A President’s Message
Brian Disney 2025 GBA President
s an Association…it’s been a busy year thus far. We appreciate all the support from our members, volunteers, leadership and staff. From advocacy support…to marketing, networking and educational events…there are opportunities for all members to participate and benefit.
Our First Wednesday Member Connections provide an opportunity for members to make new business connections. New this year, prior to each First Wednesday, members are invited to meet with GBA leadership as part of our Member Connect to explore areas of interest and ways to engage within the Association.
In April we held our Annual Awards Celebration…with Jim Tobin, NAHB President & CEO joining us to share insights from our national association. We continue to deal with many unknowns in our national economy, however one thing we know for sure is that our national and state lobbyists are working for us each day to ease regulatory burdens on our industry.
In May, GBA members participated in NCHBA Legislative Visits …meeting with state legislators to discuss policy issues that impact housing. We value and appreciate the involvement of our members engaged in advocacy initiatives on our behalf on the local, state and national level.
Our Workforce Development initiatives continue to expand working with Guilford County Schools, GTCC, and NC A&T State University Student Chapter. We need members to meet with students to help build greater awareness and interest in pursuing careers in construction. Please consider volunteering to be added to our member database…you will be contacted when opportunities arise to determine your availability.
Our initial scholarships have been awarded from our Building for the Future Construction Careers Scholarship Endowment providing financial support for students pursuing skilled trades training at area community colleges. If you know of any students that might be interested encourage them to apply…applications can be found on the website.
To continue to grow our Scholarship Endowment – our annual Casino Night fund raising event with all proceeds going into the Endowment will be held on October 30. There are numerous ways to support this event from sponsorships…to donation of prizes…to purchasing tickets…to serving on the planning team.
We just concluded our Spring Parade of Homes featuring 43 newly constructed homes. We appreciate the support of our builders, sponsors, trade contractors, suppliers, designers and everyone involved in making this annual event successful. As we gear up for our Fall Parade of Homes to be held October 4-5 & 11-12…we are excited to combine this event with the annual TOUR of Remodeled Homes…showcasing both newly constructed and professionally remodeled homes with traditional open houses or virtual tour only entries.
Builders and Remodelers…Continuing Education registration is open with virtual courses available September-November. We ask that you take your CE courses with us…as we make a financial commitment to offer a variety of dates and options…and need your support.
There are numerous events scheduled for the remainder of the year including educational programs offered by our PWB and Remodelers Councils. Utilize our weekly Member News emails and visit our website to stay abreast of industry news and upcoming events.
2024 Annual Awards
ur Annual Awards Celebration was held on Wednesday, April 2 featuring an industry update with Jim Tobin, President and CEO of the National Association of Home Builders. Join us in congratulating the following individuals and companies recognized for their contributions to the Association, the building industry and community.
Eugene Gulledge Award
This is the highest honor given by the Builders Association…named in honor of Eugene Gulledge, who founded our Association 68 years ago…recognizing continuous, outstanding contributions to our Association and the community at large over an extended period.
Carolyn Byrum received the 2024 Eugene Gulledge Award. Carolyn has been involved in the building industry for more than 25 years and actively engaged in our Association. She has served in numerous leadership capacities from chairing the Parade of Homes and Associates Council…to serving on our Board of Directors as an Associate Director, Secretary, and Associate Vice President. Carolyn was recognized in 2004 as our Associate Member of the Year and continues today to support our Association. She is a charter member of our Professional Women in Building Council. Carolyn understands and values the importance of giving back and does so as an ambassador for our Association as well as throughout our community.
Building for the Future Workforce Development Champion
GreenHawk Corporation received our inaugural Workforce Development Champion award for their vision, leadership and commitment to workforce development. Their donation of two residential lots this past year was instrumental in the formation of our Building for the Future Construction Careers Scholarship Endowment.
President’s Award
D.R. Horton and True Homes were each recognized as a recipient of our 2024 President’s Award for their support of construction careers and workforce development initiatives providing financial support for our Scholarship Endowment.
Builder Member of the Year
Phil Warrick received the 2024 Builder Member of the Year Award . Phil has been involved in the building industry for more than 30 years. He maintains both an Associate and Builder membership. He has been active serving in a variety of leadership positions the past twenty years, including GBA President in 2016. This past year he spearheaded the review and update of our Association’s bylaws. Phil is equally as involved on the national and state level, serving as NCHBA President in 2019 and receiving NAHB Life Delegate status this year.
Associate Member of the Year
Dede Potter received the 2024 Associate Member of the Year Award . Dede has been an active member for the past four years focused on helping members make connections. She is a founding member of our Professional Women in Building Council, a member of our Remodelers Council, and has served on our Board of Directors as an Associate Director the past two years, continuing this year as our Second Vice President. Dede is also involved in numerous community organizations, including serving as Board Chair of Habitat for Humanity of Greater Greensboro.
Kavanagh Award
David Kolosieke received the 2024 Kavanagh Award for his commitment to affordable housing in our community. Over the past six years, he served as the President and CEO of Habitat for Humanity of Greater Greensboro. Under his leadership he led the charge in Habitat’s growth from a home builder to a community developer. In addition, he has been an advocate for workforce development serving on our Construction Careers committee as well as providing internships to students interested in construction.
Lewis Award
R & K Custom Homes received the 2024 Lewis Award for utilizing the most Association members in the construction of their Parade homes, working with more than 32 members. This is their eight consecutive year of receiving this award recognizing their commitment to conduct business with Association members.

Fall Parade of Homes / Tour of Remodeled Homes
October 4-5 & 11-12
New this fall, we are combining our Fall Parade of Homes and Tour of Remodeled Homes…allowing consumers the opportunity to tour both newly constructed and professionally remodeled homes…both in person and virtually. There will be a designated section within the magazine profiling remodeled homes…which will have open houses October 4-5 only.
Additional information, including participation agreements, can be found on the website. Early registration deadline is July 11. Final deadline for Builder and Remodeler entries is August 1
Signed into law on March 19, HB 47 (Disaster Recovery Act of 2025) delays the effective date for both the commercial and residential codes until 12 months after the NC Residential Code Council is set and the publication of all the NC State Building Codes. This simply means that you can apply for a permit under the current 2018 NC Codes until sometime next year…date to still be determined based on the above requirements.
The published new 2024 approved codes that focus on residential dwellings and structures are the following:
• 2024 NC Administrative Code (available for purchase now)
• 2024 NC Residential Code (anticipated to be available in June from ICC)
• 2023 NC Electrical Code (based on the 2023 NEC with NC Amendments)
You can use the new 2024 NC Codes as an alternate method if you wish now. Links for the new code books available for purchase can be found on the website.

Workforce Development
Volunteers are periodically needed to:
Workforce development remains one of the greatest challenges our industry faces. As we expand our construction careers initiatives, we need member participation to work with high school and college students.
Construction Careers Committee
Our Construction Careers committee meets quarterly to plan and review all workforce development initiatives working in partnership with educational and workforce development organizations. These meetings are open to any member interested in participating. Meeting dates will be posted on the website and included in Member News emails.
Various subcommittees have additional meetings with Guilford County Schools, GTCC and NC A&T State University Student Chapter.
• Visit classrooms to share industry experience & job opportunities
•Attend Career Fairs to promote construction careers
•Provide building materials, tools and/or financial donations to support high school construction programs
•Host students for field trips to job sites
•Provide job shadowing, summer internships or apprenticeships

Casino Night
Members are encouraged to join our planning team…monthly meetings will be held June-October to coordinate this annual fund raising event – to be held October 30 - with all proceeds supporting our Building for the Future Construction Careers Scholarship Endowment.

NCHBA Legislative Visits
GBA members joined industry members from across the state in May to visit with state legislators to discuss policy issues that impact housing. Advocacy is a critical component for trade associations and we’re fortunate to have members willing to represent our members and industry…lobbying for policies that will lower the cost of housing and help close North Carolina’s staggering five-year housing gap — 764,478 homes short of what’s needed to meet demand.
Support NC BUILD-PAC
Our state legislative team continues to have a significant impact on code and regulatory issues impacting our industry. To continue to maintain our effectiveness in Raleigh and locally, we need your support of NC BUILD-PAC. It is essential during election years that we are able to support candidates that understand and will fight for issues important to us. This year we have the Greensboro City Council elections and need your support.
Donations must be made from your personal account. Corporate checks and credit cards are not allowed. Make sure to list Greensboro Builders as your local HBA so that a percentage of your donation goes to our reserve for city and county elections.
NCHBA Group Health Insurance

The plan is offered to association members that have at least 2 employees (a spouse does not meet the definition of an employee) and whose business is directly related to the home building industry.
