Hands down, this was my favourite project to date in my home! As a first time Mom, I knew I wanted to keep the room somewhat neutral but also include accents that are reflective of our family. I welcomed my son Samuel in June 2020 and am excited to share my top tips for creating a perfect nursery for your growing family.

let’s start with the basics

Before you start looking at Pinterest for your dream nursery, there are few things you are going to want to do first. step 1: Pick your nursery space. I am fortunate to have 4 bedrooms in my Activa “Magnolia” home. I decided to use my smallest bedroom as a nursery. This made the most logical sense and easiest to transition baby #1 into a larger room when we welcome another child. step 2: Measure your space… this is key! The last thing you want is to purchase items that are too large or do not fit appropriately in the room. Once you’ve got your measurements, your shopping experience will be much easier. 26

dresser Believe it or not, you will have a lot of storage needs. I decided to go with the large dresser from Ikea. The top drawers are the perfect size to store diapers and changing accessories. Consider using drawer organizers to sort onesies and other clothing essentials by size. changing pad This was an easy and inexpensive option. I did not have space for a separate change table, so this maximized space by simply sitting on top of the dresser. glider You will be spending a lot of time in your nursery with your new bundle of joy, so make sure it’s comfortable! Your glider (also known as a rocking chair) will get lots of use for snuggles at bedtime and late-night feedings. I spent a lot of time here during my pregnancy, daydreaming of what my son might be like! crib Well, this one is a no brainer… this is one item you cannot go without! Take the time to find one you love as it will be the center of attention in your nursery. There are THOUSANDS of cribs to pick from to fit any basic nursery to a nursery bursting with personality. monitor Every new parent will spend countless hours worrying about their new baby. While you can’t stay hunched over the crib forever, having a good quality monitor will help provide peace of mind during naps and nights. The options out there are endless, but I opted for a WIFI connected camera, mounted over the center of the crib.

wallpaper It might just be me, but I find it impossibly hard to look at a wall of paint colours and decide on just one… so, paint was out of the question for me! After a bit of google searching, I landed on this cool Canadian company, Urbanwalls, based in Vancouver that offers all sorts of wallpaper and decals. I decided on their decal “irregular dots” to add an accent wall in the nursery. My husband and I spent a great afternoon during quarantine putting them up. prints This is an opportunity to add your personal or unique touches to your nursery. I was lucky enough to visit Australia with my husband for our honeymoon, so I couldn’t resist the Australian animals with little bowties! Looking for a budget-friendly option? Purchase downloads and have them framed and printed at a local Walmart or Costco. I loved creating this beautiful nursery for my son and I hope this helps you create your own dream nursery! Is our Market going to Crash?

I continually get asked Julie D. Martin if or when this crazy Real Estate Broker market is going to crash. Because most people do think that it will eventually.

Instead of thinking about this conundrum as to whether this crazy market can continue, let’s look at the positives as to why we may be in such a hot market to begin with, as follows:

The comments such as “there is no way we can sustain this growth” come out of the mouths of many who have been locals to our area their entire lives. But many who have moved here in the last few years from other areas probably don’t see it the same way, as they don’t have stories of how much they paid for their first home in this area in 1963.

• We have some great neighbourhoods close to the 401 which is ideal for commuters

Will we sustain this growth? Can we? Maybe not at the rate of 30% per year every year, but it has been many years since our values have decreased in Waterloo region, and for good reason. In fact, many good reasons. In the big picture, what is considered “affordable” or “expensive” is relative. Our values are still quite affordable as compared to some other places in the world. And, although there are many places less expensive in Canada to live, they are also less desirable and have much less to offer in terms of employment or enjoyable activities. 40

• Our job market is among the best in the province • We have two world class universities • Public transportation is better than it’s ever been

I have to be honest – no one really knows the answer to this “When is our Market Going to Crash” question because no one knows what the future holds. But, sometimes looking at the past can give you clue of what may happen in the future. So, let’s go back to our most recent example of a hot seller’s market and look for some answers. Back in 2017, our previous big surge, I was asked same question about a potential market crash, and I told people then that I really didn’t have any definitive answers. I always try to get people to think a bit more introspectively, by asking them this question, “What if the market doesn’t crash. Then what?” Many people who were looking to purchase back in 2017 were told by agents that they should wait until


the market cools down. I’m not sure whether or not these folks ever did buy, but if they did, I’m willing to bet that they paid much more than they would have had to pay if they hadn’t speculated so much.

If the market doesn’t crash and values continue to increase, how will waiting to get into the market impact you? I have a lot of clients who were happy that I didn’t use scare tactics to get them to hold off buying, nor did I use scare tactics to convince them to purchase. We have no guarantees in life. How long do they plan to stay in the house? If someone is only planning to live in a home for a year or two, then maybe renting for a year or two is a better idea than taking a risk in case the values were to drop significantly. My mom had a thing that she loved to say, “We can plan for life, but we can’t plan life.” And life is a series of decisions. No one can make your decisions for you, but I try to help people make wise choices, the kind that they can live with, the kind that give them peace of mind, the kind that don’t keep them up at night. I think they are able to come to the right conclusions by asking themselves as many questions as they ask their Realtor because it really is a personal choice that affects the Buyer way more than it affects anyone else. There are always differing opinions, and there are no guarantees of which voices are right and which are wrong because no matter how educated or how experienced we are, there are many factors involved. Even though real estate is somewhat cyclical, there is no guarantee that every cycle will look anything like the last one. Whenever people tend to speak in absolutes because they feel like they’ve been through this before, the logic can be off-base. We’ve had a few people recently who are probably wishing they hadn’t waited to buy. Anyone who waited a year to wait and see could literally be looking at spending $200,000 more this year for a property that was $700,000 a year ago. Covid has affected the market, and even if things are getting better on the Covid front, it has still changed the way that people think about how they live and work. So, what exactly is it that drives our local real estate market? Is it the interest rate? The political climate? The global economical situation? People love to ask questions, but there are no simple answers. Sometimes you just need to weigh it all out and come to your own conclusions. If you have lots of money in the bank, you can afford to wait and see if the market does crash, but if your savings account isn’t abounding with a surplus of cash, you maybe can’t afford to take this approach.

THE “BRRRR” INVESTMENT STRATEGY As the market continues to evolve in every single direction possible, Real Estate Investors need to evolve as well in order to stay on top of long and short term market trends. There are (somewhat) newer strategies available to R.E Investors given the temporarily low interest rates, delta between unrenovated and renovated properties, plus how active the rental market is right now. We’ve all heard about flipping houses, but have you heard about BRRRR-ing properties or the “B-R-R-R-R Strategy”? This investment strategy allows you to “flip” a home while maintaining the property in your portfolio. The Westside Partners of TW are all about that long term wealth building and we are going to dive into the details below, and what this B-R-R-R-R Strategy is all about, enjoy!

Ask yourself these questions: What are the MAJOR repairs or renovations needed to bring the property up to speed? Major items include, but are not limited to: Electrical Copper, aluminum, knob & tube? How old is the panel? What amperage does the panel support? Do we need a full redo here? Do we need to take down any walls to access the items needing replacement? Plumbing Lead water lines, iron, copper, kytec, PEX pipe? How does the water meter look? Are the waste/in home sewer lines new or old? Does everything need to be ripped out an redone?

BUY The first step in this investment strategy is to buy a property that’s in need of renovations. Make sure that you purchase the home for a price that makes sense for its value. Ask your Realtor to look at aged listings that have been overlooked by the rest of the market. Acquiring a home for under market value will always be the goal! You will also want your agent to put together a comparative market analysis to assess what the home would be worth after the repairs have been made, referred to as your ARV (after repair value). This will impact the refinance stage of the process and will determine if your purchase price and your renovation budget make sense for your goals. Be sure to perform a thorough inspection of this type of home so that rehab budget isn’t greatly impacted.

REHAB/ RENOVATE This phase of the BRRRR strategy is so important, that it can make or break the deal. There are a few critical points and factors you need to consider before taking a few stress relieving hacks at that ½ inch drywall board.

Structure How does the roof look and what is the age? Any signs of a cracked foundation, water, pests entry? Any holes or clear damaging to the exterior walls? Do the floors or ceilings slant a certain direction? Mechanical How old is the furnace, air conditioner, air handler, hot water heater, water softener? Do they still work, and what condition are these in? Mechanical equipment is one of the most underestimated and misbudgeted costs for a renovation. After you’ve reviewed what major items need to be addressed, does the property still make sense from a numbers perspective? If yes, time to move on to the minor renovations needed to bring the property up to snuff. Most of the items here are cosmetic, such as flooring, kitchens, bathrooms, doors, windows, painting, and landscaping. Alright, does this deal still look good on paper? How long is all of this going to take? What contractors or constructors are available within the timeframe you need? Are they reputable? If you anticipate the renovation to take 3 months, can you afford an extra 2-3 months of holdings costs on the property in case of any unforeseen setbacks? Are you going to manage the renovation yourself, or are you going to hire a general contractor to oversee the operations?

RENT Once the property is in tip-top condition, you can rent the home for top market value. Be sure to connect with your Realtor on what the maximum rent that property can be rented for since this will impact the amount of funds that can be pulled when refinancing. Or, to rent the home for the top dollar, list your rental listing publicly with your Realtor on MLS.

Drumroll please! The time has come to see how much cash you can pull back out of that property! What we call a “Perfect BRRRR” is when you recapture all of your deposits, and renovation costs once the refinance is complete? A refinance is when you apply to get a new mortgage on your existing BRRRR property. With all the upgrades you’ve now put in the home, and with a tenant in there paying rent (which said income you can typically use towards a new mortgage), the home should be worth a decent amount more than what you paid, so lets get a new mortgage based on those two important factors, and get your cash out!

If you have ever hung a piece of artwork too high or selected a piece of artwork that turned out to be a bit too small for the space, you are not alone. While mistakes like this are common, they are easy to avoid with these simple pro tips.

SIZE MATTERS

Finding the right size of artwork for a particular space is a critical part of the process and there are several factors to consider to get it just right. Select a piece that is too small, and it will be dwarfed by other items around it while wall décor that is too big will overpower the space. As a rule of thumb, wall décor should span approximately two-thirds the width of whatever it is hanging above. For example, artwork above a six-foot sofa should measure approximately four feet wide to achieve a sense of balance and harmony. Swap out one large piece for several small complementary pieces grouped together for a similar effect.

YOUR EYE LEVEL OR MINE?

Once you have the correct size, it’s important that you get the placement just right. You have probably heard of the “eye-level” rule when it comes to the height of the artwork, however, with varying eye levels, this can be deceiving advice. To simplify it, place the centre of the wall décor approximately 60 inches from the ground. This works great, especially when the wall décor is hung as a standalone item, without any furniture beneath it. However, when hanging artwork above a piece of furniture such as a dresser or sofa, place it approximately 6-9 inches above the furniture. When hanging a grouping of artwork pieces, be sure to space them evenly, with 1-3 inches between each piece (the larger the pieces, the bigger the gap between them).

HOOKS, NAILS, AND TOOLS OF THE TRADE

Hooks and nails may seem small, but they can be mighty. Standard single-nail picture-hanging hooks will hold up to 30 lbs, and 2 and 3 nail hooks boast even more power. For light-weight canvases, a simple finishing nail or two will do the trick. There is often little need to break out the power tools, but you can complete your picture-hanging tool kit with a hammer, a level, a measuring tape, and our secret weapon for getting artwork just right, the Hang & Level™, a nifty tool that helps you to easily mark the perfect place to hammer. To hang artwork on plaster walls, place a piece of painters or masking tape where the nail will go BEFORE hammering –this will keep the wall from splitting. Stick to these simple rules to get a picture perfect result every time. That’s not to say that you can’t break the rules now and then, but we recommend leaving that up to the pros.
