A F I E L D GU I D E TO ROS L I N DA L E
Eight neighborhoods, one Roslindale. A guide for touring Roslindale — neighborhood by neighborhood, in architecture, history, and how each one trades today. Roslindale grew up around a railroad stop called South Street, and in 1870 its post office took the name Roslindale. The square, centered on Adams Park, still holds the 1911 Substation, the commuter-rail station and blocks of storefronts, with Peters Hill and the Arnold Arboretum just to the north.
GIBSON SOTHEBY'S INTERNATIONAL REALTY · ROSLINDALE
Beyond the square the neighborhood fans out: Walter Street and South Street toward the Arboretum, Belgrade Avenue and Bellevue Hill to the west, Metropolitan Hill to the south, and Mount Hope and Canterbury past the rail line to the cemeteries. Washington Street ties them together on its way to Forest Hills.

Roslindale Village The square around Adams Park. oslindale Village is the square at the center of the neighborhood, where Washington Street, Belgrade Avenue and South Street meet around Adams Park. Storefront blocks line Washington, Corinth and Birch streets, and the commuter-rail platform sits just off the square, so it serves as Roslindale's main street.
$620K
The streets around the square filled in during the streetcar years. The median single-family house dates to 1910, half of all buildings were standing by 1920, and about 7 in 10 predate 1940. Condominiums make up about half of residential parcels, many on side streets such as Kittredge and Cohasset; single-family homes are about a quarter, and two- and three-family houses just under a quarter. Single-family lots have a median of about 5,000 square feet. The Roslindale Substation, built by the Boston Elevated Railway in 1911 to power the trolleys and designed by Robert Peabody, still anchors Washington Street, and Adams Park, redesigned in 2013, holds the farmers market.

Roslindale Village station is about 0.2 mile from the center, with Needham Line trains reaching Back Bay in about 14 minutes and South Station in about 20. The Washington Street bus lane runs north to Forest Hills and the Orange Line. Peters Hill and the Arnold Arboretum are a few blocks north. What does that mean for a buyer today? In the square, condominiums set the pace: 16 sold over the past 12 months at a median of $620,000, and the middle half of the past three years' condo sales fell between $497,500 and $775,000. Condos took about 17 days to reach an accepted offer and closed at about 97 percent of their original asking price. About 3 percent of homes sell in a typical year. Single-family houses come up rarely here, with 8 sales over the past three years at a median of $1.01 million, and 4 two- and three-family buildings sold in that time. Rents ran a median of $2,800 a month over the past year; 2-bedroom units leased at about $3,050 over three years. Buying here means smaller lots and busier streets, with the station, the shops and the park outside the door.

Buyers moved fast, with a median of 6 days to an accepted offer and a sale price of about 104 percent of the original list. Across all types, about 3 in 4 sales over three years closed at or above list, and about 4 percent of homes sell in a typical year. Condos, concentrated on streets such as Conway and Symmes, added 8 sales over the past year at a median of $690,000, and 7 two- and three-family buildings sold over three years. Rentals ran a median of $2,775 a month over the past year. What a buyer gives up is lot size and choice; what comes with it is the Arboretum at the end of the street and a walk to the train.

Almost everything here went up before the Second World War: about 91 percent of buildings predate 1940, and the median single-family house was built in 1911. The housing divides nearly into thirds, with singlefamily homes, condos and two- and three-family houses each about a third of residential parcels. Single-family houses have a median of about 1,840 square feet on lots of about 5,000. Streets such as Ardale, Fletcher and Knoll mix single-family houses with two-family houses from the 1910s and 1920s, and Holy Epiphany Russian Orthodox Church stands near the field.

Two commuter-rail stations are close: Roslindale Village is about 0.4 mile from the center and Bellevue about 0.5 mile, both on the Needham Line. The 38 bus runs on Centre Street and the 51 on Walter Street, and a short row of small storefronts sits on South Street opposite the field. About 9 in 10 homes are within a quarter mile of a park. What does that mean for a buyer today? Condos are the most active part of this market. Over the past 12 months 20 changed hands at a median of $622,500, typically going under agreement in 8.5 days at about 101 percent of the original list; the middle half of threeyear condo sales ran from $578,750 to $712,500. About 78 percent of all sales over three years closed at or above list, and roughly 3 percent of homes sell in a typical year. Single-family houses sold 12 times over three years at a median of $1.14 million, and 14 two- and three-family buildings sold over the same period at a median of $1.1 million. Rentals are steady, with 31 leases over the past year at a median of $2,900 a month. The trade is lots of about 5,000 square feet and a condo-led market, in exchange for ball fields and 2 train stations within walking distance.

About 9 in 10 homes are within a quarter mile of a park. Rail is farther off: Bellevue and Roslindale Village stations are each about 1 mile from the center, so most trips begin with the 34, 34E and 40 buses on Washington Street. The Washington/Beech St. Play Area and a short row of restaurants sit at Washington and Beech. What does that mean for a buyer today? On the hill, the single-family house is the main event: 10 sold in the past 12 months, with a median price of $775,500. Most drew an accepted offer in about 8 days and sold for about 103 percent of the original asking price. About 59 percent of sales over three years closed at or above list, and about 3 percent of homes sell in a typical year. Condos are a small segment, with 26 sales over three years and only 2 in the past year, at a median of $634,000. Two- and three-family houses sold 14 times over three years at a median of $970,000. Rentals ran a median of $2,550 a month over the past year. Here a buyer gives up the walk to the train and gets later-built houses, lots of about 5,500 square feet and woods at the end of the street.

West of the tracks, Brown Avenue and Hawthorne Street hold early-1900s houses; to the east, Canterbury Street and Hyde Park Avenue were built up from the 1910s into the 1960s. The median singlefamily house dates to 1935 and sits on about 5,290 square feet. Single-family homes make up about 43 percent of residential parcels, condos about 30 percent and two- and three-family houses about 26 percent. Haley Pilot School and Sarah Roberts Elementary School are both located here. The frequent 32 bus runs along Hyde Park Avenue between Forest Hills and Wolcott Square, and about 87 percent of homes are within a quarter mile of it. Roslindale Village station is about 0.9 mile from the center. Restaurants and corner stores sit on Hyde Park Avenue and Cummins Highway. What does that mean for a buyer today? The singlefamily house is this area's headline type: 14 sold over the past 12 months at a median of $730,000. The median house took 10 days to reach an accepted offer and sold for about 99 percent of the original asking price, and just under half of all sales over three years closed at or above list. About 3 percent of homes sell in a typical year. Condos are the busiest segment, with 42 sales over the past year at a median of $521,500; the middle half of three-year condo sales ran from $453,750 to $634,000. Two- and three-family houses sold 14 times over three years at a median of $875,000. Rentals ran a median of $2,750 a month across 24 leases. The trade is a longer trip to the commuter rail, offset by a frequent bus line, cemetery lanes and a wide mix of housing.
