I would like to thank everyone for their hard work and commitment shown over the last 12 months which has made 2025 another successful year for Mackenzie Construction. This success can be measured in various ways with two key measures of successful for me being safety and client satisfaction. It is testament to the importance we all place on safety that we finish the year with an AFR (Accident Frequency Rate) of Zero and it has been a pleasure to share the fantastic feedback we have received from our clients during the year. 2025 was a special year for us as we celebrated the 45th anniversary of Mackenzie Construction which was marked by the design, manufacture and launch of a Mackenzie Construction tartan. The highlight of the year for me was us all coming together as one team to celebrate this milestone at The Dockyard Social. We also used our anniversary year as a focus to raise money for WaterAid via our “45 Drops for WaterAid” event at The Kelpies. The next 12 months will see us continue to grow and develop as a company with the opening of a new

regional office near Stafford to act as a further base for our teams working on our framework contracts with English water companies and the roll-out of iPads to all our Site Foreman as we continue our digitalisation journey. Training and development will also be an area of growth with our newly appointed Learning & Development Advisor in Duncan Greenhorn, the recently refurbished Training Academy utilising the full space available within the annex located at the rear of the head office and the newly refurbished Training Room within the head office main building. 2026 is also an important year for our People Ambassador in Scott Meenagh who will be competing in the 2026 Paralympic Winter Games in Italy in early March 2026 and we wish Scott every success as he continues his training leading up to the games. Our ongoing success is a reflection of all of us working together supporting each other and I would reiterate my thanks to all for the part you have played in making 2025 both a successful and memorable year for us.

Stand Down Days 2025: Safety, Innovation, and Wellbeing Across Mackenzie Construction Earlier this year, Mackenzie Construction hosted two highly engaging Stand Down Days, bringing together more than 130 colleagues from across Scotland and England at each respective event. The events offered a valuable opportunity for the Structural Refurbishment and Civils divisions to step away from day-to-day site work and focus on safety, innovation, and wellbeing. The Structural Refurbishment Stand Down Day, held in late September at the Westerwood Hotel, began with a session from General Manager Mark Brown on safer driving and the psychological factors that can lead to unsafe choices. Robbie Maclean provided a detailed project update from the past year and highlighted the importance of consistent approaches to tank repairs across all regions. Colleagues also heard from Scottish Water experts on the differences in working practices south of the border and from Craig Waton on the company’s Net Zero journey in line with PAS2080. Rab Dyer demonstrated the new Mackenzie App, soon to be rolled out to all site supervisors, supporting the company’s digitalisation programme.

COMPANY UPDATES Health and safety remained central, with Occupational Health Professional Georgina Mills presenting on Hand Arm Vibration Syndrome, and Hilti showcasing new plant and equipment designed to improve efficiency, sustainability, and safety. HR updates included improvements to benefits, an enhanced cycle-to-work scheme, and new features in the Bupa healthcare package for employees working away from home. Tracey Beattie of SAMH introduced the ‘Time for You’ service to support mental health, and the day concluded with a drama-based behavioural safety session from Macnaughton McGregor. The day ended with the launch of the Mackenzie Tartan video and a celebration of the company’s 45th anniversary, with all attendees receiving a commemorative Mackenzie scarf.
The Civils Stand Down Day in October built on these themes, reinforcing consistent safety standards across all projects. Innovation featured prominently, with colleagues encouraged to continue adopting modern, battery-powered tools that enhance both efficiency and safety. Safer driving practices, both on and off site, were emphasised once again, while Macnaughton McGregor returned with an interactive session demonstrating how safety messages are best absorbed when delivered in an engaging and memorable way. Both Stand Down Days not only provided practical learning opportunities but also celebrated the contribution of every colleague, fostering stronger connections between teams and reinforcing Mackenzie Construction’s safety culture. By taking time to reflect, learn, and share experiences, the events have left colleagues better equipped and inspired to bring these insights back to site, helping drive consistent, safe, and sustainable working practices across the business. The partnership brings together Mackenzie Construction’s decades of experience in the water sector and UAV365’s specialist capability in complex underwater inspection resulting in a solution truly tailored to the operational needs of water utilities.

Strengthening our East Coast Presence with an Upgraded Dundee Hub Mackenzie Construction has reaffirmed its commitment to Scotland’s east coast with the recent upgrade of our Dundee regional hub to new premises at DunEden Business Centre. This move reflects our continued investment in the area and dedication to supporting key infrastructure projects across the region.
From this strategic location, Mackenzie Construction continues to support major clients such as Scottish Water and the Green Action Trust, contributing to vital projects that enhance communities and protect the environment. The Dundee hub plays a crucial role in delivering these outcomes, acting as a central point for operations across the east coast.

This recognition strengthens our role as a trusted contractor for CHIC members and reinforces our commitment to delivering high-quality environmental improvement works for housing associations across the country.
Enhancing our Space at Burnfield Back in August, we completed the refurbishment of our head office on Burnfield Avenue, upgrading the entrance and reception area, office spaces, and meeting rooms. These improvements were designed to create a more welcoming environment for both our teams and visitors. This follows the opening of our newest office at Prism House in East Kilbride and the enhancements at our Dundee Regional Hub. Each step reflects our ongoing commitment to collaborative, inspiring spaces that mirror our values and support our continued growth.

/ PROJECTS Lessons from Woodside: How Environmental Improvements Enhance Tenant Wellbeing Following the successful delivery of the Woodside Making Places project, and after hearing directly from residents about the positive impact on their wellbeing, we’ve taken time to reflect on the broader role that environmental improvements play in shaping healthier, more connected communities. Environmental enhancements aren’t just about aesthetics. They directly influence how people feel, interact, and live. Access to green spaces and well-maintained communal areas has been shown to reduce stress, encourage physical activity, and foster social connection. For housing associations, these improvements can lead to safer, more vibrant communities and contribute to long-term tenant satisfaction. The Woodside project is a great example of this in action. From the outset, residents were involved in shaping the design of their neighbourhood, ensuring the final outcomes reflected their needs and aspirations. We introduced new planting schemes, improved drainage, upgraded lighting, and created accessible pathways. These changes didn’t just improve the look of the area— they made it safer, more welcoming, and more usable for everyone. We also supported cultural initiatives like the Woodside Arts and Heritage Group, helping to celebrate local identity and strengthen community ties.
Every weekday after 3pm, the play equipment is full of kids and their parents, and you can tell that people are building relationships with those around them. This is really great work, so thank you to those involved.” Our approach at Mackenzie is rooted in turnkey delivery. We manage every stage of the process in-house—from design and planning through to delivery and handover— ensuring consistency, quality, and minimal disruption to residents. We also work hard to align our work with housing associations’ broader goals, whether that’s improving sustainability, enhancing social value, or meeting ESG targets. Environmental improvements are more than just enhancements, they’re investments in people. They create spaces where communities can thrive, where children can play safely, and where neighbours can connect.
Perhaps the most meaningful validation came from the residents themselves. One local resident shared: “I just wanted to say how nice the improvements to the local area in Woodside are, especially at the Cedar Court flats. Now there are open spaces, grassy areas, biodiversity, and it feels more like a community. Last weekend, my partner and I sat on the grass next to the allotment and bike storage instead of opting to go to Speirs Wharf, Kelvingrove Park or the Botanic Gardens, and it was wonderful. Case Study: Fountainbridge Towpath Landscaping Client: Scottish Canals Sector: Canals & waterways Project value: £1.2M Location: Fountainbridge, Edinburgh Background The Towpath Improvement Project at Fountainbridge, Edinburgh, represented a significant upgrade to the Union Canal towpath, transforming a well-used but deteriorated route into a safe, accessible, and futureready public space. Delivered on behalf of Scottish Canals and Sustrans, Mackenzie Construction undertook this project that now enhances connectivity for walking, wheeling, and cycling along a key section of the National Cycle Network Route 75. The project focused on the section of towpath between Leamington Lift Bridge and the boundary of Edinburgh Quay. Key interventions included: • Upgraded surfacing with the installation of Scottish whin stone paving to replace the rough, uneven path. •
Improved lighting to improve visibility and safety during darker months.
•
Installation of service bollards and water stanchions to support canal users, including power bollards to charge electric watercraft.
•
Enhancements to the north side of the towpath, visually aligning the space with the wider New Fountainbridge development.
Challenges addressed Before the project, the towpath suffered from a rough, uneven surface, making it difficult for cyclists, wheelchair users, and those with mobility aids. Poor lighting created safety concerns, particularly in winter. The project resolved these issues by providing a smooth, well-lit, and inclusive route. A further challenge encountered unexpected ground conditions within the canal infrastructure, all of which were remedied to meet programme. Community impact The project has revitalised a key public space, encouraging more people to engage in active travel and enjoy the canal environment. It also complements wider regeneration efforts at Fountainbridge, contributing to the creation of a vibrant, high-quality urban quarter for the growing community.

Dunoon DSR Reservoirs Refurbishment: Modernising a Legacy Asset Project overview Mackenzie Construction refurbished Dunoon DSR Reservoirs 1–4 under Scottish Water’s Simple Repairs Framework. Located in a remote, environmentally sensitive area, the tanks had not been taken offline for over a decade. Initially thought to operate as a single unit, our investigative work revealed interdependent tanks with buried chambers and isolating valves. Works included structural remediation, civil engineering, environmental upgrades and access improvements, extending the reservoirs’ life by at least 20 years. Key challenges The remote location created logistical hurdles: ferrydependent deliveries, materials manually carried up a 150m incline and limited access for machinery. Weather and winter conditions also brought challenges along with environmental sensitivities including Japanese knotweed containment and wildlife protection. Solutions A bypass system maintained water supply while tanks were offline. The team carried out flood testing, waterproofing, edge remediation, pipework upgrades and access improvements. Close collaboration with Scottish Water’s ecology team ensured flora and fauna were protected. Community engagement included supporting local businesses and charitable donations, strengthening Mackenzie Construction’s presence beyond the site. Before:

Impact The reservoirs now meet modern water quality and operational standards. The insights uncovered around the design of the system now means that Scottish Water can manage tanks flexibly, reducing the need for full system outages. The site is safer, more accessible and visually improved. The project also offered extensive staff development opportunities, embedding crossdisciplinary learning and upskilling on innovative techniques. This project exemplifies Mackenzie Construction’s ability to deliver complex, multi-disciplinary infrastructure works in challenging environments, combining innovation, sustainability and operational excellence to create lasting value. Forth & Clyde Canal: Lock 16 and Falkirk Flight Upgrade Programme Works are progressing well at our site in Falkirk as we embark with Scottish Canals on the biggest programme of works on the Forth & Clyde Canal since the Millenium Link. The oak lock gates installed during the Millenium Link have an average lifespan of 25 years and as part of this scope 11 locks along the Falkirk Flight will undergo gate replacement, refurbishment and upgrade. Works commenced earlier this summer when the canal was dewatered to create a safe working environment and a 700m long siphon. This system let us divert water to lower sections of the canal removing the requirement for pumps which offered greater control over water levels. In November we installed the replacement gates at Lock 16, replacing the old oak lock gates with new steel ones which can exceed 40 years in the water. With the new gates in place the works around Lock 16 and are on track to come to a close for the Christmas shutdown. However, the logistics around water control further down the canal mean that the upstream stop logs will remain in place and the lock side won't be fully reinstated and opened until the new year. Along the east reach of the Falkirk Flight, we have also installed replacement timber gates at Lock 13 and 14 with the main replacements at Lock 12 and 15 on track to complete before Christmas. In the new year we will return to apply the gate finishes and walkways across the lock chambers.

The training equips them to recognise the signs of mental health challenges, offer initial support, and guide colleagues towards professional help when needed. Investing in our Safety Culture with Drama-based Training Mackenzie Construction recently partnered with Macnaughton McGregor (2macs) to deliver dramabased safety workshops that bring real on-site scenarios to life. The sessions encourage teams to think, react and communicate as they would in genuine situations reinforcing how the right decisions can prevent incidents and keep everyone safe. The sessions form a key part of Mackenzie Construction’s commitment to living its safety values and driving continuous improvement across the business. Recognising the pressures faced on site around time, cost and expectations, the workshops focus on equipping teams with the knowledge and confidence to make responsible decisions and challenge unsafe behaviours.
This approach reflects Mackenzie Construction’s ongoing commitment to ensuring every employee returns home safely at the end of each day while continually seeking innovative ways to strengthen its safety culture. This year, to mark our 45th anniversary we brought together our teams from across the UK to celebrate our journey. Over 300 of our people and partners gathered at Dockyard Social in Glasgow for a night of great food, entertainment and plenty of catching up. Awarding £10,000 to Local Community Groups Ten community organisations across the Falkirk area were selected to receive support from the Falkirk Flight Community Fund. Fund beneficiaries – which include school initiatives, community groups and charities – will each receive a £1,000 grant to help deliver eligible projects that make a difference in their local area, particularly those located close to the canal or with strong links to the waterways. Marking our 45th Anniversary with a daring Kelpies Challenge for WaterAid Mackenzie Construction marked its 45th anniversary in an unforgettable way, combining celebration with charity at the iconic Kelpies in Falkirk. On the 19th of November, World Toilet Day and Mackenzie’s day of inception, 45 participants took on the Kelpies Challenge, climbing through the towering horse sculpture before abseiling down, all to raise vital funds for WaterAid. After all participants had completed the challenge, the sculptures were then lit up in blue, honouring WaterAid and drawing attention to the cause.
The event successfully raised over £32,000 to support WaterAid’s global projects providing clean water, decent toilets, and good hygiene. Despite the freezing temperatures, participants braved the cold, conquered their fears and enjoyed some striking views from inside the horse’s mouth. We would like to thank Scottish Canals for providing access to the facilities, the leaders who guided us safely through the Kelpies Challenge, and all our partners and supply chain who took part. Most of all, we are grateful to everyone who supported or donated, helping us make a real difference through WaterAid for communities in need.

/ COMPANY Business Fives Paisley In October, Mackenzie Construction took part in the Business Fives football event in Paisley, joining local businesses for an afternoon of competition and fundraising. The team delivered a strong performance throughout the tournament, ultimately becoming the Conference League winners. The event went beyond football, with teams collectively raising over £2,000 for a range of charities, supporting causes from mental health to children’s hospices. Mackenzie Construction proudly played in support of our chosen charities of the year, UK Men's Sheds Association and the Scottish Men's Sheds Association. As part of the winning team, Business Fives also made a donation to our selected cause. Mackenzie on the Course Mackenzie Construction has been keeping active on the fairways this season. In September, we held our annual staff golf outing at Cowglen Golf Club, welcoming over 35 colleagues for a day of friendly competition. Congratulations to Project Manager Chris Magee for taking the overall win with 47 points. The day also featured a surprise 30th birthday celebration for Site Agent Greg Dryden, complete with a cake from the team. Meeting Scotland’s Future Civil Engineers Across September and October, our team across Scotland attended a number of CECA Scotland Academy’s ‘Meet the Students’ events at UHI Inverness, Dundee and Angus College, West College Paisley, South Lanarkshire College and Fife College. These events provided a fantastic chance to engage with the next generation of civil engineering talent in an informal, friendly setting, allowing our team to offer insights and guidance ahead of the students’ graduations in January. It was inspiring to hear the students’ ambitions and discuss the breadth of opportunities within the industry, from site-based roles to project management. For example, at Dundee and Angus College, we spoke with a group who were passionate about sustainable infrastructure, highlighting the growing importance of environmentally conscious projects in civil engineering. Events like these are vital for fostering relationships early and ensuring that Scotland’s civil engineering workforce continues to thrive.
Housing Scotland 2025: Insights from Robbie MacLean In October, our Contracts Manager, Robbie MacLean, attended the Housing Scotland 2025 conference, gaining valuable insights into the challenges and opportunities shaping the sector. The event provided a platform to engage with local authorities, housing associations and key industry stakeholders, sparking in-depth discussions on strategies to meet Scotland’s evolving housing needs. A major focus was on the pathway to decarbonisation, with practical approaches and innovative solutions shared across the conference. Robbie returned with fresh perspectives on collaborative approaches and policy developments, which will help inform our work and strengthen partnerships across the housing sector.

September Beach Clean with Northumbrian Water In September, our North East team rolled up their sleeves for a morning of giving back at Seaburn Beach, Sunderland, as part of Northumbrian Water's environmental campaign. With litter pickers in hand and plenty of enthusiasm, the team helped clear the shoreline, supporting not only the local environment but also raising awareness for WaterAid UK and Cancer Research UK. The effort wasn’t all work with a few adventurous team members taking a refreshing dip in the North Sea afterwards, proving that dedication to the community can be both rewarding and fun. It was a memorable morning, reminding us of the impact small actions can have when we come together for a cause.
Media Training with Glasgow Warriors In August, our leadership team took centre stage at Scotstoun Stadium for a hands-on media training session led by the Glasgow Warriors communications team. The workshop focused on building confidence in front of the camera and navigating press interactions with ease. Glasgow Warrior, Ally Miller, shared candid insights from his own filming experiences, providing practical tips that will stick with us beyond the session. A huge thank you to Jack Reid and Craig Wright for delivering a session that was as engaging as it was informative.
