ASK THE EXPERT REAL ESTATE I would really like to list my home ASAP. With the market as it is now, will it be more challenging to sell a home in the winter?

There are two questions, first question is how the market is now and the second question is how challenging would it be to sell a home in the winter. Let’s start with the first question, we all know that home prices have adjusted compared to what they were last year same time, however there are still many buyers that are looking to purchase a home. Waterloo Region is still a great place to live and invest, to put it into perspective as per MLS information our average sale price in January 2009, was $257,000 and by January 2017 has only increased to $420,460 modest growth of $163,000 in 8 years. Compare that to our average sale price of March 2020 at $580,013 to December 2022 at $726,263 even with our drastic price decline in the last 8 months still is $141,250 increase in less than 2 years. As I’m writing this, we have 52 new listings in the last 7 days in Waterloo Region and 49 sales (35 firm

and 14 conditional) which indicates that there are still a good number of buyers willing to invest in real estate in our region. Second question, challenging selling your house in the winter, in my opinion the answer is depending on your property. If your property has features such as swimming pool, extensive outdoor living space, that can be showcased better in warm weather than you might want to wait for the right season. I have recently been hearing about Title Insurance and am wondering if you can provide some information regarding this subject?

Title insurance is not a new product. In fact, it has been available to property owners and purchasers for many years in the United States, the U.K., and, in Canada. Title insurance can be described as insurance covering an insured’s interest in a property against loss resulting from one or more specified causes up to the stipulated policy coverage amount.

It should be noted that Title Insurance is different from Property Insurance. Property Insurance provides coverage against the risk of physical damage to the property caused under specific events.

Title Insurance on the other hand, provides coverage against certain specified risks or losses relating to your TITLE to the property.

Under a Title Insurance policy, the insured would file a claim against the insurance company if loss occurs from a risk which is covered under the policy.

What does title insurance cover? The title insurance policy itself is a contract which is drafted by the insurance company. The policy will necessarily contain: A list of risks or losses the policy will cover; A list of risks or losses the policy will not cover; and provide for the availability of extra protection or coverage against additional risks or losses beyond the basic coverage. The additional risks or losses to be covered must be specified at the time of acquiring the insurance policy and will likely increase the cost of the policy.

Typical types of risks or losses that an owner’s policy may cover include the following: The owner having a good and proper title to the property (in other words, the owner has received ownership of the property from a clear chain of transfers in ownership over the years); arrears in property taxes discovered following closing and the seller is not willing to pay; and the costs of defending or remedying a title problem (only if the policy covers the particular risk or loss).

Note, if any known defects exist at the time of acquiring title insurance, such defects must be indicated on the policy and coverage may be qualified regarding such defects.

It should be kept in mind that title insurance is an insurance contract with carefully drafted terms and definitions. If a term of the contract is not satisfied, then coverage may be denied. Finally, title insurance policies (similar to other insurance contracts) can contain exceptions, exclusions, property-specific exclusions and so on. I recommend reviewing your policy to ensure what risks or losses are covered, and, under what circumstances or criteria coverage will be offered.

If there is something we’ve done a lot of the past few years is learning the art of slowing down.

I was at a Royal LePage event where RBC Olympian Renata Fast from the Canadian Women Hockey Team, spoke about the struggles she had to keep going and training when the World literally stopped. It was an inspiring story of perseverance, doing chin ups on trees and exercising at home with her eye on her team and the Gold Medal..

GET OUTSIDE Take a 5-10 minute break to step outside and breathe fresh air. Disconnect from the rest of the world and admire the beauty of nature. Those are just some of the benefits that come from taking a few minutes for yourself.

While her story was one of a champion Gold Olympian, I still question whether we have moved too quickly towards ‘full steam ahead’. Did we really learn the “art” of slowing down or was it forced upon us where we returned to life with guns a blazing?

Returning to work and commuting are normal and healthy routine tasks, however, there’s no time like the present where we should look to ensure that we maintain a healthy life work/life balance. Life is short, and time flies.

But you can create a simple ritual to help you slow down, enjoy life, and focus on what’s important.

PRIORITIZE Focus on the most important tasks to take on during the day. By doing so, we eliminate the stress of trying to accomplish too much, leaving us overwhelmed.

GIVE YOURSELF TIME We plan out our days in all sorts of ways, from calendars to daily planners. Take a few minutes each day (or week) to organize your schedule and make sure you are keeping up your daily tasks. This will help you prioritize the things that are most important and make sure you don’t miss anything important!

FAMILY AND FRIENDS Whether it be in person or on the phone, schedule time to connect with family and friends. If you’re in person, put down your phone and truly connect and embrace the time together. If you’re on the phone, stay off Instagram or other distractions to connect on a deeper level.

Better Days Ahead

(But Today’s Not So Bad Either!)

I cannot foretell the future of the real estate market ~ nobody can. However, I get asked what will happen with the market and every day my answer is slightly different.

The longer I am in this business, the more accurate my prediction becomes.

bviously, we aren’t experiencing right now what we were seeing a year ago with nearly every listing going into multiple offers. That qualified as an uber-hot Seller’s Market. But, what exactly is this market we are currently experiencing? Is it considered a Buyer’s Market? I don’t know about that.

People, including myself, tend to think in absolutes, especially when it comes to areas of our lives that we are passionate about. Here are a few examples of opposites: • HOT or COLD • RIGHT or WRONG • RIGHT or LEFT • CONSERVATIVE or LIBERAL (that’s probably all I should say here about politics…haha!!)

• AFFORDABLE or EXPENSIVE • And <<insert drumroll>> the hottest topic amongst Realtors ~ SELLER’S MARKET or BUYER’S MARKET

we were and the values have dropped, but there are still signs that the homes that are selling tend to be moving more in the favour of the seller than the buyer.

How does a Realtor answer questions about the market that feels a bit uncertain at times? Some segments of the market could be a Buyer’s Market and some could be a Seller’s Market. Just be aware that that the market fluctuates and changes daily, and also be aware that each agent has their own perspective.

As a Realtor, I can’t get so attached to the current market that I don’t look for the signs for what’s around the corner.

And I also need to have confidence to give a straight answer for today’s market, even though I know that things could change on a dime and they will for sure change at some point. They never remain the same. The certainty of the uncertainty comes with the territory of the real estate business.

Those who are a bit more shy about making a straight call may say that we are in Balanced Market. Whether or not they know for certain if we even are in a Balanced Market, that just seems like the right thing for them to say right now because it’s definitely starting to balance out.

I truly don’t believe that we are in a Buyer’s Market, and I don’t believe we have balanced out yet either. I am going to go against popular opinion and say that I think we’re still in a Seller’s Market. This may come with some criticism, but I have to go with what my experience has been telling me. I consider everything when giving my opinion, though.

With all the topics out there, I believe that there really is a middle ground. I believe that our real estate market is starting to settle towards that middle ground, but I don’t think it’s there quite yet. From what I have been noticing over the past few months, we have cooled off from where

There are definitely properties that appear to be sitting and waiting for offers, but most of the time, there seems to be a valid reason for a delay in selling for less than the average days on market.

I believe that the interest rate is only ONE part of the equation.

You may want to know why in the world I think we’re still in a Seller’s Market, and I am happy to openly share why I believe this is the case.

I knew a year ago that everyone would agree with me if I said we were in a Seller’s Market, but right now, there are some nuances that I cannot ignore, and only time will tell if I am right. These types of listings are still moving;

or two at the most, but will start to pop up again in the mid to late spring, and once the Buyers who have been waiting for many months to make a move start to see the number of new listings that will be hitting the market.

Remember Chicken Little? I think they will realize that the sky really isn’t falling.

At least that’s what I think at the time I wrote this article on January 7th. Things could have drastically changed by the time this goes to print.

• Properties that are desirable, • Homes that show like the Sellers really care, • Listings that are marketed well and are priced appropriately, • And, most importantly, many of them are attracting multiple offers. This doesn’t happen in a Buyer’s Market.

For those of us who have lived through some ups and downs and have had some first-hand experience with the highs and lows in the market, we can usually see or feel things coming that the novice may not even notice. However, years of experience, isn’t the only thing that matters. The realtors who are putting forth the greatest effort in our current market, regardless of their level of experience, are still seeing a great turnout in terms of number of showings, number of offers and sale price. Of course, it isn’t like it was a year ago, but it’s certainly not what I would consider Doom and Gloom.

I believe that the interest rate is only ONE part of the equation. There are MANY worldwide factors going on right now that we have never experienced in the past, so only time will tell what happens from here.

But, I do believe that things will even out for a month 29

TIPS To Keep Your New Windows

Condensation Free This Winter Every year, window contractors are swarmed with phone calls from their customers complaining about condensation on their new windows. Their old windows didn’t do this, so why is it happening now? Rest easy, your new windows are working the way they should.

Condensation on new windows is a sign that the window is performing exactly as designed.

Just like the condensation you see on shower doors and car windows, this condensation forms when the surface temperature of the window goes below the dew point. What is happening on those windows with the condensation is that the window is blocking heat from inside your home from reaching outside thus allowing outside to be cooler than your home’s morning dew point.

Therefore, the relative humidity in your home may increase and cause condensation.

Taking these steps can go a long way in preventing condensation from forming on your windows— and you’ll be able to enjoy clear views of the outside again!

6. USE A DEHUMIDIFIER When your home becomes too humid, it’s always a good idea to invest in a dehumidifier.

1. LOWER YOUR HUMIDITY One important step is to not use a humidifier unless you absolutely have to. Humidifiers are great for people with respiratory problems, overuse can increase the humidity level in your home – which can lead to mold growth and damage to walls and wood floors.

2. CIRCULATE THE AIR Opening windows slightly for a brief period of time will allow humid air to escape and drier air to enter.

3. OPEN THE CURTAINS Curtains may trap the heat when closed thus creating condensation. Open them to release the warm air!

4. USE AN EXHAUST FAN Run the exhaust fan when showering and cooking to avoid condensation.

5. REMOVE PLANTS Plants release moisture, so keeping them indoors may be the source of your problem.

Move them away from the window to see if that reduces condensation.

7. BUY A HUMIDITY GAUGE By regularly monitoring the relative humidity in your home and keeping a RH of 50% , you minimize the chance of hidden moisture damage that can cause serious structural issues down the road.

It’s the New Year! Full of resolutions to eat healthier, lose weight and detox from the excessive eating and drinking throughout the Holidays.

I was introduced to green tea years ago, but no matter how much I try to like it, I just can’t. Green tea is packed full of health-promoting compounds.

Regularly drinking green tea can help you lose weight and reduce your risk of several diseases, including diabetes, heart disease and cancer. Lose weight you say? Yes, if you look at the ingredients list for any fat burning supplement, chances are, green tea will be on there.

Over the past few years, the pandemic got the best of me and I am now focusing on healthier living. I knew that my dislike for a cup of green tea outweighed any of the benefits. However, as a creative, I was always willing to try it again in another form.

I’ve always enjoyed smoothies, but texture is a huge issue for me. I typically have to freeze the banana to eliminate the heavy paste-like texture that a ripe banana creates. (Thanks Fiddleheads for that tip!)

METHOD: 1. Microwave water on high until steaming hot in a small bowl. Add tea bag and allow to brew 3 minutes. Remove tea bag. Stir honey into tea until it dissolves.

2. Combine berries, pineapple, mint leaves, banana, and milk in a blender with ice crushing ability.

3. Add tea to blender. Blend ingredients on ice crush or highest setting until smooth. Pour smoothie into tall glass and serve.

NOTE:

Some blenders may require additional water to process the mixture.

Your relationship may be over, but your life is not. As we begin 2023, we have an amazing opportunity to grow and reinvent who we are. And as cliche as it may sound, the new year is a brand new opportunity to revamp yourself, your life, and your own mental and physical health. Here are some ways you can take care of yourself in the new year.

Make good choices for good health

You’d be surprised what this can do for every part of your life.

Execute a nutritious meal plan with recipes and grocery lists. If you’re not a 5 AM gym type of person, go on walks after dinner, take the stairs instead of the elevator, take some classes… the list is endless. Eating well and being more active awakens you from the core, so your body and mind are all willing to accept change.

Avoid making excuses to be social, and say YES to everything

If there’s a concert or a play that you want to see, don’t make excuses – just go. There is always someone new to chat with… or, just enjoy the show if you want to be alone. If you’re invited to a get-together, say YES! You’ll never know if it’s a good time if you don’t go. Happy hour cocktails with co-workers? Just give it a shot - you may surprise yourself.

Find a hobby

If you didn’t during the pandemic, find one now. Perhaps crafting, sports, DIY projects at home, or something else will really tickle your fancy. Hobbies will exercise your mind and when you do something you genuinely enjoy, you’ll start to smile more. I love to quilt, and in my first year alone I would make Saturday nights my night to pull out a quilt and a threaded needle, eat Kraft Dinner for supper, and binge-watch Sex and The City. It was so therapeutic!

Clean and declutter!

Decluttering your life after divorce will do so much for your mind.

Purging was a source of liberation and peace for me. You might find that too.

Volunteer.

What you’re going through is a lot, and you’ll make it through with time. There are some people out there who are in need of your help – give it. Doing good for your community and getting out there to help others who need a hand will leave you feeling fulfilled too. I started volunteering at Meals on Wheels to put my energy into something productive. I felt such joy, that I have never left!

Understand your cash flow.

Your finances may have taken a hit during the divorce process.

The best way to start fresh this year is to write out a budget. Yes, that dirty word – budget. Figure out your expenses and areas where you can cut back, write out your financial goals, and put a plan together that works for you. It’s all about feeling empowered.

Knowing where your money is going IS empowering. Don’t forget to save for that trip away – you’ve earned it!

Focus on your future.

You may be a little bruised, but you are alive and have so many new things to look forward to. Put together a little vision board of what you want your life to look like. In healing from divorce, I learned to let go of my former plans, and embrace new ones. My vision board had my future husband on it, my financial goals, my bucket-list trips, healthy relationships with my children, dancing lessons and more. It literally changed my life, seeing that vision board every day – it represented hope.

Try something new or something that scares you

2023 can be a year of reinvention and repair. Eleanor Roosevelt once said, “you gain strength, courage and confidence by every experience in which you really stop to look fear in the face.” Simply put, fear is a bully! When you give in to it, it gains power. But, when you acknowledge the fear and still move forward, you build courage. So, give it a shot. Try public speaking, enter a marathon, or teach a class. To myself I always say, “Face your fear, then do it anyways”.

Work on your relationships.

When you’re going through a life change, you get busy and overwhelmed. You may have been neglecting the wonderful people in your life. Spend this time really fostering those relationships and bringing them back to life. Play with your kids. Go for dinner with your sister. Honour your parents with a note. Show gratitude to your BFF who’s been there by your side through this journey.

Take a vacation

Whether you’re alone or with friends and/or family, get away.

If you can’t go away, then do a “staycation”! There are many inexpensive ways to get away close to home, or even cheap island vacations if that’s more your speed. Get away, recharge, and focus on yourself. Oh, and take me with you… it’s SO COLD!
