Finely chopped asparagus
8 cups Chicken stock 2 cups Arborio rice
• In a large heavy saucepan over med/high heat melt butter, once butter is melted add onions • Stir ingredients over med/high heat until soft (not browned). • At the same time, simmer the chicken stock over medium heat. • Reduce the heat under the onions to medium and add the Italian rice. Stir constantly for 3 minutes, then add the white wine. Again, keep stirring to prevent sticking, as the wine is absorbed by the rice. • Then, start adding the chicken stock, 1 cup at a time. (Each cup must be absorbed before adding the next). Stir to keep from sticking.
2/3 cup Parmesan cheese
• Once 6 cups of chicken stock have been added, add the remaining stock ½ cup at a time. At this point add Asparagus.
• Be sure to sample taste the rice - it should be tender but still a little firm to bite (that is, never mushy).
Risotto takes about 20 minutes once the first liquid is added.
• Fold in 1 tbsp. butter, then parmesan cheese, and season with salt and pepper.

Understanding Vendor-Take- BackS Recently, I received two calls from private Sellers who finally had serious offers for their homes. However, in each case, the Buyers informed the Sellers that they were having a hard time getting the financing they need and had asked if the Sellers would help finance their purchase of their Victor Hussein Real Estate Lawyer home. The Sellers inquired about my thoughts on their lending money to would-be Buyers of their home? Lending money to your potential Buyers is of course a risk. Beside the obvious fact that you do not know the Buyers well, you should first ask yourself why a lending institution (“bank”) will not finance them for the entire purchase, or worse, will not finance them at all? Having said that, it is not an uncommon event for a Seller to lend some or all of the money needed to purchase his/her home. This is referred to as a Vendor Take-Back Mortgage. Simply, a Seller lends the necessary amount of money and then places a mortgage on title for that amount. Depending on the particular situation, the Seller’s mortgage will either be a first mortgage (in the situation where a bank or another lender is not involved), or, a second mortgage (in the situation where there is a bank or another lender involved). A lending Seller’s rights are affected dramatically depending on whether he/she has a
first, or, a second, mortgage on title. Legal advice is very important here. Assuming you wish to lend money to the potential Buyers, below are three factors, amongst a host of other factors, to consider: 1) T raditional Lender: Why are the Buyers not successful in getting any or all of the financing from a bank? There are a host of possible reasons such as bad credit history, low incomes, not having enough money for a down-payment, just graduated from law school and has not demonstrated a steady income stream and so on. The reason the Buyers were declined for financing should be a major factor to consider before making your decision to lend money. I would suggest requesting your Buyers provide a written explanation from the banks they have approached delineating why their application for a mortgage was declined. Lenders are more than ready to provide a written explanation. 2) C redit History: Since you probably will not know the Buyers well, it is important to conduct a credit history check. This will provide a picture of the Buyers past behaviour with respect to debts -- do they have a history of late or missed payments, and so on. The credit report will also be useful by allowing you to confirm if the Buyers have provided you with a

complete and full list of their present debt situation. If they have disclosed all of their debts to you, then you should not find any new debts in the credit report. If, however, you find in the credit report a host of undisclosed debts, red lights should come on. 3) Verification: A third important detail is verification of information provided by the Buyers. This entails, amongst other things, verifying the employment record of the Buyers -- how long have they worked for one employer? What is their present income? All this information should be provided to you by the employer on the employer’s letterhead. Request copies of the Buyers last two years tax returns to further confirm their incomes. This verification process will not only serve to confirm the representations made to you by the Buyers, but will also provide insight as to how honest and up-front the Buyers have been about their financial situation. The above three factors are by no means a complete list of the checks you should conduct but merely serve as examples of the types of checks to undertake before making your final decision.

Finally, lending money to potential Buyers is risky. At the very least, make sure you have legal assistance to protect your interest. We are dealing with a lot of money and this should not be the time to take unnecessary chances. On a side note, in both cases, I note the Sellers have been attempting to sell their homes privately. I always recommend considering listing your home with a Realtor. By doing so, you will be exposing your home to a much broader market, which could translate into your finding a Buyer who does not require you to finance the transaction, in turn saving you the aggravation of lending and collecting money. There are tonnes of ways to invest in real estate, but what’s the point without a goal in mind? • What do I want real estate to do for me? • Do I want to achieve cash flow or replace my income? • Am I looking to build up equity for retirement? • Do I want to be completely hands on, hands off, or a bit of both? • Am I willing to risk losing money?
3) GET YOUR FINANCES & FINANCING LOGISTICS IN ORDER Over are the days where you would look at properties first, make an offer, then figure out what financing options you have available. Getting a “Pre-Approval” with a Mortgage Broker or Bank is a good first step, but even those are not guaranteed, and more so should be used as a guideline. Consider this checklist before making that first offer: • Do I have funds in hand for a downpayment, legal fees, appraisal fee, and other closing costs? • If not, where do I have access to funds and how can I make them available? • What does my credit score & report look like? • Will my income support holding onto a 2nd property for at least 3-6 months? • Should I go with a Mortgage Broker or a Bank to help me finance my deals?
5) START SOURCING & ANALYZING DEALS We’re getting closer to buying a property! But first, we have to actually find these “deals” and get into a routine of analyzing. If you’re working with a highly knowledgeable, experienced, and reputable Realtor, they should be able to help you out with this step, big time! Here are some examples of what we need to consider: • Where is the main source of my deals going to come from? • What tool can I use to both quickly & thoroughly evaluate intriguing deals? • What “Value Adds” can be done to this property? Zoning? Bylaws? • Is the property within an ideal & liquid location for resale purposes? • What does the Tenant demographic look like (if buying & holding)? • What is the best strategy with this property? I.e: BRRRR, Flip, Buy & Hold?

www.trilliumwest.com 6) MAKE OFFERS & GET OUT OF “ANALYSIS PARALYSIS” The most common symptom of step number 5, is getting stuck analyzing deals, and waiting for the “perfect” or “home run” deal to pop out of thin air. A base hit is better than nothing, as long as the numbers make sense and the analysis checks out. If you keep waiting for the mega deal, other Investors who are content with slow and steady base hits, are going to outpace you and will ultimately end up in a far better position in order to beat you out on that “mega deal” when it comes available. Practice makes perfect and here’s how it’s done: • Set parameters for how many deals you analyze and offer on each week (until you buy one). • Become familiar with the paperwork, protectionary clauses, conditions, and terms. • Learn from each offer, and what you can do better next time to strengthen your offer. • Try to learn different negotiation strategies. One size does not fit all! • Lean and leverage your Realtors knowledge & experience. Two minds are better than one!
7) OFFER ACCEPTED! LET’S CLOSE THAT DEAL! Your hard work and due diligence has paid off, and we now have an accepted deal in hand! Let’s not get too excited as we still have to close on the deal and transfer ownership. Here’s where the true strength of your team becomes exposed. We’re almost at the finish line of closing on your first deal, so here is what we have to do next: • Follow the next steps from your Realtor in order to satisfy deposits, conditions, and other terms. • Collaborate with your Mortgage Representative and get your financing firmed up. • Ensure your Real Estate Lawyer has all they need in order to start their own closing protocol. • Flip or BRRRR project? Let’s get those contractors in for walkthroughs to start reno preparations. • Buy & Hold? Get that unit marketed for rent so you can get a tenant secured and reduce vacancy.

Cashing in my Equity, but where do I go from here?
With the average detached home in Kitchener-Waterloo now at $900,000, many people are thinking of cashing in on this seller’s market that we have been experiencing. IN FACT, we Realtors have been hearing such rumblings from many people for the last several years. But, on the other hand, selling high is only part of the equation. Everyone buying right now is also buying high. You’ve heard the wise advice 50
“Buy Low and Sell High”. Well, I think most people already know that the concept of buying low doesn’t much exist in our area anymore. The folks thinking of downsizing need to live somewhere and what they pictured when they were thinking of retirement or after their children have all left their nest was moving to a smaller home and putting lots of money in the bank for their upcoming travels. What we have seen in the last year or two is that some of the smaller homes, like little 1950’s bungalows that a few years back would have been what many of these Empty Nesters had pictured themselves buying and moving into, are some of the same homes that their grown kids (or

people at the same age and stage of their grown kids) want to buy. So, the competition that the downsizers are experiencing is very overwhelming. The whole Mid-Century Modern design craze that so many younger people are drawn to for their first or second home may be swallowing up a lot of great options that their parents (or people at the same age and stage of their parents) were counting on buying. It appears that many people just want to get into a detached home. It doesn’t even have to be that elaborate, but when we already have so many moving into our region coupled with a number of different types of buyers competing for the same types of properties, we see a spike in certain sector of the market. When Downsizers own homes that are above the average type of detached home, (in other words, homes worth well over the average value, either because of its size, location or the type of finishes), it usually isn’t such a problem for them.
Here are a few options that you may not have considered: • Do you need to live in Waterloo region? Perhaps heading a bit out of town would be better for you financially. • Or perhaps a different region (or province) altogether would be a nice change and a great financial move for you. • What about a condo? There are LOADS of options! • Did you know that our area offers some beautiful homes in land lease retirement communities? • Some people are choosing to sell and buy a very small condo to rent out. And they plan to return to it someday, but in the meantime, they can travel the globe. (Let’s, for just a moment, imagine a world without Covid!)
Here’s another thought: Is your home a little dated or a little tired? Move-in ready homes definitely sell for much more in this market because most buyers are doing everything they can just to get into a home, let alone having enough saved up for renovations. Perhaps investing a bit into your current home prior to selling will help you to generate a much higher sale price which will go a long ways in helping you to achieve your goals with your next move.
But, when Downsizers are coming from a modest detached home that may be worth approximately what the average detached home is selling for or less, and they’re simply looking for another freehold home a bit smaller, then the difference in values between the two properties may not be enough to merit them selling. If this happens to describe your situation, don’t lose heart.
So, no matter your situation, there are options. You’ve probably heard that you need to buy first and then sell in this market. Some people downsizing are selling first to know what kind of budget they have to work with, especially when they’re talking about needing to hold some money back for their retirement. If they do a long enough closing on their house sale, it gives them a bit of time to consider what option would be best for them. Just make sure that you don’t try to navigate through this crazy market unrepresented. Get a good agent on your side to ensure you don’t make a move you’ll regret. And let’s all think positive and hope that the worst of Covid will soon be behind us, so we can start living our best life again. The best is yet to come. 51

selling or dwelling, I get giddy at the thought of arranging and showcasing these creative features. Shelf styling is a true art form that takes practice to perfect, but with these master techniques, you will be a pro in no time!
MIX BOOKS AND DECOR
SELECTING THE RIGHT BOOKS
Utilize a mix of books with a variety of decorative items, staggering the books and décor to create a balanced look from shelf to shelf. Décor can even play double-duty when positioned as a bookend. Along with decorative items - baskets, plants, and small artwork are a great way to style shelves for added variety and interest.
When selling your home, just like other spaces throughout your home, your bookcases and shelves should err on the side of neutral. Choose books with covers/spines that are more neutral in colour, then sort them by size. As a general rule of thumb, try to keep like-sized books together (both in terms of width and height). If you find that your book spines are overly colourful, consider turning your books backward so that the pages face out, as opposed to the spine. For living in your home, group books of similar colours together (and pair with complementary décor pieces).
Add dimension and depth to the shelves by keeping some books standing straight up and others laying down horizontally, using the decorative items in blank spaces on the shelves or placed on top of the books laying horizontally if space allows. Group items in odd number sets and lean art or plates to fill the vertical space.
You will want to create balance in the distribution of items throughout the shelves. When working with multiple sets of shelves, be sure to incorporate a consistent flow and theme throughout. Create an element of symmetry by using similar-sized items in mirrored placement.The goal is to create a “just full enough”, visually balanced look without the shelves looking too full or too empty, and avoiding an over-crowded look. Whether you are working with built-in cabinets, mounted wall shelves, or freestanding bookcases, put these tips to work to create a dramatic impact and visual intrigue.
