The middle of the year always invites reflection.

While the property market continues to present its challenges, I’ve always believed that challenging times bring out the very best in good people. They force us to think differently and find better ways to serve our clients and community.

That mindset has shaped this edition of The Peer Review.

Inside, you’ll meet the young founders behind the online sensation and booming business, Blitz Bar. Their story shows what’s possible when you back yourself and take a chance. You’ll also discover some of our team’s favourite local wine bars, pick up practical advice on creating a floor plan that truly works for the way you live – and get inspired for your next dinner party.

COFFEE CORNER:

How Mr Brightside became Caulfield South’s meeting place of choice Rain patters against the floor-toceiling windows while the café hums along inside.

A young family settles in for brunch.

Someone stops at the counter for their usual coffee. Best friends and co-owners George and Tait stop to wave to or chat with, well, everyone, before getting back to work.

That’s Caulfield South’s Mr Brightside in a nutshell. And, if you told 2012 George and Tait that it would be this way in 2026, they would’ve said that they’d achieved exactly what they set out to.

A little piece of Italy For George and Tait, Mr Brightside started with two ideas.

The first was to bring the attention to detail they’d learned in their fine dining backgrounds into a relaxed neighbourhood café. The second was to create somewhere that felt like an extension of home.

‘We wanted people to feel like this was an Italian piazza type of place where all the locals meet and have a coffee,’ Tait says. ‘It was about welcoming people in and creating a focal point for the area.’

The café opened in November 2012 after the pair spotted the development up for sale while living just around the corner. And the name Mr Brightside? It came from George and Tait’s commitment to looking on the positive side of life.

But, it also came from their commitment to something else…

‘If I’m honest, we’re also big fans of The Killers song,’ George laughs.

The business they’re really in The café was busy immediately. Perhaps slightly busier than George and Tait expected.

‘We got bombarded,’ George says. ‘We were chasing our tails for a while trying to keep up with the level of service we wanted to provide.’

So, rather than lowering their standards, they adapted to their audience’s expectations – remembering names, their usual coffee orders, where they sat, and so on. Fourteen years later, the same philosophy guides everything they do.

‘We’re not in the business of coffee and food,’ Tait says.

‘You can get those anywhere. We’re in the business of hospitality. It’s all about the relationships we build with our customers.’

George agrees.

‘It’s a big part of the industry that’s often missing. Not every business owner realises that it takes more than an aesthetic to keep people coming back.’

What’s worth ordering?

Still looking on the bright side These days, George and Tait’s plate is fuller than ever.

Alongside Mr Brightside, they recently opened Cedar Street Café, continue running Hendrick’s Burgers and Salads, provide catering services – and are constantly expanding their private dining and events offering.

But growth isn’t really the goal.

‘We’re always fine-tuning things to improve the experience for our customers,’ George says. ‘As long as tomorrow’s a little better than today, we’re happy.’

‘We really just want to help the community grow and provide a place of connection for Mum, Dad and the kids,’ Tait agrees. ‘That’s part and parcel of what we do.’

Of course, good hospitality still needs good food.

The house-made brisket with poached eggs and hash browns has been on the menu since day one, while the Reuben, shakshuka and ever-changing French toast have become local favourites.

‘It’s all pretty classic café fare,’ George says. ‘It’s how we deliver it that sets us apart.’

‘Whether you come in on a quiet Monday morning or for a busy Sunday lunch, the food will be exactly the same,’ Tait agrees.

That consistency extends to the coffee, too.

Mr Brightside serves AllPress Coffee, with separate espresso blends for milk-based and black coffees, alongside a rotating single-origin filter.

‘I call the filter coffee "coffee-tea",' Tait says. ‘It tastes a little punchy and different.’

The people making the place

Ask George and Tait for a favourite memory at Mr Brightside, and you’ll have them stumped.

‘There are a million stories,’ George says. ‘We’ve seen people come here on their first date, then come back married.’

Others have become part of the café’s own story.

‘Some families have been coming since day one,’ Tait says. ‘We’ve watched kids grow up, then come back and work here for their first job. We’ve hosted birthdays, bar mitzvahs, wedding celebrations, you name it.’

Outside the café, Mr Brightside also sponsors local sporting clubs, handles the Caulfield Primary School lunch orders and gets involved in community fundraisers – all to strengthen the bonds Mr Brightside is built from.

As far as George and Tait’s relationship with each other as co-owners?

‘It’s like we’re married,’ George laughs. ‘We’re in it for each other and working towards the same goal. But as we’ve said from the start, we’re friends before business partners.

If it ever gets to a stage where the business affects the friendship, I’d rather just sell.

‘Thankfully, it’s never got to that stage.’

Melbourne and wine bars go together like cheese and… well, wine.

Whether you’re after a quick knock-off or somewhere to settle in and accidentally spend the next three hours, our city has no shortage of excellent options.

And as a team that spends plenty of time exploring Melbourne’s food and hospitality scene, we’ve trialled more than a few ourselves.

So naturally, we asked our people to share their favourite spots to crack open a bottle.

Here’s what they said.

Billy Cohen settles in at Essie Wine Bar According to Marketing & Campaigns Manager Billy Cohen, a great wine bar starts with atmosphere. And few places deliver it quite like Essie Wine Bar. Intimate and effortlessly stylish, Essie is a community favourite bar and bottle shop in the backstreets of Malvern.

The wine list is exceptional, with a selection of local and international wines.

The food never misses, either. And when Melbourne’s weather turns chilly, the fireplace becomes one of the most coveted seats in the neighbourhood.

Just ask Billy: ‘I love the fireplace. And they have a great selection of wines, too.’

Honestly, that’s reason enough for us.

Amanda Davenport keeps it local at Toorak Cellars

Mia Gualano finds herself at Gracie’s Wine Room

Some wine bars feel like destinations. Others feel like part of the neighbourhood.

For Executive Assistant & Office Manager Amanda Davenport, Toorak Cellars is firmly in the second category.

Tucked beside Toorak Station, it combines indoor and outdoor seating with a relaxed village atmosphere that’s becoming harder and harder to find. The wine list is extensive, particularly if you’re partial to a good pinot noir.

And with local favourite Neighbourhood Pizza right next door, dinner practically takes care of itself.

‘I love the pizza and wine range,’ Amanda praises. ‘But my favourite part about it is that it’s within walking distance from my place!’

Some venues just have that thing.

And if you asked Assistant Property Manager Mia Gualano, Gracie’s Wine Room in South Yarra is one of those places.

Equal parts elegant and energetic, it’s the kind of wine bar that manages to feel sophisticated without taking itself too seriously. It’s the perfect spot to spend time with great company, perfectly curated playlists, excellent snacks and a spritz that tastes even better after a long week.

Mia’s assessment is short and sweet: ‘It’s got such a good vibe. Not to mention the nibbles!’

We’re certainly not arguing with that logic.

Joel Ser loves the feel at Milton Wine Shop

When a venue nails the food, the drinks and the atmosphere, you’ve obviously got a winning formula.

That’s exactly why Sales Consultant Liam Elbaum keeps finding himself at Ripponlea Food and Wine.

This neighbourhood favourite has built a loyal following thanks to its welcoming energy and menu that comfortably punches above its weight. Whether you’re stopping by for a casual glass or settling in for dinner, it never disappoints.

Liam’s highlights? ‘Great vibes in this location. It’s got elite steak and great entrée platters.’

Partner and Licensed Estate Agent Joel Ser appreciates a venue that captures the spirit of its community.

For him, that’s Milton Wine Shop in Malvern.

It’s the kind of place where one glass often becomes two. Then three. Then suddenly you’re checking

the time and wondering where the evening went.

Joel describes it best.

‘Milton has that perfect neighbourhood wine bar energy – relaxed, stylish and genuinely local,’ he says. ‘I can meet friends for a quick glass of wine and somehow still be there two hours later.’

Sonya Vashevnik enjoys the mystery at State of Grace Melbourne’s State of Grace, and hidden cellar Fall From Grace, have become quite the institution in this city. As has the top-hat-wearing giraffe that peers over the balcony in the main dining room.

But for Receptionist Sonya Vashevnik, State of Grace is all about atmosphere. Tucked beneath Melbourne’s CBD streets, it feels worlds away from the rush above.

Its dim lighting, intimate corners, and literary-inspired cocktail menu and decor offer just enough intrigue to make every visit feel like a hidden discovery.

Sonya sums it up perfectly: ‘It just has this irresistible cosy and mysterious vibe.’

Ben Rothschild descends into Beneath Driver Lane

Zanthea Zanas makes a night of it at City Wine Shop and Siglo Bar

Every list needs a wildcard.

Why stop at one venue when two exceptional neighbours sit side by side?

For Senior Sales Consultant Ben Rothschild, that honour belongs to Beneath Driver Lane.

Hidden below street level in Melbourne’s CBD, it feels less like a bar and more like stumbling across a secret underground hideaway. Descending the staircase is like entering another world – one filled with candlelight, blues music, expertly crafted cocktails and serious old-world charm.

Ben paints quite the picture: ‘Staircase down to what feels like a subterranean vault at Hogwarts.’

Add live jazz, bartenders who treat cocktail-making as performance art and multiple takes on a whiskey sour, and you’ve got a venue that’s impossible to forget.

Just don’t be surprised if everyone else has had the same idea.

Anthony Lee may as well be Mayor of Murrumbeena (Wine Bar) At this point, we’re starting to wonder whether Branch Manager of the Property Management Division, Anthony Lee, invented Murrumbeena.

At the very least, we’re sure he’d be happy making the Murrumbeena Wine Bar his second office.

Conveniently located close to our Murrumbeena team, the venue delivers a distinctly European feel, with a carefully curated wine selection, quality French cheeses and an atmosphere that encourages conversation long after the first glass is finished.

For Property & New Business Manager Zanthea Zanas, a trip between City Wine Shop and Siglo Bar make for the perfect Melbourne evening.

Nestled opposite Parliament House, this pocket of the city feels uniquely us. Start downstairs with natural wines and the city’s best schnitzels.

Then, when the mood strikes, wander upstairs to Siglo’s rooftop terrace for cocktails and city views.

According to Zanthea, ‘That part of the city just has a certain feel.’

The after-school rush is in full swing at Blitz Bar Toorak.

Customers pile açaí bowls high with fruit, granola and generous drizzles of the famous house-made peanut butter.

For the uninitiated, it’s easy to assume Blitz Bar has always been part of the neighbourhood.

Seated shoulder-to-shoulder, co-founders Brandon Efron, Sam Vilshansky and Jordan Glick are quick to dispel that notion.

Because behind Blitz Bar’s success lies a simpler story: three mates, a shared ambition and an idea worth backing.

An entrepreneurial streak Spend enough time with Brandon, Sam and Jordan, and Blitz Bar starts to feel almost inevitable.

The three friends met through school, footy and cricket.

Alongside their friendship was another common thread – all three grew up around family businesses, developing an entrepreneurial mindset from an early age.

‘The three of us are fortunate to have great mentors in our fathers,’ Sam reflects.

‘My dad is someone I look up to every day,’ he continues.

‘He came from Russia and basically made it from nothing.

I’m endlessly impressed by his business intuition and expertise.’

For Jordan, that influence came from working in the family business, Glick’s Bakery, from age 12. Brandon was similarly inspired by the family businesses around him and always knew he wanted to work for himself.

So, by the time the trio reunited after their gap years, building something together felt like a natural next step.

Betting on wellness The idea for Blitz Bar started, as many great ideas do, with a walk through Caulfield Park.

‘At the peak of COVID, we noticed people were investing in their health and wellbeing more than ever,’ Sam says. ‘We saw the trends of people exercising at home, learning how to cook and sustaining healthier lifestyles.’

The founders saw this as an opportunity.

‘We got into the food space because it’s a low barrier to entry,’ Jordan explains. ‘We were very into the self-serve model,’ Sam adds. ‘We wanted to bet on the idea that 5, 10, 20 years down the track people would continue looking after themselves.’

Bringing the idea to life quickly became an obsession.

‘We went in full throttle,’ Brandon recalls. ‘We started working on it nearly every day.’

Interestingly, açaí wasn’t initially the star of the show.

‘When we built our first store in Malvern, açaí only took up about 50% of the real estate. It was predominantly coffee and smoothies. But once we opened, we realised everyone just wanted the açaí,’ Sam laughs.

Lines out the door If the founders expected a gradual build-up, the community had other ideas. Just weeks after opening, the business found itself at the centre of a viral TikTok moment.

‘We went mega viral, and from there, we had lines out the door. It went crazy,’ Jordan recalls.

The attention wasn’t the result of an expensive or carefully planned marketing campaign. Instead, the trio took a DIY approach, posting regular videos and enlisting Jordan’s younger sister to edit content.

‘We just kept making videos. And one of them got over six million views, which was incomprehensible,’ Brandon explains.

‘That led to 200 kids walking through our doors within a 12-minute span,’ Sam laughs.

Suddenly, the challenge wasn’t attracting customers. It was keeping up with demand. Hiring, rostering and operations all had to evolve at speed as the founders learnt on the fly what it meant to run a fast-growing hospitality business.

It was overwhelming, but it confirmed what they had hoped all along: the people wanted what Blitz Bar was offering.

Backed from day one Every business needs its first customers. For Blitz Bar, many of them were already familiar faces.

‘The first couple of days it was basically our own community, until we gained traction on TikTok,’ Jordan recalls.

That early backing remains something the founders are deeply grateful for.

‘Where we are now is a great credit to the locals.

The support was phenomenal,’ Sam adds.

And as Blitz Bar has grown, so too has its definition of community.

‘Success has always been about building community.

While we started in Malvern and thought our customer base would all stem from around there, it’s been incredible to see how each store has its own regulars coming back,’ Brandon says.

Whether it’s sponsoring local sporting clubs or welcoming people through the door each morning, community remains central to the Blitz Bar philosophy.

One became five The first store proved Blitz Bar could work. The second would need to prove it could expand.

‘What gave us the confidence to open the second store in Brighton was that we really believed in the idea,’ Brandon says. ‘We saw that it was making people happy.’

Brighton felt like the next natural fit.

‘Açaí bowls go really well with the beach and by-the-bay lifestyle,’ Brandon says.

Along the way, the founders have learnt that growth isn’t just about opening more stores. It’s also about growing as people.

Windsor, Mentone and most recently Toorak followed, each chosen for its own character and strong local community.

‘We wanted to keep that 5 km radius. Toorak is close to all the schools and co-working spaces, so it has a strong sense of community,’ Sam explains.

Which, as we now know, is what Blitz Bar is all about.

The friendship factor The Blitz Bar story may be built on açaí, but its foundation is friendship.

‘We all have different personalities that supplement our business dynamic really well,’ says Sam.

Years of friendship, combined with the challenges of building a business together, have only strengthened the relationship.

‘When you go through hardship together, it really deepens the friendship,’ shares Brandon. ‘If someone is struggling, you can be there to pick them back up. If someone’s doing well, they can bring the others along.’

‘The biggest lesson I’ve learnt is to stay optimistic,’ Brandon says. ‘When you go into each day thinking, I get to do this rather than I have to do this, you have a lot more gratitude for the position you’re in.’

Looking back, the founders are quick to acknowledge that while hard work got them far, they also benefitted from a few lucky breaks along the way.

As Blitz Bar has grown, the trio have also become intentional about protecting their friendship outside of work.

‘You’ve got to back yourself when starting any business, but a lot of it does come down to luck,’ Jordan reflects.

‘A lot of people don’t know this, but we try to go out for dinner once a week and talk about everything except the business.

We have a strict no-shop-talk policy,’ laughs Sam.

Sam sees it differently.

‘We keep friendship and business separate,’ adds Jordan.

‘There are good times and bad times, but at the end of the day, we’re mates.’

‘Hard work increases your chances of luck.’

Judging by the first five stores, Blitz Bar has had plenty of both.

Eyes on the future While the business has grown significantly, the ambition hasn’t changed.

‘We want to continue growing and multiplying our stores.

We love the idea of going interstate and even expanding internationally one day,’ Sam shares.

Along the way, the founders have learnt that growth isn’t just about opening more stores. It’s also about growing as people.

What’s happening in the market right now?

LEOR: LEOR: The market is still moving, but it’s definitely requiring more patience. On the vendor side, many people are choosing to stay on the sidelines unless they genuinely need to sell. Properties are often taking longer to find the right buyer, and we’re seeing more campaigns extended or converted from auction to private sale.

LEON: LEON: Interest rates and broader economic uncertainty have made buyers more cautious, particularly in the higher price brackets. The lower-priced sectors continue to perform better, thanks to stronger affordability and government incentives. Overall, we’re seeing a lack of consistency rather than a lack of activity.

JEREMY: JEREMY: Apartments are selling steadily, although many

owners who purchased within the past five or six years aren’t seeing significant capital growth. There’s also stronger interest from more Sydney-based investors than from local investors. Meanwhile, more first-home buyers are stepping into the apartment market, recognising that buying can be more attractive than renting.

Vendors are often more willing to engage with buyers early, while buyers are recognising opportunities to secure a property before competition builds. They’re also paying closer attention to ongoing ownership costs, including owners corporation fees, which have become a more significant consideration.

What effect has the Federal Budget had on the market?

LEOR: LEOR: For many existing investors, the impact has been limited because their current arrangements are grandfathered. The bigger shift has been in sentiment.

Local investors are increasingly hesitant, with many taking a wait-and-see approach.

LEON: LEON: Investors don’t yet have full clarity around how some of the changes will play out in practice, so many buyers have simply paused while they assess the landscape. There’s also the possibility that some investors holding grandfathered assets will choose not to sell, knowing they may never regain those benefits.

out of investor activity. The changes have made existing properties less attractive for some buyers, particularly when compared with new developments.

GARY: GARY: Property owners have been vocal. Many feel

frustrated because they made decisions based on a particular set of expectations and now have to reassess those plans. There’s also concern among some newer buyers who entered the market recently and are worried about property values softening. Whether those fears prove justified remains to be seen, but they’re certainly contributing to the mood.

What types of properties are in the hottest demand?

LEOR: LEOR: Large apartments with outdoor spaces are attracting strong interest. We’re also seeing growing demand for solid-brick apartments from the 1970s, particularly in that $450,000 to $600,000 range.

LEON: LEON: One- and two-bedroom apartments are attracting attention, as they offer a reasonable return without relying heavily on tax benefits. At the premium end, exceptional family homes continue to perform.

JEREMY: Buyers are favouring properties that require JEREMY:

little to no work. Renovated homes, updated period residences and apartments in excellent condition are all selling well. Building costs remain a consideration for many purchasers, so properties that allow buyers to move straight in are commanding the strongest interest.

GARY: GARY: When people feel uncertain, they naturally

gravitate towards properties that remove risk. Homes that are complete and ready to enjoy are attracting premium attention because buyers know exactly what they’re getting. Renovation projects still have an audience, but it’s much smaller than it was a few years ago.

What have been this quarter’s standout sales?

LEOR: LEOR: Three bidders battled it out for 2/202 Neerim Road,

Carnegie. Sold at auction for $891,000, this contemporary villa unit certainly left its mark this quarter!

LEON: LEON: One of the highlights was 2A Claude Street, Bentleigh East, which sold before auction for $1.32 million.

Its appeal came from offering the benefits of townhouse living without being attached to neighbouring properties.

GARY:: We achieved a great result at 1/20 Grange Road, GARY Toorak. Over the four-week campaign, the property attracted 72 prospective buyers through its inspections.

Auction day drew a crowd of 60, with two determined bidders going head-to-head in a nail-biting finish.

What are your predictions for the coming months?

LEOR:: Winter is likely to remain relatively quiet, but that LEOR creates opportunity. Markets like this often reward people who are willing to move when competition is lower rather than waiting for conditions to feel perfect.

LEON:: I think we’ll see more of the existing stock clear as LEON we move through winter. New vendors coming to market are likely to have more realistic expectations because they’re entering with a clearer understanding of market conditions. Historically, winter brings fewer listings, and that imbalance between supply and demand could support stronger clearance rates.

JEREMY:: We do expect stock levels to tighten, and that may JEREMY

help values remain relatively stable. One thing that never changes is that buyers act because of life circumstances, not seasons. People still relocate, upsize, downsize and invest regardless of whether it’s June or October.

GARY:: Sales will continue, but I think we’ll keep seeing GARY

a higher proportion of pre-auction and post-campaign transactions. If a quality property becomes available over winter and it meets your needs, waiting for something better in spring could be risky. Good opportunities are out there, but buyers need to be ready to move when they find them.

Property Management update The quarter that was has been defined by the ever-familiar theme: a market that rewards patience over reaction.

While rental demand remains healthy, the market has begun to stabilise, with a modest increase in available properties and a slight easing in rental prices across many of the suburbs we service.

Fewer renters are choosing to move unless they need to, and many rental providers are holding onto quality assets for the long term. The result is a market with less stock, fewer comparable properties and, in some cases, less visibility around exactly what rents are being achieved.

Interestingly, despite the reduced supply, we’re not seeing significant upward pressure on rents. Instead, conditions remain relatively balanced. Well-presented homes continue to attract interest and lease successfully, but the pace of the market feels more measured than it did during the rapid rental growth over recent years.

The Federal Budget also sparked plenty of conversation last quarter. Understandably, many rental providers wanted to understand what the proposed changes might mean for their investments.

Our advice remains simple: take a breath and avoid making decisions on headlines alone.

At this stage, we haven’t seen widespread concern or a rush for the exits. In fact, many investors have taken a waitand-see approach while further details emerge. The reality is that for many rental providers, ongoing state-based legislative changes continue to have a greater influence on decision-making than any recent federal announcements.

Looking ahead, one of the most significant regulatory developments on the horizon is the introduction of portable bonds. While the finer details are still being finalised, it’s a change we’ll be watching closely. As always, we’ll keep our clients informed as new information becomes available and provide practical guidance on how to navigate any change with confidence.

One important takeaway for rental providers is to review their landlord protection insurance. While insurance has always been considered good practice, evolving regulations mean it’s becoming more important than ever to ensure appropriate cover is in place for things like loss of rent and accidental damage. A quick review now can provide valuable peace of mind later.

Despite ongoing discussion around regulation, one thing hasn’t changed: the resilience of Melbourne’s rental market.

Demand for quality homes in well-connected locations remains strong, and our local communities continue to attract students, professionals, families and people relocating from across Australia and beyond.

So, Ned, how did your journey into property management begin?

Property has always been part of my life.

My father is a builder, so I spent plenty of time on construction sites growing up. Meanwhile, my mum’s passion for interiors sparked my interest in how homes feel and function. My parents also bought and sold properties throughout my childhood, which gave me an early insight into the real estate world.

So, when I was ready for a change after several years in retail management, property management felt like the perfect fit.

How has your career evolved since then?

I started as a Leasing Consultant, conducting open inspections and meeting prospective renters face to face.

From there, I moved into leadership roles, helping grow our leasing and inspections teams while focusing on delivering a consistent, high-quality customer experience. More recently, I’ve stepped into an operations and admin role to support Branch Manager Jenny Caughey, which has been a proud milestone in my career.

What’s your approach to property management?

I’m very solution focused. I like finding clear outcomes and supporting the people around me who are looking to grow within the business. Property management is an intense industry where no two days are the same, so staying calm and focused on great service is incredibly important.

How did your background in retail management shape the way you work today?

My experience in retail helped me develop a leadership style that centres on setting an example, listening carefully and focusing on solutions. It also reinforced the importance of customer service and strong relationships, which continue to guide my approach today.

What do you love most about Gary Peer?

I’ve been with Gary Peer for almost 10 years now, and what stands out most is the support and opportunities available to team members. Of course, I also love being part of the social club events, training days and initiatives that keep us growing and connected.

And when you’re not at work?

I’d be travelling, especially if there’s sunshine involved. But I still love spending time with my growing family, working around the house and getting out into the garden. I’m also a very social person, so catching up with friends is a big part of how I unwind and stay grounded.

But while it’s easy to get swept up in the dream, a floor plan must be read with a practical eye too.

It can tell you a great deal about how well your future home will serve you day to day – but only if you know where to look.

Face the right way The way a home is oriented can have a big impact on how it feels to live in.

Orientation influences everything from natural light and temperature to how you use your space throughout the day. That’s why it should be high on your list when reviewing a floor plan.

When it’s well considered, orientation can make a home more comfortable year-round and reduce your reliance on heating and cooling – a major advantage in Melbourne.

Here’s a quick guide to what each orientation offers: • North-facing homes deliver consistent natural light throughout the day and welcome winter sunshine during the colder months.

Is there a linen cupboard? Enough pantry space? Built-in cabinetry in the laundry? Somewhere to store bulkier items like holiday decorations and those boogie boards the kids never use?

The best floor plans integrate storage naturally into the design, rather than treating it as an afterthought.

Full-height cupboards, under-stair spaces and cages in the garage can go a long way to how practical your home feels.

‘We have too much storage!’ – said no one, ever.

Map out your furniture A home might look spacious on paper, but the real question is whether your furniture will fit easily and work aesthetically.

When looking at a floor plan, try to visualise how you would actually live in the home.

If you have a corner desk and a curved wall, you might struggle to make it work. Similarly, if your bedroom is a hexagonal shape, a clean, straight line between your bed and bedside tables might be harder to achieve.

Awkward furniture placement has sparked many household debates. So skip the flat-pack-induced conflict, measure your existing furniture (or the furniture you’re considering buying) and map it out to scale against the floor plan.

A simple sketch can quickly reveal whether the space will feel functional, oversized or tight.

Think long term Good floor plans know how to keep up with busy lives.

A second bedroom might start as a home office before becoming a nursery or guestroom down the track. And features like additional storage, wider walkways or a ground-floor bedroom often become more valuable over time than you might initially expect.

It’s also worth thinking about a property’s long-term potential. While finishes can usually be updated later, changing the bones of a home is more difficult and expensive. But before you reach for those gerberas or sunflowers, consider opting for a low arrangement instead. You want something that won’t block conversation across the table. After all, the real centrepiece should be the people sitting around it.

Build a playlist that fades into the background Music can completely change the mood of an evening.

Choose a playlist that complements, rather than competes with, the atmosphere. So as much as you love Linkin Park, tonight might not be the best time for a greatest hits playlist.

Instead, think laid-back jazz, acoustic favourites, soul classics or relaxed contemporary tracks.

Keep the volume low enough that guests never need to raise their voices. If people are talking about the playlist more than they’re talking to each other, it’s probably too loud.

The goal is to make everyone feel like there’s a place for them.

And if little guests are coming too? Consider creating a comfortable corner for children, complete with a few games or activities. This can help keep them entertained while their parents relax and enjoy the evening.

Remember what people are really there for At the end of the day, guests will not remember if your napkins matched your plates.

They’ll remember the laughter echoing through the dining room. The stories shared over a second (maybe third) glass of wine. How they lingered at the table long after dessert was served.

Meet Jacob Kingston

Steam curls up from a fresh espresso as newly appointed Partner Jacob Kingston settles into a seat by the window at his favourite local café, Elsternwick’s Carter Lovett.

The man runs on caffeine – and ideas. From volunteering overseas to working at The Wall Street Journal in New York, Jacob has always been searching for a life and career with meaning.

He’s just come from the gym and is already three coffees deep (this one’s number four).

And it’s not even 10 am.

And eventually, he found it – right back where he started – here at Gary Peer.

A kid with questions – and a community behind him Jacob grew up just a few suburbs away in a close-knit family where Friday night dinners were non-negotiable.

‘We’d all sit down together every week, ask each other questions and just talk,’ he says. ‘About life, sport, travel, everything.’

That closeness is something Jacob still values. ‘We still come together every Friday night. It’s our reset for the week,’ he says. ‘That sense of showing up – it’s something my parents worked hard to instil in me and my younger brother. And it’s what I try to bring to every relationship today.’

Jacob was a sporty kid, by his own admission. ‘I did everything… footy, basketball, swimming, tennis. I was obsessed. I reckon I’ve broken nearly every bone,’ he laughs. And he’s not kidding; his tenacity earned him the Most Courageous Player award at his local footy club when he was only 10.

‘I’ve always had that in-and-under energy,’ he says between sips of coffee. ‘Even now, I love being in the thick of the action.’

One uniform, two weeks to learn a language and a lifetime of perspective Jacob’s first real challenge came straight after school.

He spent a year overseas, volunteering for three months in an ambulance.

‘I did a two-week course to learn the local language – and then I was out on the road,’ he says.

‘We often got called out to drownings on the beach. There were waves crashing, people screaming, and we were doing CPR right there on the sand.’

Experiences like that changed him.

‘It taught me what pressure really is. Real estate doesn’t even come close,’ he says. ‘It also gave me perspective. It made me realise how lucky we are to live the way we do.’

I’ve grown up around this business and learned from so many incredible people.

ALL ROADS LEAD TO CAULFIELD

Degrees, detours and figuring it out Back in Melbourne after his gap year, Jacob dove into university life with his usual mix of energy and curiosity.

‘I triple-majored in finance, economics and marketing,’ he says. ‘I was always interested in business – but I used uni as a chance to try different things.’

He worked in hospitality, travelled as often as possible, and then interned at The Wall Street Journal in New York.

‘It was incredible,’ he says. ‘Living there in my early 20s, working in a big business, learning how things really worked… it opened my eyes.’

In between leisure and lectures, Jacob and a group of friends also started a student-run speaker series. ‘We brought in people like the founder of Afterpay and the CEO of Uber Eats,’ he says. ‘It was about connecting with ideas and figuring out what made businesses tick.’

Another coffee – this time, a magic – arrives at the table.

Jacob nods his thanks and takes a sip. ‘That was a turning point,’ he adds. ‘I started to realise what I loved most – and that’s building things from the ground up.’

By his late teens, Jacob was back – helping with marketing and social media while he continued his studies.

‘There was no marketing department back then,’ he says.

‘I started our Instagram, built it from scratch. Helped redesign the website. It was all pretty hands-on.’

And then there was the van.

That coffee van in the driveway One morning, Jacob and Phillip were having coffee (typical), when they came up with an idea.

‘We were talking about auctions,’ Jacob says. ‘They’re like our game day, there’s always lots of energy. But we wondered – how do we make them more welcoming?’

And the answer, of course, was the ultimate community glue: a good ol’ cup of joe.

‘We started the coffee van in our driveway, before eventually bringing it out to auctions,’ Jacob continues.

‘My mates helped run it. Mum washed the tea towels.

It was all very grassroots.’

But the impact was immediate.

The family business calling – quietly, at first Even while he was off exploring other paths, Gary Peer & Associates was never far from Jacob’s mind. Likely because his father, Phillip Kingston, co-founded it.

‘I grew up in the office,’ he says. ‘They had this big bell to ring when someone made a sale – and from when I was probably five or six, I’d be the one running in to ring it myself.’

‘People would come out of their houses just to grab a coffee, and then they’d stay for the auction,’ he says.

‘It made people feel more comfortable to get amongst it.’

Today, what began as an idea from a father and son’s morning ritual has evolved into a full-fledged hospitality arm with over 30 staff members.

MEET JACOB KINGSTON

‘It showed me how you can take a simple idea and build something meaningful,’ Jacob says. ‘That was my first big project. I sourced the vehicle, worked with designers on the van branding, organised supplies, trained staff and managed rosters.

‘I was responsible for every aspect of the operation each weekend. And those early lessons in leadership and organisation have stayed with me ever since.’

Earning his stripes to Partner After a stint at a tech startup and a brief foray into commercial real estate, Jacob officially joined the Gary Peer team full time.

‘I realised most businesses are essentially sales businesses,’ he says. ‘And if I was going to learn sales properly, why wouldn’t I do it here?’

He made his way through the business – marketing, rentals, residential sales – before finding his place in New Projects.

‘It combines everything I’m interested in,’ he says. ‘Business, marketing, architecture, economics. The perfect mix.’

And the secret to its success?

‘It’s not just about the site,’ he states. ‘It’s about the relationship. When you look after a developer properly, they come back. That’s how you build trust.’

He credits Director Julian Millman for guiding his growth.

‘Julian taught me everything I know about projects,’ Jacob says. ‘We’re very different, but that’s what makes it work.

We’ve built something strong.’

And recently, Jacob reached a milestone of his own: becoming Partner.

‘It’s a huge honour,’ he says. ‘I’ve grown up around this business and learned from so many incredible people. I’m really proud to be recognised, but it’s also motivates me to keep contributing even more.’

The case for the family business Ask Jacob what drives him, and the answer comes without pause.

‘I care,’ he says. ‘I care more than most, because this is a family business. When it’s your name on the door, it means something.’

He speaks with admiration for his father and the business he built with Gary Peer.

‘Dad works harder than anyone I’ve ever seen. Managing 150 people, it’s remarkable. I’ve learned a lot from just watching him. And Gary has been a huge influence too.

He’s known me since I was born, and he’s been a great mentor over the years.’

But Jacob’s approach is his own.

‘I want to build something, too,’ he admits. ‘New Projects is just getting started. We’ve only scratched the surface.

There’s so much more we can do, and that’s exciting.’

A full life outside the office These days, Jacob lives in Prahran with his partner, Tal. ‘She and I go for runs, hang at the beach, catch up with mates,’ he lists. ‘And when it’s time for date night, you’ll usually catch us sharing a meal at Studio Amaro, then washing it down with a drop at Albert’s Wine Bar.’ All the while, Jacob’s usually planning his next adventure.

‘I always try to have a trip booked,’ he says. ‘Hiking in South America, skiing in North America – anything outdoors, really.’

He takes a final sip of coffee and wraps up his career and life to date in one, simple sentiment.

‘I’m an extrovert,’ he says. ‘I get my energy from people.

Whether it’s work, travel or just sitting in a café like this one… for me, it’s always been about people.’

What’s been happening at Gary Peer?

Striking the right chords Some performances deserve every second of an encore. Such as that of the Gary Peer team at our recent Piano Bar night.

It delivered exactly the kind of atmosphere you’d hope for – live music, great food, flowing drinks and a room full of people who weren’t afraid to belt out a classic or two.

With two talented pianists taking requests all night long, the soundtrack never missed a beat.

One of the night’s standout moments came when birthday girl Samantha Weir climbed onto the piano and joined the performers, much to everyone’s delight. There were plenty of other surprises, too, including giveaways throughout the evening.

By the end of the night, the dance floor was full, and voices were a little hoarse. But everyone left with another great Gary Peer memory to add to the collection.

Raising a glass to another big quarter Our latest team nights were, as usual, all about recognising our people. But this quarter came with a few special announcements.

A huge congratulations to Jacob Kingston, who was officially welcomed as a Partner. Watching talented people grow within the business is always worth celebrating, and Jacob’s promotion marked an exciting milestone for both him and our wider team.

We also applauded some incredible years of service. Daniel Peer and Dani Krstic reached 10 years with Gary Peer, while Joel Ser marked an outstanding 20 years. It’s the dedication and professionalism from people like them that have shaped the culture we’re so proud of today.

Of course, no team night would be complete without recognising the people who have gone above and beyond over recent months.

Congratulations to our Property Managers of the Month: Cristina Trapler, Angela Skarlatos and Amey Shinde. Daniel Micmacher was our Salesperson of the Month at the start of the quarter, then Alex Stupar topped the leaderboard for the next two months.
