Located on the corner of Lonsdale and Spencer Street, ‘Zyzz Tower’ seeks to revitalise the corner of ‘The Old Age Site’. Located within the Central Business District adjacent to the Docklands, the proposal is a definitive addition to the Melbourne skyline. Standing at 270m (inclusive of crown) the ‘Zyzz Tower’ features 25 floors of premium leasable commercial space and 15 hotel floors, inclusive of hotel amenities and a bespoke sky lobby that capture views of the city, Docklands and Port Phillip Bay. The architectural language and spatial configuration has been considered so as to activate the prominent street frontages at ground level and allow panoramic city views at each level of the tower. The Zyzz Tower negotiates Melbourne’s rich historic character and contemporary urban identity.

The Zyzz Tower celebrates Melbourne’s architectural heritage through visual connections to the surrounding historical features of the Melbourne Assessment Prison, surrounding warehouses and the iconic Sands & McDougall Publishing House built in the 1800’s which is adjacent to the site. As a result, a red brick street front facade pays homage to the surrounding industrial heritage through the incorporation of similar architectural proportions and arches, which provides permeability to activate the ground level.

The exploration of ‘The Arc’ facilitates a harmonious exchange between old and new as the tower emerges from the podium as a contemporary interpretation of urban lifestyle, which adds to the Melbourne CBD character without compromising its history.

Simultaneously, the project sought to utilise the need for vertical fins as a means of enhancing both the form and verticality of the project, whilst employing several solar benefits. By using the ‘CBS Building’ as a precedent, these aspects could be thoroughly explored throughout the design process.

Architectural Applied Technology

The concept diagrams detail a comprehensive formal strategy that seeks to develop an array of gestures.

Prioritising the prominent Port Phillip Bay, the building chamfers to maximise the two primary vistas of Spencer and Lonsdale Street. Additionally, the tower is setback 40m from Lonsdale street to create a public activity hub.

Planting provides shade and greenery at the ground and first floor of the podium balcony to provide a space of retreat in an otherwise densely urban environment.

Providing an area of high value to tenants which can be used for retail, hospitality and commerce maximises the building’s capacity to be a centre for mixed use activity.

The crown was designed as an extension of the fins, in which the formal gesture of the taper could be extruded above the program. The resultant outcome follows the shape of the form and defines the tower amidst the skyline at this prominent corner.

The building is zoned into 5 areas: low rise (offices), medium rise (offices), high rise (offices), sky lobby and hotel sky rise. Each division, dictated by program, is serviced by its own respective lift group as shown in the ‘Axonometric Form and Core Diagram’. The low-rise lift group is used to service the underground car park and podium. The medium-rise lift group is used to service 19 office floors, with the high rise services the following 6 office floors. The Hotel sky lobby houses the sky lobby and hotel facilities and the sky-rise services the 15 hotel floors. All lift groups are accessible via the podium lobby, with distinct promenades detailing the various lift groups.

The mechanical floors run in conjunction with the core structure and programmatic use. Therefore, each mechanical floor is positioned to service 10 floors above and below (20 floors total). This allows for the services to be conditioned to the associated program division as the tower rises. Each mechanical floor is a double height space to facilitate appropriate filtration systems and HVAC units amongst other services. Mechanical floors are located on the 6th, 26th, 46th and 51st floor and are ventilated. Such an arrangement allows for a coherent division of program and maximisation of net lettable area.

Our primary design intent was to maximise views while tapering the built form towards the bay, producing a tower that is clearly identifiable within Melbournes city skyline. This tapering of the form is accentuated through the use of vertical shading elements, where aesthetic emphasis is directed toward a simplified but dynamic form. The use of a belt and truss system was utilised to enhance structural performance and realise the design intent which maximises views to the Docklands and Port Phillip Bay, providing value as lettable space for commercial tenants (Figure 1).

Two different facade typologies were utilised in the design of the Zyzz tower in order to create an exchange between the industrial warehouse aesthetic of the podium and that of the contemporary, urban tower and adjoining crown. The tower exploys a unitised curtain wall facade, and horizontal and vertical shading elements are incorporated within the system. At the podium, a double brick facade with arched openings fitted with double glazed shop front curtain wall creates a permeability that stimulates ground floor activity on Spencer, Lonsdale and Little Lonsdale streets. Accents of aged brass and beige tinted glass within the tower facade defines the Zyzz tower within the Melbourne skyline while connecting to the red brick podium below.

The unitised curtain wall system delivers several benefits to the project. Each module can be craned into place and fixed to the slab edge with fixing brackets that allow for adjustment. Each unitised module comprises a spandrel panel, ventilation (air intake and release) louvres, vision panel and appropriate vertical and horizontal shading fins. Each module holds the necessary components for an efficient facade and is manufactured in a controlled environment, preventing costly and timely delays on site during construction.

A glass curtain wall facade was utilised in order to best maximise views for commercial tenants and hotel guests. The material properties of glass had to be thoroughly understood to maximise the performance of the tower facade and mitigate a net thermal gain.

As a result, double glazing was used to insulate the envelope, where a tinted finish is applied to the internal glazing face which reflects glare and reduces light transmittance. Horizontal and vertical shading fins are utilised on the North, East and West facades, while

narrow vertical fins are used on the South facade.

The facade allows for natural ventilation to be incorporated, where fresh air is delivered to each floor. This increases the comfort of occupants as well as cools the building as hot air is purged through louvres above the vision panel. A mechanical system aids the natural ventilation to ensure fresh air and thermal comfort can be delivered.

For increased efficiency and a more sustainable approach, solar PV cells are incorporated into the spandrel panels at each level. Each spandrel panel houses PV solar cells between two layers of tempered glass which are tinted to match the vision panels. Spandrel panels are insulated with a 50mm fire-rated rockwool.

The Zyzz tower utilises a double glazed, unitised curtain wall facade system to mediate the internal and external environments. The benefits of this system ensures a more cost effective and precise construction than stick systems, and can be customised to incorporate functional and architectural features. The facade of the Zyzz tower provides comfort to occupants as well as an architectural appeal on the Melbourne skyline.

ZZYZ TOWER RESISTING LATERAL LOADS PRINCIPLES

Wind Direction Given the height of our building wind loads need to be accommodated those predominately coming from the West and North West from the Bay

Viscous Drag

Chamfered corners which create a transition point which prevents a sharp turn of wind around each of the corners. Suction forces occur at the side of the building which induces a torsional effect on the structure. The chamfered corners minimises the air pressure differentials between the front and back faces, and therefore reduces this torsion.

Using trees and planting as well as creating a stepped podium is to prevent down wash of winds to pedestrians and create disturbances to wind effecting the building. This allowing for a more pleasant street scape experience.

The Introduce of the fins at the top of the crown allows air flow to travel through this area which can purge the acceleration of winds at the top of the building

The designed external fins work to disturb the wind flow on the face of the facade. Introducing frictional drag onto the surface of the building prevents the wind from moving as freely across the facade and creates micro turbulences.
