ember participation in our events this year has been very encouraging. We sold out our Fall Golf Tournament at Grandover (what a great time!) as well as our Spring GBA Invitational. We had more participants at our Spring Skeet Tournament than ever before…and are gearing up for a great fall tournament in November. Attendance has been good at many other events including the Spring Parade Celebration, our recent joint Build PAC Beer & Wine Tasting event with Winston-Salem, and our Associates Appreciation event.

The one thing we can do now is to finish this year with a real flourish. Our Fall Parade Celebration will be our Reverse Raffle to be held at the Elks Club on Thursday, October 20. A $10,000 first prize awaits the winner. It is a fun evening and a good chance to celebrate the Parade and well as make new industry connections. Please consider attending….you will have a great time!

We also are planning a membership push throughout the month of October. I would ask that everyone just ask one person to consider joining our Association. If asking is not comfortable for you, just call or send a note to any of our staff or me and we will make the call for you. If they are a builder or remodeler, they become eligible for the NCHBA member rebates. Some have received more than $1,000.

That alone, covers the cost of membership and some extra spending money.

On the advocacy front, builders also are eligible to file for real estate tax reduction.

Associate members will be eligible to enjoy the resolution of the Sales Tax on Labor law. Our state legislative group has basically won exemption for our industry (new and remodeled projects) and material suppliers from charging and collecting sales tax on labor. It is difficult to find a person that belongs to our Association that has not made or saved enough money through our efforts, to more than pay for their membership.

We will be participating in TREBIC’s Pig, Poultry & Politics event. This gives everyone a chance to meet area candidates and hear their last argument for your vote. We will also be sharing our suggestions for the County Commissioner election this fall. We support candidates that support our issues, regardless of party.

In other events this fall, a great lineup of homes for the Fall Parade will offer two weekends of opportunity to look at some of our members’ houses…along with the products and services provided by member trade contractors and suppliers.

Looking further ahead, we will continue to work to find a way to secure and build our workforce. The task force we have been participating in will be bringing some individuals to our industry in the spring.

Over the next month, we will be nominating a new Board of Directors and Officers…as well as securing council and committee leadership for 2017. If you have interest in serving, please let us know. There are numerous opportunities to be involved in leadership positions within our Association.

I would like to personally THANK YOU all for your help and participation during the past year. I have been honored to serve as your president. I know that Ron will do great job going forward.

Fall Parade of Homes

Saturday & Sunday October 15-16 & 22-23 1:00 – 5:00 pm Admission is FREE PARADE BUILDERS

lan to come out and see some great homes on tour during our regional Fall Parade of Homes on Saturday & Sunday, October 15-16 & 22-23. Being held in conjunction with the Home Builders Association of Winston-Salem, the Fall Parade will feature more than 70 newly constructed homes throughout Guilford and Forsyth counties for two consecutive weekends. Homes will be open from 1 – 5 pm each day. Admission is FREE. Utilize with our mobile application – My Home Found - on your smart phone or tablet to access information on Parade entries, including driving directions and an interactive Buyer’s Guide of participating members who assisted in the construction of these homes. You can also utilize this feature to highlight and map the homes you want to tour for driving directions between homes.

As you tour the homes…help us promote on your social media pages…by including photos using hashtags: #GSOParadeofHomes #GBAMembers Also join us in supporting A Simple Gesture Greensboro by bringing canned foods to the Parade homes. Your food donations will help support school pantries throughout Guilford County.

Builder News Market Your Business to Consumers

With more than 175 licensed general contractors that are members of the Greensboro Builders Association…consumers often don’t know where to start their search for a builder and/or remodeler.

However, they are aware of the annual Parade of Homes and Tour of Remodeled Homes. In addition to gaining face-to-face time with consumers during these home tours, your company’s marketing information remains on the GBA website and mobile APP for 6-12 months…giving you a marketing advantage. As you develop your 2017 Marketing Plan…consider participating in one of our three annual home tour events.

Parade of Homes Promoting NEW construction and communities, we will again be offering both a spring and fall Parade of Homes in 2017 to allow builders continued flexibility based on marketing of existing inventory and timing for new construction.

Spring dates are tentatively scheduled for April 29-30 & May 6-7.

Take advantage of the Early Registration Deadline for the 2017 Spring Parade by submitting your participation agreement and paperwork by January 20.

Tour of Remodeled Homes For remodeling contractors, participation in the annual Tour of Remodeled Homes is a great way to set your company apart from other remodelers. Tentative date for our 2017 Tour is Saturday – Sunday, August 5 - 6. Tour entries can be ANY renovation that has previously been completed or will be finalized by June 15, 2017. Tour entries provide consumers the opportunity to visualize and see first-hand what they might be able to do within their own home. The Tour also provides increased exposure for both the remodeler and associate members involved in the renovation.

Both the Parade and Tour provide sponsorship and advertising opportunities through the event magazines…as well as our online mobile website applications. The collective marketing, coupled with the consistent branding of these events, is a win-win for all involved generating qualified traffic and potential clients. Plan now to incorporate these events in your annual marketing for 2017.

Associates EXPO & Builder Roundtable Builders & Remodelers: Plan to join us for our annual Associates Expo on Thursday, November 10 from 4-7 pm at the Greensboro Realtors Association office. This is a BUILDERONLY invitation event to meet with Associate Member exhibitors. Food…networking…great prizes…while gathering information on new industry products and services.

Remodelers Council Upcoming meetings will be held on October 27 at Ferguson Enterprises and November 17 at Amanzi Marble & Granite.

Certified Aging-in-Place Specialist Earn your Certified Aging-in-Place Specialist (CAPS) designation locally. The Remodelers Council will be offering the three NAHB courses required to obtain this national designation in November as well as quarterly in 2017. NCHBA Member Rebate Program Available to all Builder & Remodeler members…the average rebate per member who participated in 2015 was $1,178.12… which more than pays for your annual membership dues. Sign up to begin participating at www.HBARebates.com. Once you register…every quarter if you have a completed home, remodeling project, or multi-family unit that used any of the participating manufacturers, complete and submit the Rebate Claim Form…no receipts needed. This past quarter, GBA members received rebate amounts ranging from $500 to $12,000.

NAHB International Builders’ Show

Register to attend the building industry’s largest event where you gain access to innovative products and exhibits, along with valuable networking and educational opportunities. IBS is being held jointly with the National Kitchen & Bath Industry Show (KBIS). Registered IBS attendees have access to the exhibit floors of both shows.

Kick off IBS 2017 by attending the Opening Ceremonies on Tuesday, January 10 featuring the legendary quarterback Peyton Manning as the keynote speaker and conclude the show on Thursday by attending the SPIKE Concert featuring Little Big Town!

Housing Market Research Special thanks to Zonda by Meyers Research for providing housing market updates for Guilford County.

In the Greensboro-High Point region, total residential building permit activity increased 24.9% year-over-year to an annualized rate of 2,810 units in July.

In the twelve-month period ending July, single family building permit issuance increased 10.0% to 1,752 units while multifamily permit issuance increased 61.0% to 1,058 units.

The median closing price for a new detached home in the Greensboro-High Point region increased 4.9% year-over-year to $202,021 in July while the median closing price for a new attached home decreased 15.4% from the same year-ago period to $152,667.

Homes priced between $120,000 and $180,000 experienced the most closing activity over the past year. The new home affordability ratio for a detached home reached 52.2% in July.
