0 1 | CHOOSE AN AGENT Select a sales associate to act as your agent. Determine a pricing strategy and review relevant documentation.

0 2 | PROPERTY PREPARATION Declutter, organize, follow the checklist, inspection, maintenance/ quotes/ disclosures, deep clean, staging, curb appeal.

0 3 | MARKETING PROCESS Professional photography (drone shots, video), professional floor plans, install 'For Sale' signage, if permitted, create and finalize property brochures and informational sheets, finalize the price point and review current market conditions, set up showing instructions and an open house schedule.

0 4 | LAUNCH LISTING Upload the property to MLS- Multiple Listing Service. Once live, the property is distributed across a variety of leading websites across the world, maximizing reach and exposure. Email campaigns to Ann's sphere of influence and Gibson's network of real estate advisors and brokerages. Social media exposure highlighting the property and open houses

0 5 | THE OFFER Based on the offer, your agent will guide you through next steps. The buyer will hire a professional home inspector and conduct a home inspection. At this time, you will hire an attorney.

It states the final sale price and all terms of the purchase. This binding contract needs to be reviewed by you and your attorney prior to you signing it. P&S deposit due (typically 5%). | 5-14 days after accepted offer 07 | MOVING PREPARATIONS Prepare to move and start calling moving companies.

0 8 | APPRAISAL The property will be reviewed by a licensed professional to assess its value. The home should be in the same condition as for the open house. | 14-21 days after accepted offer 0 9 | CLOSING PREPARATION Closing preparation by the attorney including a title search and document preparation. Discuss with your attorney how you expect to receive your proceeds. | 7-14 days prior to closing 10 | UTILITIES Call the utility companies to stop services and set up appointments for the final smoke and CO certificates and final water reading. (natural gas, electric, telephone, cable, and Internet). | 7-14 days prior to closing 11 | FINAL WALK-THROUGH Just prior to the closing, the buyer will do a final walk-through of the property. This will ensure that the property is in the same condition as when they had the home inspected. Leave all keys, remotes, and home information at the property. Your home should be vacant, broom swept clean at the day of the walk-through. | 1 day prior to closing 12 | CONGRATULATIONS! Once you sign the final paperwork, exchange the payment, and the transaction is recorded at the Registry of Deeds, your home is sold!
