What a Difference a Year Makes! is usually a time to recoup, relax, Sandummer enjoy vacations... but not this summer! The Naples/Bonita Springs real estate market is experiencing its busiest summer since the COVID-induced buying frenzy of 2021 and 2022. The market is tightening quickly, with months of supply down 35% from last year and new listings down 10% in June. At the same time, demand is rising, with closed sales up 16.5% and pending sales up 15%. For perspective, July marked the 14th consecutive month of year-over-year gain, with closed sales up 9.2% and over 2,000 sales. In Naples, three homes sold for more than $20 million, with 10 additional sales closing near or above $10 million in July. Single-family home sales in certain beach areas also increased nearly 40% compared to July 2025. Here at The Grant Group, we have been involved in 10 Bay and Beach sales from June 30th-September 5th. Properly priced properties are moving quickly, even as overall prices continue to normalize. Our advice to sellers: come to market now and do not wait for season. The same applies to buyers: make decisions quickly and take advantage of current opportunities. There may also be significant benefits to closing before December 31, 2026. (See advantages)
Advantages of Buying Before December 31, 2026 On November 3rd, Florida voters will decide on Amendment 3, which proposes increasing the homestead exemption to $150,000 in 2027 and $250,000 in 2028. To qualify for the full increased benefit, homeowners must establish Florida residency by December 31, 2026. Those who establish residency after that date would need to wait until their fifth year of homestead exemption eligibility to receive the increased amount. For buyers considering a Florida residence, time is of the essence.
