HELPFUL TERMS

ACTIVE Your home is officially listed for sale and available for showings & offers. AMENDMENTS Changes made to the contract after it has been executed. APPRAISAL An independent estimate of your home’s value ordered by the buyer’s lender to confirm the price supports the loan. APPRAISAL ADDENDUM A Texas-specific document explaining how the contract will be handled if the appraisal comes in below the purchase price. APPRAISAL GAP When a buyer agrees to pay the difference if the appraisal comes in lower than the contract price. BACKUP OFFER An offer accepted as a secondary contract if the first buyer’s contract falls through. BUYER’S AGENT The real estate agent representing the buyer’s interests in the transaction. BUYER’S MARKET A market where there are more homes for sale than buyers, often giving buyers more negotiating power.

CLOSING The final step where all paperwork is signed, funds are transferred, and ownership officially changes. CLOSING COSTS Fees paid at closing that can include title charges, taxes, loan fees, and other administrative costs. CLOSING DATE The agreed date when the transaction is scheduled to finalize. COMPARATIVE MARKET ANALYSIS A report prepared by a realtor using recent sales of similar homes. CONCESSIONS Costs the seller agrees to cover for the buyer, such as closing costs or repair credits. CONTINGENCY A condition that must be met for the contract to remain valid. CONTRACT The legally binding agreement outlining the terms of the home sale once both parties sign. DAYS ON MARKET The number of days a property has been listed for sale. EARNEST MONEY A deposit the buyer puts down to show they are serious about purchasing the home.

EARNEST MONEY DEPOSIT Funds held by the title company that show the buyer’s commitment to the contract. If the buyer defaults, the seller may be entitled to these funds. EQUITY The difference between what your home is worth and what you still owe on your mortgage. ESCROW A neutral third party (typically the title company) that holds money and documents until closing. FINANCING The loan the buyer obtains to purchase the property. HOA DOCUMENTS Documents outlining homeowners association rules, fees, and financial health. HOME INSPECTION A professional evaluation of the home’s major systems and structure. LISTING AGENT The real estate agent representing the seller. LISTING AGREEMENT The contract between a seller and their agent authorizing the agent to market and sell the property.


LISTING PRICE The price a home is marketed at when first listed. MLS (MULTIPLE LISTING SERVICE) The database used by real estate agents to share listings & market homes. MULTIPLE OFFERS When more than one buyer submits an offer on a property. NET PROCEEDS The amount of money the seller receives after paying off the mortgage and closing costs. OFFER A buyer’s proposal to purchase the property, including price and terms. OPTION FEE A small non-refundable fee the buyer pays directly to the seller for the option period. OPTION PERIOD A negotiated number of days where the buyer can terminate the contract for any reason. During this time, buyers typically conduct inspections. PENDING The home is under contract and moving toward closing.

POSSESSION The date and time when the buyer officially receives the keys and takes control of the property. PRE-APPROVAL A letter from a lender stating the buyer has been financially reviewed and is likely qualified for a loan. PRICE REDUCTION When the listing price is lowered to attract more buyer interest. REPAIR AMENDMENT An agreement between buyer and seller about repairs or credits after the inspection. SELLER DISCLOSURE A document where the seller discloses known conditions or issues with the home. SELLER’S NET SHEET An estimate showing what the seller will receive after paying the mortgage payoff, commissions, and closing costs. SHOWING A scheduled time when potential buyers view the home. SURVEY A drawing that shows property boundaries, structures, and easements.

TEMPORARY LEASE (SELLER LEASEBACK) An agreement allowing the seller to remain in the home for a period of time after closing. THIRD PARTY FINANCING ADDENDUM The portion of the contract that outlines the buyer’s mortgage terms and financing approval timeline. TITLE COMMITMENT A report from the title company confirming legal ownership and identifying any issues with the title. TITLE COMPANY The company that handles the closing process and verifies ownership history. TITLE INSURANCE Insurance that protects against ownership disputes or title defects. UNDER CONTRACT A buyer and seller have agreed to terms and signed a contract, but the sale has not yet closed. WALK-THROUGH The buyer’s final visit before closing to ensure the home is in the agreed condition.
