independent and leading tax practice in Guernsey. The team is qualified to provide UK and Guernsey tax advice and would be pleased to discuss UK and Guernsey tax matters with you.

The Rise of the Joy-First Home

Your home is more than just a place to live, it’s your sanctuary. Somewhere to relax, recharge and truly feel at ease. At Living by Norman Piette, beautifully considered interiors are at the heart of everything they do, transforming houses into homes through thoughtful design, curated finishes and expert craftsmanship.

heart

While the kitchen may be known as the heart of the home, the focus for 2026 is firmly on the bedroom.

“As the space where each day begins and ends, it has the power to shape how you feel from the moment you wake.”

The instinct has often been to create calm with a sea of beige. This year, however, interiors are embracing a more expressive approach, described as the ‘joy-first home’ - spaces that reflect your personality while still delivering comfort and contentment.

Bold Built-Ins

Storage is no longer purely practical. Fitted furniture has become a design feature in its own right, with colour-drenched cabinetry adding depth and character without overwhelming the space. From deep greens to soft pastels, alongside refined hardware and detailing, built-in storage elevates the room while keeping it effortlessly organised.

Hotel Style at Home

The influence of boutique hotels continues to shape bedroom design, with an emphasis on layered textures and understated luxury. Rich tones, tactile wallpapers, upholstered finishes and soft lighting work together to create a space that feels both indulgent and calming, a bedroom designed to truly unwind.

The Return of Wallpaper

Wallpaper has made a confident return, bringing pattern, texture and personality back into the bedroom. No longer reserved for feature walls alone, it is now used to define spaces and elevate the overall design.

From soft, nature-inspired motifs to bold, statement prints, today’s collections allow for both subtle sophistication and expressive styling. At Living by Norman Piette, a curated range includes Gallerie Wallpapers, Sanderson and Cole & Son, alongside Laurence Llewelyn-Bowen’s collection at Gallerie, offering a wealth of inspiration for creating a truly individual space.

Designing with Joy in Mind

Layered textures

Introduce depth and warmth through a thoughtful mix of soft textiles, natural materials and refined finishes, creating a space that feels both tactile and inviting.

Walls with impact

Wallpaper is no longer an afterthought. Whether used as a statement feature or throughout the room, it brings character, pattern and a sense of individuality to the scheme.

A refined palette

A cohesive, tonal colour palette creates a calm and harmonious backdrop, while colour-drenching can add richness, depth and a more immersive feel.

Beautifully integrated storage

Bespoke fitted wardrobes combine form and function, keeping the space effortlessly organised while enhancing the overall aesthetic.

Protecting Exceptional Homes in the Channel Islands

Property ownership in the Channel Islands is defined by heritage, quality and long-term value. From elegant coastal residences to beautifully restored period homes, these properties often represent not only significant investment, but a way of life shaped by the islands themselves.

Protecting them calls for a considered and informed approach.

High-value homes bring a level of individuality that goes beyond standard insurance. Rebuild costs can reflect specialist materials and craftsmanship, while bespoke interiors, fine art and architectural detailing all contribute to the unique character of each property. Ensuring that this individuality is properly understood is key to protecting it.

Increasingly, homeowners are looking for insurance that reflects this. Rather than standardised cover, there is a growing preference for tailored solutions designed to align with the way a home is lived in, cared for and enjoyed over time.

For island homeowners, local knowledge plays an important role. An understanding of the Channel Islands from the character of its homes to the expectations of its residents - brings a level of relevance and reassurance that enhances the quality of cover. When combined with wider technical expertise, it allows for a thoughtful and well-balanced approach.

As Sarah Beatty, Managing Director of Intact Insurance Channel Islands, explains:

“Homes in the Channel Islands are often unique - not just in their construction, but in what they represent to their owners. Taking the time to understand that individuality allows us to offer a more considered approach, giving clients confidence that their homes are protected in a way that truly reflects their value.”

There is also increasing emphasis on ongoing support. As properties evolve, so too should the way they are protected. Regular review and informed guidance help ensure that cover remains aligned with both the home and the lifestyle it supports.

And when support is needed, a responsive and experienced local team can provide clarity and reassurance, helping homeowners move forward with confidence and ease.

For those who value both their property and the lifestyle it represents, insurance becomes more than a necessity. It becomes part of a broader commitment to preserving and protecting what makes a home truly exceptional.

Below, you’ll find a short Q&A feature offering insight into our values, ethics, and the way we work. Whether you are a landlord or a tenant, our team would be delighted to chat and ensure you feel confident and supported every step of the way.

Answer Question

What sets Cooper Brouard’s lettings team apart in Guernsey’s rental market?

What can landlords and tenants expect when working with your team?

How do you ensure the right tenant is matched to each property?

Our approach is built on experience, attention to detail, and genuine care for both landlords and tenants. We don’t just let properties, we take the time to understand individual needs and priorities, ensuring the right match and a positive experience for everyone involved.

Both landlords and tenants can expect a professional, responsive, and approachable service. For landlords, we offer expert guidance and proactive management. For tenants, we provide clear communication, support throughout the tenancy, and a team that is always on hand to help.

We combine strong local knowledge with a thorough and considered vetting process. Just as importantly, we look at suitability, ensuring a property fits a tenant’s lifestyle and needs, which helps create happy homes and long-term tenancies.

What role does property management play in your service?

Property management is central to what we do. We ensure properties are well maintained, compliant, and cared for, while also making sure tenants feel supported and comfortable in their homes. It’s about creating a smooth experience for both sides.

How can someone get in touch with your team?

We’re always happy to have an informal conversation. Whether you’re looking for a new home or considering letting a property, our team is here to help and guide you every step of the way.
