As we close out 2025, we?re proud to present our annual Market Insights Report? a detailed look at real estate performance across Eastern Massachusetts and Southern New Hampshire
Throughout the year, local markets in both regions demonstrated remarkable stability in the face of broader economic uncertainty Modest increases in inventory, sustained buyer demand, and steady pricing defined much of the market activity, with many communities seeing competitive conditions return? particularly for well-priced, move-in-ready homes
Some standout trends in 2025 include:
- Greater Boston saw its single family median sale price rise 10% to $1,125,000, with strong appreciation in towns like Brookline, Belmont, and Newton
- Boston proper remained active, with condo listings up 9% year-over-year and a median price holding at $813,000 South Boston, the South End, and Beacon Hill continued to lead in both volume and pricing
- MetroWest experienced a 4% increase in median single family pricing, reaching $11M Framingham, Wellesley, and Needham all saw consistent year-over-year growth
- On the North Shore, steady demand pushed the single family median price up 4% to $799,900, with notable strength in Haverhill, Gloucester, and Lynn
- The South Shore posted a 6% increase in single family pricing,with towns like Scituate (+23%) and Cohasset showing standout performance
- Cape Cod remained a high-demand market Single
family prices rose 3% year-over-year to $835,000, while the region saw nearly 3,500 new listings despite tighter inventory in some towns
- The South Coast also remained competitive, with a 6% gain in single family median price and solid activity in Dartmouth,Wareham,and Fairhaven
- In Southern New Hampshire, more than 5,600 single family homes were sold across Rockingham and Hillsborough counties The median sale price climbed 5% to $530,000, with Bedford, Portsmouth, and Salem standing out as key growth markets
Across all regions, the increase in days on market reflects a more thoughtful, measured pace? rather than a slowdown. Well-priced, well-presented homes continued to attract strong interest, particularly in established suburban and coastal areas
