Prepared for John Daley and Margaret Doherty Dear John and Peggy, Thank you considering me and my team to list 15 Thurston Road in Watertown. It is a wonderful house and beautifully cared for. While a little quirky, I think buyers will find the combination of size, condition, curb appeal and location very compelling. Selling real estate is a team effort and I believe that service and experience, coupled with solid marketing, are the keys to a successful sale. Market Analysis Since the fall of 2012, the demand for single family houses in Greater Cambridge has been overwhelming the areas relatively fixed supply and prices have been steadily rising.. In addition, properties have been trading very quickly. The combination of market forces has resulted in properties selling, on average, over their asking price. The attached market overview illustrates what I have described. Currently, inventory in Watertown remains tight, yet interest rates and inflation are rising. So far, buyer activity remains strong but the “climate” is changing and we are watching it very carefully.. Under the circumstances, the current market presents challenges for valuing and pricing residential real estate. Thus, we look both the lessons of the past as well as our up to the minute read on the market to guide our opinion of present value, and work with the market forces at hand to achieve the highest sale price for our clients.

Demand for houses continues to outpace supply, driving sales prices higher, The economy is changing which brings with it some uncertainty.

Identifying the Current Value Based upon my specific analysis of 15 Thurston Road as well as my deep knowledge of real estate in Watertown, I believe the current value of 15 Thurston Road to be in the range of $950,000 - $1,050,000. This is a broad range, I realize, but it reflects the reality of our market. I will continue to monitor the market and test my valuation as the weeks unfold. It is possible that the sale price of 15 Thurston Road will be higher than the current value I can substantiate today, but given the relative uncertainty that surrounds us, I feel a responsibility to be conservative and not guarantee there will be multiple interested parties when your property comes on the market. I like to think of the current value as a reasonable range on which you can make your plans going forward.

Proposed Timeline Information Gathering

Property Preparation

Prior to launching the property in MLS, we will complete an in-depth review of the property to compile thorough & accurate information for use in all venues. This helps us anticipate any issues and address them in a proactive rather than reactive manner.

Once complete and to create our marketing materials we will have the property professionally photographed and filmed for print and digital marketing. We will obtain 3-dimensional floor plans, create www.15ThurstonRoad.com, organize photos and write the copy for all marketing venues.

Listing Debut

The property will receive the most attention when it is new to the marketplace. High interest means buyers and brokers are focused and attentive. Our marketing efforts are planned and implemented to create as much “buzz” as possible in the first few days after the launch.

On The Market

We launch our listings on Thursdays and host open houses on Friday, Saturday and Sunday the first week it is on the market. If the interest is strong, we will set a time for submission of offers likely on the Tuesday following the launch.

Commission Structure We aim to deliver the most value for your dollar. Our 5% professional fee covers everything we do.

We earn our compensation by representing sellers on a contingency commission fee basis. When a sale is developed, our fee is earned.

Should another firm bring the buyer of the property, Gibson Sotheby’s will share the commission 50-50 with the Cooperating Broker’s agency.

The Gibson Sotheby’s half of the commission serves both as the source of the marketing budget as well as our share of the commission.
