Which is why, in this new San Niccolò Luxury Real Estate Magazine, we asked some major personalities to tell us about their world, such as architect and car designer Flavio Manzoni, a friend and customer, and Jacopo Bracchi, with whom we collaborate and whom we admire for the deep value that he brings to the spaces we live in, as well as Officine Gullo, which has transformed the kitchen into a veritable work of art. Last but not least, we asked Guglielmo Miani, the ambassador of a modern concept of elegance, to take us through his universe made of pure style between Milan and Sardinia.

How did you hear about San Niccolò Luxury Real Estate?

I’ve actually known Nicola Manca for 30 years, since before he started San Niccolò Luxury Real Estate, and we’ve been good friends all that time. Then, when I started out in the sector, I remember he took me around Florence in his Smart car to see houses that interested me for rent or sale, and his input has been decisive for me on several occasions.

You’ve used his services recently too.

Yes, for an exclusive property in a historic building designed by the architect Cresti, a pupil of Gino Coppedè, who was the maestro of Liberty style in Rome. On the advice of friends I’d initially entrusted the sale to a multinational agency, which had organised fewer than five viewings in an entire year without a deal being done. So I thought of my friend Nicola and decided to go for an agency that was firmly rooted in the area and with plenty of experience. I went to Piazza della Repubblica without an appointment and told him “Nicola, I’m in your hands”. That was in March, and in May I sold the property for a good price, to my enormous satisfaction.

Come ha conosciuto la San Niccolò Luxury Real Estate?

In realtà ho conosciuto Nicola Manca ormai 30 anni fa, quindi già prima che fondasse la San Niccolò Luxury Real Estate e da allora siamo buoni amici. Quando poi è entrato nel settore, ricordo che mi portava a giro per Firenze sulla sua Smart per vedere case che mi interessavano sia per l’affitto che la vendita e per me è stato risolutivo in più occasioni.

Di recente si è rivolta di nuovo a lui.

Sì, per un immobile di grande pregio all’interno di un palazzo storico progettato dall’architetto Cresti, pupillo di Gino Coppedè, maestro del Liberty a Roma. Su consiglio di alcuni amici inizialmente avevo affidato la vendita a un’agenzia multinazionale, che in un anno intero ha organizzato meno di cinque visite, senza riuscire a concludere le trattative. Così ho pensato al mio amico Nicola e deciso di puntare su un’agenzia ben radicata sul territorio e dalla grande esperienza. Sono andata senza prendere appuntamento in piazza della Repubblica, ho suonato e gli ho detto “Nicola, mi metto nelle tue mani”, Questo succedeva a marzo e a maggio ho venduto l’immobile a condizioni ottime e con grandissima soddisfazione.

My wife was looking online for an apartment in Florence that met our needs. She asked three different agencies for information, but only one responded promptly, and on a Saturday morning too. Speaking of love… What made you fall in love with your new property in Martina Franca?

It’s a wonderful old building with towers, which Sara and I have completely refurbished; what made me fall in love were the three terraces.

On the smallest one we’ve created a swimming pool with a view; we’ve filled the larger one with huge, dramatic prickly pear plants.

But most of all, we’ve combined our passions and personalities and turned the house into a magical place.

Sì, galeotto fu il casale (sorride)... In occasione della sua ristrutturazione, ho potuto conoscere la mia attuale compagna, Sara Baldecchi, architetto di Arky’Studio, è stata lei a firmare l’affascinante ristrutturazione della casa.

A proposito di amore… Cosa l’ha fatta innamorare della nuova proprietà a Martina Franca?

Di questo bel palazzo a torre, che io e Sara abbiamo ristrutturato dalla A alla Z, mi sono innamorato delle sue tre terrazze: sulla più piccola abbiamo creato una piscina panoramica, sulla terrazza più grande abbiamo collocato delle enormi e scenografiche piante di fichi d’india. Ma, su tutto, la cosa più bella è che lo abbiamo reso un luogo magico unendo le nostre passioni e le nostre personalità.

I’ve been living in Florence for five years, but I was looking online to buy a business property.

A multi-award winning architect and car designer, who created some of the legendary brands’ most iconic cars. You could just watch Flavio Manzoni for hours while he draws, inspired by who knows what among the endless sources of inspiration that converge into his amazing creations.

How did you develop a passion for automotive design?

When I was a child, I would draw a new car every day, complete with interiors, exterior components, engine, name and brand.

A passion handed down to me by my father, an extraordinary designer, thanks to whom I developed a propensity to draw whatever my imagination came up with, but cars have always had a special place in my heart.

What I do today is not only a job: it is a deeply-rooted passion and it is a great pleasure to create always something new, veritable racing cars which, in addition to their beauty, have other features connected with performance, speed, the excitement of driving, the engine’s roar.

Do you remember the excitement of seeing for the first time a car you had designed out on the road? What model was it?

I’m actually thinking about my beginnings, when I had not experienced the excitement of one of my cars out on the road yet, and the two models I was the most excited about: the Maserati 3200 GT, of which I designed the interiors, while the exterior was designed by Giorgetto Giugiaro and, even more, the Fulvia Coupé. Unfortunately, in the end, the car did not go into production. However, I had the chance to drive a prototype at the historic Lingotto track in Turin, designed by engineer Matté-Trucco.

A beautiful and exciting experience.

What iconic models have been inspiring you since then?

In the 1960s and ‘70s, the most beautiful, futuristic and iconic cars in the history of car design were born out of the genius of great masters such as Giugiaro, Pininfarina, Gandini and Brovarone. They were such ultramodern objects that today they would arouse the same surprise and admiration that they did back then. Cars such as Ferrari Modulo, Lancia Stratos Zero, Alfa Romeo Carabo, Maserati Boomerang or Ferrari F40 and 288 GTO, which spurred me to pursue my dream of becoming a car designer.

What inspires you and what do you enjoy designing besides cars?

Quello che svolgo oggi non rappresenta per me soltanto un lavoro: è una passione profonda ed è un piacere enorme creare sempre qualcosa di nuovo, dei veri e propri bolidi che, oltre alla loro bellezza, hanno altri attributi legati alle prestazioni, alla velocità, all’emozione di guida, al rombo del motore.

Ricorda l’emozione di vedere per la prima volta su strada un’automobile che ha disegnato? Che modello era?

In realtà penso ai miei inizi, quando ancora non avevo provato l’esperienza di vedere su strada una mia automobile, e a due modelli che mi hanno emozionato particolarmente: la Maserati 3200 GT, di cui disegnai gli interni, mentre il design degli esterni è di Giorgetto Giugiaro, e, ancora più, la Fulvia Coupé.

Purtroppo, alla fine, la vettura non andò in produzione, tuttavia, ho avuto l’opportunità di guidarne un prototipo nel circuito storico del Lingotto di Torino, progettato dall’ingegnere Matté-Trucco. Un’esperienza bellissima ed emozionante.

Da allora, quali sono modelli iconici che più l’hanno ispirata?

I’m talking about serendipity: the intuition that you have in a specific field at first and then, applied to another field, brings surprisingly interesting results. Spurred by these contaminations, I enjoy designing everything, from villas to everyday objects, from cars to portraits. I love sculpting, painting, constantly exploring new reproduction techniques.

What is your favorite?

I have always enjoyed creating by letting instinct, imagination, inspiration and intuitions run free. It is a process that starts from within and which I transform into reality through the use of a pencil or a pen, for instance. I enjoy experimenting with any technique that allows me to give free rein to my imagination, from the most traditional to virtual modeling, which allows you to give shape to a complex object in a very short time and quickly understand its formal balance.

What similarities do you see between architecture and design in the fields of cars and houses?

I enjoy quoting the expression by architect Nathan Rogers ‘From the spoon to the city’. The concept is based on the Bauhaus principle of ‘gesamtkunstwerk’ (‘total work of art’ in German), which describes a creative process that applies to many different fields. There are many similarities between automotive design and architecture.

In automotive design, architecture defines the package, first of all, that is, proportion, mass balance, dynamism, elements without which you could not deal with the formal language aspects. A good example of the close connection between architecture and design is the Ferrari Purosangue car: everything was designed to be harmonized, beautiful, dynamic, but also athletic, lightweight, while providing great habitability.

Quali predilige?

Da sempre amo creare lasciando che l’istinto, la fantasia, l’ispirazione e le intuizioni fluiscano libere. Si tratta di un processo che parte da dentro e che provo a trasferire nella realtà attraverso l’uso della matita o la penna, per esempio. Mi piace però sperimentare qualunque tecnica mi permetta di dar sfogo alla mia immaginazione, da quelle tradizionali alla modellazione virtuale, che consente di dar forma a un oggetto complesso anche in tempi piuttosto brevi e comprenderne rapidamente l’equilibrio formale.

Che similitudini ci sono tra l’architettura e il design nel campo delle automobili e in quello delle case?

Mi piace partire dall’espressione dell’architetto Ernesto Nathan Rogers ‘Dal cucchiaio alla città’. Il concetto fa capo al principio bauhaussiano del ‘gesamtkunstwerk’ (in tedesco ‘opera d’arte totale’), con cui si teorizza che chi lavora in un campo creativo può affrontare la progettazione in ambiti molto diversi.

Esistono moltissime similitudini tra design dell’automobile e architettura. Nella progettazione di una vettura l’architettura definisce il package, come prima cosa, quindi le proporzioni, l’equilibrio delle masse, il dinamismo, elementi senza i quali non si potrebbero affrontare poi aspetti di linguaggio formale.

Un esempio ben riuscito di questa relazione imprescindibile tra architettura e design è la Ferrari Purosangue: era fondamentale che tutto fosse ben armonizzato, bello, dinamico, ma anche atletico, leggero, pur dovendo fare i conti con un’abitabilità importante.

How will the luxury market evolve in the medium run in your opinion?

Deloitte expects a 70% maintenance of luxury goods in stores sales within the next 5 to 10 years and a 30% of online sales. The real estate market will, as usual, follow in the wake of the turnovers of the brands on the Milan market: as long as sales keep growing, real estate value and leases will keep growing too.

You spend your life between Milan and Costa Smeralda, what is the best way to enjoy both places?

Living in Costa Smeralda out of season is a luxury. Many jobs can be done from remote locations. Working from Costa Smeralda allows me to be much more strategic. Working in Milan allows me to develop new activities and opportunities, as it is a very important business crossroads in the world. This mix makes me work more peacefully.

Your greatest passions described through the most beloved object among those you own, from design to fashion, from cars to sailing…

My passion for sailing led me to collect works of art associated with sailing over the years.

Cars deserve a separate mention. They are amazing objects because, besides being examples of extraordinary engineering and design, they can be enjoyed by driving them.

My most recent activity is FuoriConcorso, an event format which gathers the international community of collectors who want to celebrate the car culture. I’m very pleased to see that this activity, which began in May 2019 in Como, has become a global benchmark for the automotive industry, because it spurs us to do more and more. The next great event will take place in Como on May 25th and 26th, 2024.

E quello immobiliare?

Deloitte ha previsto un mantenimento delle vendite in store dei beni di lusso del 70% per i prossimi 5/10 anni e del 30% per le vendite online. Il mercato immobiliare seguirà come ha sempre fatto i fatturati dei brand sulla piazza di Milano: se i fatturati continueranno a salire, saliranno anche gli affitti e i valori degli immobili.

Lei vive a tra Milano e la Costa Smeralda, qual è il mondo più piacevole per vivere l’una e l’altra?

Vivere in Costa Smeralda fuori stagione è un lusso. Molti lavori si possono fare da remoto.

Lavorare dalla Costa Smeralda mi permette di essere molto più strategico. Lavorare a Milano mi permette di sviluppare nuove attività ed opportunità, essendo un crocevia di business molto importante nel mondo Con questo mix riesco a lavorare più serenamente.

Le sue grandi passioni raccontate attraverso l’oggetto più amato tra quelli che lei possiede dal design alla moda, dall’automotive alla nautica…

Avendo una passione per il mare, negli anni ho collezionato opere d’arte legate alla nautica.

Le auto meritano un discorso a parte. Sono degli oggetti fantastici, perché oltre ad essere degli esempi di straordinaria ingegneria e design, possono essere goduti anche guidandoli. La mia più recente attività è quella di FuoriConcorso, un format di eventi dove riunisco la community internazionale di collezionisti che vogliono celebrare la cultura automobilistica. Sono molto felice di vedere che questa attività, iniziata a maggio 2019 a Como, stia diventando una referenza a livello mondiale per l’automotive industry, e questo ci spinge a fare sempre di più. Il prossimo grande evento sarà a Como il 25 e 26 Maggio 2024.

I woke up at dawn and rushed to the store without ever feeling tired: I planned to build something big and that was inspiration enough to keep me motivated. Little by little, owing to the successful results, I earned my family’s trust and, in a few years’ time, I took over the reins of that special shop: I bought a truck for deliveries, I hired a salesman and built solid relationships. My grandparents’ little hardware shop became a 20,000 sq. mt. warehouse - one of the largest in the area and a new beginning needed a new name: Magazzini Bracchi. Since then, the company has further grown owing to the development of departments dealing with furniture sales, interior design and craft production and, what is more, the network of opportunities and people surrounding us attracted companies that decided to embrace our philosophy.

Today, Magazzini Bracchi is at the head of a Group consisting of another seven companies.

And your personal background?

After graduating from high school and after a few months of university life, I knew that that was not my career path. I rediscovered the pleasure of studying later in life. Had I not invested in technical and managerial skills, I would have never achieved my goals. I keep reading and studying in depth. I’m very passionate about art, not only business.

How did you get the idea for Magazzini Bracchi and its services?

I just listened to my customers. Over the years, thanks mostly to the close interpersonal relationships I built, I was able to understand their needs and sense what they really wanted. I gradually increased the company’s offerings up to the current structure: a comprehensive service company.

Piano piano, grazie ai risultati, ho guadagnato la fiducia di tutta la famiglia e in pochi anni ho preso in mano le redini di quella bottega speciale; ho acquistato un camion per le consegne in cantiere, assunto un venditore, costruito solide relazioni. Poi, nel 2013, la decisione di trasferire tutto in una sede più ampia. Il ferramenta dei nonni era ormai diventato un magazzino edile di 20.000 mq - tra i più vasti in zona - e questo nuovo inizio necessitava assolutamente di un nuovo nome: Magazzini Bracchi. Da allora l’azienda è cresciuta ancora grazie allo sviluppo dei reparti legati alla vendita di arredo, progettazione d’interni e produzione artigianale ma non solo: il network di opportunità e persone che ci circondano hanno attratto aziende che hanno deciso di sposare la nostra filosofia.

Oggi Magazzini Bracchi è infatti a capo di un Gruppo formato da altre sette aziende.

Il suo personale percorso?

Dopo il diploma al liceo scientifico, pochi mesi di università sono stati sufficienti per convincermi che quel tipo di percorso non faceva parte delle mie ambizioni. Ho riscoperto il piacere dello studio in età matura; non avrei raggiunto i miei obiettivi se non avessi investito in formazione tecnica e manageriale. Continuo a leggere e ad accrescere le mie conoscenze.

Sono un grande appassionato, non solo di business ma anche di arte.

Come è nata l’idea di Magazzini Bracchi e dei suoi servizi? È bastato ascoltare i clienti. Nel corso degli anni, grazie soprattutto al rapporto umano instaurato, ho avuto modo di comprendere le loro esigenze e di intuire con perspicacia di cosa avessero bisogno. Ho arricchito via via il P. 5 1

How do you manage such a weighty group of collaborators?

I try not to make any decision, I just try to show the way- where we need to go- and then I ask the people working in the Group what they would do. I do my best to make them feel part of the company and of the decisions we make, which leads to them doing spontaneously more than what they are requested to do.

How are the services organized?

There is no one single formula: the services we provide fully meet the customer’s needs.

We can simply provide furniture and surfaces or work as a team- with reliable building contractors and architects- as general contractor, providing the customer with full service from start to finish with a certain outcome in terms of timing, costs and quality.

How important is the relationship with customers and knowing their tastes?

At the core of our philosophy is the belief that we need to provide customers with an extraordinary experience. Our culture and sensitivity allow us to understand their needs, and not only in terms of design, but also aesthetic, economic and logistic. The result is like a bespoke suit, so that there are no unpleasant surprises, only wonderful memories.

The one project you are particularly proud of?

To me, all projects are equally important, from the smallest to the biggest ones.

You are a dynamic person: any plans for the future?

My team and I see the company as internationally-oriented by now, so I cannot conceal my intention to keep growing both in Italy (two new branches opening in Milan and Florence are scheduled for 2024) and abroad, where we are already receiving the first orders.

Faccio di tutto perché si sentano parte dell’azienda e di quelle che sono le decisioni che vengono prese, questo fa sì che spontaneamente diano molto di più di quello che gli viene chiesto.

Come si struttura il servizio?

Non esiste un’unica formula: il servizio che offriamo è capace di adattarsi completamente alle esigenze del committente. Possiamo essere un punto di riferimento per la mera fornitura di arredi e superfici o lavorare in team - con società di costruzione e architetti di nostra fiducia - come general contractor, fornendo al cliente un servizio chiavi in mano con tempi, costi e qualità certi.

Quanto è importante il rapporto e la conoscenza dei gusti del committente?

Il cuore della nostra filosofia è rendere straordinaria l’esperienza del cliente, per questo cultura e sensibilità ci permettono di comprendere i bisogni non solo progettuali ma anche a carattere estetico, economico e logistico. Il risultato è come un vestito cucito su misura che non lascia spazio a spiacevoli sorprese ma piuttosto a meravigliosi ricordi.

Un progetto che l’ha resa particolarmente fiero?

Per me i progetti sono tutti ugualmente significativi, dai più piccoli ai più grandi.

Lei è vulcanico: progetti per il futuro?

Nella mente mia e della mia squadra l’azienda ormai ha carattere internazionale quindi non nascondo l’intenzione di continuare a crescere sia in Italia (per il 2024 sono previste le aperture a Milano e Firenze) ma anche all’estero dove abbiamo già iniziato ad acquisire le prime commesse.
