MEMBER ACCOLADES Past GTR President Barbara Jordan has been elected to serve as the 2017 Florida REALTORS® District 6 Vice President. District 6 includes six REALTOR® Associations in Hillsborough, Pinellas and Pasco counties.

Creating Objections, One Bad Photo at a Time

Christopher Metzger, PhD of Great Blue Real Estate Marketing Systems provides a few tips on preventing potential buyer objections.

O

ne of main tasks of a REALTOR®, or anyone in sales for that matter, is to overcome objections posed by our buyers. Sometimes a buyer needs a little help seeing the potential in a dated property or assistance understanding the value a particular community holds. So why do so many of us self-sabotage by creating objections?

Too often, when I review listing images I am befuddled by photos that do more harm than good. To list a few repeat offenders: dirty towels hanging over the shower, toilet seats left up, photos of empty bedroom corners, dark rooms, general clutter, blurry shots, drive-by blurry shots, sideways shots, sideways blurry shots, the listing with a grand total of 2 blurry photos…both of the exterior, and the enduring classic – a photo of a REALTORS®’ reflection in the dirty bathroom mirror – with flash.

WHAT DO POTENTIAL BUYERS SEE? WHAT DO OTHER REALTORS® SEE?

As we all know, getting clients in the door is essential.

But these photos can actually serve to create objections (real or imaginary) in a buyers’ minds. And these objections may ultimately manifest as price reductions.

Of course, there will always be objections in sales. Why then would a salesperson want to unnecessarily add objections into an already objection-ridden process?

In my mind, the most effective way of overcoming objections is to eliminate them before they ever arise. As seller’s agents, we should think about every possible objection that potential buyers could pose and address them

– beforehand. Start with the low-hanging fruit and the easiest to overcome: take better photos or hire a professional photographer, eliminate clutter, create useful spaces with staging, and lighten up the paint in small, dark rooms. Many of these fixes don’t cost a dime. Because, as we all know, when the inherent and the self-inflicted objections pile up and the property sits on the market, the response is too often a reactionary one: Reduce the price!

If we address potential objections at the onset, and always put the property’s best foot forward, we might be able to do better for all stakeholders, and our clients in particular.

Why is it when you have buyers with you, and you call to see one of their listings, they call you back the next day or even two days later? If you want to sell your listing, be on top of it, Please. This happened to me several times in the past month. An agent, Ana Ventura, was on top of her listing and my buyers bought it.”

Perez Installed as GTR President The 2017 Board of Directors were honored during the special night on the beach.

M

ore than 130 members and guests enjoyed the 105th Annual Installation and Awards Banquet festivities held on December 1, 2016 at Whiskey Joes. This year’s Hawaiian theme featured authentic leis and a sunset toast on the beach followed by a special Polynesian Hula show.

Immediate Past President Andy Joe Scaglione thanked his 2016 Board of Directors as well as the members for their support in what has been a very successful term as president. Scaglione noted his appreciation for the time and effort given by the volunteers to ensure that the Association moves forward.

Hillsborough County Property Appraiser Bob Henriquez, installed Joe Perez (Keller Williams Tampa Properties) as the 2017 GTR President along with Perez’s 2017 officers and directors. REALTOR® COMMUNITY SERVICE AWARD 2016 Recipient: Joe Greco, Jr. (McBride Kelly & Associates Realty) This award, named in honor of the late C. Ed Owings, the 1961 President of the Association, is given to a REALTOR® who has performed outstanding service to the community. Joe Greco is a Hillsborough County Code Enforcement Board, has served as a Special Magistrate and is a Life Saving Award recipient. Joe Greco has the distinction of being the longest serving board member of The Hillsborough County Code Enforcement Board. We are thankful for his true dedication and selfless service.

ROOKIE OF THE YEAR AWARD 2016 Recipient: Rich Shelley (Keller Williams Realty South Shore) This award honors a deserving “Rookie” with 2 years or less tenure in the real estate profession that is active in the community and participates in association activities. Rich Shelley had 14 listings and 61 sales from October 1, 2014 to September 30, 2016. Rich is a Shriner and volunteers much of his spare time raising money to support the Tampa Shriners Children’s Hospital.

Rich is also a veteran and a Homes For Heroes affiliate.

Rich is an asset to the community and the Association.

AWARD OF EXCELLENCE - COMMITTEE CHAIR 2016 Recipient: Dao Alderman (Keller Williams New Tampa) This award goes to the committee chair who has exhibited outstanding leadership and service to the committee. Dao was the 2016 Chair of the International Committee. She works hard to make sure that all REALTORS® have a voice at the association no matter where they are from or what language they speak. She leads meetings and works to involve all members in community activities and even helped plan a trade mission. Because of her leadership and the committee’s efforts, our Association received NAR’s Gold-level Global Achievement Award.

HUMANITARIAN OF THE YEAR AWARD 2016 Recipient: Tony Canizares (Re/Max All Pros) This award is given to the member that is charitable, philanthropic and/or public spirited. In July 2015, Tony Canizares donated his kidney to save the life of his longtime friend and fraternity brother Gary

INSTALLATION Lopez. Although Tony is suffering from complications since the surgery, he still has a smile on his face and is thankful he was able to lay down his own life for his friend. We are thankful to have a member that is as selfless as Tony.

MERITORIUS SERVICE AWARD 2016 Recipient: Bob Pasquarello (Century 21 Beggins Enterprises) This award is presented to the member who has a record of exemplary service to the Association over an extended period of time. Bob Pasquarello has served the Association is many areas since 2008: multiple GTR committees, the Board of Directors, and the REALTORS® Care Foundation Board.

Members have described Bob as “very helpful in everything related to Real Estate and beyond.”

AFFILIATE OF THE YEAR AWARD 2016 Recipients: Robert and Michelle Southard (HouseMaster Home Inspections) This award is given to an Affiliate who has been a member of the Association for a minimum of three years and Association-related events and activities.

Robert & Michelle run the local office of a well-respected national franchise. Michelle is constantly supporting the association as a sponsor, which allows our members to receive free educational opportunities. Robert and Michelle have also increased their involvement by becoming Silver Affiliate Partners.

REALTOR® OF THE YEAR 2016 Recipient: George Bodmer (Bayside Realty Group, Inc.) This award is given to the member who exemplifies what it means to be a REALTOR®. They are ongoing examples of the professionalism exemplified by the Code of Ethics to which they subscribe.

George Bodmer is a Past President that has served on many committees on the Local, State and National level. George is one of the founding members of the REALTORS® Care Foundation. George supports Meals On Wheels as a volunteer for their Community Security Patrol and is active in the local Veterans Organization as well as a local Goodwill Ambassador who puts food baskets together for various organizations for the less fortunate. He is also a Veteran that received several medals including the BRONZE STAR. The BRONZE STAR is the 4th highest award in the US Military.

The best real estate advice I’ve given is do the right thing ALWAYS and the blessings will follow.

The best real estate advice I’ve given and received is to treat real estate as a 9-5 job, not “whenever you feel like it.”

The best real estate advice I’ve received is to get involved with GTR. Getting involved at GTR made me then want to get involved with FR and NAR and my knowledge of the business tripled.

My favorite thing about Tampa is the location. We are an hour from Disney and 30 minutes from some of the best beaches in the world.

The best way to stay competitive in real estate is to plug in and stay on top of the trends.

What’s on my iPod is Margaritaville by Jimmy Buffett.

My favorite thing about Tampa is our new downtown and the growth we are seeing there. Love to go walk the Riverwalk as much as I can.

My favorite real estate technology is PDF Expert because you can sign contracts and documents online.

I handle difficult situations by being fair, staying true to the facts, and keeping calm and firm.

My personal motto is “work smarter, not harder.”

My first job was delivering newspapers for the Philadelphia Bulletin.

I handle difficult situations with this method: Stop, Listen, Analyze and React.

The best real estate advice I’ve received is learn, then teach.

My favorite sports teams are the Eagles and Flyers from Philadelphia and the Buccaneers and Lightning from Tampa Bay.

The best way to stay competitive in real estate is to know your market and listen to your customers.

The most rewarding part of real estate is helping others find a home for their family as well as helping and guiding them through the process of purchasing their home or making an investment decision.

My first job was in Ohio as a SCUBA diving instructor and dive shop manager.

I handle difficult situations by remaining calm, collected, and very logical. Mr. Spock was my mentor.

Before I worked in real estate, I was operations manager for a large chain of computer stores. Traveling from city to city across the USA managing the back end operations and opening new stores.

In my spare time, I am a windsurfing instructor, a SCUBA instructor and a photography instructor.

A little known fact about me is that I volunteer with Florida Parrot Rescue, working with them to help parrots find forever homes.

Four Corners to a Stronger & Positive Community Incoming President Al Letizio looks to bring more exposure to all areas of the REALTORS® Care Foundation of GTR in 2017.

I

had the pleasure of sitting down with the 2017 REALTORS® Care Foundation (RCF) President Al Letizio III to discuss his vision for the upcoming year. Al is a graduate from Eastern Michigan University with a degree in Finance. He has been on every side of real estate transaction, from wholesale and retail lending to working as a REALTOR®. Now, Al works in the title insurance industry and gives his spare time to non-profits such as RCF. Mike Utaegbulam (MU): Thank you for taking the time to talk all things RCF. How are things going for the Foundation?

Al Letizio (AL): First of all, Mike, thank you for the opportunity. I want to do everything I can to increase awareness for RCF amongst the GTR membership. 2016 was a great year for the real estate industry and our Association, which is undergoing a major renovation. I’d also like to thank our outgoing RCF president, Janet Swilley, who has done a great job leading the Foundation Board and setting the stage for 2017.

MU: What steps are you taking to increase member awareness?

AL: Many GTR members were not aware of the Foundation or the work that we do in the community. In 2016, we (the Foundation Board) aimed to solve this problem by having board members introduce RCF to new GTR members during the monthly orientations, by getting more active in Tampa YPN, and by having informational booths at various community and real estate events. We also wanted to diversify our charity events, to keep members interested in donating to our cause.

We also rebranded last year, with a new logo and easy to use website which can be found at rcfgtr.org.

Finally, we ramped up our annual donation initiative and called it the “ClickThe25” campaign, which asked members to donate $25 when they paid their annual member dues. We handed out postcards and wristband keychains that we branded with our logo and the hashtag #ClickThe25.

I’m proud to say that RCF is off to a great start and we’re planning on building on that momentum in 2017.

Since inception of the program, RCF has funded a total of 76 homeowners for a total of $328,277 being awarded in down payment assistance. Nearly 99% of those families are still living in the same homes they purchased with the assistance of the Foundation.

MU: Sounds like 2016 was a very productive year for RCF. What are your goals for 2017?

AL: Our board needs to discuss this in our January meeting, but I’m leaning toward a “Corners to the Community” theme. Most of our members are familiar with our Down Payment Assistance program, not as many are familiar with the other three. I want to bring the lesser known corners of the Foundation to the forefront so that our members and local community partners can see the full “RCF picture.”

Our Student Scholarship Program aims to help local students obtain the resources they need to further their educational goals. We are currently seeking a student in Hillsborough County that is pursuing a 2 or 4-year degree in real estate from an accredited university.

In 2017 we are looking into additional projects to support, such as new playground equipment or drinking fountains at local parks. We want to give back to the community that has always supported us.

Disaster Relief is our last corner, which facilitates the delivery of donated goods and services to support relief efforts in the event of a disaster. Though this is an important corner, I hope to never have the need to use those funds.

MU: With these goals, what do you want our members to get from this and how can they get involved?

AL: Since the establishment of RCF, our REALTOR® members, volunteers and affiliate partners have done a great job of raising funds to support RCF’s four corners of giving within our local community. I would encourage all of our members to feel proud of what their generosity is achieving. There are several ways for members to get involved with RCF: join the RCF Board of Directors, attend our different charity and fundraising events, or volunteer for various community outreach events.

s our 105th year came to a close, I reflect on an amazing year. The real estate market has changed dramatically over the years and the Association needed to do the same in order to best serve you, our devoted members. As I stated in my Installation speech, it was my #1 goal to make sure you received the best return on your investment (ROI) that is possible. Here are just a few of ways in which we accomplished just that: GTR welcomed 1814 new primary REALTORS® in 2016. Our current membership total is 9,137, which makes GTR the 5th largest REALTOR® Association in the state and the 22nd largest in the country. We are now bigger than 23 state REALTOR® Associations!

To ensure that you received the knowledge needed to boost your income and client base, GTR offered nearly 100 education opportunities

from industry leaders at zero cost to you. The Association also offered four designation courses: Certified International Property Specialist (CIPS), Graduate REALTOR® Institute (GRI), At Home with Diversity (AHWD), and Military Relocation Professional (MRP).

Through the hard work of the RPAC committee, we exceeded our 2016 goal of $163,260 by raising $170,072 with a member participation rate of 18.99%, which is the highest RPAC participation rate in GTR history. I hope to see more major investors in 2017 as RPAC is truly your best investment in real estate. We also received recognition from Florida REALTORS® as the first place winners of the annual RPAC video contest. Special thanks to Ellie Lambert, Mari Colgan, Alma Alexander, Brenda Rabbitt, and Mike Utaegbulam for their work in completing the award-winning video.

Eighty-five (85) percent of the candidates that GTR, Florida REALTORS® (FR), and the National Association of REALTORS® (NAR) supported for election to public office won their races on November 8. I’d like to thank the members that participated in the candidate screening process and the recognize promotion efforts led by the Governmental Affairs committee.

Our name has changed “The Greater Tampa Association of REALTORS® (GTAR)” to “The Greater Tampa REALTORS® (GTR) and our new brand reflects this change.

Our new website follows modern design trends, increasing recognition across all digital platforms. We also welcomed a new CEO and several, very talented staff members that are continuing the raise the bar for our Association. This is an exciting time to be involved with an organization that is driving change for the better.

GTR partnered with FR and two local vendors to donate over $20,000 in furniture, technology and painting and cleaning services to the Nick Capitano Boys & Girls Club. The club received new laptops for their computer lab, a flat screen TV, and several pieces of furniture. Our members and affiliates took time out of their schedules to help with painting. Special thanks to our renovation vendors, Envision Development and the Office Furniture Center of Tampa, for their assistance with this project.

Our building renovation project is ongoing and will be completed in 2017. The Building Committee, along with our CEO Dennis MacDonald and our IT/Facilities Director Kris Patel are doing an excellent job spearheading this much-needed renovation that will make the building more relevant to our members’ ever-changing needs.

In closing, I’d like to thank you, our member, for supporting the Association through the changes and for your part in shaping our market and industry. I’d like to thank the 2016 Board of Directors, the committees/taskforces, our affiliates and our staff for keeping our Association relevant. It has been my pleasure serving you as your 2016 President. I look forward to the leadership of Joe Perez and I am confident that his 2017 leadership team will continue to guide GTR towards great accomplishments.

More Education, Better Technology W elcome to 2017! It is an absolute honor to serve as your Association President this year. I am happy to continue to build on the momentum started by Immediate Past President Andy Scaglione and his 2016 Board of Directors.

GTR is truly on the move! Your 2017 leadership team has already started the work to make sure that GTR is providing you with many opportunities to succeed. Get to know your 2017 officers in the feature article beginning on page 9.

The more educated members that we produce, the better the industry will be for all REALTORS®. We want to continue to provide more continuing education opportunities at no cost to you. It is important that you receive up-to-date information on cutting-edge technology and real estate trends from industry leaders.

The committees this year are slightly smaller than they were in 2016, which will increase efficiency and active participation. I also look to reinforce the attendance policy so our committees can continue to be productive and best serve the interests of our members. Guests are also welcome at most committee meetings. Once the renovation is complete, our Tech Expo will be the first major event in the building. This year’s Expo will be bigger and better and will fully utilize the new features and technology in the building.

We will also offer more Tech User Groups with topics that will help you take advantage of your resources. Our Tech User groups are for the members and taught by the members.

The Communications committee will also plan more community and volunteer events for members as a part of our REALTOR® Image campaign.

Shingle Roofs: The Good, The Bad and the Ugly

R

oofing can be an intimidating aspect of any real estate deal because issues with the roof may stop a closing from happening. Roofs can leak, cleaning products can reduce the life of the roof, or worse, past roof work could have been completed by an uninsured contractor, resulting in a complete re-roof.

Wait, don’t panic! Once it’s understood, roofing is simple and easy to navigate with your clients.

SHINGLE ROOFS A shingle roof lasts between 15-20 years in the sub-tropical climate of Florida, regardless of the name of the shingle. For example, a “30-year dimensional” shingle typically does not last 30 years in Florida. Shingles are a petroleum product and no matter how they are processed, the constantly-changing Florida weather dramatically cuts the life of the roof materials. Cleaning a roof with any bleach products not approved by the roof material manufacturer also cuts the life of the roof.

Here are a few tips for examining your roof’s quality: 1. CHECK YOUR ROOF’S HISTORY. Visit your local county’s building department website and enter the address of the home to see when the last roofing permit was pulled. A “new roof” is not going to be insurable unless that roof was done by a licensed and insured professional, passing all county inspections. The permit status of your roof should read “final approved”.

If it the roof was done by an unlicensed contractor, then an engineer must be involved. Worse, if the roof was not up-to-code, then the roof must be torn off and redone.

2. ASK THE HOMEOWNER A FEW QUESTIONS. The owners can give you some insight on the roof’s history. Here are a few questions that I recommend: When was the last time work or repairs were done on the roof? Are

The answers to these questions can lead to a better understanding of possible issues that may arise before closing. It is better to be proactive with your roof and catch any issues, rather than be reactive at the last minute, which can cost you a lot more money 3. EYEBALL THE ROOF. You would be surprised what you can find by just taking a look at your roof. Does the roof look the same from top to bottom, left to right? Are there rotted spots around the perimeter of the roof? These can be signs of a roof leak. Did you know that many leaks can be fixed without the cost of a complete re-roof?

4. GET YOUR ROOF INSPECTED BY A PROFESSIONAL. Save yourself a headache later by paying a licensed and insured roofing contractor to do a proper roof inspection. Insurance companies want a roof to have at least 5+ years of life left to insure and an inspection, stating this fact can help with the process. An ethical roofer will not state an untruth and risk their licensure if the roof

The Bay Area Real Estate Council (BAREC) is comprised of local real estate attorneys and provides educational opportunities for attorneys, REALTORS® and other professionals in the real estate industry.

You are responsible for any legal document you sign, whether you read it or not!

WHY EVERY BUYER NEEDS A REAL ESTATE ATTORNEY Avoid those costly mistakes on the contract and at closing by retaining a lawyer.

THE BUYER

Victoria Moreno purchased a home.

Victoria did not speak English, only Spanish. Victoria did not hire a real estate attorney to represent her. The closing was handled by a title company. The property had code violations. At the closing, in the pile of closing papers was a “Hold Harmless Agreement” which said the title company was not responsible for the code violations. Victoria admitted receiving the hold harmless agreement, but no one explained it to her.

After closing, Miami Dade County proceeded to force her to correct the violations at a cost of over $50,000!

THE JUDGMENT

The Third District granted summary judgment to the title company. The Court found there was no evidence of fraudulent inducement, purposeful or

negligent information, or any other action that prevented Victoria from reading the hold harmless agreement.

It is said that you don’t need to worry about what you know; you need to worry about what you don’t know.

WHAT’S THE LESSON?

If you don’t read or understand English, it does not matter that you did not read closing papers before you sign them. You are responsible for any legal document you sign, whether you read it or not.

Had Victoria hired a real estate attorney, the attorney would have ordered or reviewed a lien search.

The lien search would have disclosed open permits. A further investigation would have indicated what needed to be done to close the permits, including the cost and expenses. Perhaps Victoria would have renegotiated the deal and obtained a reduction of the purchase price. Maybe Victoria would have just cancelled the deal!

Many buyers are told that they do not need a lawyer. There is a reason for this. A lawyer might have raised the issue of the open permits and the deal would not have closed.

However, most real estate agents are honest and want their client’s to be protected against title and other issues that are outside the scope of the real estate agent and client’s ability to analyze and resolve.

It is said that you don’t need to worry about what you know; you need to worry about what you don’t know. Since the general public is not experienced in real estate contracts and closings, they need someone who is on their side in the deal - a real estate attorney. And in this case, perhaps a translator!

DISCLOSURE I represent a buyer who wants to buy vacant land and develop it. The land my buyer is interested in has gopher tortoises on it. Are there any special rules regarding gopher tortoises?

Yes. In Florida, the gopher tortoise is classified as a threatened species, and the gopher and its burrow are protected by state law. It’s illegal to harm, capture or transport gopher tortoises or damage their burrows, except as authorized by specific Florida Fish and Wildlife Conservation Commission (FWC) permit. Property owners may need to capture and relocate all gopher tortoises before development-related activities can begin. Your buyer can find more information about gopher tortoises and the permit process on the FWC’s Web site: myfwc.com.

ADVERTISING I recently opened my own brokerage. In an effort to attract new business, I’d like to place an advertisement offering buyers and sellers who use my services a $200 rebate. Is this legal?

Yes. The Florida Real Estate Commission (FREC) Rule 61J2-10.028(2) provides that a licensee may share brokerage compensation with a party to a transaction as long as full disclosure is given to all interested parties. Furthermore, since you’ll be advertising this rebate, you also need to comply with FREC Rule 61J2-10.025, which provides, in part, that real estate advertisements must not be false, fraudulent, deceptive or misleading. The ad should clarify any conditions or limitations that apply.

EALTOR® A listed Client B’s house at $136,000.

The house was sold to Buyer C, who met Client B at a cocktail party a month later and told him that he had just been offered $148,000 for the house but declined the offer feeling that if he decided to sell, he could do considerably better.

On the basis of this information, Client B charged REALTOR® A with unethical conduct in not having advised him as to fair market value and pointing out that the offering price was considerably below market value.

The Board’s Grievance Committee referred the complaint to the Professional Standards Committee for hearing.

The Hearing Panel reviewed the facts. At the time the listing contract was signed, REALTOR® A advised his client that he had not recently been active in the part of the city where the house was located and that before fixing the price definitely it might be well to have an appraisal made, but the client declined saying that he felt $136,000 was a fair price.

REALTOR® A’s defense was that he had indicated the desirability of an appraisal to determine a fair asking price; that he had indicated he was not active in the neighborhood where the home was located; and that while he had a feeling that the client might be placing a low price on his property, he felt his professional obligation to the client was discharged when he suggested having an appraisal made.

It was the finding of the Hearing Panel that REALTOR® A’s defense was valid and that he was not in violation of Article 1. tamparealtors.org

2. EDUCATION Your level of industry knowledge is incredibly important in luxury home sales. Not only do you have to be sharp on the basics like how to value a property, but the luxury practitioner takes it up a notch and must be a specialist in the types of property that he/she sells. For example, if the buyer is a pilot and wants to purchase a home in a luxury airpark, the agent needs to be familiar with all the needs of that potential homeowner. The agent would need to know about airpark runway lengths, the aircraft type, the hangar sizes, and if certain types of fuel are available such as jet fuel.

Similarly, if you had a luxury buyer that was a sail boat owner and wanted to keep the sailboat at his/her home, an agent would need to be familiar with the depth of water associated with the property. The unique lifestyles of luxury buyers and sellers require an agent with more education.

1. KNOW THE PROS AND CONS For many, the primary draw to luxury real estate is the potential for a higher return on investPROS ment. The advantages of this CONS market, however, do not stop at income. Luxury agents have the opportunity to see the most unique properties on the market and meet some of the most fascinating people in the world. After you assist a luxury buyer or seller with completing their transaction, there is a compelling sense of accomplishment.

On the other hand, like most things in life, where there are pros there are also cons. Luxury can be intimidating for new and/or inexperienced agents. The costs of working with luxury customers are higher

and can prohibit an aspiring agent from entering the market. For example, an agent could spend as much as $10,000 in marketing expenses before a transaction is completed. The amount available listings also decrease as the price range increases. When a luxury deal falls through, it can a hurt a lot more.

A listing is generally considered to be “luxury” if it is within the top 10% of home sales in each market according to sold price, but does not go below $500,000. If you have thought about becoming a luxury agent but you are not sure where to begin, consider the following tips:

Most luxury properties will never have a lockbox or sign in the yard. The listing agent will almost always accompany luxury buyers and their agents through the property. If one is lucky enough to list very high-end properties, background checks are required in order to gain entry into a luxury home as a buyer. Luxury listings require theme-based open houses, extraordinary photography, and professional copy.

3. FINDING LUXURY CUSTOMERS Finding luxury customers begins with prospecting. Luxury customers want to work with someone they know and trust. To network with potential luxury customers, you must ask yourself where do they come from? The affluent work hard and play hard. Knowing this should help you identify where you might be able to start to build the relationships that lead to luxury business.

Many buyers and sellers of luxury real estate tend to be golfers, pilots, boaters, equestrians, collectors...the list goes on. A successful agent will need to think of places where they can socialize and network with the luxury buyers and sellers. For example, taking up golf may give you an opportunity to network with luxury buyers and sellers. If you feel uncomfortable with socializing as a way to network, think about starting a real estate investment group that might be of interest to affluent prospects.

4. BRANDING YOURSELF No luxury real estate business would be complete without a brand. The most important benefits of branding include recognition, loyalty, and professionalism. Luxury clients want to deal with consummate professionals. A finely tuned brand communicates the message of being a professional. Branding encompasses many things such as color scheming, logos, formatting, slogans, and even the name of your business.

Branding is about your total presence and message being conveyed in every aspect of your luxury real estate service. It starts with simple things like tying your color scheme into all aspects of your business. For example, if a luxury seller was looking on your website, would the website coordinate with your business card? Would your business card seamlessly coordinate with your stationary? Would your stationary be reminiscent of your signage? Would the overall feel and look of your office be congruent with the type of customer you are trying to attract? EXPERT TIPS 5. CHARACTERISTICS OF A SUCCESSFUL LUXURY REAL ESTATE AGENT Successful luxury agents have certain key qualities. These qualities may be innate or learned.

Luxury salespeople are intelligent and absolute experts as it relates to their respective market. Faking it until you make it is not an option. Luxury agents tend to be very detail oriented and if they are not personally detail oriented, they will hire someone else to take care of the details. Luxury agents set themselves apart by being obsessed with customer service. They can anticipate their customer’s needs. If a luxury customer needs to track down their agent, the agent is not meeting expectations.

Communicating with the luxury customer on a regular basis helps to avoid this kind of disappointment.

6. HAVING THE FINANCES One of the most difficult hurdles to overcome when getting started in luxury real estate is the up-front cost. The cost to brand yourself, market luxury real estate, and service luxury customers is formidable for the average real estate licensee. Many licensees who really want to enter luxury do so by saving money from smaller deals.

After enough money is saved, an aspiring agent has the ability to enter the high-end market. For those that have limited means, choosing the right company is critical. There are companies with luxury programs that have the infrastructure to support agents with luxury customers. Regardless of how an agent approaches the issue of luxury costs, it is an important consideration when pursuing luxury leads.

7. LUXURY MARKETING Luxury marketing requires special skill, thought, and commitment. When marketing your luxury services, the standard just won’t do. Full color biographical brochures, custom business cards, and professionally designed websites are par for the course. A comprehensive marketing plan that addresses all phases of your real estate business is a prerequisite for success.

Even the most minor detail needs to be addressed.

For example, a luxury pre-listing package looks much different than your standard bread-and-butter package. Something as simple as the packaging is more than just color coordination. The packaging materials are carefully selected. The perception of quality and professionalism is evident in all aspects of the luxury practitioner’s business. You never get a second chance to make a first impression. Handwritten letters on quality paper sent special courier is many times the norm.

Luxury buyers have their own unique requirements.

They may require limousine pick-up and drop-off services. Luxury buyers require their agent to have sought out special contractors who can serve their unique needs when purchasing. Luxury homes have special systems and unique amenities. Whether there is a bowling alley in the basement or a motorized hangar door for an airplane, luxury requires having access to unique professionals outside of the standard home inspector.

8. HOW TO GET STARTED TOMORROW Becoming successful in luxury real estate is a marathon, not a sprint. If you find that you are ready to pursue luxury real estate, look for education to be your first step in that endeavor.

THE GOLDEN RULE IS WRONG

Start treating others the way they want to be treated.

T

he Golden Rule: We all know it; we all grew up learning it in elementary school. “Do unto others as you would have them do unto you.”

Or, in layman’s terms, treat others the way you would want to be treated.

While the sentiment behind the Golden Rule means well, I’m here to tell you that it isn’t the best rule to follow.

The Golden Rule is wrong — and it’s wrong in a very specific way. It doesn’t take into account the other people you are dealing with. It equates everyone as if they are the same. It doesn’t differentiate between extroverts and introverts. It doesn’t classify people based on their communication preferences. And, it assumes that everyone is like you.

Clearly, everyone is not like you.

(If everyone was like you, the world would not have any issues or conflicts and everything would get done on time and in an orderly fashion.

It would also be a bit boring.)

Would you treat an extrovert the same way as an introvert? Would you communicate to two people the same way if one responds quick-

ly to texts and the other person likes talking on the phone?

Instead of the Golden Rule, use the Platinum Rule.

The Platinum Rule says that you should treat everyone the way they want to be treated—not the way you want to be treated.

The Platinum Rule is better than the Golden Rule because it forces you to know the type of person you’re dealing with. To know how someone wants to be treated means you have to have to communicate with them and get to know them first.

Just because you like to socialize and chat with people about their weekends before talking about business, doesn’t mean everyone else does.

The Platinum Rule philosophy tweaks the Golden Rule thinking in order to find out how the person you’re dealing with likes to

be treated. If they are a straightto-business person, you’ll want to think about adopting that strategy to best serve them and not yourself.

Some people may say that you would just be mimicking the other person if you adopt this strategy, and that people can spot a faker a mile away. I disagree. I believe if you get to know the other person before you do business with them, this puts you in the driver’s seat. You can control the conversations and the negotiations because you know how the other person will reciprocate.

In my experience, the Golden Rule is no longer the best rule of thumb to practice when dealing with other people. The best rule to follow is the Platinum Rule. So, stop treating others the way you want to be treated, and start treating others the way they want to be treated. tamparealtors.org
