A TREERIFIC ESCAPE Every story has a beginning, and Andy and Simon Payne’s started in Kenya, East Africa. They had the kind of childhood that truly embraced the beauty of the great, wild outdoors
I
n 2003, after graduating with a degree in Business and Design, Andy, along with his brother Simon were asked to design and build a walkway suspended high above the Mida Creek mangroves in Kenya. Once Andy started showing photos of their work to his UK friends, he saw the excitement that it inspired and so Blue Forest was born. As far as we’re concerned, treehouses are not just for children. It doesn’t matter how old you are or what you do for a living; everyone needs to have a bit of excitement in their lives and a breathtakingly beautiful hideout up in the trees, or nestled within the woods, will bring a smile to your face, every time. They believe in bringing their clients closer to the natural world, creating amazing structures that the clients adore from the moment they reveal the designs. What’s more, they absolutely love doing it. Blue Forest is an award-winning company renowned for pushing the boundaries of design and bringing a touch of magic to their creations. The skilled team of architectural designers, interior designers and project managers will work with you to create a treehouse that is completely personal to you. They provide you with a coherent and complete design, construction and management service that allows them to mastermind your project from conception to completion. Whatever your dreams, they can turn them into a reality. The aim is to reconnect people with the great outdoors enabling them to create their own extraordinary memories and adventures. Blue Forest are known for designing buildings that reflect their natural settings, nestled amongst the branches or tucked away in the woods.
G R E E N S L A D E TAY L O R H U N T 17
They care for the environment and want to do their best to ensure that the natural world is protected and can be enjoyed for generations to come. They promote sustainable principles and ethics throughout every stage of the design and build process, so you can rest assured that your new treehouse is as ecofriendly as possible. Where possible, the timber is PEFC or FSC certified and sourced from sustainably managed forests where there is an active strategy of replanting and habitat regeneration. For many people owning an incredible hideaway up in the trees is something they only got to dream about as children. But there’s absolutely nothing stopping you from having your own magical treehouse in your garden, and Blue Forest can make it as amazing and awe-inspiring as you want it to be.

And for those who do not have any trees, or prefer to keep their feet firmly on the ground, they also design amazing ground based structures perfect for home offices, yoga studios, creative hubs and even hobbit holes! Not all their designs need to be lofty abodes, and they have recently designed a Down to Earth Collection of ground based structures that would fit in perfectly within any garden setting. This collection is designed to offer an alternative solution to the standard home office – why should working from home be boring? The ground based structures eliminate the need for planning permission, making them an attractive alternative while still keeping all the charm and character of one of their treehouses.
bookcase door? No problem. What about a secret escape tunnel leading out of the room? Great. You’d love a family living space up in the trees? Excellent, or how about a hobbit hole with it’s own wood burning stove and outdoor firepit, the perfect escape for any Bilbo Baggins fan. The team believe in making your dream a reality but as treehouse experts, they know that it’s also their job to show you what else is possible. Blue Forest also offers a unique interior design service. In the world of treehouses and hobbit holes, the little personal touches are just as important as the bigger things. From hand-crafted swing seats to personalised fairy doors and home cinema screens, they add a personal touch to every project.
They always say ‘if you can imagine it, we can build it’. The highly skilled team of specialist designers will take time to understand what you want and will work with you to design a bespoke treehouse or home office that’s perfect for you. They will use their expertise to suggest additional elements and features that you might not have thought of. They’re a creative bunch and love nothing better than to push the limits of design.
So, sit back and let your imagination run wild – and they’ll take care of the rest.

Luxury village living
WOMBLE COTTAGE This exceptional village property offers a beautiful blend of old and new which is certain to impress any buyer. It is set just off Hambridge near Ilminster, which boasts a fantastic pub, excellent Ofsted rated school, post office and village store – not to mention the famous Burrow Hill Cider Mills a short walk away.
The kitchen is high quality, with hand built units, integrated appliances and Caesarstone countertops. This area is fitted with engineered oak flooring and aluminium bi-folding doors, along with a roof light. Off the kitchen is a useful, well fitted utility room and cloakroom.
The original cottage dates back to circa 1800, but has been extended to the rear to give a truly modern twist (added in 2016) that has transformed the property to offer open bright and airy family living.
Approached from the green with a double width parking bay, a picket style pedestrian gate leads through to the front garden, with laid lawn, borders and terracing around the pretty frontage.
The cottage has a traditional reception room at the front, which the vendors have used as a bedroom. This room has an impressive fireplace with wood burning stove and flagstone flooring, extending around to the entrance area of the cottage, which has a front porch and underfloor heating.
The rear garden is landscaped and blends in with the open kitchen/family area. It is level with the printed concrete and forms a lovely space when all the bi-fold doors are open. The garden has fencing out onto open farmland, with extensive views over rolling countryside and towards the Curry Rivel Beacon.
The living space opens out with the dining area again benefiting from flagstone flooring, and from here you can see into the kitchen and out to the views this space now offers.
Womble Cottage combines a quintessential village cottage with the comforts of modern living, making it true gem within the countryside.

Property Tips
CREATE THE RIGHT IMAGE Photography plays a major role in marketing your property. No longer do buyers want a quick point-and-click photo to show the layout of the room, they want to be wowed. Whether they find your property on Rightmove, our website or in the window of one of our offices, it’s the photos that are going to convince them your property might be for them, so it’s worth putting in the effort to get it right. While the photographer will know the best angles and lighting, there are things you can do to help make the most of the shoot. Here are our tips:
Plump those cushions
Little details
Accessories finish the rooms - especially comfort rooms like lounges and bedrooms. Small details you should remember can include: plumping some life into your cushions, flattening out bedding and throws to give a luxury look, staging clean towels in the bathroom, and polishing glass and mirrors will really finish off every room.
These ideas aren’t as vital, but can definitely make a difference. Putting out fresh flowers or zingy green houseplants on your side tables, cleverly placing a cookbook in your kitchen, laying up your dining table and hanging up hats on coat hooks are all tricks that you can use to make your home look as inviting as possible. Take inspiration from show home photos from new home developments. These homes are staged by professionals to give that dreamy Iwish-I-could-live-there feel, and it really works!
Cut the clutter
Consider a lick of paint
Clutter is part of daily life. Whether it’s random piles of letters,
No one wants to redecorate a house that they are selling, but it can definitely be worth doing early on - so why not get it ready for the photos? Dark feature walls, torn wallpaper and yellowing doors can give the impression of a tired house, and trust us, people notice in the photos. Sprucing up the walls and doors where needed can help your house look ready-to-move into from the first impression.
toys spilling into every room, or the “I’ll move it later” collection of everything on top of the fridge - we all have them. But clutter is not only distracting, it could indicate that the property does not have adequate storage. The more open you can make a space feel the bigger it will appear on camera. Creating a clutter-free, minimalistic environment will also help buyers visualise themselves in your home. Bonus: it helps with the packing process too!
Let there be light
Don’t forget the outside
No matter how incredible your rooms are, dim lighting will not show them off. You may be limited with what you can do here, and we don't expect you to whip up a few new windows, however, ensuring rooms are well lit, whether it be naturally or with staged lighting, will make a real difference. Throw open the curtains and blinds as wide or high as they will go. If you're really struggling to find natural light, we recommend replacing yellow or broken bulbs for white bulbs, and open your doors to share any light between rooms.
It's easy to focus on getting the inside of your house clean and tidy for the photos, but what about the garden? Mow the lawn, neaten any overgrown shrubbery, brush the leaves off the path and wash down any particularly dirty walls or paving. It’s important to do this even in the winter months to show your garden or outdoor area is great anytime of the year.

Property Tips
WHEN SHOULD YOU REDUCE YOUR ASKING PRICE? It can be a tricky subject to tackle but often it can lead to a great result for a seller and a buyer looking for their perfect home. Martyn Venner, Partner based in our Taunton residential office, explains when and why you could consider making a change to the price of your property. Why are buyers less inclined to haggle? Over recent years it has become increasingly apparent that today's buyer is less inclined to make an offer significantly below the guide price. There are several reasons for this. Buyers might assume that a low offer will not be accepted, or perhaps they do not wish to offend the vendor and potentially scupper their chances of buying the property should circumstances change. It's not that your buyer won't enter into negotiations, it's more that the initial pricing must be right for them to feel an outcome would be achievable. This mind-set has been shaped by today's society. There is very little room to negotiate on anything you buy, competition has driven prices down and margins are much tighter than what they were 20 years ago. A particular property springs to mind which we recently sold just North of Wiveliscombe. The property launched with a guide price of £399,000, generating eight viewings in the first week but no offers. The vendor was a very motivated seller, so we agreed to reduce the price on the second week to £375,000. We then had another flurry of viewings that produced two full asking price offers, which resulted in a best bids scenario. We went on to agree a sale in excess of the original asking price of £399,000.
For example, when you shop at Tesco no one asks for a discount because it's a given that you won't get one. The cashier would likely look at you like you have just arrived from Mars and the situation could all get rather awkward. This is also the case with second hand cars. Years ago you would be able to haggle to get some money off, now you would be lucky to get a tank of fuel included.
So when should I reduce the price? It really comes down to the property itself and what it has to offer. But in this market place, if you haven’t sold the property in the first two to four weeks (or received genuine interest from buyers) then this is the time to start talking to your agent about reducing the price. It may seem a little early and many sellers will want to wait it out, but we recommend this timeframe as the property is still reasonably fresh to the market.
With property portals and other websites providing information such as sold price history, buyers are much better informed, and more importantly, much more aware of the value of property than they used to be. So, if they think a property is overpriced they may not show any interest at first but they could well set a portal alert to inform them if that property is reduced in the future. So how can reducing the price help? At GTH we have found that when we reduce the price of a property, we are then inundated with enquiries and quite often go on to achieve the full asking price. We have, on several occasions, gone to best and final offers and exceeded the guide price.
If you are thinking of selling or you are on the market and struggling to get any interest, please call your local GTH office to arrange a free no obligation market appraisal from one of our experienced professional valuers.

About our patch
WHY I LOVE... TIVERTON
It's not a town that a lot of people would think of straight away when asked about the South West. It's a stop on your way to somewhere bigger, just a small sleepy market town that sits on the edge of the motorway.
of charity shops, which is really rather refreshing in a world dominated by national chains on every corner. Within the first few months of moving into our first home, the country was plunged into what would become the first of a few lockdowns. Suddenly we had nothing but time to explore this new town.
But as I've got to know this little town I now call home, I've grown to quite like it... I'll admit, when we made the move to Tiverton in late 2019, our choice of location to put down roots was based purely on convenience. The proximity to the motorway for links to Exeter and Taunton, as well as being on the mouth of the North Devon Link Road was exactly what we were looking for, and Tiverton just happened to be it.
We're lucky to live on the edge of Tiverton, giving us easy access to the town for essentials, as well as being greeted by rolling countryside just a five minute walk from our house. Once our puppy - Yoshi - started getting a little bigger, we were able to venture further on our daily allotted walks. The canal is an obvious choice for a walk here in Tiverton, and we've often been fortunate to see the famous canal boats gently drifting alongside us on their journeys. The canal keeps the surrounding villages of Tiverton connected, you’ll often find locals using it to walk to the pub or to pop to the shops if you’re in the right area.
My introduction to the kind of town this is was when I moved to the GTH Tiverton office from Yeovil. I started exploring at lunchtimes and what I found was warmly familiar, reminding me of the small town in North Devon I grew up in. With each adventure we are able to explore a new place just by walking a little further, which has given us the space to breathe in what has been a claustrophobic time. While we have reaped the benefits of this slice of countryside during lockdown, it'll only get better as the world shifts back to a sense of normality. We sit so close to all the right roads. City shopping? Head half an hour down the motorway to Exeter. Beach trip? An hour's trip from the North Devon Coastline. Work meeting in London? Tiverton Parkway has regular mainline routes and is a few minutes down the road. It's really a central haven for most. Overall, it's a humble town but one that I've found can be severely underestimated. Without towns like Tiverton, the character of the South West would be lost. It's not just about the stunning scenery, but the sense of a community felt within these small towns and villages that really is the beating heart of the West Country. So, if you're after a more peaceful way of life, with the benefit of connections to the rest of the county on your doorstep, it's definitely a place to consider. By Chloe Brown, GTH Marketing

Development Land & Planning
CASE STUDY: THE BARTONS, BAWDRIP
Our aim was to create a sustainable development to enhance access to family homes for existing members of the community, and those who want to relocate to the Bawdrip area in Somerset.
GTH first became involved with this site back in 2012. Early discussions were had with our client over its development potential. The Crane family, who owned the site, had farmed at The Bartons for many years, with it functioning as a mixed arable and dairy holding.
We dealt with various consultants to address matters relating to wildlife, flood risk and drainage as well as transport and highway safety.
The site eventually became inefficient for modern farming needs and its location in the middle of the village meant that expansion was just not viable. Farming eventually ceased when our clients decided to retire. After the site became dilapidated, the Crane family saw potential and wanted to create a desirable development within the village that would enhance the character and general appearance of the area. Following a Local Plan Review in 2018, the decision was taken to progress with a detailed scheme to develop the yard. We provided specific policy advice and confirmed the potential of the site to deliver eight dwelling houses. A pre-application enquiry was made to Sedgemoor District Council in 2018 which confirmed the suitability of the site for residential development and in-principle support for our proposals. Our team was officially instructed to prepare a detailed planning application for the site. We were appointed to provide planning and architectural services and to project manage the scheme for our clients.

difficult to address and the support from the local community difficult to achieve. We are now working with the prospective buyer and will be assisting them with building regulations, working drawings and Construction Design Management. We're confident that the finished product will be well received by the community and will enable families to enjoy Bawdrip village in the same way that the Crane family have done so for a generation.
Following submission, we attended the parish council meeting where members of the community presented their opposition to the development. Following negotiations with the planning officers, the scheme was amended to reflect concerns.
Contact our Development Land and Planning team for expert support on your project. We have specialist agents who cover Development and Strategic Land, Planning Consultancy and Architectural services.
We achieved a recommendation of approval from the planning officer and were subsequently granted planning permission in November 2019. Graham Ford, Partner and Head of Development Land & Planning at GTH, was subsequently instructed to market the site for sale and an agreement with a local house builder was secured in February 2021.

THINGS TO CONSIDER WHEN BUYING A LEASEHOLD PROPERTY
Buying a leasehold property can seem like a minefield, but Chris Holt, Manager of our Property Management Department, has put together a helpful list of key points to consider: 1. Fully review the lease The lease is a legally binding written contract that transfers possession of a flat for an agreed fixed period of time. The lease will set out the detailed terms on which you are entitled to live in the property, including your rights and responsibilities as a leaseholder. Make sure you understand these as you may be responsible for things such as the replacement of windows, and have restrictions like not being allowed a pet in the property. Take advice if you are unsure of any terms or covenants.
property maintenance schedule detailing what the likely costs will be to maintain the property and its constituent parts over a period of time. This should result in an additional payment to the service charge, which goes into the reserve / sinking fund, so that when a large expenditure does come up you don't have to find thousands of pounds. These funds are often built up to offset anticipated major works. 5. Cladding and fire safety Cladding and fire safety have become a very serious issue since the tragic events at Grenfell Tower. Lenders are starting to refuse to provide mortgages on properties without a fire safety certification for the external wall surface. You'll need to ensure the building has an EWS1 certificate if it needs one. Make sure you are provided with the Fire Risk Assessment and take the time to review it. Major works can lead from the recommendations detailed in the reports.
2. How much is the service charge? Service charges are the contribution by the property owners (leaseholders) towards the maintenance of the shared areas and amenities. These can vary hugely depending on how big the communal areas are and the type of shared amenities. Be mindful of the realistic costs of providing these services and maintaining the property to an adequate state. 3. Are there any major works anticipated? Major works can include things such as external redecoration or a roof replacement, and these should be anticipated by the management company or managing agent of the block. You need to ask your surveyor to see if they can foresee any work that might come up. Following a Section 20 process it will be your responsibility under the lease to contribute towards these works, so it is a good idea to check.
If you already own a leasehold property and have questions regarding the management of your block or estate, our leading team of qualified managing agents are ready to help and give advice. We can offer property and estate visits, as well as competitive fees and expert knowledge. We work alongside our extensive Commercial, New Homes, Development Land & Planning, and Survey & Valuation departments to offer a comprehensive service tailored to you.
4. Is there a reserve or sinking fund? Every leasehold block or estate should have some form of

AN AGRICULTURAL ROLE MODEL
The 2017 sale, which took place at Sedgemoor Auction Centre, has been one of the highlights of her 26-year career with Greenslade Taylor Hunt.
“There certainly weren’t many women in this job when I joined, particularly on the auctioneering side, but it’s a profession that’s very open to everyone. If you love the countryside and have a passion for livestock, there’s no better job,” says Sally.
It was so special because the herd manager, the late Jane Haw, was a close family friend, and because prices rose to 17,500gns – a price which still stands as the Somerset venue’s record.
Nowadays, she has a hugely varied role, encompassing selling dairy and suckler cows and professional services work such as farm valuations and compensation claims.
Auctioneer and agricultural surveyor Sally has been in the news recently, with career successes such as this meaning she’s become a role model for young women – and even prompted Farmers Weekly to profile her recently, with the title interested to hear about her rise to become the firm’s first female agricultural partner and later its first female full partner.
Her career began with one of the firms that later merged to become Greenslade Taylor Hunt – RB Taylor – as a farm sales clerk, travelling all over the South West.
Sally Mitchell MRICS will always remember the dispersal of the Balbithan Charolais herd.
“I’ll never forget my interview for that job – it was on the top floor of a double decker bus at the Devon County Show!” she recalls.

“I didn’t know what I was going to do when I left university in 1994 – I just knew I wanted to do something connected to agriculture, but I’m really glad I made the choice I did. When you’re selling stock and have a good trade, there’s nothing like it. The buzz is incredible.”
“I’m very fortunate to be able to have a career I enjoy so much and still be involved in the family farm at home. We live at the end of the Piddle Valley on the edge of the Blackmoor Vale. “Dorset’s a beautiful county and the countryside is so diverse – from the coast and the hills to

OFF-SETTING OPPORTUNITIES FOR LANDOWNERS The Environment Bill requires all development to provide a BNG (Biodiversity Net Gain) of at least 10% to offset any harm to local wildlife generated by a development. This is good news for wildlife but also presents an opportunity for landowners who can offer up land for BNG and phosphates offsetting as well as Sustainable Alternative Natural Greenspaces (SANGS).
GTH has unrivalled access to a number of developers seeking land for BNG, phosphate (nutrients) and SANGS offsetting. The type of land that may be suitable is that which is not suited to development and where the land can be put aside for such purposes on a long term basis. If you have land available, please get in touch and we can advise on the potential opportunities. Interested parties should contact Claire Alers-Hankey (01823 334466), James Wotton (01392 908777) or Philip Hodgkin (01460 238383).

LANDLORDS: THE IMPORTANCE OF A DETAILED INVENTORY
What does the inventory need to include? Your agent will be able to provide you with a full breakdown of what is needed, but here is an overview of what can be expected: - Photos of your contents and any stains / scuffs / damage. These need to be timestamped and come with a description of the location, size and problem. - Proof of alarms, intercoms, fire extinguishers and CO2 detectors. - Standard of decoration and cleanliness expected to be maintained. - Details of gardens and any specific plants in need of particular care or treatment.
Creating inventories often gets overlooked, especially in unfurnished accommodation, but it’s a vital part of letting out a property. At minimum, inventories can help settle issues over ownership of items. At most, they can solve major disputes between landlords and tenants. In the unlikely event of issues arising at the end of, or to cause the end of a tenancy, an official dispute may need to be raised. You'll need to provide evidence of damages and a clear before and after comparison in the form of photos and descriptions. These have often been the difference between a successful claim and a loss. Caroline Thomas, Lettings Property Manager in our Tiverton office, says "We've seen cases being disputed and won purely down to the quality of the inventory; it’s a lifeline when you’re in a situation like this."
What will happen with the inventory? At the point of a tenancy check-in, the tenant will be sent the inventory in full to give them the opportunity to add or dispute and details.
So what kind of properties need an inventory? Every property needs a detailed inventory. It doesn't matter if your property is fully furnished or empty, there's still lots you need to cover. Carpets, curtains, walls, doors, outdoor spaces just to name a few. You'll need to provide dated photos and information on any contents and imperfections.
Any disputes regarding the inventory will need to be agreed by both parties within the given time frame. Upon agreement, the inventory will be signed and used by the agent during their six monthly inspections of the property. Any issues that may arise during these inspections will be cross-referenced with the inventory before taking appropriate next steps.
G R E E N S L A D E TAY L O R H U N T 78
What happens if I need to make an official dispute? Whether a dispute needs to be raised due to an inspection, or at the check-out stage of the tenancy, the deposit may need to be deducted. This can be agreed by both parties without any need to escalate the dispute, and can be managed by your agent. This is where having a detailed inventory is extremely useful. Any problems that arise should be able to be proven or dismissed (whichever is appropriate) from the inventory, leading to an amicable resolution. If your inventory is brief, you may not be able to prove in the first instance that the problem was caused during the tenancy.
relate to the matters you are claiming for. The adjudicator will look at all the evidence provided and will aim to come to a conclusion quickly and which is final on both sides. While there is no guarantee of the outcome of your claim, having a detailed inventory allows all parties to understand any expectations and issues from the first day of the tenancy. Cases are often unsuccessful on the grounds the inventory is insufficient.
In the unlikely event that you will need to take the dispute further, you will need to officially make a request for a claim. To do this, you will need to work out your claim amount. You will be asked to break this down into different areas; cleaning, damage, redecoration, gardening, rent arrears, etc. You will not be able to ask the adjudicator to work out the claim for you. You will also need to provide any evidence and expenses paid that
