Naples and Bonita Springs real estate market is experiencing its busiest summer since the COVID-induced buying surge of 2021 and 2022.
Advantages of Buying Before December 31, 2026 On November 3, Florida voters will decide on Amendment 3, which would increase the homestead exemption to $150,000 in 2027 and $250,000 in 2028. To receive the full increased benefit, homeowners must establish Florida residency by December 31, 2026. For buyers considering a Florida residence, time is of the essence.
The market began tightening in June, with inventory down 35% year-over-year while closed and pending sales both increased more than 15%. July & August continued that trend, marking the 15th consecutive month of year-over-year gains in closed sales. The luxury market has been exceptionally active. Between May and September, 128 homes over $5 million sold or went pending, including 38 over $10 million. Certain beach areas also saw single-family home sales increase nearly 40% compared to July 2025. From June 30 through September 5 alone, The Grant Group participated in 10 Bay & Beach sales.
In the 1970s, my parents purchased a home in what they described as a sleepy, charming town on Florida’s West Coast. Who would’ve guessed that 50 years later, Naples was the only U.S. destination named by Condé Nast Traveler among the 20 most beautiful small towns in the world. We’ve been discovered, and this summer’s sales activity certainly proves it.
Properly priced properties are moving quickly. For sellers, our advice is simple: come to market now rather than waiting for season. For buyers, be prepared to act when the right opportunity arises. There may also be significant advantages to closing before December 31, 2026. (See advantages)
