We’re excited to introduce two new features this month! Drumroll, please… First, from the Archives of the St. Petersburg Museum of History (pg. 16). Each month we’ll share a piece that is not currently on public display. When Executive Director, Rui Farias, approached us with this idea, we were obviously on board from the start.

This City’s history fascinates us, and we love publishing stories about it. But it really hit us when we went to the museum and saw all the incredible stuff just hanging out behind closed doors. We

Allendale Terrace

I have often driven the brick streets of Allendale Terrace. The first things I notice when approaching this neighborhood are the majestic oak trees shading the area’s streets and homes.

One can’t help but marvel at the stately old homes, many of which were built in the 1920s and 1930s. Due to my inborn interest in the history of St. Petersburg, I wondered about the history of Allendale Terrace. I’m really becoming friendly with the folks at our local library.

The history of Allendale Terrace is written largely in much of the life Cade B. Allen. It was Allen who conceived and developed Allendale. He was a former brick mason from New York who came to St. Petersburg in 1912, reportedly for the health benefits of its climate. Beginning in 1916, Allen made nine purchases of land around Crescent Lake. He established a truck garden (a garden where vegetables

are grown for market) and dairy farm on this property. Some of his cattle actually grazed on what is now Miller Huggins Field. The second of these land purchases was from Perry Snell.

During this time he became friendly with Harold Smith, who was a member of the same church. In 1922 Allen sold this property and went into business with Smith, who was a real estate developer. St. Petersburg’s public records show the registration of a deed to Cade B. Allen and Harold Smith for 135 acres bought from the estate of W.L. Foster and his wife Amanda in December of 1922. The area had been known as “The Foster Grove” and Cade’s son Donald believed the price was $186,000.

Development was soon under way when the two men engaged George F. Young Civil & Landscape Engineers of St. Petersburg to survey and lay out a street and block plan for the land.

The plat for Allendale Park, named after Mr. Allen, was recorded on April 4, 1923, and soon, with plan in hand, brick streets with granite curbs were constructed.

Harold Smith and Cade Allen shared a real estate office on Central Avenue, and then on 4th Street, until Allen opened his own real estate office at 3649 Haines Road. Around that time Mr. Allen also bought out Smith’s interests in the Allendale subdivision.

Between 1922 and 1954, Cade Allen and his sons built a total of 40 houses in Allendale, many with a distinct appearance that makes them easily recognizable today. All of these houses were built with hollow clay tile, and a stone veneer was then added to many of them. Some of the homes used local coquina rock, while others were faced with different types of stone, including granite, sandstone, and fieldstone from

Georgia, Alabama, North Carolina and Tennessee, brought in by rail.

Over the years, Mr. Allen and his family (which included his wife, Eva and their eight children) actually lived in six different houses in Allendale. First was the original frame house that came with the purchase of the property. It had eight brick chimneys, which were torn down, and the brick was used as a veneer on the frame house and stuccoed.

The house was located at 3650 Foster Hill Drive.

The second house, which was the first Allen built for the family, was located at 3405 9th St. N. (Euclid Blvd.). It was called the “Snow House” because it was so white. The family lived there for about a year, from 1924 to 1925.

The third Allen residence in Allendale Terrace is the gray granite house at 3600 9th St. N. (Euclid Blvd.), completed in 1925. The contemporary address for this beautiful home is now 3601 Foster Hill Drive N. The fourth house in Allendale Terrace occupied by the Allen family, built in 1928 and located at 944 39th Ave. N., was a large masonry, Spanishstyle home. The family lived here until 1947.

The fifth home was built in 1939 and was sold to a Mr. William Garrison. The Allens bought the house back in 1950. The address was 945 40th Avenue N. The sixth and last house that Allen designed and built as Cade B. Allen & Sons was 1020 41st Ave. N. Built in 7

1954 of pink and white marble imported from Georgia, the home was occupied by Cade and Eva until Cade’s passing in 1959. Eva continued to live in the house until 1966; she died in 1971.

In total, 74 homes were built in Allendale Terrace prior to World War II. Between the War and 1960, there were an additional 186 homes built, with another 50 homes built since then.

One of the advantages of living in Allendale Terrace is the fact that it is built on a rise, often referred to as “The Ridge”, which puts the homes above the flood zone elevations, so residents are not required to purchase flood insurance. By comparison, other soughtafter historic neighborhoods closer to the water, such as Old Northeast and Snell Isle—while lovely—would be evacuated in a severe storm, and residents there must purchase flood insurance.

Known for its giant oak trees and large estate homes, Allendale Terrace is considered by many to be the finest area of St. Petersburg that is not located on the water. The area spans from 34th Avenue North to 42nd Avenue North, between 7th Street and 9th Street (MLK). It also includes the area between 34th Avenue North and 38th Avenue North, from 9th Street (MLK) to Haines Road.

As a result, Allendale is one of the few neighborhoods in St. Petersburg where you will not find any apartments or stores within its boundaries. Although the association is not currently active, the neighborhood does have a well-known Crime Watch program. K9 Holistics: Owner-Focused Training

St. Petersburg’s appropriately named K9 Holistics (K9H) offers specialized dog training to people who truly want to strengthen their relationship with their pets. The name fits because K9H is a lot more than simple obedience training.

Rather, Christine, the owner, enhances relationships by teaching proper communication, focusing on dog owners first, and her unique tactics deliver long-lasting results.

Christine was born and raised in St. Pete and moved back to the area after living in Chicago for ten years.

“It is amazing to me how much our city has changed in a short amount of time, and I’m so proud to be a native,” Christine said. “I love how vibrant the people and culture are here, and of course, I love that you can bring your dog practically everywhere!”

Because St. Petersburg has access

to so many dog-friendly businesses and events, it provides Christine great opportunities for training pets and owners in real-life situations.

“My clients love to do sessions out and about so we can work on training their dog into the ultimate canine companion,” she said.

Christine has operated K9H for three years now and has done a lot in the local community to teach pets and owners about communication.

“It’s no secret that St. Pete is one of the most dog-friendly cities in America, and I love being able to support that community,” she said. “I’m really passionate about educating people on how to understand dogs – especially kids!”

Last year, Christine participated in the Great American Teach-In, and spoke to a group of more than 100 kids about interacting with dogs in a 8

safe way. Christine also teaches group classes once a week at the Tampa Bay SPCA, and has been involved in shelter and rescue work in many capacities over the years. She currently serves on a committee assisting in the development of a small animal shelter for the pets of domestic abuse survivors.

Christine’s experience and inherent love for dogs is evident in the specialized training she provides at K9H. She said: “Our mission is to help people better understand their dogs, and to help dogs better understand their people! The majority of behavior problems are a result of two things: poor communication and a lack of understanding between the owner and dog.”

Christine says one of the biggest reasons dogs have behavior problems is that owners often don’t treat their dogs like dogs. Many times Christine finds that the owner is actually reinforcing the exact behavior that they want to change.

Her approach to training can fix that, though. “Obedience training is all well and good – and learning commands is important for any dog – but having a well-behaved dog requires far more than just teaching commands,” she said. Christine believes pet owners have to know how to communicate effectively so that dogs can understand their owner’s expectations. They also have to understand their dog well enough to know how to motivate them.

So, how does K9H separate itself from other qualified training services? Christine said: “We are different in our approach to training because our methods are what I call ‘owner-focused’. We train the dog by training the owner. I think most people intuitively know that they are ultimately the source of their dog’s successes and failures, but so often dog training programs don’t put much emphasis on really finetuning the abilities of the owner.”

Christine understands that at the end of the day, trainers go home and owners are left alone to deal with their dogs.

To see long-term results, owners have to be educated and prepared enough to continue working with that dog knowledgeably. “The last thing I want to do is leave my clients thinking that I have some magical dog-whispering ability that they themselves cannot access,” she said.

Christine trains pets and owners to communicate effectively, and empowers both in the process!

Artist Rendering St. Petersburg’s Warehouse Arts District Association started with

several leaps of faith. Artists who needed reasonably priced work space saw promise in abandoned warehouses and began to reclaim industrial buildings that once housed tomato and seafood packing plants, a large commercial laundry and a deserted railway station.

In 2012, WADA organized as a nonprofit entity to attract artists, create jobs, interact with the community and offer educational programming. The district itself, which runs from First Avenue N to 10th Avenue S and from 16th Street to 31st Street, has become a creative corridor that includes roughly 200 artists who create paintings, sculpture, music and furniture. Still others shape works of glass, clay, wood, sand, paper and metal.

The WADA calls the area “Where Art Is

Made.” It encompasses part of the Deuces Live and Grand Central areas and is within an enterprise zone that the city has targeted for economic development.

Public and private funds enabled WADA to purchase nearly 3 acres of land along 22nd Street S between Fifth and Sixth avenues and along the Pinellas Trail.

The property, acquired in 2014, is now known as the ArtsXchange. It comprises six warehouse buildings that total more than 50,000 square feet of space.

Current tenants include Dazzio Art, MGA Sculpture and Soft Water Studios.

Construction is under way to convert about 11,000 square feet of additional space into nearly 30 studios that are being built on two levels inside the skin of one of the existing warehouses on the property. The studios will be self-supporting. Stabilized rents will pay for maintenance, operating

and utility costs. Also included are an incubator area where artists can interact and teach each other and an event space that will offer gallery and gathering opportunities, plus a meeting area for community outreach, programming, children’s education and other events.

The group of artists who have been chosen as the first tenants in the new studios should be able to move in sometime in July.

WADA leaders also are working with the Deuces Live on an action plan that should bring better lighting and signage, safer walking and cycling areas and additional event and work space to the area. At the April 27 hard hat party held to show progress at the ArtsXchange, St. Petersburg Mayor Rick Kriseman announced that city staff will begin to improve lighting along the Pinellas Trail.

Artist Rendering The Warehouse Arts District Association was created because of the increasing desirability of the area, which is home to the popular 3 Daughters Brewing, Brocante Market and many other commercial enterprises. As property values escalate, so do rental rates for studios and galleries, often pushing artists out of the very neighborhoods they have helped to improve.

Future plans are to create larger spaces

for metal workers, sculptors, other mixedmedia artists, classrooms, and additional gallery space. WADA leadership envisions even more possibilities: performance space, a foundry, a recording studio, rehearsal areas, perhaps even a restaurant and/or microbrewery.

Ideas emerge daily. During a recent tour of scientists from the University of South Florida, one suggested that new plantings along the trail could develop as

edible gardens that would produce food available to anyone. Also being discussed are an increasing number of educational efforts, community marketplaces and festivals in the area.

Keeping St. Pete Cool

Gregory Mathis, owner and operator of Gregory Air, may be one of St. Petersburg’s newest business owners, but he isn’t new to town or to the A/C business.

Mathis is a St. Petersburg native. He grew up here in the ‘Burg and graduated from Gibbs High school. He currently resides here with his best friend and rescue dog, Olive.

While talking to Mathis, it is apparent how much he loves his hometown and the people who live here. “I truly enjoy working in an

environment which holds so many wonderful memories for me,” he said.

His favorite part of St. Petersburg is our beautiful downtown area, and he is so proud of the positive changes he sees in the Grand Central District and other districts on Central Ave. “It’s completely different from just a few years ago,” he said. Mathis is excited to bring his passion and expertise to this community, along with being able to provide a personal and affordable option for residents and business owners alike.

He said that the majority of his service calls are for drain line repairs, and yearly maintenance would be extremely beneficial in ensuring these lines stay in proper working condition.

Carter's Florist and Greenhouses: Where Tradition Meets Technology

Terry Hagstrom has owned Carter’s for the past 24 years For more than 61 years, Carter’s Florist and Greenhouses has served St. Petersburg and the surrounding area. Terry Hagstrom, the current owner, has owned and operated the shop for the past 24 years. In 1993, Terry purchased Carter’s Florist and Greenhouses from Robert Carter. Mr. Carter opened the business in 1946 under the name of Lakeview Nursery. He continued the operation uninterrupted until 1956, when he initiated the name change to Carter’s Florist and Greenhouses.

With such a long local history, creations by Carter’s have touched many lives. The five-star reviews all over the internet and a longstanding customer base are evidence of that.

Hagstrom says that one of the most rewarding aspects of running the well-established flower shop is the continuity.

“We have third and fourth-generation customers. We have customers who, we’ve done their parents’ weddings and now we’re doing their children’s weddings,” Hagstrom said.

“They become family. They can call to place an order and we generally know exactly what they want because we know them personally. We know their personality. We know their home. We know their look and the products they like. It’s a real people business. It’s not a catalog type business.”

In addition to flower arrangement delivery, Carter’s goes above and beyond to create and design comprehensive, unique decor for events, including weddings and corporate parties.

With a 5,000-square-foot warehouse in Gulfport, Carter’s has a selection of linens, props and lighting that they use, along with their trademark floral bouquets, to create beautiful backdrops for special occasions. They have provided flowers for numerous events, such as the St. Pete Grand Prix, as well as providing the Christmas decor at the Renaissance Vinoy Resort since 1995.

To stay on top of the newest trends, Hagstrom and his team of eight employees attend seminars, read industry periodicals, and pay attention to how other shops are doing things. Then, he says, they make enhancements to provide their customers the best experience possible.

Hagstrom says that his industry is more complex than 14

most people realize because there are so many steps involved in creating beautiful and memorable events.

“It’s a challenging business,” he said. “People don’t really have an idea as to what goes into all this...from the minute we get the flowers to the time an event or a wedding takes place.

There’s a whole week of activity that happens prior. It actually starts a couple of weeks before with the ordering of product.”

Still, after it’s all done, Hagstrom said: “My favorite part is seeing everything beautifully done at the end of the day, and our customers are happy, and I can know that we went and did what we were supposed to and were very professional and gave an exciting, unique look at a fair and reasonable price. That’s where our main focus is—quality product, quality customer service and going the extra mile.”

Part of that extra mile includes follow-up service.

Hagstrom uses technology to make sure his customers are happy. Since 2010, his point-of-sale system not only sends a delivery confirmation, but the customer also receives a picture of what was delivered.

“We really put our feet to the fire and stand behind what we do, and say, ‘This is the order that we took, this is what we delivered, this is an actual picture of that piece,’” Hagstrom said.

“It’s all automated because I’m a real believer in technology.

We’re the only florist that does that and people love it.”

Hagstrom says he has a broad mix of customers, and because they’re a community-based business, they try to give back when there is an opportunity, by doing things like matching funds for floral arrangements for religious institutions, or donating labor and time to help decorate nonprofit events.

A source of pride for Hagstrom is that they are a brickand-mortar store, where people can come in and check out the variety of imported flowers inside the coolers and greenhouses, and where staff members are on hand to help with questions or suggestions. Or, if people call in an order, Carter’s staff personally handles it from design to delivery.

“We’re not just an 800 service where we farm it out to somebody else and then it gets fulfilled through the internet.

From the time an order is placed, we take care of it entirely until it’s fulfilled. We’re not your typical mom-and-pop shop.

We’re a pretty complex organization,” he said.

“Our biggest focus is customer service, from the time we take the order until the time we deliver, and even thereafter,” Hagstrom said. “That’s what we’re really known for, our excellent and extraordinary customer service, and also our high-quality flower products that we bring in on a regular basis.”

Since the 1800’s, piers have always stretched onto Tampa Bay from the downtown St. Petersburg waterfront shoreline.

As the Sunshine City eagerly awaits the completion of the latest version - the St. Pete Pier - the history of these structures have not always been for recreational use. The first recognized pier - the Railroad Pier - was built after Peter Demens brought the Orange Belt Railroad to the Pinellas peninsula in 1888.

Railroad Pier was used to transport cargo, and people, to and from steamships. By 1889, the Railroad Pier became a popular spot for fishermen and swimmers, even housing a bathing pavilion with a toboggan slide.

Downtown Developments

It seems like each time we take a stroll through downtown there are new restaurants and galleries opening and more apartment complexes and condo towers being built. We realize it’s difficult to keep track of everything. Luckily, we’ve done the research, so you don’t have to. Each month we will feature a few of the most exciting new downtown developments that are on the horizon for the Sunshine City.

ONE St. Petersburg, a 41-story condominium tower currently under construction at 100 1st Avenue North, has eclipsed the 23rd floor. The tower is expected to top out around the end of the year and begin moving in residents by the end of 2018.

Over 77% of the tower’s 253 residential units have already been reserved.

A new 34-unit townhouse community, The District on 9th, broke ground last month at 9th Street North and Arlington Avenue in downtown’s up-and-coming EDGE District. Homes will range in size from 1,500 to 2,600 square feet. Sales have just begun and units start in the high $300’s.

St. Pete’s ninth brewery opened in April.

Paying homage to local history, Flying Boat Brewing is named after the world’s first ticketed flight — nicknamed the “Flying Boat” because it took off and landed in the water. Owners Glenn Zakany, Tanner Zakany and Josh Perian worked closely with the St. Petersburg Museum of History to adorn the walls of the tasting room with pictures and placards describing St. Pete history. Visit the brewery at 1776 11th Avenue North.

Wyland Galleries opened up last month at 400 Beach Drive, taking over one of the parcels recently vacated by the Chihuly Collection, which moved up the street to 720 Central Avenue. Known as the “Michelangelo” of marine art, Wyland specializes in original paintings, giclee’s, sculpture and jewelry.

The Estate, a nightclub and event space, opened their doors for the first time

a few weeks ago at 179 1st Avenue North (previously home to Platformz). Helmed by the former owners of the well-known Cask and Ale, The Estate is a welcome addition to the downtown nightlife scene, especially after the closing of Push Ultra Lounge, which will be replaced by an expanded Red Mesa Cantina. Instead of offering the typical bottle service, The Estate allows patrons to order small-batch bottles of hand-crafted premium cocktails to their suite. A whiskey cart is also available for tableside, featuring stirred Manhattans and Old Fashioneds.

Development continues to move west along Central Avenue as the Grand Central District recently welcomed Hawthorne Bottle Shoppe to the neighborhood at 2927 Central Avenue. Named after the Hawthorne District of Portland, Oregon, Hawthorne Bottle Shoppe operates as both a market and a cafe offering over 300 beers, 75 wines, and 8 deli sandwiches. If you go, be sure to try a Bubble Box, which comes stocked with various fruit juices and a bottle of champagne for a DIY mimosa experience.

Located just a quarter of a mile away from the Dali Museum, The Salvador, a 74unit condominium tower, has started moving residents into their new homes.
