HOW WE DID IT

Our findings revealed equipmentthat was ageing and unreliable, which wasthe cause of breakdowns that were occurring too regularly.

We presented more cost-effective,energy efficient solutions that in the long-term would save money and crucially, improve conditions for customers.
We introduced back-up systems to prevent total failures meaning the end user facilities are not impacted.
Secondly, our engineers and office-based staff assigned to manage the existing sites have built strong relationships with Bourne Leisure thanks to their professional approach and on-site conduct. Our brief initially was to manage six popular and busy sites on behalfof Bourne Leisure, returning financialsavings by reducing equipment failuresand reactive call outs, which in turnwould see customer satisfaction levels increase.
We created an asset register outlining the condition of the estate.

Bourne Leisure understood the importance of this and the clear business rationale behind it.
The success of our work is due to two key factors. Firstly, we built resilience into the M&E systems by introducing modern, efficient equipment.
Additionally, this continuity ofservice means our staff have a deeper understanding and knowledge of the equipment, they have specialist skills for leisure facilities that include, for example, swimming pools, and have comprehensive understanding of how the M&E systems operate in these conditions.
We have worked with the client to produce a forward looking capital investment programme. The programme is having a significant impact on the efficiency and reliability of the systems. Due to this thorough maintenance regime, there has been a 30% reduction in call outs.
As a result of our success maintaining sites, Bourne Leisure has consistentlyasked us to manage more premises with 22 venues now looked after across the UK, further demonstrating our geographic reachand capabilities.

HOW WE DID IT


Three blocks provide 127 luxury apartments and penthouses over 122,000 sq ft with state-of-the-art mechanical and electrical features.

In addition to traditional building services, Hudson Quarter also features a range of energy efficient technologies that need maintaining such as 14 twin electric vehicle chargers, heat recovery and energy monitoring systems that helped
Furthermore, a crucial element of our work is protecting the investment made by the owners Palace Capital PLC and this is managed by creating a detailed asset register of all MEP services allowing us to extend lifecycles and maintain warranties. In spring 2021, Hudson Quarter opened as an exclusive mixed-use development following the transformation of Brutalist 1960s buildings on a two acre site close to York railway station.
Following a competitive tender process, we were appointed to create and deliver a comprehensive maintenance and compliance strategy.
Compliance is vital in all buildings and our ongoing work at Hudson Quarter ensures all the facilities meet the latest legal requirements.
To help us deliver this, we use the same engineers on site to help them create expert knowledge, history and familiarity of all systems. it achieve BREEAM Excellent and Energy Performance Certificate A ratings.
As a much sought after development with apartments valued at £1.2 million, ensuring the highest level of maintenance at all times is of paramount importance for internal and external facilities.
