Wessex Strategic Ltd is proposing to submit an outline planning application to Cornwall Council for a residential development comprising up to approximately 150 open market units, with 35% affordable homes.

Why Develop Here?

The site is well related to the built-up area of Shortlanesend, which benefits from a range of local services and facilities

The site offers a good opportunity to deliver housing in a sustainable and accessible location.

The land is at low risk of flooding, and the proposals will mitigate any loss of wildlife habitat by providing a Biodiversity Net Gain (BNG) of at least 10%.

The Proposed Development

Provision of green open spaces for recreation, walking and ecological enhancement.

Retention of woodland, trees and much of the hedgerow Any hedgerow loss will be replaced with new hedgerow planting

Delivery of approximately 150 open market units, with 35% affordable homes.

Vehicular access off Church Road will run through the site from northeast to southwest. The new access has been designed to accommodate access for emergency and refuse vehicles, as well as future occupiers of the site

New pedestrian and cycle connections. Including connections from the retained Public Rights of Way to provide walking routes to the school and village centre

Opportunities to enhance biodiversity across the site, including a minimum Biodiversity Net Gain of 10%.
