Design Trends in Today’s New Homes

As the spring home buying season kicks into full gear, the home building industry celebrates new homes month throughout April…which means it’s time for our annual Spring Parade of Homes.

Home builders closely follow the preferences of today’s buyers including top features and design trends. For example, builders responded at the height of the pandemic by adding square footage in new homes since people were spending more time at home. Now the trend is shifting, partly due to housing affordability factors. The average size of a new home continues to inch smaller, dropping from 2,479 square feet in 2022 to 2,411 square feet in 2023, the smallest average size in 13 years.

If you’re looking for a new home, you may be considering the essential features on your must-have list. A recent survey from the National Association of Home Builders (NAHB) asked first-time buyers and existing homeowners about the features they consider essential in their next home.

While home buyer preferences are trending smaller, open design concepts such as great rooms and nine-plus-foot ceilings on the first floor remain desirable. The survey shows that now, more than ever, future homeowners want to have a connection to the outdoors and ample space in the kitchen. Home offices continue to be a desired feature.

Popular interior must-haves included a walk-in pantry and table space in the kitchen. Three kitchen features stood out in the survey: NAHB noted that in the past ten years, built-in kitchen seating, outdoor kitchens and quartz or engineered stone for kitchen countertops have grown in popularity. The must-haves for the outside of a home include exterior lighting, garage storage, front porch, patio and landscaping.

When it comes to new home configuration trends, designers are including flexible spaces that increase functionality to laundry rooms. Hardwood flooring and wood finishes are included to add warmth and character both inside and outside the home. Another popular design feature trending in new homes is creating outdoor spaces that seamlessly integrate with indoor living.

Home buyers are also placing higher value on personalization and authenticity. This is reflected in the style of the home and the upgrades that buyers choose to incorporate into their homes, whether it’s creating an island that looks like a piece of furniture, higher quality cabinets or more expensive flooring.

Buyers also look to technology to ensure safety and comfort while at home. Among the top tech features sought out are security cameras, wired home security systems, programmable thermostats, video doorbells, multizone HVAC systems and energy management systems.

5 Specialty Rooms Home Buyers Want

Every home buyer has an ideal home in mind. Location, home size and features are among the top considerations when deciding if a home is right for you. However, one new home feature that piques home buyer interest is specialty rooms. Beyond bedrooms and bathrooms, specialty rooms have a specific purpose. The National Association of Home Builders (NAHB) surveyed recent and prospective buyers about what specialty room they considered essential and desirable in their new home.

Home Office. More flexibility with work makes this space in new homes among the most popular. A majority (63%) of buyers want a home office. However, the survey revealed that this request isn’t a recent trend. The share of buyers who desire this has remained above 60% since 2007. Home offices are popular among millennials and married couples with children.

Laundry Room. A space for folding, hanging or simply a space to put dirty clothes placed high on the list. A large majority of buyers (87%) rated the laundry room as an essential/desirable feature. A laundry room has consistently been the most popular specialty room since 2003. These rooms are more than a space for appliances and can be outfitted with built-in storage and other features to help make the most of the area.

Flex/Multipurpose Spaces. Formal rooms have their place in homes, but more buyers are saying they want space with the ability to adjust to meet their needs. More than half (56%) of buyers wanted a flexible or multipurpose room. From transforming a guest space into a hobby area or simply a quiet nook to find respite, flexible spaces are grabbing buyer attention.

Sun Room. The home décor theme of bringing the outdoors in via natural light and indoor plants is growing in popularity. More than half of buyers (54%) in the survey considered a sun room essential/desirable. Generally, sun rooms have large or floor-to-ceiling windows to maximize natural light and can be enjoyed in the summer, spring and fall. In addition, a home with a sun room adds more square feet, providing ample space to unwind and soak up natural light.

Breakfast Nook. Stylish and functional, breakfast nooks provide extra space for dining and spending time with family. More than half, 52%, of survey respondents considered a breakfast nook an essential feature. Nooks vary based on the style of your home. However, you can generally find them near or on the side of your kitchen with chairs or a bench and a small table. A designer can help buyers transform the nook into a stylish space or recommend ways to sneak in additional storage space for your kitchen.

Outdoor Features in New Homes

Research continues to show that the pandemic had long-term effects on buyers’ expectations for their homes. One of the most lasting consequences is the desire to spend more time outside in the comfort and safety of porches and backyards.

The National Association of Home Builders (NAHB) asked recent and prospective home buyers about the top features they want in a new home. More than 50% of buyers ranked nearly a dozen outdoor features as essential or desirable in a home. Among the most popular outdoor features are a patio, exterior lighting, a front porch, landscaping, and a deck. The survey also found that between 2020 and 2023, outdoor fireplaces and outdoor kitchens increased in popularity.

Surprisingly, the desired features varied across generations. Boomers are significantly less likely than younger generations to want outdoor features in their homes. Less than half (49%) of Boomers considered an outdoor fireplace essential or desirable, compared to a majority (70%) of Gen Z and Millennial buyers. A similar dichotomy exists for an outdoor kitchen; only 45% of Boomers want an outdoor kitchen compared to most younger generations.

Functional outdoor spaces are one of the many advantages of a newly constructed home. Builders in our community closely follow buyers’ exterior needs and wants, so spring home buying season is a perfect time to find a home that fits modern lifestyles.

There are many other benefits of owning a new home that may be less obvious but just as valuable. Home builders are creating more open spaces with higher ceilings, oversized windows, and expansive great rooms for added convenience and modern living. Today’s new homes have the latest environmentally friendly, cost-saving, advanced technology materials and appliances.

Having features that fit your family needs… new homes can be personalized with appliances, cabinets, countertops, carpets, floor coverings, paint color and other design elements. They also come designed for modern lifestyles, with open floor plans, walk-in closets, and creative storage solutions.

Most of today’s new homes are built in new neighborhoods, and when families move into a new community simultaneously, lasting bonds of friendship and neighborliness often form immediately. Many neighborhoods host community block parties to help neighbors meet and connect. Entertaining new neighbors, friends, or family outdoors or indoors is easier in today’s new homes.

Careers in the Construction Trades

Workforce development is one of the greatest challenges the building industry has faced over the past decade and continues today with an increasing shortage of skilled labor. Careers in construction offer tremendous value…competitive salaries… and job growth opportunities.

As part of the Greensboro Builders Association’s construction careers initiatives…we are involved with area high schools, community colleges, and other workforce development organizations striving to build greater awareness of career opportunities within the construction industry. This includes classroom and jobsite visits, career fairs, job shadowing, internships, on-the-job training and apprenticeships.

We are currently working to expand on these initiatives through the establishment of our Building for the Future Construction Careers Scholarship Endowment . In developing an annual scholarship program with sustainable funding sources, our goal is to attract students, young adults, and others to provide financial assistance to obtain the skilled training needed to pursue careers in the building industry. We are extremely appreciative of the generosity of our association members who are helping launch our Endowment fund.

With high school graduation season around the corner… this can be an exciting yet daunting time as students contemplate the next chapter. If you know a soon-to-be or recent grad seeking new opportunities, or adults who are looking for new career options, encourage them to explore technical education opportunities that can lead to professional and personal fulfillment.

builders and remodelers report shortages in 16 types of trades, including framers, carpenters, electricians, and plumbers. Baby boomers currently fill many skilled trade jobs. According to the Home Builders Institute, a substantial portion of the construction labor market could

retire in the near future. That means job prospects for technical students are promising, especially in residential construction. According to the latest Bureau of Labor Statistics (BLS) data and analysis by NAHB, there are more than 388,000 residential construction jobs currently available across the country. Construction industry employers must fulfill them to help address the nation’s housing shortage.

Wide Range of Opportunities

From contractors and project managers to suppliers, trade contractors, designers and more…there is a wide range of roles. Working in construction affords the opportunity to develop practical, hands-on skills. Whether building structures, installing electrical systems, or supplying materials, experience and expertise are gained that is always in demand. This diversity allows individuals to find a niche that matches their skills and interests.

Professionals working in the trades are problem solvers and critical thinkers. Each day brings new tasks and challenges that are an ideal match for talented individuals who enjoy troubleshooting. For example, critical thinkers and detail-oriented individuals would excel as carpenters, ensuring materials are exact; and those with exceptional analytical skills are qualities found among expert electricians, HVAC technicians and plumbers. The construction industry continues to embrace new technologies, such as 3D printing, sustainable building materials, and smart construction methods which offer exciting opportunities for innovation.

Competitive Salaries

Construction careers offer competitive compensation. According to the BLS and NAHB analysis, half of the payroll workers in construction earn more than $54,540 annually and the top 25% make at least $77,030. Based on the national mean salary…electricians, plumbers and masonry contractors make more than $60,000 annually… averaging $30 per hour. Upon moving up the career ladder, becoming a crew leader or supervisor, earnings can increase significantly.

Trades are for Everyone

More women across the country are becoming a part of the residential construction industry. According to an NAHB analysis, women employed in the construction make up 11% of the construction workforce. Generally, a pay gap exists between men and women across most industries in the United States where women earn 80 cents for every dollar a man earns. However, the gap is much smaller in the construction trades. According to the Bureau of Labor Statistics, women in the construction industry earn 97 cents for every dollar a man earns.

Entrepreneurial Opportunities

Many professionals in the trades choose to work for themselves. They are starting their own businesses and building highly successful companies. According to the most recent BLS data, approximately one out of three carpenters were selfemployed. The key benefit of self-employment is the ability to set your schedule and have flexibility to accommodate your family and lifestyle.

Sense of Accomplishment

Contractors and skilled trade professionals enjoy tangible and intangible benefits. As a craftsman, you are building something that future generations will enjoy. In addition, members of the residential construction community are satisfied knowing that their work helps strengthen their community, which few other industries can offer. All of these benefits bring a sense of fulfillment in a well-done job.

Avoid Crushing College Debt

For many individuals, the high cost of college outweighs the benefits. In the 20212022 school year, more than half of bachelor’s degree recipients from public and private nonprofit four-year institutions graduated with debt and the average debt among borrowers was $29,400 according to the College Board’s Trends in Student Aid 2023 report. Technical education offers an alternative to the fouryear college track without the burden of high student loan debt. And there are numerous “earn while you learn” apprenticeships available, so you don’t have to wait to complete a training program to generate income.

Growing employment opportunities…competitive salaries…on-the-job training… advancement opportunities…along with national industry growth are just a few reasons to explore a career within construction and/or related services. Whether individuals are interested in working with their hands, managing projects, or supplying materials, the construction industry provides diverse paths to success.

In 2003, GBA entered into a partnership with Habitat for Humanity of Greater Greensboro known as Raising Roofs… Builders for Habitat. Builders, remodelers, suppliers and trade contractors worked side-by-side to build houses from foundation to dedication in one incredible week…a huge undertaking that could not happen without the support of numerous Association members. This past year we completed construction on our 65th home as we also celebrated the Greensboro Builders Association’s 65th year as a trade association.

We are excited to continue the tradition of helping provide affordable housing for others in our community…and appreciate the generosity of our members who continue to donate building materials and labor to support these initiatives.

Since 2011, GBA has partnered with Community Housing Solutions to assist with residential renovations and new construction. More than twelve homes have been renovated to ensure homes are warmer, safer, and drier for those in need in our community. Two homes have been completely rehabbed, one in the historic Glenwood neighborhood, and one which was damaged during the tornado that touched down in East Greensboro. We have also constructed two new homes, one on Douglas Street and the other on Eastwood Avenue. Through these initiatives, we have impacted 16 families and more than 40 individuals to date.
