“THE MARKET ISN’T SLOW. IT’S SELECTIVE.” One question I’ve been hearing a lot lately is: “Why did that house get five offers, while mine hasn’t?” The answer isn’t just price. Today’s market is incredibly selective. Homes that are move-in ready, well maintained, and thoughtfully updated continue to sell quickly. Buyers feel confident making strong offers when they know they won’t be facing major projects after closing. Homes that need renovations, even when they’re priced appropriately, are seeing a different response. Sometimes, that doesn’t mean they’re overpriced. It doesn’t mean there’s anything “wrong” with them. It simply means the buyer pool is smaller. Higher interest rates, renovation costs, and economic uncertainty have made many buyers more cautious than they were just a few years ago. They’re looking for certainty, and many are willing to pay a premium for it. That’s why strategy matters. Sometimes the best move is pricing aggressively to create competition. Sometimes it’s investing in improvements before listing. Other times, it’s recognizing that the right buyer may take longer to find. No two homes deserve the same approach. One thing I can promise every client is that I’m never simply putting a home on the market and hoping for the best. Every recommendation, from pricing to preparation to marketing, is tailored to that specific property and today’s market conditions.

Chefs From Two MichelinStarred Restaurants Combine Their Talents APM Restaurant Group is expanding its presence in West Palm Beach with Niwa, a Japanese restaurant and tea garden opening in West Palm Beach’s Flamingo Park neighborhood, directly across the street from Emelina, APM’s Michelin-starred Cuban restaurant. Niwa, which means “garden” in Japanese, will mark the first collaboration between two chefs from Michelin-starred restaurants: Master sushi chef Masayuki Komatsu of Ogawa and Emelina executive chef Osmel Gonzalez. Emelina became the first Cuban restaurant to receive a Michelin star when Florida’s Michelin selections were announced earlier this year. These two seasoned professionals will combine their culinary talents to create dishes that marry Latin flavors with Japanese techniques. Amal is heading north with a new Fort Lauderdale restaurant planned for Las Olas Boulevard. The modern Lebanese concept from Toronto and Miami-based Ink Entertainment Group is expected to open this fall at 500 E. Las Olas Boulevard, bringing its combination of Lebanese hospitality and contemporary cooking to downtown Fort Lauderdale. Amal's original South Florida location opened in Coconut Grove in 2022. Its menu centers on dishes meant for sharing, including mezze, herbforward plates, grilled meats and seafood. The restaurant's name means “hope,” a nod to the Lebanese roots of Ink Entertainment founder and CEO Charles Khabouth. he Restaurant People (TRP) has been creating restaurants and nightlife concepts in South Florida for nearly three decades, but CEO and co-founder Tim Petrillo sees something different happening in the company's home city of Fort Lauderdale. This fall, the hospitality group will open Naia at 904 E. Las Olas Boulevard, a restaurant that Petrillo believes reflects both the changing tastes of local diners and the larger evolution taking place along Las Olas and throughout downtown Fort Lauderdale. For Petrillo, the restaurant is arriving at an important moment. “We went from a bedroom community to a thriving city,” he says, pointing to the thousands of residential units that have been added or planned downtown, along with the convention

center expansion, and projects such as the planned St. Regis at Bahia Mar. Perhaps more important is who is living there. “It is amazing to see how youthful our city has become,” Petrillo says. “Now you’re seeing a lot of people coming back. There are things for them to do and get excited about.” Naia is The Restaurant People’s response to that changing Fort Lauderdale. The company purchased the Las Olas real estate with the hope of eventually regaining control of the leasehold, Petrillo says, giving TRP the opportunity to build something new from the ground up. Slated to open in early October, Naia, whose name refers to the flow of water, will combine Mediterranean and Asian influences with an emphasis on lighter, wellness-minded food and shareable dishes. The newly constructed restaurant will have indoor and outdoor dining centered around a large bar

serving cocktails and wines. The design is equally ambitious. South African designer Tristan du Plessis is overseeing the project in collaboration with The Restaurant People. This time, Petrillo traveled to South Africa to meet du Plessis' team and see what could be sourced there. The answer turned out to be quite a lot. Much of Naia's woodwork, furnishings, and artwork have been shipped to Fort Lauderdale from there. Getting everything here presented its own challenges. At one point, the restaurant was waiting for containers of materials to make their way across the globe. Those

shipments have now arrived. “It’s here. It’s on site,” Petrillo says. “We can breathe.” The culinary side will also bring new talent to Las Olas. Petrillo says the team includes a sushi chef from a Michelinstarred establishment, with another chef announcement still to come. But despite the international design and culinary influences, Petrillo doesn't want Naia to feel as though a restaurant from Miami, New York, or another major dining city has simply been dropped onto Las Olas. The Restaurant People, which was founded in 1997 and has developed,

managed or operated more than 85 hospitality concepts, has learned that the basis of success is to understand the local customer and make a restaurant sophisticated without being intimidating. “We know we need to make it approachable,” he says. On Las Olas, that can mean serving guests in shorts and sandals alongside diners dressed for a night out. Petrillo sees that lack of rigidity as one of Broward's strengths. “The lifestyle in Broward is a bit more approachable,” he says. He also believes Fort Lauderdale has an advantage in its relative convenience. Residents can move among downtown, the beach, Fort LauderdaleHollywood International Airport and Port Everglades without some of the logistical challenges that come with living in a larger city. “I love Miami, don’t get me wrong,” Petrillo says. But, he adds, “The convenience of living in our city is it's easier to get around. I think our bones are a lot more attractive.” Petrillo sees evidence of Fort Lauderdale's evolution beyond Las Olas as well. TRP is involved in FAT Village, where he says the level of interest reflects the transformation underway in Flagler Village. Young families are moving downtown, schools are following, and residential growth is creating something Fort Lauderdale didn't always have: a population that lives, works, and spends its leisure time in the urban core. “We’re really starting to see the fruits,” Petrillo says. For The Restaurant People, Naia is both a product of those changes and another sign that the transformation is far from finished. “I love Las Olas,” Petrillo says. “I’m super excited about what’s coming.” LMGFL.COM SEPTEMBER 2026 43

hen Gary Press and Ray Chehata sat down for breakfast earlier this year, the seasoned entrepreneurs knew within 20 minutes that they were both in the right place at the right time, according to Chehata. After several more meetings, a deal was solidified that would firmly take Lifestyle to the next level of excellence in South Florida media. On July 29, Chehata, chairman of Chehata Family Holdings, officially became owner of Lifestyle Media Group (LMG), the South Florida multimedia company founded by Press. LMG publishes several magazine brands, including six South Florida Lifestyle publications, South Florida Business & Wealth (SFBW), LUXE, and CHARITABLE, as well as digital platforms and live events. For Press, finding the right buyer was paramount. It was vital that they understood South Florida, valued the existing team, and was willing to invest in the company. Chehata, who knew LMG as an advertiser and avid reader, had already told Press he would be interested if the company ever became available. “I think a good leader knows when to step aside,” Press says. “I found the right guy in Ray.” Chehata has spent his career building businesses, and Chehata Family Holdings has ownership interests in companies worldwide. His approach to LMG, however, isn't to overhaul the

company. “I just want to fill the gaps of what this amazing team has put together,” Chehata says. “I’m not here to change what works.” LMG's executive leadership team remains intact, and Chehata says his experiences with the staff before the acquisition helped convince him to buy the company. “There’s a wow factor,” he says. “I want to build on it.” Chehata sees the publications as mirrors to a rapidly evolving South Florida, with a goal to help residents, businesses, and visitors understand the people, companies, restaurants, nonprofits, and trends shaping this robust and energetic region. Press isn't disappearing, either. His initial commitment is to remain with LMG for 18 months as chairman of the board, providing strategic guidance while stepping away from daily operations. “Gary has agreed to stay on because he’s dedicated his career to promoting South Florida,” Chehata says. “His presence is vital.” Chehata, meanwhile, recognizes the responsibility that comes with taking over the company. “I realize that I have big shoes to fill,” he says. “The fact that he’s entrusted me and my family is a great honor to continue the legacy of these iconic publications.” And Press, 65, isn't retiring. “I’m still working,” he says. And if Chehata ultimately takes LMG further than he did, Press says that's precisely what he wants. “I will not feel bad at all if this company doubles in size,” he says. “I’ll feel amazing. It’s a sale with no regret.”

As founder and CEO of Falsetto Hospitality, Marc Falsetto has a restaurant portfolio that includes Tacocraft, Pizza Craft, and Apothecary 330. In addition, Falsetto is also a partner in the iconic Runway 84. Now, the restaurateur is preparing to open Caviar Club on Las Olas Boulevard this fall. For Falsetto, the ambitious restaurant and nightlife concept represents more than another opening. It is a bet on the evolution of downtown Fort Lauderdale — and what he believes Las Olas can ultimately become. “I think Las Olas and Fort Lauderdale will keep evolving into an A city,” Falsetto said. “It’s not going to be Miami’s little brother.” Caviar Club is Falsetto’s vision of what comes next. Described as “old money energy with modern execution,” the restaurateur has drawn inspiration from the unabashed excess of the 1980s and the great dining rooms and hotel bars of New York, Paris, and London. Think polished wood, Art Deco lighting, cheetah prints, martinis, and tuxedoed service rather than Miami Vice kitsch. “This concept isn’t for everybody,” Falsetto said. “It’s for that luxury experience that our locals don’t have.” The 80-seat dining room will serve classic American dishes, including Dover sole filleted tableside, steak frites, lobster thermidor, and an extensive steak program featuring prime beef and Australian and American Wagyu. There will also be playful indulgences, including caviar-stuffed cannoli. A separate 40-seat space called the Bar Room will feature 16 bar seats

and 24 lounge seats, with a menu of caviar service, mini wagyu hot dogs, and French dips alongside martinis, champagne, and cocktails. At 9 p.m., the lights will dim, a DJ will take over, and the room will transition into a sultry cocktail club. The details are deliberately old school. Caviar Club will have a maître d’, captains, valet service, a dress code, and custom uniforms. Falsetto wants guests to experience the kind of hospitality in which the maître d’ knows their name and a bartender remembers exactly how they take their martini. “Everyone has forgotten about hospitality,” he said. “Having that feeling of going somewhere special and feeling something — that’s what we’re focusing on.” The restaurant will be open to the public, but members receive priority access to tables. Its first 100 founding memberships sold out in three weeks, Falsetto said, and another limited allocation is planned. Beyond priority reservations, members will have concierge service, private events, wine dinners, and access to special wine and spirits allocations. Falsetto said Caviar Club is working with luxury brands to provide bespoke experiences ranging from yachts to trips to Napa and Europe, while developing reciprocal relationships with private clubs in Palm Beach, Miami, and the Hamptons. Falsetto has assembled a team he believes would previously have been difficult to attract to Broward County. The team also includes two Level 3 sommeliers on site. Falsetto sees that investment as evidence of how much Fort Lauderdale has changed. He lives on Las Olas and says the idea grew partly from his own frustration with having to leave Broward for the kind of sophisticated night out he wanted. “Las Olas was a land of corporate restaurants,” he said. “Everyone was safe and happy serving burgers to tourists. There’s a renaissance of people who live here and want to dress up and go out for elevated dining.” Falsetto points to new luxury development and retailers — including plans for a Rolex boutique — as signs of a larger transformation. He believes the next piece of the puzzle is attracting more high-end retail to complement the residential, hotel, and restaurant investment already underway. “My vision is for this to be our own Rodeo Drive,” he said. “Las Olas hasn’t hit its stride yet. It has so much upside and so much potential.” That doesn't mean Falsetto believes everything on the boulevard should cater to luxury consumers. He is also planning Pizza Queen, an affordable New York-style slice shop inspired partly by his wife's nickname, for Las Olas. The restaurant, expected to open in January, will sell artisanal slices for about $4 to $6 alongside whole pies. The contrast is intentional: Falsetto sees a successful urban district as one that can accommodate everyone. For the 47-year-old restaurateur, however, Caviar Club is personal. He started working in his family's restaurants at 11 and says the new project distills what he has learned over a career spanning dozens of concepts and nearly three decades of openings. “This is everything in my whole career bringing me to this point,” Falsetto said. “It’s my dream project. I’ve been working on it for over 10 years.” Now he wants that project to help push Las Olas forward. “I want to be a big part of it,” he said. “I want to be known for pushing hospitality and pushing the boundaries.”

AS WAN’S MANDARIN HOUSE TURNS 60, ALEX KUK REFLECTS ON BEING THE FOURTH GENERATION TO KEEP THE FLAME ALIVE BY

an's Mandarin House celebrates its 60th anniversary this fall, a milestone that represents far more than longevity. In an industry where most restaurants never make it past a few years, the Fort Lauderdale institution has survived—and thrived—for six decades by staying true to the values established by its founders: serve honest food with a generous helping of hospitality. Originally opened in Miami in 1966 by Chinese immigrants Lee Pong Wan and his wife, Hide Wan, the restaurant moved to Broward County in 1977 before settling into its current home at 664 N. Federal Highway in 2005. Today, four generations of the Wan family have helped shape one of South Florida's most beloved Chinese restaurants. For Alex Kuk, who took over operations from his aunt in 2024, that history comes with an enormous sense of responsibility. "I don't think I truly understood what legacy meant until I stepped into this role," Kuk says. "I can't let my family's legacy down." Kuk points out the courage it took his great-grandfather to start a business in Miami in the 1960s despite speaking little English. "It has always been hard to open a restaurant," he says. "I can't imagine what it was like for my great-grandfather. He was bold enough to advertise in the newspaper, bring family members over from overseas, and build something from nothing. That takes grit." That grit became the foundation for an establishment that has outlasted countless dining trends. While menus have evolved over the years, Kuk says the heart of Wan's remains remarkably untouched. "We still serve Chinese food. Most of our recipes haven't changed. Hospitality hasn't changed," he says. "We've even gone back to white tablecloths because that's what my grandfather believed in." The chef/owner adds that Chinese food has always occupied a unique place in American culture. "It feeds a crowd. It travels well. Honestly, it tastes even better the next day," he says with a laugh. "It has everything— vegetables, rice, protein, sweet, sour, salty. Then you finish with the fortune cookie. It's part of people's memories." Those memories are what keep customers returning. "So many people tell me they grew up eating here," Kuk says. "Maybe their family couldn't afford to go out often, but when they did, they ordered spare ribs or fried rice. Those dishes bring them back to a time when their biggest worry was homework. Food has an incredible ability to bring those feelings back."

Although he grew up in the industry, Kuk never intended to spend his career in restaurants. He initially enrolled at Nova Southeastern University to study medicine before discovering biology and chemistry weren't for him. A family friend suggested he look into hospitality management at Florida International University. "I actually thought he meant hospital management," Kuk recalls, laughing. Instead, FIU introduced him to the culinary arts through chef Michael Moran's classes. "I learned there were different knives, different ingredients, different techniques. I fell in love with cooking, but even more than that, I fell in love with hospitality. I love taking care of people. I love making someone's day." That passion eventually led him full-circle back to the family business. Running a 60-year-old restaurant isn't without challenges. Labor shortages, rising food costs, and changing consumer needs require evolution. Kuk embraces innovation—but only when it serves a purpose. "The change has to be genuine," he says. "Every decision has to be good for the customer, good for the staff, good for the brand, and good for the business. You can't chase every opportunity just because it's there." Ultimately, he believes hospitality is what has carried Wan's through six decades. "I always think about a Maya Angelou quote: People will forget what you said and what you did, but they'll never forget how you made them feel" Kuk says. "That's what we do here. People come in, and they're greeted with hugs. They're treated like family." As Wan's celebrates 60 years, the restaurant is still very much a family affair. Although his relatives have officially retired, they’re still a part of the fabric that binds this restaurant together. "My aunt, uncle and mom now work four days a week instead of seven," he jokes. "This isn't just their job. It's their social life. It's their book club. They actually come home from vacation early because they want to be back at the restaurant." For Kuk, respecting Wan’s heritage while embracing its future is, literally, what he was born to do. "I wish my grandparents and great-grandparents could see what we've built," he says. "In our culture, we honor our ancestors. Every day I walk into this restaurant, I remember that I'm carrying their torch. That's the legacy I'm trying to protect."

hen Janna P. Lhota took over as chair of the Greater Fort Lauderdale Chamber of Commerce for 2026, she chose “Connected for Impact” as her theme for the year. For Lhota, a partner in Holland & Knight's Fort Lauderdale office, that could mean helping an entrepreneur meet a potential customer, connecting a company with resources, or giving members a stronger voice on issues affecting the local business community. “You have to view the Chamber as a toolbox,” Lhota says. “What do you want to get out of it? Are you looking for new contacts for business? Are you looking for new relationships? Are you looking to the Chamber for resources?” With more than 1,000 members and more than 20 councils and programs, she says the answer can be different for every business. Small businesses make up the lion's share of Chamber membership, making practical resources particularly important. Its programs range from leads groups and networking events to councils addressing healthcare, hospitality, racial equity, and government affairs. Lhota points to the Chamber's healthcare programming as one example. Its Vital Signs initiative has tackled issues such as how employers can insure workers while controlling healthcare costs. Other Chamber efforts address affordable housing and help members understand how proposed legislation could affect their businesses. The organization also wants to reach the next generation. Its Rising Leaders program targets younger professionals entering the business community, while Leadership Fort Lauderdale offers participants a deeper look at the region and an opportunity to develop connections across industries. “Relationships are so important in business,” Lhota says. She believes younger professionals need a seat at the table as Fort Lauderdale itself changes. Lhota says she considered generational diversity when assembling her board and wants the Chamber to demonstrate why it remains relevant to someone in their 20s as well as to a business owner who has belonged for decades.

Her own Chamber involvement stretches back years. Lhota practices land use and zoning law at Holland & Knight, where she helps clients navigate development approvals, rezonings, variances, and other entitlements. She became increasingly involved with the Chamber through government affairs before eventually joining its board and working her way toward the chair position. Her year as chair also happens to coincide with a significant transition. Longtime Chamber President and CEO Dan Lindblade retired this past spring after nearly two decades leading the organization. Dr. Ty Richardson is serving as interim president and CEO while a search committee works to select the Chamber's next leader. “Bringing and onboarding a new president and CEO” is one of the year's challenges, Lhota says, but she also views the transition as an opportunity. “It’s an exciting time for the Chamber,” she says. A new leader, she adds, will bring “new ideas that will help the Chamber grow.” Lhota emphasizes that Chamber membership isn't limited to businesses headquartered in Fort Lauderdale. Its reach includes businesses and organizations throughout Broward County, with participation from communities including Oakland Park, Wilton Manors, and Deerfield Beach, as well as major regional institutions connected to the airport, Port Everglades, and tourism. But joining, she says, is only the first step. Some companies have maintained memberships for years without becoming particularly active. Lhota would like to change that by encouraging members to identify what they actually need and choose the programs that make sense rather than trying to attend everything. “You should be targeted,” she says. For Lhota, that is what “Connected for Impact” ultimately means: turning a Chamber membership from something a company simply pays for into something it actually uses. “Our goal is to always give our members value,” she says, “and to serve our mission and the business community.”

ROOFTING CONTRACTORS ASSOCIATION HOSTS FISHING TOURNAMENT The Roofing Contractors Association of South Florida raised $220,000 for Make-A-Wish Southern Florida during its 47th annual fishing tournament at Cheeca Lodge in Islamorada. Four-year-old Beau Tripp, a recent kidney transplant recipient, was among the wish recipients celebrated. The association has raised more than $2.3 million for Make-A-Wish to date. .

VOLLEYBALL CHALLENGE RAISES FUNDS FOR ANN STORCK Ann Storck Center, a Fort Lauderdale-based private nonprofit organization dedicated to enriching the lives of children and adults with intellectual and developmental disabilities, hosted its 40th Annual All Heart Volleyball Challenge on the sand in Pompano Beach, on June 13. The annual event raised more than $10,000 and awareness for the Ann Storck Center, which accommodates 96 permanent residents and serves more than 300 clients daily through an array of critical care, learning and ability-focused programs.

Final A Restaurateur Finds Healing Through Food, Movement, and Community BY

For Estelle Bellegy, wellness has increasingly become about nourishing the body in different ways — first through food, then through movement and, more recently, through the experience of confronting her own health. Bellegy and business partner Benjamin Amsallem built Café Bastille around the idea that food, hospitality and community could be part of an everyday ritual. The pair, who previously worked in hospitality, opened the original Café Bastille in Downtown Miami after recognizing a gap in the market for a restaurant that celebrates brunch throughout the week. “We wanted to be able to enjoy a great brunch on a Tuesday, not just on the weekends,” Bellegy says. Over the years, Café Bastille has evolved alongside its customers. Its Parisian café culture menu has evolved to offer a Conscious Shift menu that brings more mindful and healthier options to the plate. The concept has grown as well. A Fort Lauderdale location opened in November 2023, followed by cafés in Miami Beach and Weston. Bellegy and Amsallem hope to add two more South Florida locations next year. As Café Bastille expanded, Bellegy found herself looking for another way to approach wellness. Maison Yoga began as a passion project and creative outlet following the intensity of opening multiple restaurants. The Downtown Miami studio would complement Café Bastille with movement and other practices designed to care for the body and mind. Then Bellegy was diagnosed with breast cancer. That diagnosis transformed what had begun as a wellness venture into something far more personal. “I realized I didn’t just want to create another wellness studio,” she says. “I wanted to create a space where everyone could feel welcome and connected, regardless of age, gender, or experience level.” Maison Yoga incorporates yoga, breathwork, sound, and cold plunge experiences, allowing people to find the practices that work for them. But Bellegy’s own journey has also made community an essential part of the concept. Her experience showed her how important human connection can be during difficult moments. She now hopes Maison Yoga will become a place where cancer survivors find one another and feel supported, while welcoming anyone seeking movement, wellness, or community. “Ultimately, my diagnosis gave the space a deeper purpose,” Bellegy says. “Maison Yoga is about more than movement; it’s about connection, wellness, and creating a community where people feel supported.” For Bellegy, the two businesses may seem different, but are connected to the same mission: feeding the body and soul not only means good food and daily movement -- it also takes a community of caring individuals to help you along your journey.
