hile housing prices continue to rise, many organizations are working to provide equal housing opportunities for working class families and individuals. The Globeville, Elyria-Swansea Coalition Organizing for Health and Housing Justice, or the GES Coalition, is a group of neighborhood leaders and organizers working to create affordable housing options for those in the North Denver area. Formed in 2015,

the grassroots group aims to combat displacement and protect historically marginalized neighborhoods. In 2017, the coalition partnered with the Colorado Community Land Trust (CCLT), a nonprofit organization and affordable housing program that works to provide affordable home ownership. Once under the CCLT, the

eff Lee and Ann Martin, then book buyers for Denver’s iconic Tattered Cover Book Store, traveled to the London Book Fair in the mid 90s, but not without first making a pitstop in Wales. The couple had read about Gladstone’s Library, a residential library with over 250,000 books dedicated to dialogue, debate and learning for those looking to explore pressing questions and to pursue study and research in an age of distraction and easy solutions per the library’s website. During their stay at the literary haven, Lee reminisced on the wide array of guests he observed using the books (and the property itself) for distinct academic and personal pursuits, including an American nun working on a biography of Charles Darwin. In addition to the quiet workspaces the library provided, residents were also using it as a home base for exploring the Welsh countryside. “I think it was that combination of the books and the inspiring landscape that made Ann and I think…wouldn’t it be great if we could do this in Colorado?” This question, along with their shared interest in natural history books, prompted the couple to set out on what has now become roughly three decades of work: imagining and daughter) creating the Rocky Mountain Land Library, a t. residential library and retreat center connecta) pudo ing people to the land. In the early years of the project, Lee and as. Martin sought input from as many sources as possible to refine their idea. Through these conversations with friends and strangers alike, the pair reaffirmed it was a dream worth pursuing despite the inevitable challenges, most notably: choosing a location. At that point, the two had amassed well over 30,000 books, but without much capital, location options were limited. After years of discussions with ranch owners and stakeholders across Colorado, the library signed an affordable 95-year lease on a 60-acre ranch along the South Platte River near Fairplay, Colorado, owned by the City of Aurora. After finding the Buffalo Peaks Ranch property, momentum for the project continued to soar. In 2015, a widely read New York Times article helped put the library on the map. In 2017, the library set a lofty goal of raising $120,000 through a Kickstarter campaign to renovate the Cook’s House, and un-

expectedly surpassed their goal by raising over $140,000. As the support continued to grow, so too did the challenges. The ranch had sat in a state of disrepair for several decades, meaning considerable renovations were needed before any books could safely be housed on the property. When asked whether it was always in the plan to have multiple locations, Lee responded, “I think we all thought the ranch was going to be an impossible enough project to get off the ground… why think of doing something else?” Given the tremendous undertaking of ranch rehabilitation, Lee and the team felt the logical next step was to find a second location, this time in Denver. Why Denver? First, for practical reasons: it’s where all of the books were being stored and where most of the funders were located. Alongside the practical need for a city location, Lee recounts how the team was interested in the “opportunity to tell the story of the land from an urban and a rural perspective.” The library then began renting their Globeville location on Washington Street, coincidentally also located along the South Platte River. At present, Lee estimates roughly 98% of the collection is stored in the library’s Globeville location. While the library team loves having the space in Globeville, Lee acknowledged rising real estate prices are a major threat to the library’s urban location, voicing “the reality is… we may not always be here. We’d love to, but we need to recognize that we may have to move at some point.” Per the library’s website, two themes have emerged from opening their urban branch: nature in the city, and living lighter on the land. This summer, the library hopes to engage with these themes by hosting an outdoor book club series centered around exploring lesser-known city parks. As Lee explains it, the club will focus on “parks that will surprise people… parks that, unless you live in the neighborhood, you probably don’t know about.” “We can’t wait to get going,” Lee exclaims while discussing other summer plans for the library. ith only a “BUDWEISER ON TAP sign out front, it’s hard to know what to expect when you see the boxy Globeville building located a block south of I-70 and a few blocks east of I-25. You wouldn’t be blamed for thinking it’s a nondescript dive bar only to be taken aback by what you see once you step inside. For one thing, it’s dimensionally transcendental like a TARDIS, not only bigger on the inside but also grander. For another, it’s eclectic through and through–the patrons, décor, furniture, and artwork, along with the cocktail and beer selection. The 1880s building was originally a Slovenian/Polish dance hall. Today it’s home to Fort Greene, a lovely bar with a vintage vibe, contemporary art and decorative touches, multiple rooms, and an outdoor patio. It’s a warm, inviting place. And it’s unpretentious–first come, first served, and no reservations. Stop by just once, and chances are it’ll become your favorite local hideaway. Fort Greene is run by Eleanor Cheetham. Originally from Austin, Texas, Eleanor lived in Fort Greene, a popular Brooklyn neighborhood, before moving to the Globeville neighborhood of Denver about 10 years ago. One day, she visited Crash 45, a Globeville dive bar, and ended up working there as a bartender. Eventually, the owner of Crash 45 sold the bar to a friend of Eleanor’s who also has ties to Brooklyn. Together, they opened Fort Greene. About three months in, her friend wanted out, and she decided to buy the business. Eleanor has made Fort Greene distinctively her own. Drawing upon her background in fashion and design and her interest in thrifting, recycling, and sustainability, Eleanor altered the aesthetics of the interior dramatically. The look and feel have continued to evolve organically over time. Today, it feels like your best friend’s cozy, comfortable living room somewhere you can be yourself, as well as draw inspiration, connect, and unwind. The cocktail list includes 10 signature drinks. One of Eleanor’s favorites is Lovers in the Parking Lot (like the Solange song), a cocktail made with Madre Mezcal, Amaro Montenegro, Espolon Tequila Reposado, Leopold Bros Fernet, and orange bitters. Ode de Guthrie, another signature cocktail, is named after Guthrie, her dog. Fort Greene also offers natural red, white, and rose wine, along with sake, canned beers, and a few canned cocktails. Most newcomers didn’t speak English and were wary of banks, but could get a loan from

friends. But the site was a lively meeting place in Globeville long before that. In 1918, trains would rumble by, and the smell of the meat packing industry would mix with that of kielbasa, potica, sauerkraut, and, when it was legal, beer. Its clientele were Slovene immigrants. Slovenes began arriving in Globeville in the late 1880s seeking jobs in the area’s industries: the Grant and Globe smelters, foundries, railroads, brickyards, and meat packing plants. Workers toiled 12 hours a day in dangerous conditions with extreme heat or cold, dust, and exposure to toxic fumes. There was little regard for workers’ welfare and no safety net if employees were injured or killed. To offer financial security for themselves and their families, Slovenes formed Zapadna Slovanska Zveza, the Western Slavonic Association (WSA), an insurance organization. A member paid his dues each month, and, should he be injured or killed at his workplace, he would receive a proper burial, and his widow and children would be provided for financially. But the society offered so much more. The lodge also sought to preserve the language, culture, and heritage of the mother country, Slovenia. Here, the immigrant felt welcome, comfortable speaking his native tongue, enjoying familiar ethnic dishes, and socializing with others from the old country. Slovenes could find information about jobs, places to stay, and where to meet other single people from home. New arrivals were introduced to American customs like peanut butter and baseball, mu-

WSA, and send or receive money from the old country. Ethnic newspapers like WSA’s Voice were available and a good way to get news from Slovenia. There was an activity for every demographic group: men, women, young people, children, religious and non-religious, native-language and English-speaking people. There were dances, concerts, picnics, plays, drill teams, baseball, and bowling leagues. The club was home to multiple Slovenian fraternal organizations and was called “The Slovenian Home.” During the winter, guests gathered in the large hall to enjoy premier polka bands like Frankie Yancovik or Johnny Pecon. In the summer, members had access to an outdoor garden with tables. After World War II, fraternal organizations would struggle as people had access to life and health insurance as well as other social activities. A younger generation wasn’t interested in their grandparents’ ethnic traditions. Slovenes gradually assimilated into American life, moving up the economic ladder and away from the Globeville neighborhood. The Slovenian Home finally closed its doors on December 31, 1987, and sold its site to McDonald’s. The Western Slavonic Association is known as Western Fraternal Life and still offers insurance products, annuities, and fraternal activities at its location at 11265 Decatur Street in Westminster (wsalife.com). So, stop for a burger and fries. Perhaps you can imagine strains of accordion music, dances, picnics, choirs, plays, and teams. And an immigrant community that took care of each other.

Continued from Page 2 two organizations partnered with Brothers Redevelopment, a company that builds and manages affordable housing and provides services to low-income homeowners and renters. “The beauty of a community land trust is that they are very flexible to what you need,” said Nola Miguel, director of the GES Coalition. “It helps to provide whatever the market is not providing, and for us that has been affordable housing.” In July 2020, the CCLT partnered with Habitat for Humanity of Metro Denver, another nonprofit housing organization dedicated to eliminating substandard housing through building and preserving homes, to advocate for fair and just housing. “It’s been a nice growth to be under Habitat because they have a lot more capacity,” Miguel said of the partnership. The CCLT and Habitat believe that by merging they can “decrease the overhead costs and redundancies and focus more resources on program operations, strategic growth, and deeper impact,” according to the CCLT website (coloradoclt.org) Miguel states that the whole goal is to keep people in the neighborhood and to do it in a way that creates stable housing without the worry of constantly increasing housing costs. With the help of the CCLT, Brothers Redevelopment, and donors, the GES coalition has been able to take the first steps necessary in creating their own land trust, Tierra Colectiva, to build and steward permanently affordable homes. “Brothers has been a big piece of the partnership, part of CCLT is incubating the units but Brothers has been both a fiscal agent and a developer and just an amazing partner all the way around,” Miguel said. “They own and develop the land until the owners sign and close and then the land goes to the trust and home goes to the owner.” Because of land prices nearly doubling between 2012 and 2018 and home prices rising 72%, many people are not able to afford a home in the Denver area. But, through the CCLT, community members within the Globeville

and Elyria-Swansea area can apply to buy a home with the appropriate help and guidance. The CCLT and the GES coalition work hand-in-hand with potential buyers, including those with Section 8 vouchers or who may qualify for government assistance, while providing tools and resources throughout the home buying process including referrals to housing and financial counselors through Newsed, Del Norte, and Brothers to ensure credit and financial standing. “For GES specifically the land trust isn’t just for affordable housing, it’s to build up the vision of a community—as the community changes and as needs change in the community, we want to be flexible to that,” Miguel said. While highways and businesses continue to pop up, minority and low-income neighborhoods are the first to suffer. Like many residents, the Globeville, Elyria, and Swansea natives worry about displacement due to gentrification. “Our family was one of the first to be able to [buy a home through the coalition],” said Alma Urbano, co-director of the GES Coalition. “It would probably not be possible for my parents, [to buy a home], because their income was just not that high,” she said. Urbano was able to buy a home with her parents in February 2021 and says the help of the collaborating organizations means that members of the community get the proper help they need in order to buy a home. “With the coalition there are always multiple organizations involved, trying to make sure you get the best deal and you’re not getting taken advantage of [which is important]—especially in communities that are not often informed about buying a home,” she said. “I think that the security and the stability is very important for a lot of people in our community and it’s not often there.” Through the collaborating organizations and the committed neighborhood leaders, homes within the land trust will be sold for affordable prices while a board of directors and property experts help ensure long-term affordability and offer support to new homeowners. BEAST FINGERS

Beast Fingers is the only Black-owned climbing gym in Colorado and the second Black-owned climbing gym in the nation. Beast Fingers is more than a climbing gym, it is a space that helps youth with mental health and stress relief. In 2015, owner Aman Anderson moved to Colorado for work and used his creativity and design skills to create a rock climbing module for climbers called Beast Fingers. This device grows with the climber and helps them improve their climbing ability. “My job wasn't so thrilled I was creating a product on the side so I quit”. Anderson later got certified as a rocking climbing coach through the USA Climbing Association. He opened the Beast Finger gym in 2019 and has served many kids in the community. “We have a diverse group of kids from kids who are experiencing homelessness, anxiety, and behavioral issues to kids who are not familiar with sport to kids who are big climbing fans. It is also nice to see Black and Brown kids taking up the sport,” Anderson expresses. Beast Fingers gym serves kids from three years old to 18 years of age. FRITAY HAITIAN CUISINE

Fritay Haitian Cuisine is the only Haitan food truck in Denver. Fritay is owned and operated by Farah-Jane Jean Pierce, a Denver transplant who decided to bring her Haitain heritage, love for cooking, and the desire to own a food truck to the Mile High City. Born and raised in Haiti, Jean Pierce moved to Denver from New York three years ago. “I realized there was a lack of Caribbean food, especially Haitian Food,” Jean-Pierce says. “I always loved to cook, therefore I would make delicious Haitian meals and invite friends over before the pandemic. With the support of my family and friends, I decided to bring this unique cuisine to Denver and I started doing my research about opening my food truck. I can proudly say that today I operate the first Haitian food truck bringing bold and unique flavors to this city.” Her favorite part of her job is seeing customers taste her delicious authentic Haitian meals. “I love seeing my customers enjoying my food. NORTHSIDE HOOPS

Northside Hoops is a 501(c)(3) youth basketball program serving the Northside and greater Denver Area. Since 2015, Northside Hoops has worked with many student athletes in the area and has raised money to help facilitate their educational and academic growth through mentorship, athletic training, and academic programs. Brianna Hypolite, North High School basketball coach and former allpro basketball player, runs Northside Hoops. “The idea of providing the opportunity for upcoming players to have similar experiences motivates me to continue to program youth basketball.”

Northside Hoops is a safe place where student athletes can make their goals and dreams reality. “Our focus with our participants is not only invested in their athletic development but also their academic and social maturation. In addition, we never turn away participants for lack of funds,” Hypolite says. A

s the G.E.S. population continuously evolves, it’s important that we preserve our history by remembering our community’s ancestors—people who have made a lasting impact in our neighborhoods, families who share similar characteristics and backgrounds with those who live here now, and those with interesting stories to pass onto our youth. Here is one of them. Lucille (Canjar) Stanaway (1933-2022) passed away recently at her current home at the Gardens of St. Elizabeth. Born Lucille Bernadette Canjar in Denver, Colorado, she was the youngest of ten children. Living in Denver’s Eastern European enclave of Globeville, Lucille, sometimes referred to as Lu, attended Holy Rosary Grade School and Annunciation High School. After graduation, she left to join the Sisters of Charity of Leavenworth, Kansas. As a nun, she taught social studies and language arts at elementary and junior high schools in Helena, Montana. Lucille was part of a team of nuns and priests who set up religious instruction classes in parishes throughout Helena during the school year. Jim Stanaway, a Catholic priest, was also on that team. After her final school year, Lu left Helena to finish her master’s degree at the University of Detroit and realized that she had feelings for Jim. When she returned to Helena, she and Jim discovered that their feelings were mutual. She left the convent and Jim left the priesthood, and after receiving dispensation from the church, the two were married in Denver in 1973. In 1982, Lu won the Irish Sweepstakes which provided the couple funds to purchase a new home. Lu finished her working career as an executive secretary at Amoco. She and Jim enjoyed attending all the local team sporting events, and you could find them on the golf course on many weekends. A highlight of Lu’s athletic talent was evident when she scored a hole-in-one at the Vail Golf Club in July, 1987. The Canjars were one of three (the other two being Horvat and Yelenick) Globeville families that are a branch of the Boytzs, one of the first families to move to Colorado from the old country. Originally settling in Leadville, they came for the same reasons as the other Eastern European immigrants—religious freedom and economic opportunity. They were part of the South Slavs, including Slovenians, Croatians, Macedonians, and Serbians, who came from an area that had been part of the AustrianHungarian Empire. Lucille was the sister of Father John Canjar, the pastor at Holy Rosary. Father John was known for reaching out to all community members regardless of their ethnic or religious background and being active in anti-poverty programs This is one of many G.E.S. success stories, and there are numerous commonalities found throughout neighborhood families. The majority of our families living here now first came from Mexico and its various estados after WWII, and many of these families first settled in the San Luis Valley, Southern

arking in a bike lane, in an accessible spot reserved for wheelchair users and others, blocking a crosswalk, or similar illegal parking will all cost offenders more starting this month. It has been 15 years since DOTI completed a comprehensive review of parking fines; the review found Denver’s average fees were considerably less than other cities around the country. Denver increased fines by $10 for most parking violations with the exception of a few that directly tie to the City’s goals for safety and mobility for residents and visitors.
