Also refered as Downtown Oakland Historic District. Historical landmarks: The Fox Theatre (3 blocks) & Cathedral Building (across the street). Architecture styles include: late 19th and 20th century Revival, Beaux Arts, late Gothic Revival, Art Deco, International, etc. Social events: occasional parades (Warrior’s Victory, Women’s March)& monthly event (Oakland First Fridays). Type of business: office buildings (Kaiser Permanente Medical Offices, AC Transit District Government Office, Pandora Corporate Office, IRS Tax Office), Museum of Children’s Art, non-gourmet food and drink facilities.

Use of natural sunlight is limited for lower floors due to adjacent buildings: one 3- story at the north wall, one 4-story at the south wall and 15-floor building on the east side that does not share a wall with the site. Open plaza in front of Cathedral building allowing view from Telegraph Avenue. 2 Bart stations in the area: the 12th St. and the 19th St.; AC Transit Bus stop is half a block away. Parking lot located half a block away, meter parking available on Broadway and adjacent streets. Site located on Broadway, one of the main street of Oakland, with heavy vehicular traffic and foot traffic.
