Upgrades and info, 81 Jefferson Road between July 1995 and August 2023 Supplied by the current owners
How does one communicate two very divergent yet true concepts? One truth that is very comforting is this home was owned and kept in an excellent condition by a local businessman (previous to the current owners) who had the means and desire to live in the finest home in Whitefield. Even with the former statement being absolutely true, we desired and practiced to always improve upon its former perfection. Over the last 28 years that we have loved this home, we have constantly been in a process of upgrading, updating, repairing, and just plain increasing the value of this special place. Let’s visit the main areas of the property and remember some of the important updates we have overseen.

First let’s start with the home. We will start our journey in the home’s attic and roof area. The house itself is full of history and charm. The first owners were here for 50 years. We bought it from the second owners who were here for 45 years and it has been a delight to live here for 28 years. Even the dark of winter has its own beauty with the wood stove glowing in the kitchen. We have done a lot of entertaining so the dining room is my favorite. It is also a delightful place for morning reading as the sun pours into the windows and also lends itself nicely to sewing and crafts. They sure knew how to build houses well back in the day and we have so appreciated the sturdiness of both the house and the barn. The roof was re –shingled with 30 year architectural asphalt shingles in about 2010. The attic area was electrified by adding a circuit to support 4 or 5 overhead lights and outlets on the lights. The home is freshly painted and maintained quite well. When we first arrived we had the fire marshal inspect the chimney for integrity and lack of cracks. It was pronounced in good shape by the Whitefield Fire Marshal and we have it cleaned (keeping creosote at a minimum) every year. The attic floor hides 10 inches of fiberglass batted insulation.
The walk up attic is easily accessed and open for easy storage

Going down from top to bottom, our next area to focus our attention on is the second floor. Just a few high points to mention: -Major update of master bath, including a Kohler whirlpool tub, -A new updated water closet, -Updated shower enclosure including new tiled surface and -Moen shower hardware including an in line water filter.

The Basement: Now into my (Ron’s, the husband’s) favorite portion of the home, the basement. Originally, our basement was a very cold place to wander into when ambient outside temps were below 20 degrees Fahrenheit. In those days, the temperature in the basement regularly got into the lower 30 degree temperatures. Because of the cold basement, the kitchen floor was really chilly and required wearing slippers. All that changed when we had spray foam insulation applied to the walls of the basement. Now the temperature in the basement never gets below 50 degrees F. The pipes that carry steam throughout the house are asbestos insulated. But, before we moved in we had them encapsulated with a material not unlike a cast put on a broken leg. This ensures we have no health risk from the insulation. We bought a new boiler in 2015 to update our steam furnace system. We put a new hot water storage tank connected to the furnace boiler. The reason I mention this is because our heating system installer made mention of the various choices we had available. The most expensive choice included a stainless steel storage tank. He told us despite its higher cost it would never rust and probably would last many times longer than regular steel; so that’s what we installed. In 2018, we replaced our older heating oil tank in the basement with the best replacement tank available. We bought a double walled oil tank from the best manufacturer. We have an up to code circuit breaker electric box.
Large, open, walk out basement with canning/storage room and tall ceilings.
The Barn: Now let’s chat about the barn. Holding a close second place in my heart, and a favorite for many of the folks who see it for the first time. The barn was a treasure for our three sons as they learned carpentry, bee keeping, metal work and engine repair. The two horse stalls were not only perfect to store firewood but were also just right when we raised Siberian Huskies and Bernese Mountain Dogs. First stop is the roof truss system. Using two come-alongs with sturdy cables and a central ridge pole placed on the floor in the upper story of the barn, the roof was pulled into square and level dimensions. Then all the roof trusses were replaced with new 2” x 12” timbers to hold the roof together perfectly square for a very long time. As you probably know, most barns in New England succumb to ballooning out of the walls as the crushing weight of the snow on the roof moves them out away from each other slowly at first; then increasingly faster as each winter comes and goes. The electrical system is impressive. There are two breaker boxes in the barn, one at each end. All the wires are covered by proper gray conduit, so no Romex is visible to the eye. here are 8 electrical outlets on the ground floor. Upstairs has two more outlets. There are a total of 15 lights in the barn. There are two horse stalls. There are two doors that open up to concrete pads. One door is suitable for housing a car, having a seven foot high opening. The other door was designed for a tractor or RV, having a 10- ½ foot overhead clearance. We installed a new 2” x 6” pressure treated board floor in the back wood working shop and I installed many shelves and even large doors back there too. We replaced the roofing shingles to match the house in 2018 using the same 30 year, architectural, asphalt shingles. Presented by Daniel Batten, 22 S. The Land: We have a gorgeous, 9.2 acre SQUARE piece of property located less than ½ mile from the center of Whitefield. I love that we are walking distance to the post office, grocery store, library, and bank. The town often has activities such as pancake breakfasts and music events on the common downtown. In the winter they flood it for ice skating around the gazebo. My mother said it looked like Norman Rockwell as she watched her grandchildren skating in the gently falling snow. We love the land for hiking, sledding, gardening, picking blueberries and adventures with children. It was a wonderful place to finish raising our sons. When we first arrived, we planted an asparagus patch in 1996. The dimensions are approximately 55 feet by 14 feet. And we have enjoyed it all these years. A normal life expectancy for an asparagus patch is 35 years. So please enjoy. There is also a much larger area that has been worked as a vegetable garden. On the back side piled on the opposite side of the garden from the house there is a pile of 2 cubic yards of composted manure. The whole property has patches on top of patches of wild blueberries. Many walking trails have been mowed and kept up for access to the blueberries as well as sunset strolls. We have the best sledding hill for miles around. We built a 30 foot long bridge over some places that get a little wet at certain seasons to help us reach the sledding area. We constructed a 10 foot by 10 foot dog kennel. We have 4 apple trees that most often produce more apples than they did this year. (We had a late spring frost that killed most of the blossoms.) We have a rose garden lovingly built by our first born for his mom. It is bordered by field stones, some special shrubs, and a black fence. And finally, we have in excess of ten chords of firewood in the fields seasoning for winter.

Rick I come from a 20 year career as a craftsman where I restored and refinished wooden boats on Lake Champlain before moving into the Green Mountains and offering my skills to homeowners. Fast forward to today, where I help people in a different way; albeit with fewer splinters and cleaner hair. My work in real estate starts and ends with the biblical principle of treating and loving others as myself. My goal is to be a resource, not a salesman; to use my expertise to help you make the right decisions, so you can achieve your goals. My home office is in Wolfeboro, NH; America’s oldest summer resort town. When I am not working, you will find me enjoying one of my lifelong hobbies: Playing my guitar, an evening card game with my family or fishing from my canoe along NH’s thousands of miles of shoreline. What I love most about this part of NH is the abundant outdoor recreational activities that offer such a high quality of life.
