Excellent buying at the other end of the spectrum saw a block of land at over an acre being snapped up in North Toowoomba for just $375,000.

The average house price for this period settled at $748,853, down $27,000 from the November/December period. Figures being consistent with most relocators now being settled for the new school/work year.

Across Toowoomba, unit sales so far this year have seen 62 sold with the average price at $545,260 and on the market an average of 20 days before sale. January/February sales have shown a very consistent activity with the November/December outcomes and still show to be an excellent option for investors and first home owners alike.

Dalby Snapshot

The property market in Dalby has hit the ground running for the start of the year with 24 properties sold.

In the house/land/unit market (23 sold) the average sales price has jumped the $500,000 mark, to $555,957 with the average days on market sitting at 54.

2024 saw a sales growth of 15.3% and so far this looks like it will be a continuing trend.

We have seen 49 new listings come to market since the first of January and with a strong market there are plenty of buyers missing out and having to wait for the next one to come along.

Like everywhere at the moment, the rental market is still very strong with a less than 1% vacancy rate.

Only 20 properties have become available since the beginning of the year with the average rent at $515 per week and 9 days on the market.

Recipe:

Slow Cooker Mango Chicken

INGREDIENTS:

2 tbsp yellow curry paste

1 tsp ground turmeric

6 chicken thigh fillets, trimmed, halved crossways

500g pkt frozen mango cheeks, thawed, chopped

2 red capsicum, deseeded, thickly sliced

1 large red onion, cut into wedges

1 tbsp finely grated fresh ginger

3 garlic cloves, crushed

1 tbsp olive oil

200ml UHT coconut cream

1 tbsp brown sugar

2 green shallots, thinly sliced

2/3 cup fresh coriander leaves

1 fresh long red chilli, thinly sliced

Steamed rice and lime wedges, to serve

Combine the curry paste and turmeric in a large bowl Add the chicken, season and toss well to combine. Set aside.

Place half the mango in a food processor and process until smooth Transfer to the bowl of a slow cooker Stir in 80ml (1/3 cup) water Top with capsicum, onion, ginger and garlic

Heat oil in a large frying pan over medium-high heat Add chicken and cook, turning, for 5 minutes or until golden brown. Add to the slow cooker bowl. Cover and cook on Low for 3 hours or until the chicken is starting to become tender.

4 Divide rice among serving plates. Add chicken and sprinkle with with green shallots, coriander and chilli Serve with lime wedges

Add coconut cream to the slow cooker Cover and cook on high for 1 hour or until the sauce thickens slightly Stir in the remaining mango along with the sugar Cook for a further 10 minutes or until the mango has warmed through Turn off slow cooker and set aside for 5 minutes to rest.
