SKY-HIGH REAL ESTATE PRICES IN LAS VEGAS Developers of Sky Las Vegas know better than anyone how volatile real estate can be.

In 2007 alone, they sold nearly 300 units in their 45-story, 409-unit luxury condo tower on the north Strip. But business evaporated when the bubble burst, with just 22 deals in the next seven years, property records indicate.

Now with the economy slowly improving, they’re looking to cash out.

Brokers with CBRE Group sent out marketing materials recently for a bulk sale at Sky, 2700 Las Vegas Blvd. South. The developers want to unload their remaining 65 units, which are 92 percent leased, and vacant commercial space.

The listed price is “best offer,” but the sale would command big dollars.

Their effort follows similar deals the past few years. As with Sky, they involved properties built as for-sale condo complexes, but after the recession hit, units were rented out.

In late 2012, investors bought 427 units for $119 million cash at Veer Towers. A year later, investors bought units at the Ogden and Juhl, two downtown high-rises, and three other properties for $237 million combined.

On and near the Strip, a number of buyers use high-rise condos as investments or as second or third homes, often as weekend crash-pads. And with tourism picking up, Sky’s developers hope someone else wants to be a landlord there.

Whether those buyers rent or sell Sky’s units, one thing’s for sure: First, they’ll have to write a hefty check.

Hash House A Go Go in Henderson raised more than $3,000 for Hope for Prisoners, a local nonprofit organization that works with Metro Police to empower criminal offenders who are reintegrating into mainstream society. Rick Harrison, star of “Pawn Stars,” also donated $1,000, and AlertID donated $5,000.

The Tyler Robinson Foundation unveiled the TRF Cares Family Room at Sunrise Children’s Hospital. The foundation was started by local band Imagine Dragons and the Robinson family to help families of pediatric cancer patients.

Wynn and Encore partnered with the Meeting Planners International Foundation to launch a scholarship for professional meeting planners. The scholarship — $75,000 that will cover two new recipients each month over the next three years — pays for networking opportunities, educational resources and industry research.

Clark County Sheriff Joseph Lombardo and Gigi Shaukat, a philanthropist LOMBARDO SHAUKAT and former marketing executive at Procter & Gamble, joined the board of directors of Make-A-Wish Southern Nevada.

Joe Kaminkow joined the board of directors of the Cal Ripken Sr. Foundation. Kaminkow is senior vice president of game development at Aristocrat Technologies, chief game designer at ZyngaChicago and founder of Spooky Cool Labs. The foundation uses baseball- and softball-themed programs to build character and teach perseverance, loyalty, nutrition and leadership to underserved youths.

Southwest Gas Corp. donated $85,963 to Catholic Charities of Southern Nevada. Southwest Gas employees raised the money through the company’s Fuel For Life campaign, which allows employees to donate to a local nonprofit organization.

The Engelstad Family Foundation contributed $10 million to Three Square Food Bank. The money will be awarded over the next five years.

Only income from the fund will be distributed to the food bank, leaving the principal intact to grow over time, creating a permanent reserve.

Cox Business executives created and donated 250 teddy bears to St. Jude’s Ranch for Children, Ronald McDonald House, the Clark County Fire Department and Metro Police.

More than $165,000 to fight childhood cancer was raised during St. Baldrick’s Day at New York-New York. More than $10,000 was raised at Vinyl at the Hard Rock, and additional money was raised at Irish pubs around the valley.

Trish Bradley Garvin, independent sales representative at F. Schumacher & Co.; Courtney Bray, branch manager at U.S. Bank Decatur; and Dr. Vani Dandolu, obstetrics and gynecology chairwoman at the University of Nevada School of Medicine, joined the board of Baby’s Bounty, which provides cribs, car seats, clothes and hygiene items to babies in low-income families.

Thomas Elementary and Jim Thorpe Elementary. Book drives were held at Savers of Las Vegas, the YMCA of Southern Nevada, Egg Works, Egg & I, The Toy Box and Splashville. Donations benefited the Public Education Foundation.

The Cleveland Clinic Lou Ruvo Center for Brain Health received $2 million from the Elaine P. Wynn & Family Foundation to study Parkinson’s disease and develop ways to test new therapies.

The contribution was given in honor of Wynn’s mother, Lee Pascal, who had Parkinson’s disease.

The Rape Crisis Center received a $265,000, twoyear grant from the Engelstad Family Foundation. The grant will allow the Rape Crisis Center to create child sexual abuse prevention and treatment initiatives, including an abuse prevention curriculum for pre-school and early elementary children, resources for parents and a dedicated advocate to work with victims who are students in the Clark County School District.

Q&A WITH SUSAN LIU

Whatever you do, make the customer happy Susan Liu owned a restaurant and worked as a general contractor for more than a decade. Now she’s a franchise owner of Floor Covering International, which she says “represents the culmination of my years of entrepreneurialism.” In addition to working on single-family homes, Liu competes for commercial projects. She spoke with VEGAS INC about how her past experience helped prepare her to own this business, her management style and the disconnect between the customer is always right and the customer is a micromanager. process, so it is important that everything is treated with equal levels of importance. To that end, team cohesion is imperative.

How did your time as a general contractor help when it comes to Floor Coverings International?

It helped me better understand the installation process and how the construction side of things works, making the transition quite smooth.

The only thing I had to learn as I segued into my position as owner of my Floor Coverings International was more about the products we offer.

Floor Coverings International owners have a reputation for being experts in the flooring solutions they provide, so I wanted to be sure that I lived up to those expectations.

What was the biggest adjustment from running a restaurant to owning a mobile flooring business?

In the restaurant business, when you’re the owner, there is a lot of work that requires constant, daily involvement. With Floor Coverings International, I have a team that can help me with the daily tasks, and it is easier for me to delegate duties and manage my staff.

A lot of people have the misconception that owning a business is inherently easier to run because they think you can share the company’s responsibilities with others, but that’s definitely not the case in the restaurant industry.

What did the restaurant industry teach you about business and customer service in Las Vegas?

The customer is always right. No matter what industry you are in, you have to be respectful of the client and appreciative of his or her needs. A happy and satisfied customer means not only returning business, but referrals for new business as well.

The restaurant industry is particularly valuable for teaching this fact.

You won’t get far in that field if you don’t learn to heed the customers’ every beck and call. It really is baptism by fire, and you become a better owner for it.

Where do you see yourself and your company in 10 years?

I would like to have multiple locations. Ideally, I would like to own all of the Las Vegas market and the surrounding areas. Floor Coverings International has given me a level of support that makes that goal less a dream and more of a distinct probability.

What is the most challenging part of your job?

It would probably be the manufacturer-direct buying. It requires a strong understanding of all of the products we have. You become a better salesperson for the knowledge you obtain, but getting that knowledge takes a bit of time.

What has been the most rewarding part of your job?

Everything about the job is rewarding. I find working toward big accounts and commercial clients to be especially rewarding because you get the chance to witness the results of your work on such a grand scale.

Trying to get accounts such as a flooring contract with Mandalay Bay, for example, is something that keeps me on my toes and excited to begin each business day.

What are you reading right now?

I’m very busy with work, so when I get a free moment, I browse the Internet to keep up on news. I think

all business owners should keep up on current events. Beyond learning about trends pertinent to the flooring industry, keeping abreast of the news lets me be a more well-rounded individual in general, and I think that’s reflected in how I run my business.

What do you do after work?

Since I just opened, there is a lot of work to be done, so I usually bring work that needs to get done home with me to prepare for the coming work day. In many ways, being a business owner is a 24-hour job. Whether that’s a good thing or a bad thing is entirely dependent on how you spread that work throughout the day.

Describe your management style.

I am all about teamwork. I like to make sure everyone on my team is working together and is on the same page to reach the end goal. We have a lot of moving parts that have to work together to ensure that we do the best job possible. The office work is just as important as the actual installation

Whom do you admire and why?

I admire the coaches at Floor Coverings International. They are great at supporting us and really help teach us the business and techniques to help us succeed. The coaches take what otherwise would be a difficult job and make it something that’s easier to accomplish.

What is your biggest pet peeve?

Customers who micromanage jobs.

While the customer is always right and a good business will do what’s necessary to please a customer, there’s something to be said about the value of making clear your level of expertise to assuage someone’s anxiety about the process. Once any worries they may have about the process are done away with, their attempts to micromanage the job tend to stop.

What differentiates your business from others in the industry?

With our mobile showrooms, we are able to show you exactly what certain flooring options would look like in your home. It helps take the guesswork out of the selection process. Being able to see how flooring will actually look in a residence or business is great for customers because we bring everything to them and they don’t have to worry about trying to envision what it will look like once installed.

In 2010, we designed a custom cooking wall for the Hyatt Regency Riverwalk in San Antonio, Texas. The client requested a cooking wall that included a vertical rotisserie on the left center broiler with elevating grates, convection ovens on the right, a Churassco grill under the broiler and refrigerated bases on the left and right. However, they did not want it to look like kitchen equipment.

Instead, they wanted the wall to have a furniture look.

We had to use custom powder coating and finishes so there was no visible stainless steel.

Another challenging project was for the Langham Hotel in Chicago. We had to build two custom wine cases that were to be located on the fourth floor. In order to get the wine cases inside the hotel, we had to take out part of a wall and use a crane to get them inside.

What are the benefits of making pieces one at a time?

It allows us to be creative because no two projects are alike. Most of our designs are one of a kind and specific to the client’s needs.

What’s the most important part of your job?

To be innovative and recognize industry needs. The culinary industry is constantly evolving with new technology and techniques. I strive to stay on top of new trends and consumer needs to bring new and better products to our clients.

What is the hardest part about doing business in Las Vegas?

Corporate structure. If a client creates a new concept based around a custom-built appliance, we may spend months designing and engineering just to find out the budget cannot support it.

We then have to find ways to compromise, give them the appearance but maybe less capacity. We need to show them that the product can perform on two levels — aesthetic appeal and ability to produce a quality food product unlike something they might purchase online that is mass produced and not very pleasing to look at.

What obstacles has your business overcome?

The biggest obstacle was the ups and downs of the economy, especially with what happened during the Great Recession. Glamorous products like what Royal Metal Works manufactures gave way to the cheapest thing to keep the kitchen open.

What did you learn from the recession?

What is your business philosophy?

We strive to provide a level of service and product that exceeds what the client is paying for. Once we build a piece of equipment and it has been installed, we continue to provide a level of service they can’t find elsewhere.

I learned how to be a lean, cautious and service-oriented business. If you provide quality products and good service, the customer will stay with you. I believe all businesses have learned from the recession that we can do things better and more productive than we did prior.

Allegiant pilots say pay raise hardly a goodwill gesture

With Allegiant Air pilots threatening to go on strike, top boss Maurice “Maury” Gallagher seems to be trying one method to keep them happy and in the cockpit: a pay raise.

The back-and-forth underscores how sour relations are between union and Allegiant leaders, in a labor spat that has caused U.S. regulators to clamp down on airline operations and apparently damaged Allegiant’s once ever-soaring stock price.

U.S. District Judge Andrew Gordon is expected to rule in coming weeks on whether Allegiant pilots can legally go on strike.

U.S. labor law covering airlines — oddly the Railway Labor Act — makes it difficult for pilots to strike, even allowing the White House to intervene and prevent a walkout. As a result, strikes rarely occur.

The last pilot strike at a major U.S. carrier was in 2010, when Spirit Airlines’ 2,600 aviators stopped working for five days, according to Bloomberg Business.

Allegiant pilots voted in August 2012 to join the Teamsters but still do not have a collective bargaining agreement under the union.

After joining the Teamsters, the pilots allege, Allegiant executives illegally scrapped and replaced existing medical benefits, seniority policies and other workplace rules. The Teamsters sued the company in November 2013 to restore the benefits while they negotiated a new collective-bargaining deal.

Last July, Gordon ordered Allegiant to bring back certain benefits and policies, but not everything the union had sought.

Allegiant appealed, but the case remains open.

New-home sales and prices pick up steam in March

The Las Vegas homebuilding industry has picked up the pace in recent months as sales volume climbed and developers laid out more construction plans.

Builders sold 543 new homes in Southern Nevada in March, bringing the year’s first-quarter total to 1,378 deals.

That’s up 8 percent from the same three-month period in 2014, according to a recent report from Las Vegasbased Home Builders Research.

The median sales price of March’s closings was $312,204, up 9 percent year-over-year.

Local builders, meanwhile, pulled 781 new-home permits last month, giving the first quarter a tally of 1,849, up 34 percent from the same

time last year.

Dennis Smith, president of the research firm, said the housing industry “is improving from its ‘OK’ performance” most of last year, when sales volume plunged 18 percent from 2013, prices were volatile and construction plans tapered off.

The uptick in sales this year is “not a huge change,” given Las Vegas’ usual volatility, but it’s “still a positive,

upward movement,” Smith said in the report.

Although permits soared from a year ago, Smith said, he is “not convinced the current pace will continue for all of 2015,” and builders probably agree. “‘Cautiously optimistic’ is an overused cliché, but in our opinion, it is very appropriate in this scenario,” he said.

UNLV grads’ drone company to present at major tech conference

In May, dozens of startup companies will converge in Downtown Las Vegas to court the world’s leading investors and venture capitalists.

One of them will be Las Vegas’ own Skyworks Aerial Systems, a drone company formed by two former UNLV engineering students.

The company was recently shortlisted as one of around 50 promising startups that will pitch their business model at Collision, a conference that draws a who’s who in the tech industry ranging from Zappos CEO Tony Hsieh to executives from companies like Facebook, Skype and Twitter.

“It’s big because it’s basically a chance for us to spread our word around,” said Skyworks co-founder Jinger Zeng.

“There’s not a lot of venture capitalists in Nevada.”

Skyworks just went on the market with a highly customizable drone called the Qua.R.K., a handful of which have been bought by UNLV. But now Sky-

Gov. Brian Sandoval appointed a former longtime Northern Nevada casino executive to replace Joe Brown on the state Gaming Commission.

Michonne Ascuaga, the former CEO of John Ascuaga’s Nugget in Sparks, is filling the spot vacated by Brown, who announced recently that he was stepping down after more than six years of service.

The governor had reappointed Brown in 2013, so Ascuaga will complete the rest of his term, which ends in April 2017.

At the same time, Sandoval reappointed Patricia Mulroy to the commission for a four-year term.

Mulroy, the former general manager of the Southern Nevada Water Authority, replaced Peter Bernhard on the commission last year.

Ascuaga has a lengthy background of casino industry experience. She started as a front desk clerk at age 13 and worked her way up to the CEO post in 1997. A resident of Reno, she’s also the chairman of the Washoe K-12 Education Foundation.

Elaine Wynn loses bid to remain on Wynn Resorts board

Elaine Wynn lost her fierce campaign to keep her seat on the board of Wynn Resorts after stockholders voted in favor of two candidates endorsed by the company.

Stockholders gathered recently in the Encore Theater for their annual meeting, at which preliminary election results showed they chose John J. Hagenbuch and J. Edward Virtue to fill the board seats up for election.

After the meeting, Wynn Resorts issued a statement thanking Wynn for her service to the board and reiterated its promise to add “one or more qualified, diverse and independent directors” to the board by the end of the year.

Diversity was a key issue raised

by Wynn’s campaign to remain on the board, as she was the sole female board member.

Wynn said in her own statement that she was disappointed by the outcome of the vote, but she was optimistic she had been an “agent for change and improvement” when she challenged the board’s decision not to renominate her.

“I am gratified to hear from so many investors that this proxy contest was a success in that it brought to light critical corporate governance concerns at Wynn Resorts such as independence, expertise and diversity in the boardroom,” she said in her statement.

The preliminary results were announced minutes after the meeting began. CEO Steve Wynn, Elaine Wynn’s ex-husband, spent much of the remaining time answering questions from stockholders about matters unrelated to the election.

But one stockholder, Ellyce Rumick of Deerfield, Ill., emphatically told Steve Wynn that she was upset about his ex-wife’s removal from the board, eliciting some applause from the audience. She said she felt Elaine Wynn deserved to stay.

“Thank you,” Steve Wynn said to Rumick when she was done speaking.

He didn’t elaborate.

Rumick said in an interview after the meeting that she felt strongly about Elaine Wynn’s longtime service to the company and the fact that she was the only woman on the board.

Hagenbuch, Virtue and Wynn all were incumbent directors, but only two were able to continue their service because when the board chose to oust Wynn, it reduced the number of available seats from three to two.

Elaine Wynn, who’s also a company co-founder, launched her campaign almost immediately after the board

said it wouldn’t renominate her. In the weeks since, she and the board traded attacks as they sought to win the favor of stockholders.

Central to the company’s justification for removing Wynn is a stockholders agreement between her and Steve Wynn. Elaine Wynn sued years ago in an attempt to eliminate the agreement, which limits her ability to sell shares.

Elaine Wynn said the ongoing legal dispute was simply a disagreement between two stockholders, not a board issue, but the board disagreed. It argued that her interests in the lawsuit had interfered with her ability to be effective in the boardroom.

Moreover, the board said, if she were permitted to sell more shares, a provision could be triggered that could force the company to refinance debt under less favorable terms.

Put another way, the board said Wynn’s personal goals had superseded her responsibility to look out for the best interests of the company. That message appears to have resonated with many stockholders.

Elaine Wynn, meanwhile, maintained that she was a crucial and independent voice on the board. As the company’s third-largest stockholder, she said her interests were inextricably linked to those of all stockholders.

She indicated that she had no plans to sell enough shares to lose her control over the company.

She also argued that she had made important contributions to Wynn Resorts over the years and had developed a wealth of expertise unmatched by anyone aside from her ex-husband.

Amid the back-and-forth between Wynn and the company over the course of the campaign, three advisory firms issued recommendations about how stockholders should vote.

Glass, Lewis & Co. supported the board’s nominees, and Egan-Jones backed Elaine Wynn. Institutional Shareholder Services suggested stockholders send a strong message to management by withholding support for all nominees.

Institutional Shareholder Services cited deep concerns about Wynn Resorts, writing in a report that it appeared Elaine Wynn and the board all tolerated “weak governance practices, poor pay practices” and “an overall corporate governance profile that ranks among the worst, not the best, of U.S. companies.”

All the points brought up in the campaign weighed heavily on the mind of stockholder Frank DiMartino, who traveled to the meeting from Westchester County, N.Y., with his wife, Janet.

In the end, DiMartino, a small stockholder, said he decided to abstain from the vote because he couldn’t decide which way to come down on the boardroom drama.

“You don’t know what goes on behind the scenes in terms of what she did to make them angry,” DiMartino said.

Report: 55 percent of Nevada homes in foreclosure also heavily underwater

Being underwater on your mortgage doesn’t necessarily mean you’ll also lose your house to lenders.

But more often than not, it does in Nevada, a report shows.

An estimated 55 percent of properties statewide in some stage of the foreclosure process also were heavily underwater in the first quarter, according to RealtyTrac.

That’s the highest rate in the country and far above the national average of 35 percent.

his or her mortgage debt outweighs the home’s value. For the study, RealtyTrac picked borrowers who owed at least 25 percent more than their home’s estimated value.

Nevada leads the country in heavily upside-down borrowers, at 25.5 percent, compared with 13.2 percent nationally, the report said.

It also has one of the lowest rates of residents who have taken majority ownership of their homes, reflecting Nevadans’ heavy debt loads.

Some 13.3 percent of homeowners in Nevada are “equity rich,” meaning they hold at least a 50 percent equity

stake in their home. Nationally, almost 20 percent of borrowers are equity rich, RealtyTrac said.

The five states with lower rates than Nevada are Mississippi, Indiana, Ohio, Illinois and Missouri.

Las Vegas became the underwater capital of America after the housing bubble burst, as residents valleywide were saddled with big loans on homes in which values had plunged.

An estimated 26 percent of Southern Nevada homeowners with mortgages were underwater in the fourth quarter last year, one of the highest rates in the country, according to

housing-data firm Zillow.

That’s down from 35 percent a year earlier and far below its peak of 71 percent in the first quarter of 2012.

Nearly 149,000 homeowners in the valley have escaped upside-down status since then, according to Zillow, thanks largely to an investor-fueled boost in home values.

After the recession hit, investors started buying cheap homes in bulk to turn into rentals. But faced with bigger prices they helped create and a crowded rental market for singlefamily homes, cash buyers have been backing out of the valley.

Many ways businesses can give back to the community despite challenges at home. Now they’ll be rewarded with an 8x10, two 5x7 and eight wallet-sized photos, courtesy of the Zeiglers, owners of Sandstone Photography.

This is how the small-business owners give back to the community.

Last year, they made portraits of 88 students from 18 schools. They enjoyed it so much that this year they planned to photograph 135 students from 24 schools.

The Zieglers’ reward? They get to see the students’ smiles when they show the results. Jim Ziegler recalled a student who told them, “My parents would have never been able to have pictures of me if you hadn’t done this.”

“I’ve never been told that, and to us, it was such a nice feeling,” Anita said.

The Zieglers connected with school counselors through the Clark County School District’s School Community Partnership program. It serves as a matchmaker for companies small and large that want to offer time, talent or treasures to local youths. The Zieglers are in their second year of volunteering; Nevada Title Company has been doing it for 25 years.

Nevada Title partnered with Ira J. Earl Elementary School, not far from Nellis Air Force Base. Employ-

ees conduct an annual school supply drive at the start of each school year, filling backpacks with paper, binders, crayons, toothpaste and shampoo, which they then deliver to students.

The company’s focus this time of year is mentoring fifth-grade students by writing them weekly emails offering encouragement. Lisa Brown, who oversees education and employee de-

velopment for Nevada Title, said employees look forward to exchanging emails with the youngsters, who get a chance to practice their writing and typing skills.

“I mentor three fabulous kids who are the same age as my grandson,” Brown said. “We talk about their day or special projects at school, or we hear whether there’s a bully.”

The e-mentoring turns face to face on Mentor Meet Day, when Nevada Title staff hosts a pizza lunch for the kids.

Nevada Title owner Terrance Wright said the sense of pride employees feel after engaging in community projects is profound.

And “it is greater when they (volunteer) themselves, as opposed to the company simply writing a check to the school,” Wright said.

Employees’ interaction with the children is one of the highlights of their jobs. Brown said their involvement “has made staff communityminded and reminds them there is something larger outside of work.”

Employees at other Las Vegas businesses have adopted philanthropic campaigns that benefit organizations other than schools. Many connect with beneficiaries through the United Way of Southern Nevada.

“Some of Southern Nevada’s most innovative, community-minded and successful companies have stepped forward to run a United Way workplace campaign,” agency President Cass Palmer said.

It’s easy to lend a hand in the community, Palmer said.

“All they have to do is bring the manpower,” he said.
