PLANNING SERVICES Our team of planning consultants have a wealth of experience and specialist knowledge to advise on all town and country planning related matters. We act for landowners, farmers, estates, local authorities, private clients, public institutions and developers across the whole of the South West region.

We deal with preparing planning appraisals and applications for a range of development types including planning enforcement work, Certificates of Lawful Use, planning appeals, discharge of planning conditions, general planning advice, strategic promotion of land through Local Plans and Neighbourhood Plans and estate reviews.

STRATEGIC SITE PROMOTION

We have experience of a varied range of projects, from householder extensions, residential development from one house up to major applications/urban extensions, commercial development, renewables, rural worker dwellings and agricultural buildings, conversions, permitted development, changes of use, mixed use development and waste planning. Our services include:

We provide bespoke, site specific advice in respect of strategic promotion of land for development. This includes site research to inform planning strategies, representations to Local Plan and Neighbourhood Plan consultations to allocate sites for development, and representations to Strategic Housing Land Availability Assessment (SHLAA) and Housing and Economic Land Availability Assessment (HELAA) Call for Sites consultations.

• Site appraisals, planning feasibility studies and pre-application enquiries for various types of development; • Preparation and submission of outline, full, reserved matters and permission in principle applications; • Preparation and submission of Certificate of Lawful Use applications and applications to modify or discharge planning obligations; • Specialist applications such as prior approvals, prior notifications and listed building consents; • Representation at planning appeals in all formats (written, hearings and inquiries); • Advice relating to discharge of planning conditions; • Advice relating to, and drafting of, planning obligations and Community Infrastructure Levy (CIL).

We offer a full project management service for various scales of development proposal, starting with the early inception stage all the way through the formal planning application and appeal phase. We have an extensive directory of multi-disciplined technical consultants, and are well versed in project managing a large team of consultants to produce technical documents, surveys and assessments to support development proposals.

Community consultation plays an important role in the planning process. Community engagement with planning proposals is actively encouraged by national planning policy and local planning authorities. We have extensive experience with various different formats of community engagement, be it meeting with parish councils and Neighbourhood Plan groups, as well as local residents. We regularly attend meetings and run public consultation events to assist with the smooth running of planning proposals.
