- Secure the buyer's deposit and account for all funds

PURCHASE AND SALES CONTRACT ACTIVITIES

- Co-ordinate all activities,paperwork,and negotiations along with seller's attorney

- Co-ordinate with lender for condominium and/or town/state docs

- Attend the inspections,if any.Resolve issues.

- Co-ordinate and attend property appraisal by buyer's lender

- Monitor buyer's mortgage application status

- Secure buyer's P&S deposit

- Co-ordinate execution of the P&S

CLOSING ON YOUR PROPERTY

- Obtain a Certificate of Insurance for the condo association,if applicable

- Obtain a 6(d) certificate from the condo association,if applicable

- Obtain a smoke detector/ COdetector certificate from the Fire Department

- Obtain a final water reading for a single family or a separately metered condo

- Expedite any remaining issues.

- Ensure the proper flow of all deposited funds to closing attorney

- Organize and attend buyer's walk-through prior to closing

- Attend closing to help resolve any problems.

- Send you a closing gift and celebrate!
