Spring is in the air, and it’s a perfect time to organize your home. Organization can help to alleviate stress levels by creating a calm and functional interior. When a space is organized and tidy, it can be used to its full potential, adding to the overall enjoyment and efﬁciency of your home. How better to accomplish this, than to follow the old adage “A place for everything and everything in its place.” I am the owner of Re:imagine Spaces and I am here to help you with some spring cleaning tips. The sun is shining and your motivation is building; but where to start? The ﬁrst thing you’ll need to do is to set realistic goals for yourself otherwise frustration will take over and your spring cleaning project will be over before it even starts.
To make it easier on yourself, I recommend you choose one area in the house that you would like to start with; closet, pantry, kitchen, bedroom, garage?
Living for Everyone
Wherever you start, the process will be the same. Take a moment and identify your goals and long term hopes for each space. The next step is to remove everything from the space, which will allow you to see what you actually have accumulated. It may look like you have created a huge mess but this is part of the process. Make your piles: keep, relocate, toss and donate. Once you have decided on the items you are going to keep, you are ready to restore order and categorize. Take time to look around the house for items that you can repurpose to help you organize the space, for example decorative baskets and containers, or a piece of furniture. I like to do this before I go out and spend money on articles I don’t really need. In conclusion, remember to set realistic goals for yourself. Make a “to do list” and focus on just one project at a time, this way you will feel a sense of accomplishment each time you complete a space.

I like to start my day with a healthy breakfast that keeps me fueled until lunch (but if it’s in my repertoire it has to taste delicious too). This pudding is wonderful enjoyed hot or cold, and you can vary the extracts and fruits when you feel like a change. I use coconut extract and tropical fruits (bananas, mango, papayas, kiwi, etc.) in the winter months and sub vanilla extract and berries when they’re in season.
Makes 2 servings Prep time – 5 minutes Gluten free, Dairy free, Vegan.
INGREDIENTS 1 cup Old fashioned oats (do not use quick oats)
1 Tbsp Chia seeds 1 1/3 cups Unsweetened almond milk ½ tsp Coconut extract (or vanilla extract) 1 Tbsp Dark maple syrup 1 Banana, halved & diced ½ cup Mango, diced (or fruit of your choice) INSTRUCTIONS • In a medium bowl, combine the oats, chia, almond milk, coconut extract and maple syrup and stir to combine. •C over and place in the fridge overnight. • Portion into two serving bowls and top with chopped fruit. • Pudding can be served cold or hot (microwave 30-60 seconds).

DIRECTIONS In a Mixing bowl combine, flour, yeast and salt, mix well. In a separate large measuring cup add water, beer and vinegar. Pour liquid into the flour mixture and stir with a rubber spatula until a loose wet dough forms (making sure there are no dry areas). Cover with Plastic wrap and let sit on the counter for 8 to 24 hours (the longer the better). Preheat Oven to 400 degrees.
Line the bottom of a Dutch oven with Parchment paper. Form dough together into a ball and place it on Parchment line Dutch oven. Place the lid on the Dutch oven and Bake for 40-50 minutes. (Keep covered the entire time).Bread will bake to a beautiful golden brown.

Your Tarion Warranty The home is now yours, but don’t worry, you’re not in this alone! Your home is not just a financial investment – it is a personal and emotional one as well. This is why we believe the relationship we have built with you should last long after you move in.
What is Tarion?
The Home Construction Regulatory Authority (HCRA) is the regulator of new home builders, but Tarion administers warranties and protections for purchasers of new homes! After you move in, there are specific statutory warranties: the 30-day, 1-year, 2-year and 7-year warranty, covering major defects. These warranties begin the day you take occupancy. 30-Day and 1-Year Warranty Within 30-days of closing, you will have the opportunity to complete an inspection of your home and submit the complete warranty form through Tarion. Only one 30-day form can be submitted. If you do not submit this form within the 30-days, your requests will be deferred by Tarion until your 1-year warranty. However, Activa as your builder will still address your concerns once submitted. Typically, only emergency issues are considered between your 30-day and 1-year period. Within 1 year of closing, you will have the opportunity to complete an inspection of your home and submit a completed warranty form
through Tarion. Your 1-year warranty requires the home to be constructed in a workmanlike manner and free from defects in materials. This warranty protects against unauthorized substitutions and Ontario Building Code violations and requires the home to be fit for habitation. This applies for one year, beginning on the home’s date of possession. NOTE: Brand new homes need time to settle. To allow for settlement, nail pops and cracked corners will be repaired at the 1-year inspection. 2-Year Warranty Your 2-year warranty protects against water penetration through the basement or foundation walls and defects in materials that affect windows, doors and caulking. This mechanical warranty will cover defects in work or materials in the electrical, plumbing and heating delivery and distribution systems. Additionally, this will cover defects in work or materials that result in the detachment, displacement or deterioration of exterior cladding such as brickwork, aluminum or vinyl siding. This applies for two years beginning on the home’s date of possession.

A home that caters to a family’s lifestyle can be transformative to their daily lives! Whether that is a physical feature(s), flow or overall functionality, they all contribute to how well a space works. When my husband and I built our current home, we knew we wanted to have a dedicated play area for our son. Specifically, we wanted a designated area to put all the toys and “things” that come along with tiny humans. In order to do this, I designed custom built-in cabinetry for storage, keeping both the current purpose in mind and future resale. When I put together the design of the play room and custom built-ins, I kept these principles in mind:

It is important to create a variety of different sized storage options for ultimate functionality. The reality is, not all of our household items are the same size and neither are children’s toys. When preparing your home for sale, the ultimate goal is to ensure that the home shows at its very best by highlighting the features and eliminating distractions. This allows you to appeal to the greatest number of potential buyers possible, strengthening your selling position and encouraging a quick and profitable sale.
While the Beyond The Stage Homes team is comprised of devoted animal lovers, not all home buyers appreciate our furry friends, and in fact, a home with pets can often be a cause of concern for many, especially for those with allergies. Evidence of pets such as toys, food dishes, and pet beds can also put potential buyers on the lookout for damage throughout the house that may have been caused by the animals. Eliminating the presence of pets in the home will allow buyers to focus on the home’s features, instead of scrutinizing and looking for flaws. Even caged animals can turn off or simply distract potential buyers. Additionally, the home-selling process can be stressful for your pets. To learn more about how this impacts them, we spoke to some furry friends about their recent experiences when their humans listed their home for sale. 50
As allies of the 4-legged community, we recommend removing all pets from the home when listing it for sale, not only for showings but for the duration of the sale. Reach out to trusted friends and relatives about opening their home temporarily to your fur babies. This will mean less stress on both you, and the pets. Animals can be incredibly sensitive to changes, and to strangers in the house (even when they are removed from the home for showings), and you won’t worry about trying to maintain the home with the fur, dirt, and other messes that these pets create for us. If removing your pets is not an option, minimize pet odours by cleaning your pets regularly, as well as areas that they tend to hang out, and open the windows for at least a few minutes every day, regardless of the season.
HOMES + I N S I G H T Meet Cooper the cat, a fun-loving and friendly 5-year-old orange tabby cat who has lived with his humans since he was just 2 months old. His humans recently sold their house, and he recalled the experience for us.
Meet Max the Dog, a 2-year-old German Shepherd also had a recent home-selling experience, and he was happy to share it with us.
The whole process was pretty scary. My bed was packed up and put away in the basement and I couldn’t get to it. Some of the doors in the house were closed and I wasn’t allowed in those rooms. We went for long car rides every day, and when we returned home the house smelled different – I could tell that there had been other humans in it while we were out. I tried to warn my humans about the intruders and when they didn’t seem to be listening, I tapped their favourite leather chair with my claws (that got their attention). After a few days, they finally decided that I didn’t need to go for the car rides anymore and they left me in the house while some strange people came in and out. The only good thing was that one of the strangers opened the door for me to take a stroll outside – it was exhilarating!
It was SO COOL! We went for walks and car rides every day, and I got to spend a ton of time with my humans. I love them so much and am happiest when they’re around. I slept the best I’ve ever slept because the days were so full of adventure! When we were out, I was such a good boy (they told me this all the time). I tried to be really good when we were home too, but I was missing a lot of my favourite toys, and my humans seemed to be vacuuming and mopping non-stop, and I HATE Mr. Vacuum, he’s so noisy and chases me around. My humans tried to teach me a new command, but I still haven’t figured out what they want when they say “can you stop shedding?”. They seem pretty upset when I do it wrong, so I hope to figure it out soon.

The cost of a 2x4
The construction and materials cost escalation we’ve seen over the last year has been astonishing. Why do you think several urban condo developers in KW didn’t come to market with new projects in 2020? One small, but terrifying word:
Developers have to go back to the drawing board, and reprice their construction cost matrix. If an urban condo project in KW was planning to sell in 2020 with an average sale price of $700 per square foot, I would bet all of my bitcoin (all .00000007163 coins) that $700/SF isn’t a real $/SF anymore. If you can buy a decent resale condo unit for $575/ SF down the street from a brand new building launching at $800/SF, that resale condo is starting to sound pretty appealing right about now!
