NEW REPORT SHOWS CANADIAN GREEN BUILDING MARKET GROWING STEADILY The Canadian green building market is poised to see strong growth over the next three years with surveyed Canadian firms expecting to grow their green practices from one third in 2014, to one half by 2017. These findings are part of a new report prepared by McGraw Hill Construction and commissioned by the Canada Green Building Council (CaGBC). The report, entitled Canada Green Building Trends: Benefits Driving the New and Retrofit Market, is the first of its kind in Canada.

Among its findings, the report demonstrates that companies that invest in green buildings are seeing significant dividends on their investments, including: • 82% of building owners and developers reported decreases in energy consumption in their green buildings compared to similar buildings.

• 68% of building owners and developers reported decreases in water consumption in their green buildings.

• The median reduction in operating costs over five years for green buildings reported by the firms included in the research is 17%.

• The median payback for the investment in a new green building is reported to be eight years, a finding consistent with paybacks on studies McGraw Hill has conducted in the U.S. and globally.

In addition, green renovation projects increase building asset values, with a 4% median increase reported by architects and owners that have worked on green building projects.

While the above financial benefits are critical to the growth of green building in Canada, other triggers and social factors play an important role as well.

• Client demand and ‘doing the right thing’ were the top triggers for future green building in the Canadian construction market with 42% of respondents selecting these triggers as one of their top two. This emphasis on a combination of business and social motives is helping to propel the strong performance of green building in the next few years, as predicted by surveyed building owners, architects and contractors • 60% of the survey respondents, who conducted green building projects, consider the ability of green buildings to promote greater health and well-being among occupants to be the most important social reason that they chose to invest in green.

Survey respondents also recognized that building green is key to the creation of high performing buildings.

• 62% of the building owners, architects and contractors surveyed considered having a higher-quality building as an important benefit of green building.

•7 3% of the firms that use a green building rating system report that better performing buildings are an important benefit of using a rating system.

“This report confirms that the Canadian marketplace recognizes that a rigorous approach to green building improves the quality of building projects and sets the stage for realizing financial, environmental and health benefits,” said Thomas Mueller, president and CEO of the CaGBC. “The business case for green buildings in Canada is strong, which translates into growing demand and investment over the next three years.”

FLAME-RETARDANT WOOD? A Calgary manufacturer of I-joists predicts increased need for fire-retardant lumber and is betting that market changes will keep it in the pink.

our years ago, a group of Calgary engineered wood and I-joist veterans, started on the path to what they believed would be the next advancement in lumber: the coupling of engineered wood with engineered coatings. They purchased a small I-joist facility along with related intellectual properties and leveraged a coating company owned by one of the investors.

“At first we thought we could just spray fire-retardant coating on the joists and in six months we would have a product,” said Brad Parsons, president of PinkWood Ltd. That was not the case.

“Three years and $2 million later we have figured out how to engineer the coating as well as apply it to an I-joist in process.”

The result is PinkWood, Class A fireresistant I-joists and structural finger joint lumber. Designed to be five times more

fire-resistant than unprotected I-joists, PinkWood has a flame-spread rating of 25 or less, smoke development classification of 125 and is also mildew and weather resistant, according to the company.

The secret sauce is its coating, dubbed PinkShield, applied through a proprietary in-line coating process.

Developed by sister company Cano Coatings Inc., PinkShield begins to expand when exposed to flame, forming

a protective barrier between the ignition source and the wood to delay ignition.

Should a fire occur the coated wood slows its spread to help give occupants time to escape and emergency services to show up.

Parsons points to the framing of multi-family units as one of the use cases calling for fire-retardant wood, and the up-tick in their construction may bode well for the company. In the Calgary region, for example, multi-family construction was up 215.5% in January 2014 over last year, according to Canada Mortgage and Housing Corp. It is not just Calgary. In Winnipeg, condo and apartment starts are 10 times higher than last year, more than offsetting that city’s more than 25% dip in single-family housing starts. Meanwhile, researchers suggest that wariness around home buying has led more U.S. consumers to rent, increasing demand for multifamily builds south of the border.

“During the construction phase, particularly with multi-family, you’ve got 80 to 100 units exposed and you have plumbers with torches, you may have heating during the winter,”

Parsons explained. “We felt that coating an engineered wood, and framing in particular, during the construction phase made a lot of sense, and we believe that over time insurance companies will feel the same.”

He envisions a time when builders will end up having to pay lower premiums if they go with a coated product versus an uncoated product.

Post-construction, homeowners also get value from PinkWood, Parsons says, since the most commonly exposed framing in a home tends to be an unfinished basement. The area, of course, houses the home’s mechanical, electrical and is quite often used for storage, all elements he suggests can increase the chance of accidental fire.

“An I-joists is at its most susceptible in the web, the middle of part of the I-joist, and we felt that with this coating at least it will give people some additional time to exit the structure, or the I-joist will not ignite in the first place.”

Use of wood in mid-rise buildings may soon be on the rise as well, supplanting some concrete and steel in those applications, and another possible sweet spot for fire-retardant lumber. In 1995 the National Building Code and Fire Codes of Canada changed to allow four storey wood buildings, but five years ago B.C. began allowing six storeys, which is being considered by other provinces. Meanwhile, organizations like the Canadian Wood Council have led initiatives to promote wood designs of 10 storeys or taller.

Perhaps most importantly, codes

adopted throughout most of the U.S. are creating a niche for fire-retardant lumber, one which may spill over to Canada. For example, the 2012 International Residential Code (IRC) stipulates that floor assemblies meet certain fire-performance requirements, which could be met though a 1/2” gypsum, 5/8” wood structural panel membrane or, as Parsons suggests, fireretardant lumber.

Seeing these changes on the horizon, PinkWood has bet large: in February 2014, in cooperation with Taiga Building Products, the company invested $20 million into commissioning a new highcapacity plant in Calgary. “We have made a bet on this,” says Parsons.

It is a bet others have started to make too, as competitors are emerging, like Weyerhaeuser with its Flak Jacket fireprotected I-joists. It is competition that Parson welcomes, since it adds credence to the product category.

WHY PINK? The coating could have easily been clear, Parson says, but often seeing is believing. Colouring the fireretardant lumber pink promotes the fight against breast cancer.

“We were sitting around the table and we knew we wanted to colour the product… and we decided if we chose pink we would give a percentage of what we use of the PinkShield to the Canadian Breast Cancer Foundation.”

The company matched the coating to the Foundation’s Pantone and donates $0.20 from every gallon of PinkShield purchased to the Canadian Breast Cancer Foundation of the Prairies and North West Territories.
