Mexico City remained the country’s most active industrial real estate market during the second quarter of 2026, accounting for 97% of industrial leasing activity across the Central region, according to Datoz. Strong demand from e-commerce, logistics, and distribution companies continued to drive space absorption, with the Cuautitlán-Tultitlán-Tepotzotlán (CTT) corridor leading leasing activity and reinforcing the metropolitan area’s role as Mexico’s premier logistics hub. As space availability tightens in established corridors, nearby submarkets such as Huehuetoca-Zumpango are attracting large-scale warehouse developments due to competitive land prices and strategic connectivity with the Felipe Ángeles International Airport (AIFA). Despite continued uncertainty surrounding the USMCA review process, Mexico City’s industrial market maintained solid momentum, supported by sustained demand from domestic and international companies expanding their logistics and supply chain operations to serve the country’s largest consumer market.
