Manager’s Corner

With the holiday season quickly approaching and Thanksgiving just a few weeks away, this is a perfect time to reflect on all that we are thankful for in our lives. For some that may be their family, others, their health or friendships they have developed over the years.

I am fortunate to have the privilege to be the community manager of Grayhawk and have had the pleasure of spending the last 16 years at Grayhawk working with so many truly amazing people. I am thankful to work with the outstanding on-site staff at the Grayhawk Community Association. Ashley Scott, Jennifer Sheets, Sarah Van Duyne, Cierra Austin, Rylee Grum, Richard Dearo, Chantel Martin and Martha Castaneda are all extremely dedicated and professional employees, and I don’t think I have ever worked with a better group of people. I am also thankful to work for a company like CCMC who gives us the necessary support and guidance to effectively do our jobs at the on-site association office.

I am also thankful to work with a talented and devoted Board of Directors for the Grayhawk Community Association and the Retreat Village Association. These homeowner board members all have a true passion for the community of Grayhawk and a desire to make this an even better place in which to live. I am also thankful for the work that is done by the many homeowner committee members who volunteer their time by contributing their knowledge and experience toward the betterment of this great community.

I am thankful for those of you who attend and take part in the many social events that we have throughout the year. It is because of you that these events continue to be successful and distinguish Grayhawk from most other communities. Speaking of events, don’t forget about the Paws at the Park on Sunday, November 6 or Sunday in the Park on Sunday, November 13. These are both popular community events and a great way to get out and enjoy your community.

I sincerely appreciate all of you as homeowners, as you show such outstanding pride of ownership in your property and in doing so, help to make Grayhawk one of the Valley’s premier communities.

Finally, I think we should all be thankful to be living in such a beautiful area of this great country, especially this time of year when the weather finally starts to cool off!

On another note, the Grayhawk Community Association and Retreat Village Association (RVA) Annual Meetings, which are held every year in March, will be here before you know it. It is not too early to begin thinking about running for election to the Board of Directors. We will be electing four members to the GCA Board of Directors and three members to the RVA Board of Directors. If you have questions regarding these elections or what is involved in serving on the Board of Directors, please feel free to contact me.

Grayhawk Master Association Board of Directors Meeting – October 3, 2022

Homeowner Forum

A homeowner noted that conduit from a recent solar panel installation on a home on 84th Way was visible and would look better if it was painted. Staff will look into it.

Development Committee

David Van Omen reported that Pima Rd. south of Happy Valley rd. has been cleared to be widened to three lanes each way and a median.

There has not been an update on the Hualapai Rd. project since July 22.

Pitch restaurant is scheduled to open in October.

There are currently 17 homes under contract in the GCA and four in the RVA.

Operational Review Committee

Don Morse reported that the committee has been working on reviewing several policies. The Operational Review Committee reviewed the collection policy as part of this strategic goal. When residents find themselves in arrears they are asking for forgiveness of fees, some of which are hard costs to the association. A motion was made and approved to accept the updated collection policy.

Landscape Committee

Arlene Smith reported that the committee would like to add Linda Berk to the committee. A motion was made and approved to add Linda Berk to the Landscape committee.

The committee also discussed the next educational garden (plants/cacti and succulents native to Arizona), the location chosen will be 76th Street across from Guidepost Elementary.

A motion was made and approved to accept the DLC proposal to replace 19 - 24" box trees (Chilean Mesquites, Blue Palo Verdes, Ironwoods and Mulga Acacias) in the GCA at a total of $5,985.00 to be paid from the Operating Budget.

Community Enhancement Committee

Ashley Scott reported that the committee did not meet.

Event Planning Committee

Sarah Van Duyne reported that the Deb’s Dragons events had been a lot of fun.

There were about 100 people that attended the October 1 shredding event.

Pumpkin Patch is our first big fall event and is scheduled on October 22.

Communications Committee

Michael Loya reported that the committee had recently met to discuss potential Town Hall topics and names.

The committee will be working to wrap up the website redesign and then will move into 2023 looking at the Grayhawk Flight and ways that the community can being in more advertising and lower cost per the strategic goals.

Architectural Review Committee

Ashley Scott reported that there were 20 submittals over two meetings in September.

Budget/Finance Committee

A motion was made and approved to accept the 2021 GCA audited financial statements prepared by Mansperger Patterson and McMullin.

A motion was made and approved to accept the recommended 2023 GCA assessment rate increase of $6.00 per month, per home bringing the assessment to $74.00 per month, per home, $6.00 per month, per home for the Pinnacle neighborhood bringing the assessment to $36.00 per month, per home and that the GCA Board of Directors approve funding the GCA reserve contribution in 2023 GCA budget of $264,000 which includes a contribution of $157,182 from the community enhancement fund.

Executive Committee

David Van Omen reported that the committee met to discuss wash/culvert concerns, 2023 budget and reserve funding and board holiday party.

New Business

Stacey Harvey reported that with the 2022 fiscal year ending on December 31, 2022, Arizona state statutes require that the GCA must have an audit/annual report of the association prepared within 180 days of the end of the fiscal year. In 2014, the association audit and tax return contract was awarded to Mansperger Patterson and McMullin (MPM).

The past audits prepared by MPM have been extremely thorough and comprehensive, and the Budget/Finance Committee has been very impressed with MPM’s audit and recommendations.

A motion was made and approved to accept the proposal submitted by Mansperger Patterson and McMullin to perform the 2022 audit of the GCA with fees for the audit and other services other than the preparation of the tax returns not to exceed $7,600 and $275 for the preparation of the tax returns.

Treasurer’s Report

Derek Moore reported the GCA was over budget for income, mainly due to the maintenance share agreement generating more income than budgeted. Room rentals are still down per the budgeted amount. Overall, August was a good month.

Management Report

Stacey Harvey thanked board members for completing the client survey and noted that CCMC will be soliciting feedback more frequently.

ADOT has announced the planned widening of Loop 101 from Princess/Pima to Shea Boulevard. A meeting was held on October 4 to outline the overview and timeline of the project and discuss potential impact. Staff will communicate the upcoming informational meeting to residents.

David Deatherage, Copperstate Engineering, will be meeting with staff on October 12 to walk the Deer Valley Channel and discuss a proposal for a flow survey. This is a result of recent weather Maintenance Director, Richard Dearo, will be meeting APS epresentatives on-site October 17 for a pre-construction meeting in preparation for the upgrade to current wooden utility poles west of Hayden Rd. from Deer Valley Rd. to Thompson Peak Pkwy. Information will be distributed to the membership once the construction period and full scope of work is confirmed.

The last Sof’fal should be installed the first week of October at the last remaining tot lot.

2023 Budget Approved and Impact on Assessments

At the October community meeting the board and residents in attendance discussed the proposed budget for fiscal year 2023.

With the recommendations proposed, the positive for the greater Grayhawk community is that we’ll be able to continue to maintain the level of service in the community while still funding reserves at or near the recommended levels. Individual neighborhoods will be at or near their recommended reserve levels with some exceptions. The approval of the budget allows the fiscal strength of Grayhawk to continue while still providing excellent value for us as residents.

As we discussed in last months Grayhawk Flight article, due to the rise in prices with inflation in the last 2 years, our required reserves and operating expenses have all increased.

What Does This Mean for 2023 Assessments?

In an effort not to bury the lead, they will be going up in the Grayhawk Master Association and Retreat Village Association 10% from the prior year.

The individual neighborhoods will also be increasing their monthly assessments up to 20% over the prior year. It is worth noting that in most of the neighborhoods, assessments have not seen much in the way of increases over the past 10 years. While our assessments moving higher is never welcome news, it should not be unexpected given how much costs have increased after enjoying little to no inflation for many years.

CCMC, our management company, will be communicating our specific changes in December.

What to Expect Moving Forward?

Later in 2023, and 2024, we will have another remote evaluation of our reserve study.

This will follow the onsite study we had done this year (2022). A reserve study is done by a third-party company that assesses things that the community needs to maintain or replace and estimating when those will need to be done. We’ll also continue to monitor our operating budget to ensure Grayhawk remains a premiere community we all enjoy.

While prices generally never go back down after periods of higher inflation, hopefully the rate of change going forward will slow.

Although walk-ins will be allowed, our time slots are limited. Arizona Helping Hands Pajama Drive

Did you know that many foster children go into foster homes with only the clothes on their backs? Many end up sleeping in their day clothing or under garments due to lack of available clothing. We hope to bring comfort to at least 100 foster children again this year with the Grayhawk Pajama Drive. Help us during this season of giving and collect cozy pajamas for boys and girls of all ages. The pajamas do need to be new with tags. They should also be pajamas that can be worn all year long and not just holiday styles. The ages range from 0-16 years, so all styles and sizes are greatly appreciated. We will have a box at the GCA office where they can be dropped off Monday through Friday from 8 a.m. to 4 p.m. We will also have a box at all GCA Holiday events to make it easy for collection. Feliz Navidad and Happy Holidays! Join neighbors for a night of sparkly lights, music, apps, cocktails, surprise raffles, games, and celebrating the Holidays with friends. We are hosting a cocktail party on the beautiful patio at Jalapeno Inferno’s Ghost Kitchen. Enjoy live music and sounds of the seasons with our very own Sinatra swooner, Garrad Perry. Jalapeno Inferno will be serving delicious appetizers and tasty drinks to keep you warm. This event is on the patio and will have fire pits and heaters all around to ensure all are comfortable, but be sure to dress warm! This is an outdoor event, so you are welcome to get wacky and tacky with Holiday sweaters, or as sparkly and glamorous as you like. Our secret voting committee may have a special prize for someone who gets voted “Best Dressed” during the event as well. Anyone who brings a new pair of pajamas to donate to our pajama drive will also receive an additional drink ticket. Cost to participate is $15 per person. Christmas Lights Parade - LIGHT UP GRAYHAWK!

Saturday, Dec. 10 from 5 p.m. to 7 p.m.

Along 76th St. in the Park, Map will be emailed to participants and posted via social media leading up to the event Santa is coming to Grayhawk! We are bringing a night of enchantment to the families of Grayhawk with festive music, bright sparkly lights, and of course, SANTA! He will be riding through a neighborhood near you and his helpful elves will be handing out treats and toys to those watching and waving. Santa will be accompanied by our favorite DJ playing fun holiday tunes, so be prepared for stops and a quick dance along the way. After the parade walk down to the Christmas street in Montevina for some cocoa, cookies, and a chance to take a picture with Santa.

The best part of this parade is having resident participation! Do you have a local business you would like to showcase? We are having a battle of the businesses and will vote on who has the best in show for floats or vehicle decorations. Winner will get to sponsor an event of their choice at no cost in 2023!

Choose Your Landscaping Materials Wisely

Fall is a great time for planting, which means that you may be considering a new vegetation for either your front or rear yard. Keep in mind, the new vegetation that you choose may be small now, but that may not be the case in 10 years.

When planting, it is important to consider the size and root structure of the tree once it is full grown. While a hop bush 2 feet away from the wall would be okay as it matures over time, a sissoo tree with notoriously invasive root structures may not be your best bet.

The Association has been experiencing issues with trees growing and causing damage to common walls and fences, both of which are expensive to repair or replace. A homeowner may be financially responsible for damage if the landscaping planted on their side of the wall causes damage to those common area structures. It is always best to carefully research plant material before you make a purchase, whether it is going against a common wall or your home.

APPROVED LANDSCAPING

Only desert native trees are permitted in your front yard landscaping. While the Association prefers the same for rear yards, you are permitted to plant non-native trees in your rear yard as long as you adhere to certain requirements. In rear yards, plant materials that are not indigenous to the area should be limited to enclosed yard areas and should not exceed 20’ in height.

November has always been one of my favorite months. Not only do I love the change in temperature and our seasonal residents returning, but there always seems to be a new energy in Grayhawk. It seems to be this month when so many of us make more of an effort to be thankful. I try to be thankful all year buy seem to get caught up with my schedule and all the craziness around me. So, this month gives me a solid reason to take note of the many great things I have in my life.

At the risk of sounding like a broken record, I am so thankful for the almost 26 years living here in Grayhawk, and especially for the CCMC on-site staff members and the Board of Directors. They not only keep this community running, but somehow actually make this a fun place to live. I brag about it to anyone that will listen!

We are very lucky to have so many great places to choose from in the area to eat. This month, Jennifer Sheets and I sought out a spot to combine our love of great food and drinks with out love of football.

The Preserve Tavern & Grille took over the old Four Peaks Grill & Tap location in northern Scottsdale It was opened by husband-wife team, Nick and Shannon Broemer. This neighborhood pub offers patrons a variety of comfort food dishes and nearly daylong happy hours. It’s also a great place to watch a game! They are the “official home of the Vikings and Ducks” if either of those teams is special to you.

This tavern is more than 6,800-square foot space and caters to sports fans, families looking for a place to grab a bite after soccer matches and people wanting to sip on an ice-cold beer as they listen to live country music on the weekends. And every Friday and Saturday are different local guitarist-vocalist who play everything from “classic rock to country and grunge.”

Other events include open mic Wednesdays, trivia night Thursdays, and dedicated UFC fight nights. Food specials include tacos on Tuesdays, 50 cent wing Wednesdays, and all you can eat fish and chips every Friday. They also serve brunch on the weekends from 9 a.m. to 1 p.m., when every meal includes a free mimosa or Bloody Mary.

You should note that every Wednesday evening from 4 p.m. to 7 p.m., wine drinkers can stop by The Preserve for half-off bottled house wines. Other specials include hours-long happy hours from 11 a.m. to 7 p.m., Monday through Friday. There is also more than 800-square-foot covered patio is dog-friendly.

The menu includes bar favorites like pretzel bites, nachos and ribs; but also great options like meatloaf, a smoked salmon wrap and pork belly.

When Jennifer and I grabbed lunch we chose the Diablo Eggs to kick things off. The sweet potato deviled eggs were topped with candied bacon, chiles, sweet potato schmear, and chives. I ordered The Preserve Burger with bacon, cheddar cheese, lettuce, tomato, onion served on a toasted brioche bun with fries. It was on of the best burgers I have ever eaten. Both the bacon and fries were crispy, which gets a gold start in my book. Jennifer ordered the Chicken Caesar Wrap from the Lunch Special list and fries. She was not disappointed either. The service was great. It was a fun, fuss-free lunch.

This is a great place to for happy hour and a casual location to watch football. Stop on by and check it out.

HEALTHY HINTS A Healthier Thanksgiving

Thanksgiving is just around the corner. This is the beginning of a lot of holiday-related events that are very focused on food. It is possible to enjoy many of the foods you like, yet weave in some healthy options. Here are some simple tips for being healthier during this busy time of year.

Choose Foods & Eat Mindfully

• Have something healthy to eat prior to attending events

• Bring a healthy food option to share at an event

• Fill your plate with healthier food options first

• Be strategic on how you are choosing the less healthy food options and keep to smaller portions

• Avoid grazing

• Be sure to hydrate with healthy beverages

• Pack a healthy snack to have available if needed

Balance Your Plate for Success

Balancing your macronutrients will help you feel more satisfied longer. This will also help balance blood sugar spikes that can result in weight gain.

This is the guideline that I use for myself and my clients.

Focus on Family, Friends & Fun

• Keep your mindset on the social aspect of the holiday season

• Bring new activities and games to add interest and fun to each event

• Set a goal of talking to as many individuals at the event as possible, driving social connection

There are many healthy food options to consider for Thanksgiving. You can often find these by a simple Internet search. Another idea is to have a warm, healthy soup at the start of a Thanksgiving meal to help minimizing overeating. Below is one of my favorite soup recipes. I’m a vegetarian so I exclude the sausage and use the vegetable broth.

With a little planning, it is possible to be healthier over the Thanksgiving holiday. Not only will you feel better, you will have more energy to combat this busy time of year. And, the primary goal would be to enjoy this special holiday since it only comes once a year.

SIMPLE MINESTRONE SOUP MAKES 3-4 SERVINGS

INGREDIENTS

• 1 lb. mild Italian chicken sausage

1 TB extra virgin olive oil

1 onion, diced

2 garlic cloves, minced

4 cups vegetable or chicken broth

DIRECTIONS

(14-oz) can kidney beans, rinsed and drained

(14-oz) can diced roasted tomatoes

bunch kale, washed, de-stemmed and cut into thin ribbons (substitute with spinach)

tsp dried thyme

salt and pepper to taste

1. In a large pot, sauté chicken sausage for 3-4 minutes, using a wooden spoon to break it into small pieces. Add olive oil, onion and garlic, and sauté for 5 minutes more, stirring occasionally.

2. Add broth and tomatoes, then cover and bring to a simmer, cooking for 20 minutes. Stir in kidney beans, kale, and dried thyme and simmer for 5 minutes more, then serve.
