Opening the door to home ownership helps families find security and stability. While buying a home is usually the biggest financial investment someone may make in their lifetime, it also offers a sense of place and community. For generations of families, home ownership has been essential to achieving the American dream. Beyond the emotional benefits, homeownership builds household wealth. This spotight on homeownership began as a weeklong recognition in 1995 and was first proclaimed to last the entire month of June in 2002, under former President George W. Bush. Realtors® across Forida are celebrating June as Home Ownership Month with home buyers and sellers.

And contrary to widespread speculation last year, Elon Musk does not live in a pre-fabricated tiny home by Boxabl (manufacturers of boxed houses that can be shipped anywhere in the world, unfolded and set up.) "Not so," Musk clarified, in a tweet, that he lives in a regular house. He did add that he still thought Boxable, had a "cool product" and reportedly also said, "Feels more homey to live in a small house." Read about tiny homes on page 64.

Florida’s housing market in March and 1Q 2022 showed the impact of rising mortgage rates, increased home prices and a shortfall of for-sale supply, with fewer closed sales compared to a year ago, according to Florida Realtors®’ housing data. “Buyers and sellers in Florida in March continued to see rising mortgage rates, a very limited supply of for-sale homes and rising prices,” said Christina Pappas, 2022 Florida Realtors President. “Housing affordability remains a challenge, and higher mortgage rates may mean some buyers who had previously qualified under a lower rate are forced to rethink their plans. The continued limited supply means that homes are selling at a fast pace. The median time to contract state-wide for single-family existing homes in March was nine days compared to 15 days during the same month a year ago. And the median time to contract for existing condo-town house units was 11 days compared to 32 in March 2021." Last month, closed sales of single-family homes state-wide totalled 30,793, down 6.2% year-over-year, while existing condo-town house sales totalled 14,631, down 11.4% over March 2021. Closed sales may occur from 30to 90-plus days after sales contracts are written. Higher mortgage rates and less pandemic-driven buyer demand helped drive the drop in closed sales, according to Florida Realtors Chief Economist Dr. Brad O’Connor. He pointed out several factors that make it difficult to make exact comparisons between last year’s spring home buying season and this year’s, now underway with the March data. “First, last year could really be considered our first spring buying season in two years, with the 2020 season having been snuffed out by the onset of the pandemic,” said O'Connor. “So there was an excess of pent-up demand there. Second, the pandemic was still quite severe a year ago and was spurring relocations and second home purchases in Florida from out-of-state

buyers. That’s still happening now, but not to the same extent. Third, while our single-family inventory was severely depleted by the beginning of 2021, there was still some slack in our condo and townhouse inventory at the time. That inventory cushion allowed for last year’s massive statewide boom in condo and townhouse sales. And last, but certainly not least, mortgage rates were still near record lows last spring. It simply can’t be understated how much these low rates helped fuel housing demand during the pandemic.” The statewide median sales price for single-family existing homes in March was $396,558, up 21.3% from the previous year, according to data from Florida Realtors Research Department in partnership with local Realtor boards/ associations. Last month’s statewide median price for condo-townhouse units was $308,000, up 27.3% over the year-ago figure. The median is the midpoint; half the homes sold for more, half for less. “With the rising prices we’re seeing, despite fewer sales so far this year, the dollar volume of closed sales remains high." said O'Connor. "Singlefamily dollar volume in the first quarter of 2022 came in at $42.1 billion, an 11.5% increase over the same quarter last year, while condo-townhouse dollar volume was up 16.3%, to $16.1 billion. The big question over the next few months will be how much the recent elevation in mortgage rates will slow price growth.” On the supply side of the market, inventory (active listings) remained tightly constrained in March as well as for all of Q1 2022: Single-family existing homes were at a restricted 1-months’ supply while condo-townhouse inventory was at a 1.2-months’ supply. According to Freddie Mac, the interest rate for a 30-year fixed-rate mortgage averaged 4.17% in March 2021, significantly higher than the 3.08% averaged during the same month a year earlier.

lorida Home Partnership (FHP), Hillsborough County’s leading non-profit certified affordable homebuilder, announced that they received a $240,000 Self-Help Homeownership Opportunity Program (SHOP) Loan from the Housing Assistance Council (HAC). FHPwill use the SHOP funds to assist with the development of more than 30 Self-Help Villas earmarked for affordable housing in Wimauma. These homes will be available to families earning 80 percent or below the median income, using “sweat equity” to help build their own home through the USDA Mutual Self-Help Housing Program. “We are thrilled to receive this SHOP award from HAC, which will go a long way toward helping us build our new Self-Help Villas in Wimauma,” said Vanessa Josey, Chief Operating Officer for Florida Home Partnership. “Our goal is to help members of the community meet their dreams of home ownership while building self-reliance and living a healthy lifestyle. With these SHOP funds,we will be able to do just that.” Self-Help Home ownership Opportunity Program (SHOP) is a U.S. Department of Housing and Urban Development program that provides loans to organizations for affordable housing projects. The self-help process enables low-income participants to build their own homes, usually working together in groups on their neighbors’ houses at the same time. Through this loan, the homeowners of the Self-Help Villas in Wimauma will be an integral part of the construction of the properties. “Providing this grant to FHP is a natural extension of our work to support affordable housing efforts,” said Eileen Neely, Director of Lending at HAC. “Housing affordability is a huge issue throughout Tampa Bay that extends to the surrounding rural areas and the entire country. When we support and partner with an organization like FHP, we are helping to solve the problem and offer community members not just affordable housing, but a sustainable lifestyle that they will benefit from far into the future.” The Self-Help Villas in Wimauma will break ground in late 2022 and FHP is currently taking applications for ownership at https://www.flhome.org About Florida Home Partnership Founded in 1993, Florida Home Partnership strives to empower residents to achieve the American Dream of home ownership by providing quality, affordable and sustainable housing to lower-income families for which the opportunity of home ownership would otherwise be unattainable. FHP has developed communities throughout Tampa Bay, including the following neighborhoods in Hillsborough County:

20

Las Villas in Ruskin, Summerview Oaks in Riverview, Hidden Creek in Wimauma, Alexander Woods Townhomes in Plant City and in Pasco County: Sunset Hills in Dade City. he center atrium in Roman architecture was a way to allow light and ventilation to enter and for rain water to collect in a pool below. At first, the hearth was situated in the atrium until, in more spacious Roman homes, the atrium began to function as a formal reception room and as the official center of family life. When I asked Lea and Scott Manningham what their favorite room was, they agreed it was their open courtyard, located between the main house on one side, and the 2-car garage on the other. "It is where we gather to talk or relax, where we watch sports, movies, and more," Lea affirmed. These Waterset residents are both Ohio natives. Lea Manningham left Cleveland for Wesley Chappel, Florida, in 2004. She returned to Cleveland after 9.5 years 22

and took a teacher's aid job that coincidentally had become available because teacher's aid Scott Manningham had to leave for three months for medical reasons. When he returned, life and some match-making co-workers brought them together. Serendipity brought them to SouthShore. After having spent two years in Cleveland, Lea was missing Florida. By that time they were married. Once in Florida and Scott had found a good job, they bought the last Waterset townhouse model that was available in 2015. "And I wish we had bought a larger home," said Scott. "And not because we don't love our home. It's because Waterset home values have gone up dramatically!" Their 2,500square-foot town home has four bedrooms and three baths, in addition to the open-air courtyard. Their second preferred gathering place is the open plan dining room and living room. With the walking trails, the many community events, the schools, the pools and more, people get together. You meet people. There is always something to do." Waterset has been good for this couple's personal and professional lives. Lea runs "Girls of the World, Inc.," a non-profit life skills and mentoring program for young ladies. While the Manninghams love to stay home, they also venture out often to Tampa, Brandon, or farther North, to visit favorite spots for shopping or dining, including CW's Gin Joint in Tampa, 7th & Grove, and New York New York in Ybor City. Favorite visits South to Sarasota include Coopers Hawk Winery and shopping at the UTC mall and surrounding shops and restaurants.

During the transition from middle school to high school, life changed for her; as Lea became a teen mom at 16 years old. She was in a domestic violence relationship and endured homelessness. However, Lea did not allow these challenges to hinder her from becoming a phenomenal mother and leader. She continued her education and received a degree in theology from Warner University. HomeGoods is an off-price retailer that believes value i s is a combination of brand, fashion, price, and quality. Unlike traditional retailers, this store generally doesn't do promotions, sales, coupons, or other gimmicks. They believe that by providing exciting merchandise at amazing prices, every single day! And their formula is working very well indeed. "We’re smart shoppers, just like you. Our buyers are on the hunt throughout the year for the hottest brand names and unique home fashion assortments for every room in the home—including kitchen and gourmet cookware, accent furniture, lighting, rugs, decorative accessories and pillows, wall art, bedding and bath, kids’ decor and toys, storage, pet, and seasonal decor. "We buy from all kinds of vendors, including top brands and designers, as well as artisans from around the world. We also have some merchandise manufactured for us to bring you exceptional fashion and quality at an amazing price. Our buyers choose many different colors, styles, fabrics, and materials, so a unique selection will be waiting for you. "Our buyers are opportunistic and entrepreneurial. So, when a designer overproduces or other stores overbuy, we swoop in, negotiate the lowest possible price, and pass the savings on! "Our selection changes frequently. Unlike other types of retailers that buy seasonally, we have new brand name home fashions arriving several times a week, with each delivery containing thousands of items. Our rapidly changing assortments create that "treasure hunt" shopping experience that our customers love. If you love it, grab it! We don’t hold replenishment stock in our back rooms and the store managers often don’t even know what’s coming until they throw open the delivery truck doors! "We sell a unique selection of home fashions from around the world,

What's Cooking?

Ever-changing products, evolving technology, and a faster pace of living call for stylish updates in our favorite rooms. Shown above is one of many kitchen design ideas from Lowe's. 43

SOUTHSHORE LIFE MAGAZINE

A PASSION F OR C OOK IN G "When I was just three years old, and other little girls were asking for dolls, I wanted my own kitchen. My grandfather, Angelo, actually built a kitchen for me in the back of the house. This was my play area. When I moved to Mira Bay, I designed my kitchen with a lot of the same personality: the wood, the warm Mediterranean look, the hood, the welcoming pineapple. "It's a tradition in my family that goes back over 100 years. Everything revolves around food. And I love to entertain, especially during the holidays. We'll have 25 to 30 guests. Everyone comes at least two hours ahead and we all cook together in the kitchen, enjoying a glass of Italian wine that my uncle still makes."

A FEW TIPS FROM DEBRA

- Kitchen Accessories. I swear by KitchenAid. They have lovely products and I use many of them. - Cookware. I used Ballarini Parma, a brand of Italian style forged aluminum, non-stick pans. They are widely available and very affordable. - I also have some Sardel Italian-made cookware that was passed down to me. These are great because the pans heat evenly. It's so important to have a good set of pots and pans, and you can find them at different price points. - Knives. I have a few knives that I have had for a really long time. I have Zwilling and also a full block set of Henckles knives. I use paring knives a lot as well as my boning knife. I cook a lot of lamb which I de-bone myself. To cut costs and not raise my prices, I now buy a larger piece of meat and use my boning knife. I've done this since I was little. - I do love entertaining. The cardinal rule is to understand who is coming, to know what they like and what they dislike, and make sure you have something for everyone.

"Baking is my passion," says MiraBay resident Debra Nicola. "Starting at 7 years old, I began working and helping in my grandparent's bakery in the Bronx, NY. My family opened their first bakery in Benevento, Italy and migrated to New York in 1935, opening their second bakery across from Yankee Stadium. We sold the family business in 1990 and began other careers and raising our families. "Fast forward to now. I have decided that after much encouragement from family and friends to begin offering our family dishes that have been favorites in multiple countries for over 100 years. And I'm very excited to focus on offering my Italian Ricotta Cheesecake made from a family recipe that cannot be duplicated. I grow my own citrus zest and put much love into every dish I make! "I love to cook for others and share my heritage and that’s why I’m excited to also offer catering services featuring my family’s Italian specialities. I look forward to baking for your next event, dinner party, tea party or if you just want a really amazing authentic cheesecake. Each of my cakes are made fresh for each individual customer.

"I grow my own citrus zest and put much love into every dish I make! I love to cook for others and share my heritage. I look forward to baking for your next event." "I’m seeking to keep that passion for baking and serving local customers alive by introducing Cibo Delizioso to the Greater Tampa, Florida area. I hope that you’ll join me in keeping the legacy of our family bakery alive. "Cibo Delizioso works with catering clients on all types of events from dinner parties, open houses and office gatherings, to wine pairings, tea parties, bridal showers and other celebratory events. If you have a special event in mind, contact us and we’ll be happy to explore custom menu options for creating a unique dining experience for your guests." All dishes are homemade in my kitchen with recipes that have been in our family for over 100 years. Originally hand crafted in Benevento, Italy, we are proud to offer our dishes to the Greater Tampa Bay Area. www.cibodelizioso.com

B UY I NG A METAL R O O F? CAVE AT EM P T O R Metal roofs chices can be as varied as car shopping. You can get a Land Rover, or a Camry. Each one a very good roof, but vastly different in pricing and life expectancy. I always tell our clients to look up more often. Check out those metal roofs when you hit the beach, see how Busch Gardens or how colleges roof their buildings. When looking at a metal roof, see if you can see exposed fasteners. Those are the screws that are holding down the metal panels to the roof deck. Metal roofs with exposed fasteners are typically the less expense type of metal roof. They are faster to install and take less skill. (Although they still involve a high level of tradesperson skill). The thing is, the metal screws have a neoprene washer that buffers the metal-onmetal contact. These neoprene washers may crack and degrade over time if care is not used, and proper torque

applied as to not crack the neoprene; which leads to a situation where there isn't a buffer between the metals. This will cause corrosion and its very visible on older roofs where you can see rust start to form and steak down the panel, originating from the screws/fasteners. You can maintain the roof and replace these screws, if needed, after a few years, but the time and labor is typically not cost effective. This roof would be on the Camry side of investments. The other choice is what is called a true standing seam roof. This is more of a Land Rover. If you don’t wreck it, you do regular maintenance, it will live for a very long time. These roofs are the classic looking metal roof where no fasteners can be seen. The metal panels are fastened to the roof deck, but then the next panel is placed on top of the other’s edge and a seaming tool is used to seam the joints together.

Third generation roofers and the only woman-owned company where owner actually goes on the roof! Cardinal Roofing is a third generation roofing contractor company built on customer referrals and an honest work ethic. Our quality craftsmanship and small town service are at the core of our business. Unfortunately, there are a lot of unlicensed, unbonded or uninsured companies in the roofing industry that have been known to utilize unethical business practices. They just shut their doors when they are reported, and then reopen under a different name. The simple fact that we have been around for three generations and are built on referrals says everything you need to know about Cardinal Roofing. We are here to stay and provide our customers with honest, affordable roofing services.

54

No exposed fasteners, no neoprene washers to degrade, no areas of rust to develop to weaken the panel. The other penetrations on the roof should be maintained, to ensure that a rogue squirrel hasn’t caused damage, or a branch didn’t cause an issue with any flashings. The roof is built to last and many historical buildings had this same installation on their very old, very successful roofs. Another thing to consider when you shop for metal roofing is the gauge of metal. The confusing thing is that the numbers seem to be backwards. 22 gauge is thicker than 29 gauge. A 26-gauge metal panel is the most common. If you get multiple quotes, be sure they are apples to apples. The thickness of metals makes the pricing change dramatically. It can also change the wind uplift rating for the roof as well. Building codes must be followed and you must hire a licensed roofing contractor in the state of Florida to have a metal roof installed. Also, do not install the metal roof over your existing shingle roof. There is no way to truly inspect the roof deck unless the current roofing material is stripped off and actual eyes can inspect, repair and renail the roof deck to current codes. This ensures the safety of your home and the people and things inside of it. The one place NOT TO CUT CORNERS, is your roof.

Going to the beach has taken on an entirely new meaning in SouthShore. And this is not just any beach. This is a pristine white powder sandy beach surrounding a crystal clear five-acre "lagoon." SouthShore Bay Lagoon is located half a mile East of US HWY 301 on State Road 674 in Wimauma, within Metro Development Group's master-planned SouthShore Bay community. And it is now open to the public. Enjoy your day at the lagoon from 10am to 8pm daily. This amazing oasis presents an exciting elixir for those long, hot, summer days ahead. Come with the family or with groups of friends. Event-planners will certainly have a field day with this fresh opportunity for groups up to 100. Everything needed to plan a day or evening visit or an event is easy to access on the website. You will need a Day or Evening Pass (click to check for current rates). Add to your day of fun by renting a kayak or stand-up paddle board. Or,

test your skills at the water obstacle course. Premium seating beach lounge chairs and "clamshell" loungers are also available in Cabana Cove. Yes, you can rent your own private cabana, or a private floating "Aquabana". The Lagoon at SouthShore Bay also offers day and early evening activities including volleyball, movies, live music, adult karaoke and more. Check out the Gasparilla Island escape, no boat required. You can wade out from the sandy beach to a splash pad island surrounded by clear blue shallow water.

Going to the beach has taken on an entirely new meaning in SouthShore. You definitely do not want to miss the swim-up bar that serves drinks from the water and from the shore. The lagoon at SouthShore Bay is Hillsborough County's only lagoon. It officially opened to the public with a ribbon-cutting ceremony and press event on May 12, co-hosted with the SouthShore Chamber of Commerce.

When I first moved to Apollo Beach in 2017, I got the impression that most everyone lived in Waterset. Since I didn't live there, I didn't think much about it. But, when I drove through the stately entrance from Big Bend Road recently, and walked into the impressive Waterset Welcome Center, the reason for this impression became very clear. Community Representative Roxane Spatafora provided a visual tour of the current housing options. Then, she pointed to a large map of the overall community plan imprinted on a large table in the atrium. That's when I grasped the enormity of this 2,374-acre residential master-planned development, which will ultimately stretch from the entryway off of Big Bend, all the way south to 19th Avenue, and from US Hwy 41 to I-75. Waterset opened in 2013 and has since grown into a vibrant community with a variety of new homes from top homebuilders, as well as desirable amenities including miles of trails, resort-like pools, fitness centers, an onsite café, and more. The community also features three schools: SouthShore Montessori, Kids 'R' Kids Preschool, and Waterset Charter. The Dorothy York Hillsborough County Magnet School will also open in August for the 2022-2023 school year. With many residential options, recreational facilities, schools, and shopping and dining options nearby, Waterset today is a lively community with a home-town feel. To get an up close and personal idea of what it's like to call Waterset home, turn to page 22 for my interview with Lea and Scott Manningham, who have lived in a home in the community since 2015. HUGE INTEREST IN TINY HOMES SUSTAINABLE LIVING CELEBR ATED HERE

P

"People spend so much money maintaining the grass in their yards," lamented Debbie Caneen recently. "At the same time, they appear to feel helpless against food shortages or paying extra at the grocery for naturally grown fruits and vegetables." To encourage gardening here, Caneen gifts a raised garden bed to newcomers.

Owner of Circle Pond Tiny Home Community in Southport, Caneen fervently believes in the health and economic benefits of backyard gardens and planting plenty of fruit trees. She also adheres to the healing benefits of peace and quiet as an elixir against the stress of living in today's hectic world.

Having just left the heavy traffic of US Hwy 301, I needed some of that elixir. It was literally a breath of fresh air for me to enjoy a brief sojourn in the calm ambiance she has created, and to learn more about Tiny Home Living. She invited me into one of the tiny homes she keeps for her own personal use and to house occasional visitors. Handing me a jar of honey made right here at Circle Pond Community by Bee Keeper Sam Goodwin, from 16 on-site hives, she said, "It's a gift forspecial visitors." The homes are made of wood and natural materials. This creates a pleasant interior ambiance. These homes are easy to clean. And they are meant to travel. In 2017, she hosted a local

Circle Pond in SouthShore, situated on nearly five acres, has 12 lot spaces surrounding a circular pond. It is listed as one of the Top 10 Tiny House Communities in the United States by the Tiny House Authority. Current residents, from 30 some-

There are a number of professions among residents ... from marketing, teaching, online businesses, truck driving, and even welding. Two containers on site are used to grow microgreens and mushrooms which are sold at the Life & Food Superstore in Parrish. Caneen recommended watching Zack Giffen's

... But tiny homes a r e getting bigger

Author Michael Janzen, author of "Tiny House Floor Plans," Second Edition, (available on Amazon) notes that tiny houses are getting bigger. Another change over time is that today most designs use stairs, whereas in 2009, when tiny houses were a new thing, stairs were rarely used. Most tiny house bathrooms are typically a shower on one side, a toilet on the other, and a tiny sink in between. In this new edition of Janzen's book, there are many new bathroom layouts. Kitchen layouts presented are small, massive, and everything in between, to suit the owner's unique preferences. The first edition had just over 200 floor plans. The new edition has 356. In the first version, the plans didn’t show where the roof was. Now you can see what kind of roof it is and where the roof lines lay. You can also spot where the trailer fenders would be and see how each plan is designed to fit the trailer. Each design has ample locations for built-in storage on both levels. With housing needs changing rapidly, today tiny homes are becoming family friendly. Many designs have bed space for 4 or more, either in dedicated bedrooms and lofts or flexible sleeping locations for guests on sofas. In general, tiny houses are getting bigger. In the book you'll find plans of homes ranging from truly tiny 12-foot long tiny houses to giant 36-foot long homes. Tiny House Floor Plans, Second Edition, by Michael Janzen

HARRIE T'S GARDEN

In Macondo, the magical town in the fantasy-filled novel by Gabriel Garcia Marquez, 100 Years of Solitude, there is seemingly magic in everything. Open the pink door of Harriet's Flowers, 226 College Avenue West, Ruskin, and you will enter a fantastic, flower-filled, and, yes, magical atmosphere firmly rooted in three generations. Violet and T.R. Hovey settled in Ruskin in the '40s. They first worked in agriculture and then opened T.R. Hovey Nursery to grow ornamental plants, citrus trees and eventually flowers. Violet and her daughter, Harriet, attended flower design school in Tampa, before opening Violet's Flowers which later became Harriet's Flowers in the '70s. "We are really eight generations in Florida," says Gail Roszel, Harriet's daughter and current matriarch of the family's businesses. "I learned the industry from my mother and grandmother." Gail and her brothers literally grew up working in the business. Harriet, now 85, lives in the home where the shop is located. The rest of the house is all part of the business. Harriet tends her personal garden

daily and looks after two orchid greenhouses, with the help of Kim Beck, who is also one of the delivery drivers. "This land has been in our family for five generations. I remember that my grandfather always told us, "Take care of the land. They're not making any more of it." Today, Harriet's Flowers is a thriving business that actually grew stronger during the pandemic. "People were isolated and needed to do something to reach out, send love, connect. "The perfect solution was to order a beautiful floral arrangement and send it as a gesture of love." As a result of the pandemic, however, flowers and supplies were hard to come by. "That motivated us to start growing flowers again." Gail's husband, Brantz, and their son, Thomas, with help and advice from the community, created the infrastructure to start a flower farm while Gail researched types and colors of flowers to grow. Bouquets ranging from $50 to $150 can include zinnias, snap dragons, statice, Queen Anne's lace and more. "We grow flowers that do well in our geographic region, including popular sunflowers when they are in season. "This used to be one of the largest flower growing areas in Florida,

particularly for gladiolas. I remember visiting large fields of gladiolas at Claprood's (once the largest flower producer in Florida) with my mom and grandmother when I was eight. Knowing this history, we are experimenting with gladiolas." Gail also recalls visiting tomato farms in Ruskin with her grandfather. “T.R. Hovey was quite a character, a self-trained entomologist. He was very good at it and farmers far and near would often consult with him. He became so well known that, with no high school diploma, he was awarded an Honorary Doctorate from the University of Florida, in 1982. Things get really hectic on holidays, especially Valentine's Day and Mother's Day. Over the years, they have developed a squadron of holiday help who already know exactly what to do. Most of the time, however, Jo Ann Gauta and Renee Stroud who have each worked for Harriet's 20 plus years, can readily hold down the fort. The final touch is delivery. "Our driver, Tom Connolly, is all 'Gentlemen's Quarterly.' He loves delivering flowers with élan." This is part of the experience for the lucky recipients of the wonderful, magical gift of flowers from this beloved local shop.

OUR PRIVATE PARADISE

T

here were a few awkward moments when I arrived. Why was Stephen heading toward me with a wheelbarrow full of lawn clippings? And when she opened the door, why was Cola still fastening her halter top? It became clear later, when I arrived back home, that I had missed Cola's email asking to re-schedule. Oops! But this 21st century thoroughly modern couple rolled with the punches, so to speak. While Stephen caught a quick shower, Cola gave me a tour of their delightful waterfront home. They met through Facebook! A marketing professional at the time, Cola had some 5,000 followers

when Stephen saw her photo on a Facebook "selfie day." He discovered they had one mutual Facebook friend, a photographer. It wasn't much, but enough for an introduction. Stephen was living in Palm Harbor and Cola, originally from Jacksonville, was living in downtown Tampa. They met, fell in love, and lived for a year in Jacksonville, where they became engaged. Missing the Tampa Bay lifestyle, they started shopping for houses. Both of them are vagabonds of sorts. Between the two, they have lived in Los Angeles, London, The Bahamas, Tampa, Brandon, Fort Myers, Jacksonville, and Palm Harbor in Florida; Charlotte, North Carolina, and Columbus, Ohio. They were soon married, creating a blended family of four grown children and two grandchildren.

They envisioned what the home could be with a little love, and some investment of time and money. The rest is history. Their move, unfortunately, came right before the pandemic, which slowed their plans down considerably. They lived very spartanly in one bedroom during the renovation, while doing as much of the work themselves as possible. "We cooked all meals on the grill, and washed our dishes outside in a bucket since we had no running water in the kitchen for many months." Gradually,

It was Cola who found Apollo Beach. "I heard about it when my kids went to school at Bell Shoals Baptist in Brandon. Other Moms I met there made the 35-minute drive twice daily!" Fast forward to 2020. "When Stephen and I were looking for a home base, and I knew that I had to find out what the attraction was all about." The Baileys were disappointed, to say the least, when their first agent actually stood them up! Cola soon contacted another one who selected a few homes for them to see. They noticed that the agent hesitated showing one of the homes due to its poor condition. But the Baileys insisted. When they walked in, they didn't notice the flaws or the run-down condition. They only saw the beautiful pool area and waterfront location with

however, this handyman special was transformed into the stunning modern home it is today. After many trips to Lowe's and many hours of work and supervising contractors, the floors, walls, windows, bathrooms, kitchen and more were complete. Most of the furniture came from their previous homes, augmented by pieces from local artists or here and there from Rooms to Go. This eclectic mix, put together with their very skilled "designing eyes," resulted in a welcoming modern ambiance. Cola particularly mentioned Home Goods in Brandon for their selection of affordable linens, pottery, china, art and accessories. Stephen did most of the landscaping (which explains why he was hauling that wheelbarrow I mentioned at the beginning of this article). Not expecting my visit, he had just purchased four new palm trees that begged to be planted. He praised Keep It Green landscaping in Apollo Beach for providing great plans and sound advice. The front door opens into a small foyer which leads into a large open space. The kitchen, which Stephen designed, is across one end. Off to street side is a formal dining room and at the far end of the main area is the living room. From every room, one enjoys the tropical waterfront view, beautiful throughout the day and especially at sunrise. A family of yellow-crowned herons has befriended the Baileys. They visit often, especially mornings when the couple enjoys morning coffee on the poolside patio, or at dusk when Stephen often savors the view, a cigar and a glass of wine. Cola and Stephen each have two home-based businesses. Stephen is a well-known illustrator and designer, having developed, among other famous characters, Tony the Tiger for Kellogg's, Toucan Sam for Froot Loops and is currently working on an update of Ernie for Keebler. A graduate of Columbus College of Art and Design, in Columbus, Ohio, he asked a professor where he could make the most money. "Package design," was the unhesitating advice, and Stephen followed it. During eight years in Los Angeles designing T-shirts, Stephen started his own business. He began to connect with well-known brands, many of whom remain his clients to this day. Captain Stephen Bailey owned his first boat in 2003 and his current boat is his fifth. The Apollo Beach location enables him to keep it "in his backyard, back canal that is, and have direct access, in

five minutes, out into Tampa Bay. A former Boy Scout leader and member of the Coast Guard Reserve, Stephen enjoys taking folks out on tours or fishing excursions through his company, Baileys Fishing & Island Charters. Cola began working as a model at 23. She signed on with a modeling agency based in London where assignments took her to "amazing places" in Europe. She has been in magazines, on tv, and also worked as a runway model. She spent many years as a model and spokesperson for Home Shopping Network in St. Petersburg. She still takes a modeling job or two, but now primarily focuses on helping others realize their unique beauty with proper skin care and state-of-the-art facials. After Sunday Church, for example, when most people head out out for Sunday brunch, they head to Title Boxing in Fishhawk for a few rounds. "We are both very competitive. We are adrenalin junkies." They also hold memberships at Crunch in Riverview and Channel Side, and WorkX in Apollo Beach. If they are not out on the Bay fishing, at the gym exercising

or boxing, or working on their respective businesses, you can find them out and about at events for the SouthShore Chamber of Commerce. Cola also manages the "Shop Local" event held the last Thursday of every month at the Salty Shamrock. This is an opportunity for women with local businesses to showcase their products and services. "We absolutely love our home, whether by ourselves, with our extended family, or entertaining the many friends we have made since moving to Apollo Beach. But one of most important things Stephen and I have noticed and that has helped us tremendously since the day we moved in, is the small-town ambiance. It's this deep-rooted attitude of neighbor helping neighbor, people helping people. "We really do love living here."
