It is once again important to inform owners that the HOA Office requires a copy of:

1. An Occupancy Certificate. The number on this document must tie-up with the Approved Tshwane Plans that the HOA office also requires. The building must match the plan when the physical inspection take place for the transfer of the property to be finalized. 2. We request owners to firstly contact the HOA office to ensure that the office indeed has copies of these documents before a home is listed, or a purchase agreement signed as it can take months for the owner to obtain these documents from the Council. 1. Clearance will be placed on hold, until the HOA office has received these documents, and for the property inspection to be approved before the clearance will be signed.

We strive to finalise Clearances for the Sale of a Property to take place as quickly as possible but cannot do so if the documents are not on the HOA files. It remains the current owner’s responsibility to ensure that these documents are on the HOA files, even if the property is not for sale.

Note, you may sell your home privately, and if you make use of an Estate Agent, the Agent must be registered at the HOA Office.

Extract - Received from our Ward Councillor: Property Registration, Clearance Certificates, Building Plans & Inspections. Although estate agents are now allowed to work and sell properties, the City of Tshwane has not yet opened the financial section (for clearance certificates) or the town planning departments. As a result: No *clearance certificates* are being issued. If you plan on selling your property make provision for an extension to the offer to purchase to allow for a clearance certificate to be issued. If you *plan to develop or make application for consent-use* - bear in mind no town planning applications are being processed - make provision for this in your contract with the town planner. The *architectural profession* also hugely impacted by building control being closed. No approval of plans or building inspectors. Our aesthetics committee are doing their inspections and related tasks, where so possible.
