Precedents and Design Guidance Marylebone Square

Sense of revival and respectful modernisation of Georgian architecture to maintain the sense of identity with nearby current development and listed buildings in Marylebone’s most prestigious heritage area.

Broadgate Circle

Use of public square with a piazza setting is what inspires me the most from this development. Its strategic use of retail is remarkable as a perfect match with the area need for a great combination of food and free open space.

Rathbone Square

Two main elements catched my attention in this development, now hosting Facebook headquarters. The use of the tunnel shaped access and the use of green and blue spaces.

Accessible fountains and abundant green space characterise the experience of the site.

Creative Process Genesis with Virtual Reality The creative urban design process started with very sketchy massing using Virtual Reality immersive cexperience from GooglerBlocks at Westminster’s Marylebone Campus Fablab. To simplify and create some as realistic as possible scaled design, I uploaded on the VR software the map (not scaled) of the site and its surroundings.

Following professor’s feedback, I also tried to move the development at the edges of the site, immediately generating a genesis of ideas that at the end guided me to the final design outcome. In fact, the central space left, quickly reminded me of the public squares in city centres (or plazas) importance for social cohesion and interaction.

Detailed Masterplan The site is almost one Kmsq large and resides at the edge of London’s identified Action Area in Southwark, representing the introduction to the Old Kent Road regeneration area. The main features and challenges are represented by both the future plans for the entire area but as well as current functions. In fact, the site is at the north edge of The masterplan emphasises four main blocks and areas corresponding to: the private residential area which refers to the Bricklayers Residence on the north-west side of the identified area for a station of the Bakerloo Line extension.

Currently occupied by a large roundabout with a green area in his center and an overpass on his southern end, which in this exercise has been envisioned to be transformed into a pedestrian only bridge.

Independently from the former assumption, Bricklayers Place (renamed after the Bricklayer Station identified by TFL) has been planned from scratch, assuming for this exercise that the area was identified as a brownfield ready to break ground.

Landscape Design and Materials Inspired by Asker Square by Superunion Architects, in a city centre near Oslo, with an oval plaza that intimately creates a not only a site gathering space but, but orientates and invite movement inside the Bricklayers Place. It is designed to be flexible and multi purpose so that during hot days in the summer can spring water with a set of fountains, and during the winter become an illuminated ice rink. Of course there can be several other rearrangements between these two scenarios, where art installations can take place, group meditations or perhaps a little concert.

From the “oval square“ almost imperceptible the pedestrian areas and the green between the buildings slope toward the outer boundaries of the site.

Between the routes moving throughout Bricklayers Place, vegetation and informal space is set to be abundant. In fact, ( as would normally occur in nature ) an inverse process where routes were created after the vegetation has been adopted, making the circulation from building to building, or just transitory, more pleasant, refreshing and memorable.

While most of the voids have been replaced with natural landscape, another void has been also generated to allow a more private sense of green and open space. In fact the C House, designed to accommodate __ family will also host in his “stomach” a more private and engulfed green space where parents can see their kids playing and at the same time foster community sense and collaborations.

Another important element of the masterplan and the landscape design is the introduction of green walls and “barriers” along the roundabout face of the site.

In fact researchers demonstrate how certain arrangements of both green walls, bushes and trees can drastically reduce the air pollution contamination to pedestrians in proximity to trafficked roads. Therefore a planting strategy is to be adopted accordingly, along with free water stations to mitigate the potential risks of dehydration due to air pollution, creating a healthier and integrated site. The former will be useful if not essential for the surrounding area residents and users, seeing the presence of elderly care homes and schools, taking in consideration bikers too with an additional one on the north-west boundary close to the bike shelter.

Finally the use of Prosolve76 will be implemented mostly in the southern area of the site, which as visibible on pag 7 is the part of the site most exposed to traffic with higher air pollution rates. Prosolve will be used both as a decorative setting and as fuctional, thanks to its modular organic shapes that “dissolve” air pollutants to its touch and sun ray combination. It has already been used in several worldwide projects and facade buildings. In this case represented at the center of Bricklayers oval Square as an inspiring public art installation.

The FloorPlans

The facade attempts to reflect the local character with the use of materials and colors widely used in the proximate surrounding areas with state-of-the-art brick walls and fenestrations. During the analysis several “inspirational tools” have been adopted, one is surely the golden color elements among the typical red bricks, which highlights the contrasts and emanates a sense of diversity and at the same time precious integration.

Another color and material inspiration comes from the latest built detached houses on Alice Street which features a compact yet spacious use of open air private space and another house at the intersection between Rothsay St and Alice St. The former is the Capacity House, a beautifully designed four storeys brick building featuring transparent glass perimetered balconies.

Upper Floor + Innovation

The upper floor, fifteen storeys above ground, at an altitude of __ is a resident community space with a flexible and open space program. It is designed and added to the compacted residential floors below, to create value and space for the residents of the building. With a __ sq meters wide triangular shaped open space where rosemary and others are growed, also allowing the residents with less balcony floor to experience the openair without leaving the building.

At the same time, this wide open space has been outlined to have two main areas: One where noise is reduced to allow users like young students to rest and/or concentrate around a shared library and comfortable armchairs. And another more dynamic and active place where games and recreational activities can take place freely, not far from some vending machines or eventually open bars with similar technologies to Amazon Go, adding the payment of a water bottle to the rent with face recognition cameras.

Private Community Space The upper floor, fifteen storeys above grround I designed a resident’s community space with flexible and open space program, It is designed and added to the floors below to create value and space for the residents of the building. With open space on the northen-west corner where to perhaps grow Rosemary and other essential plants. This allows residents to experience open air without leaving the building , very usefulin extreme cases like pandemies.

At the same time this wide interior space has been outline to have two man areas: Onr where noise is reduced to allow users like young students to rest and/or concentrate around a shared library and comfortable chairs, on the eastern wing.

Another more dynamic and active space where table games and recreational activities can take place freely on the western wing.

Innovation: An interesting idea could be to create virtual governance inside the space and installvending machines or eventually open bars with similar technology to Amazon Go, adding payment of water and chips to the individual’s rent with face recognition cameras.

The Lobby With a space dedicated to the circulation of residents, dedication of portmen and their office (along with restroom and changing room amenities) the residential podium level features indoor planting and comfortable seatings for guests. The space has been set to intuitively and easily stimulate movement through the space, while creating interaction and care spaces where residents can randomly meet and interact on the way in or out. At the same time for both privacy reasons (and potentially social distance ones) the front desk for the portmen is designed to separate confidential or private service requests of a resident to the portman on one side (closer to the elevators lobby) and general enquiries of guests or deliveries on the more colloquial and open one.

Foundation and Structures Not to be considered engineered but rather sketched to provide a dimentional framework to facilitate planning.

The shape of the building facilitate the sunlight to cover at least 60 % of the building facade.

A concrete core positionated on the north edge would hold the elevators and staircases while 17 perimitral pillars and 9 internal would hold this 15 storeys building.

Bricklayers Residence Quoted Plan The typical oor plans are envisioned to maximise residential comfort , space use accessibility to open air and sunlight. There are four ats on the oor, different sizes and shapes yet all of them with interaction and privacy at their core.

In fact the kitchen plans, with maximum exposure to sunlight and air to stimulate positive familiar behavior and at the same time an almost natural movement between daytime/recreative common areas with the more private and intimate zones of the house.

Bathrooms and bedrooms are placed and planned to minimise sound or noise disturbance from the rest of the rooms and/or neighbours.
