Awards Season hen I grow up, I want to be a vintage treasure hunter, or a house flipper, or an interior designer. Because all of them (and all of you) make it look so very fun. This issue was a design lover’s dream.

Instead of concentrating on two feature homes, we got the chance to showcase 24 projects, thanks to our inaugural Fort Worth HOME Design Awards.

The skill and expertise that it takes to make a room aesthetically and functionally perfect at the same time is no small feat, and it deserves to be celebrated. That’s why we knew that after launching this magazine in June, an awards program should soon follow.

And that’s where we find ourselves today.

We got the chance to dig through projects and interact with the experts whose images we regu-

larly ogle on social media. We fangirled over designers and poured over photographers whose work we admire. The result of those designers’ tireless work and our very fun ogling can be found starting on page 52.

There are a few other things I love about this issue. Local blogger Samantha Stewart in her entry foyer on page 102. A part rental, part house, part office, that’s all shipping container on page 104. And wrapping paper. I might not be the best at wrapping a present, but dang it if I can’t track down some good paper. Find those picks on page 26.

Amber Bell balances a “fun-filled life” as a writer and mom (to quadruplets!), having extensive experience writing about travel, weddings and lifestyle. Courtney Dabney is a hometown girl, who graduated from Arlington Heights, TCU and Dallas Theological Seminary.

Courtney has been freelancing for local magazines and PR firms for the past decade and published her first book, Praying for Miracles, in 2012. On page 34, she travels to a land of adobes and Southwestern styles to highlight a few shops with unique finds to bring into your home.

World-romping writer Shilo Urban has found her way back home to Fort Worth after living in Maine, Paris, Seattle, New Zealand and Los Angeles. She lives to travel, loves wiener dogs, and always orders extra pickles. She takes a “commercial break” on page 46, where she enters what used to be a home for fire engines in the 1940s, now transformed into the showroom and studio of Mustard Seed Jewelry.

Kara and Brett Phillips, the couple behind High Street Homes, are design-obsessed serial homebuilders on a mission to master the art of timeless design. Flip to page 98 for their advice on the do’s and don’ts of remodeling a historic property.

Kat Barclay somehow missed her calling and ended up with a bachelor’s degree in exercise science from Abilene Christian University, but she rediscovered her love for stories and went back to school to get another degree in journalism from Auburn University.

Now interning at Fort Worth HOME, she visited one of the most unusual — and original — Airbnb accommodations, located in the Cultural District. Turn to page 104 for more.

t least twice a year, designers and treasure hunters flock to the fields of Round Top, Texas, for The Original Round Top Antiques Fair. Usually the fruits of that labor land directly in well-designed homes, escaping the eye and the purchasing power of us hyper-curious onlookers. Enter Katie Irsaneous and her design firm, Irsaneous Interiors. Originally from Fort Worth, Irsaneous worked for Ralph Lauren Home in Manhattan before moving back and starting her design business, bringing clients her mix of classic and eclectic taste. The local designer and her right-hand woman, Brie Berta, hit Round Top this fall, and their finds will join other items on The Collected, the new online store on irsaneousinteriors.com.

“It truly is collected. Sometimes I find things that I love but that don’t necessarily work for an ongoing project,” Irsaneous says. “I found that I have passed really good things up. Now I have an outlet for them.”

P.S. It’s Open P.S. The Letter reopened in a 10,000-square-foot building at the corner of Hulen Street and Camp Bowie Boulevard in late July.

Owner Linda Motley said they had outgrown the old space, located less than a mile west on Camp Bowie and needed a better way to properly display the store's products and lines.

“The improved lighting and additional space hopefully translates into a much nicer shopping experience for our customers,” Motley said.

Like the old location, the new two-level store carries an extensive collection of paper including stationery, napkins and gift tags, tabletop, bridal registry items, china, bed, bath and gifts.

P.S. The Letter will host its annual Holiday Open House on Thursday, Dec. 7, from 3-7 p.m.

Well Arranged

T

hree new shops joined the Fort Worth landscape when The 4 Eleven opened on South Main Street in November. Designer Jana Clark’s retail home decor store, LTO (short for Limited Time Offer), opened in the largest space.

A visit to the store on opening weekend revealed large-scale art, linen and lucite benches, and vintage barware. Clark is planning a “Buys for Guys” store within a store for the holiday shopping season.

The store is also home to a “FabLab” where customers can bring in design plans and consult with Clark on an hourly basis.

Fronting South Main is Winton and Waits, an accessories and home goods shop that carries designs in partnership with global and local nonprofits. Every single piece inside Winton and Waits is connected to a nonprofit, and each one tells a story, just as the name of the store tells a part of owner Jenna Lee’s story.

“Winton is the name of the street I lived on when my life fell apart. Waits was the street that I lived on when God started piecing that story back together.”

Lee says the store “encourages people to choose to make a purchase that impacts someone else without sacrificing style.”

Deryk Poynor’s popular and unconventional floral studio, Greenhouse 817, occupies the space across from Winton and Waits. It will sell ready-to-go arrangements plus some of the soaps, fragrances and gifts currently found in the Greenhouse 817 retail shop off of Bryan Avenue. The Bryan Avenue location will also stay open.

HIGH AND HELLO BRETT AND KARA PHILLIPS, THE COUPLE BEHIND HOME DESIGN AND REAL ESTATE COMPANY HIGH STREET HOMES, launched their High Street Homes e-commerce shop in November. In the announcement the duo said, “After many years as homebuilders and designers, we’re embarking on this retail adventure because we know it takes more than bricks and mortar to make a house a home. It’s the right layers, textures, colors and accessories that complete a design and give it character and depth.” A first look at items for the shop include stoneware made in Portugal, Turkish throws, white oak cutting boards and a custom ottoman bench in gray-and-white-striped linen fabric designed by High Street Homes. As of press time, it was scheduled to go live on Nov. 16.

THEY’RE STILL HERE WHERE THE END STARTS may have left town in January, but traces of the exhibit still remain at The Modern Art Museum of Fort Worth, thanks to The Modern Gift Shop. Six open-edition KAWS companion toys sit ready for the buying behind the shop desk. Colors include black, gray, brown and the flayed (or skinned) version of all the same colors. Retail manager Lorri Wright says, “[KAWS] periodically releases collectible toys that his followers and toy collectors go wild over.” Followers go so wild that often his releases crash webstores due to high demand.

With its world-class galleries, high-end real estate and a vibrant dining scene, Santa Fe is the ideal home away from home for many North Texans.

The capital of New Mexico feels more like a small town — with around 80,000 permanent residents, though it swells a bit seasonally with tourists.

Santa Fe is the perfect combination of history and fantasy — where ancient missions look on silently as rosy sunsets bleed into peaches and oranges. Santa Fe is all about color and light.

While exteriors seem cohesive, due to strict building codes that specify adobe architecture, when you enter through the front door, there is no telling what you might find. Adobe lends itself to almost anything and works just as well with modern furnishings as it does with antique finds and more traditional Southwestern styles.

This unique store, filled with impressive consignments along with antique and architectural details, is a delight to explore. Kateryna Vanheisch’s collection is expansive. You could get lost in her 10,000-square-foot showroom, showcasing everything from funky to refined décor, for hours.

Hunt Modern The focus here is on 20th-century design elements, turning a decidedly modern corner in rustic Santa Fe. Hunt Modern’s Lauren and Brad Hunt have made acquiring these statement pieces their mission. “We procure elements for our design clients from auctions around the world,” says Lauren Hunt.

itchell Gold and Bob Williams started their eponymous furniture company in 1989 in Taylorsville, North Carolina, and have since grown the company to more than 700 employees and 32 retail locations in the U.S., Canada and Mexico.

The duo added Fort Worth to the lineup on Sept.

1 at The Shops at Clearfork. We sat down with them in their 10,000-square-foot showroom in October to learn what they love, what they hate, and what’s their favorite project to date. Turns out that last one has nothing to do with furniture.

Tell me, what’s your favorite piece in the room right now? Bob Williams– The major arm chair. It’s an iconic piece for us.

What would you say really put y’all on the map? Mitchell Gold– We first started out doing upholstered dining chairs. We did them with beautiful flowers, rich velvets, stripes and color, and very quickly got noticed. We had a factory that was small with 30 or 40 people and sold to retailers who sold our products. It took off so quickly that, that first Christmas, when factories are usually shut down, we stayed open. Bob and I came in and put chairs in boxes and put labels on them.

What trends are you seeing right now? MG– People want more color in their homes. Whether it’s on a piece of furniture or pillows or draperies. The things that we have that are more color-

ful, we’re selling better than we’ve seen them sell in the past.

Are there any design trends that y’all hate? BW– Things that are uncomfortable. Not just the way a seat or sofa or chair sits but lots of times the way the room is organized is not very comfortable.

Mitchell has a great quote that’s sort of been a bit of a mantra for us from the very beginning ... MG– "When a home has been furnished successfully, just walking in the door is like getting a hug."

What’s your favorite item in your own home? MG– We have an adjustable bed. The back tilts up, the legs tilt up. It vibrates. It is without a doubt my favorite thing. Because we eat breakfast in bed, a lot of times we eat dinner in bed. And, it’s far better than I thought it was going to be. BW– The sectional in our TV room.

It’s the one place where we can all sit when we have friends and family over.

What’s the first thing you notice when you walk into someone else’s home? BW– To be honest, we don’t get invited to many homes.

People are probably scared you’ll be too critical. BW– I think they are. MG– I was caught once lifting cushions up in somebody’s home.

What were you doing? MG– I was looking to see who made the sofa. And when I was in the bathroom, I looked to see who made the towels. I’m forever

curious. But when we sat down to dinner and I lifted up the dish to see who made it, that was too much.

What project are you most proud of?

MG– The daycare center at our factory.

It’s great to see the kids graduate and go off to college.

We were the first store to open [in The Shops at Clearfork]. We were chomping at the bit. MG– One of the things we do is evaluate a sense of style. Because you could go to a place that has a gazillion people, but if there’s not a more sophisticated sense of style, then it doesn’t work. And we literally drove around neighborhoods [in Fort Worth] to look at houses, to see what the architecture was like, and this really seemed like a great spot for us. And the proof for us is this has been one of our most successful store openings.

tep inside the showroom/studio at Mustard Seed Jewelry near Fort Worth's Ryan Place neighborhood, and your spirit instantly lifts. You exhale. You know that you’re somewhere special. It feels like a beach washed over with soft ocean foam, scattered with sparkly treasures waiting to be found. Glimmers of hidden surprises peek out from a palate of fluffy white textiles, shimmering gold, and light-as-acloud design. Pops of turquoise and gray ground the free-floating vibe in the open, ethereal space.

“I really wanted it to feel like a sanctuary when people walked in,” shares Marcie Finney Ditto, the artistic mind and hardworking hands behind Mustard Seed Jewelry. “I wanted to create a space that was relaxing, soothing, almost spa-like … a space that reflected the beauty of the jewelry.” Little things matter at Mustard Seed Jewelry, which is handcrafted with organic mustard seeds, eco-friendly resin, and an abundance of bling. Ditto’s jewelry line is inspired by a beloved Bible verse: “For truly I say to you, if you have faith as small as a mustard seed, you can say to this mountain, ‘Move from here to there,’ and it will move. Nothing will be impossible for you.” ~ Matthew 17:20 Faith has played a large part in Ditto’s endeavors, from launching her business to designing her new studio. “I really believe in baby steps,” she says. “The biggest visions that we are given for our lives usually don’t happen overnight,” says Ditto. “For me, they didn’t. I just kept moving forward even when I didn’t necessarily have the answers. I didn’t even know how to make jewelry.

Creating this space was a huge leap of faith, so it’s fun to see how

excited people are about it.”

Gold leaf chandeliers give off a warm glow as delicate paper flowers drift across the wall. Mirrored trays full of necklaces, bracelets and earrings are tucked into cubbies and nestled onto tables. Geodes, books and vases double as displays.

“We spaced out the jewelry so it’s like a treasure hunt,” says Ditto. “When you come in here, you don’t just see it all laid out in one place. You have to walk around. It’s meant to be an experience. You get to come in, learn our story, talk to us, see what we do, and then actually see the jewelry.”

Airy and bright, the 1,500-square-foot atelier has plenty of room for creating, shopping, midafternoon snacks, and yoga breaks.

There’s even a teepee and a TV tucked into a corner where kids can hang out. “I have a 5-year-old daughter that is with me a lot, so she needed her very own space over there. We needed her to have that space too,” Ditto says.

streams in from two high windows and a triple set of sliding glass doors, which were added during the remodel.

Originally built in the 1940s to house the neighborhood’s fire engines, the workshop was dark and gray before the renovation began last fall. “We could have easily torn it down and started over, but we loved the structure,” says Ditto. “We hired Steve Tornga of DK Construction to help us; he’s a master craftsman and an incredible guy. I just can’t say enough about his work. You dream it, and he can do it.”

By summer, the space was completely transformed. Decorating took just one week because Ditto had been collecting special pieces for months. She designed the interior herself, creating a comfortable, yet elegant ambiance that echoes the style of her jewelry.

Custom-built white shelves fill the back wall of the showroom, where baubles shine beside driftwood, crystals, and colorful stone birds. Your eyes are drawn to an image of a woman walking toward the sea, the piece of art that inspired the entire design of the back wall. “I just fell in love with her. I thought she evoked the exact feeling I wanted. The ocean really speaks to me and has a certain calmness to it,” says Ditto.

Joyful surprises are hidden around every corner, even in the bathroom. The vanity, now topped with quartz, was made from the desk where Ditto’s grandfather crafted wedding rings and jewelry for 35 years. Ditto says he was an amazing artist. “I feel blessed that I have that in the genes.”

Gratitude infuses Ditto’s business as well as her words. Her jewelry comes sweetly wrapped in a goodie bag of treats, including a set of cards for writing notes of encouragement and $2 in “seed money” to give away. “We’re not just jewelry. We give 30

percent of our gross profits back to the community. Within the last year, we gave almost $47,000 to over 50 different Fort Worth charities,” Ditto proudly notes.

Originally from the Plano area, Ditto has lived in Fort Worth for six years. She says the city has been a conducive setting for her business, which started at her kitchen table in August 2015. “I love it here. Fort Worth is so special because it feels small, but you have a lot of movers and shakers … amazing people that want to see you thrive. That’s a special thing. The spirit of the people is what makes Fort Worth so different. I’ve been very welcomed. And people do love bling in Fort Worth, I’m not going to lie. We like our bling here.

We don’t mind a feather or two.”

Mustard Seed Jewelry is growing rapidly, and Ditto is at her work table from morning to night. In 2016, she single-handedly produced almost 10,000 pieces by hand — that’s a 5-pound bag of mustard seeds. By October of this year, she had already reached that mark. The company recently signed a national contract with Woodhouse Day Spa and has plans to be in all 53 of their locations nationwide by the end of 2018.

When we tasked ourselves with rewarding the top well-designed spaces in the Fort Worth/Dallas area, we knew it would be difficult. And then the entries flowed in. Masculine, eclectic, Scandinavian-inspired, thematic, renovations, new builds, remodels, balconies, pools — projects filled with the kind of beauty a homeowner can only dream of poured in, ready for us to judge. We narrowed down the entries to, at most, three finalists in eight different categories, stripped projects of the designers’ names to keep them anonymous, and shipped it all off to a panel of expert judges. The winner in each category will be revealed at an awards ceremony at the new Mitchell Gold + Bob Williams showroom at The Shops at Clearfork on Dec. 7 and in the March issue of Fort Worth HOME. Her design personality is fresh, simplistic, yet chicly modern, and always comes with a unique approach, much like the one she took with this sweetly modern, neutral-themed kids’ room. One of her most popular design projects to date, Ginger started from the ground up with handmade wood. “Floors set a very powerful foundation for every room, so I chose flooring that was really special,” says Ginger. “The goal was to create a minimalist children’s room still loaded with texture and playful interest. The room delicately entices the imagination of little ones without being over stimulating.” Oversized windows provide ample natural light for the space, which features raw wood accents like a rocker by Monroe Workshop in L.A. and a custom-made bunk bed and rolling pallet bed, clad in dream-worthy bedding. The white dresser and simple bookshelves from IKEA serve as displays for the modernly minimal-style wooden toys, while dark gray, triangle vinyl wall decals from UrbanWalls add visual interest.

But modern and minimal never equate to boring when Ginger’s designing, so she added adorable custom-made flag and pompom banners and a sweet little table set with chairs from The Container Store for a picturesque finish. She says, “It’s the most serene and dreamy place to rest and play.”

An Outdoorsy and Rustic Nursery MTK Design Group

R

ustic and sophisticated were the inspiration points for this nursery makeover, a room that MTK Design Group owner Megan Kranz was already familiar with. She originally designed the space as a guest room in a similarly rustic style anchored by the wood accent wall — Megan had a local contractor cut real logs in half and install them. “The father is an avid hunter, and the room’s previous design had three large deer heads on the log wall,” she says. “Convincing them to take them down is never what hunters want to hear, but we still incorporated two that were smaller in scale.” Megan incorporated soft white furniture from Pottery Barn Kids and built on the outdoorsy vibe by adding a hide rug, faux fur ottoman and diamond-patterned draperies, custom made by her local workroom. “The tree

decals were such a playful finishing touch that accentuated the architectural features of the room,” Megan says of the RoomMates Decor mural on the column. “I also loved the metal branch wall hooks for diaper bags. The little details are always so fun.” Details also include space planning, for which Megan draws out the room to scale, identifying the most sensible options for function and design followed by aesthetics. “The prominent profile of the crib contrasting against the logs was the right focal, and it allowed us to break up the wood furniture with just enough space for a soft rocker.” But the best aesthetic of all is undoubtedly the sweet babe occupying that crib, wondrously gazing up at his daddy’s deer and the colorful new world around him.

Best Children’s Room or Nursery A Colorful Boy's Room Beckley Design Studio hen we first started designing this room, the little boy was still in a crib,” says Kelley Roberts of Beckley Design Studio, which she co-owns with friend and fellow designing talent Rebecca Atkinson. “So we wanted a room that would easily transition into his big-boy room.” The Perch bunk bed by Oeuf, made of Baltic birch wood, was the perfect solution for the space as the twin bed and loft bed can be separated or reconfigured into various arrangements. (It was also appropriate that the bed, as well as the dresser, was made by a New York-based company as the clients lived in New York City for several years, hence the small “New York” pillow by Jonathan Adler on the lower bunk.) And in keeping with their client’s vivacious personality and youthful age, Kelley and Rebecca enjoyed bringing in fun details. “Children’s rooms are so much fun to design because you can get really creative with color and pattern,” says Kelley. “We presented three completely different schemes to the client, and each one had a bold wallpaper. Nothing makes a statement more than that.” The blueand-white zebra print wallpaper by Brunschwig & Fils accentuated the height of the room and the vaulted ceiling nicely. A mixture of other patterns, like the gingham pillows, custom rug by Interior Resources and striped Roman shades — made by Interior Fabrics with fabric by Villa Romo and trim by Samuel & Sons — ensured the room was just as fun and playful as its occupant.

Best Dining Room

Shiplap Meets Modern Brooke Sweeney hen James and Brooke Sweeney purchased their West Meadowbrook home in November 2016, it looked like it’d been frozen in time from the ’70s. “Our immediate goal was to unveil the beautiful bones that it was built with,” says Brooke, who tied the knot with James in May earlier the same year. “So we said goodbye to the thin wood paneling [in the dining room] and discovered the original shiplap underneath, handmade a 10-foot farmhouse table to fit the space and built a window seat into the big bay window.” The couple — he’s an area manager with Amazon, and she’s an advertising account manager at Simpli.fi — wanted to keep the unique character that came with the home, which was built in 1922, and revive it with modern, artistic touches. Tearing out the old paneling to discover the shiplap inspired their design direction, but it wasn’t all a cinch. “The paneling was a roadblock at first,” says Brooke, who learned most of her DIY skills from her father, a real estate broker. “It took plenty of effort and sweat, but it was well worth it for what we get to enjoy now.” The result was a thoughtful space that accurately reflects the couple’s love of vintage, found pieces like a large hanging map passed down from James’ family and the barrel-shaped equipale chairs purchased from Bear Goods, a local-based curated homewares and accessories Instagram shop owned by good friends. A bamboo, lattice pendant light from Ikea and patterned rug add more visual interest and texture. “The rug was found at an estate in Florida and made its way on a plane, in a tiny Uber and into our home,” recalls Brooke. “Vintage pieces that have lasted through the years hold a special place for us.”

Wide Open Spaces in Westover B Smart Builders

C

heryl Bean isn’t afraid to take down walls — lots of walls, in the case of her client’s Westover Hills home.

Owner of B Smart Builders, Cheryl transformed a series of small, closed-off rooms by removing a large number of walls, including some that were load bearing, adding a pantry and relocating plumbing. Though it was a tedious process, the outcome was a spacious open floor plan that made the dining room feel connected and user-friendly. “Open spaces make the entire space feel much larger,” says Cheryl. “However, in a large space like this, care has to be taken to avoid a cavernous feeling and to maintain intimacy and coziness at the same time.” She and her team accomplished this by adding an additional beam to the pre-existing rough cedar versions, then covering them in a smooth maple veneer before staining them dark to create contrast between the white walls. Below, the dining space showcases a beautiful table, passed down to the homeowner by her grandparents. They’d originally commissioned it for their Japanese contemporary home, designed with the aid of their architect, Marianna Thomas, and crafted from two large concrete bases and a lacquered top. A vibrant painting sits atop the buffet, its colors reminiscent of the red and gold fall leaves on a Japanese Maple tree. More artistic touches reside on the opposite side of the dining room, including a sculpture depicting a rider swinging a whip while on his horse — it’s aptly titled “The Bronco Buster” by American artist Frederic Remington — and a Noguchi paper floor lamp, handmade with Washington paper and bamboo ribbing.

The mixture of simple, beloved artwork, furniture and tall, light-filled windows culminates in a bright, clean-lined dining space that’s both welcoming and intimate. “It’s a classic case of less is more,” says Cheryl.

Best Dining Room Essential Dining Room Design KL Milam Interior Design ften a space can feel like new again with a little reimagining — which is exactly what interior designer Kim Milam did for her client’s dining room (in less than 120 days) to evoke a setting that was both rustic and warm, yet clean and modern.

A fresh coat of white paint was first applied to lighten the space, and an accent wall was clad in Benjamin Moore’s Deep Caviar to better distinguish the dining from the living room.

Kim expertly selected a hammered zinc-topped table from her decor company/Camp Bowie Boulevard store, House Essential, with a reclaimed elm base that was “practically indestructible,” she says, adding that because the family has four boys, durability was a priority.

“Being centrally located between the kitchen and family room, it’s almost in a constant state of use for family meals, homework, craft projects and such.” And for the first time in her design career, she incorporated Panton-style chairs in crisp white, also sourced from House Essential, which are easy to clean, lightweight and comfortable. “The chandelier belonged to the client, and I had strict instructions that it was not going anywhere,” Kim recalls of the rustic antler fixture. “It was the perfect juxtaposition to the more modern pieces.” But she did relocate one of the family’s favorite art pieces, dubbed “Pink Dog,” to a prominent position above the buffet — a far cry from its original home

behind a bathroom door. Each small change or new addition came together seamlessly for a dynamic dining space the family adores. “It’s the Gestalt principle, the unified whole,” says Kim. “The visual pleasure you can feel walking into a well-appointed, comfortable room.”

An Expanded Galley Konstrukcio Studio

W

hen a breakfast nook can be transformed into a glorious walk-in pantry, talented designs skills are in play. Such was the case with local architect Marta Rozanich and her client’s kitchen makeover. “The most challenging thing was the original galley kitchen wasn’t wide enough to allow for an island, which was on the client’s wish list,” Marta explains of the four-month project.

“As I was taking measurements, I found what I thought was a bit of a cavity between the fireplace on the other side of the kitchen and the kitchen wall.” A bit of explorative wallboard and ceiling removal and Marta and her team were able to push the kitchen wall out enough — and also remove the existing chimney, convert-

ing the wood fireplace to a vent-free gas version — to allow room for an island with seating. The floors were Reclamation porcelain stone tiles by Crossville Tile, and custom white and walnut cabinets coupled with quartz countertops made a clean, contemporary space. “Counters that are too close together make for a congested kitchen, while if they are too far apart you lose efficiency,” says Marta. “And counter space next to the cooktop or range is huge.

You need at least 24 inches to the side for a large cutting board.”

A set of sleek Metro pendant lights in antique bronze and gold by Kalco hang above the island, while a set of open walnut shelves highlight dimensional Iris pattern, handmade ceramic tiles in black matte from Bottega Design Gallery.

A Family-Style Kitchen Reno Paxton Place Design n the process of converting a client’s residence from traditional to more modern, Paxton Place Design principal Stacie McCans took on a major kitchen reno for a busy family with four children. “We tore out a few walls and sealed a doorway,” Stacie says of the massive overhaul. “We also took a closet from the garage and used it for part of the pantry and enlarged the island.” A sophisticated color palette of black and white kept the look simple but contemporary, with a charcoal porcelain floor tile throughout and Benjamin Moore Black Beauty on the lower cabinets to help anchor the floor. The walls and upper cabinets were kept crisp white. “I wanted your eye to look up,” says Stacie, adding she always ensures upper cabinets meet the ceiling. “Every time. It adds height, drama, elegance and sophistication to any style.”

The bright white was the ideal backdrop to highlight the blackand-white stone countertops and hexagon-shaped mosaic tile backsplash. “This was the jewelry of the project,” adds Stacie of the latter. “It was more expensive, but it gave the pop and drama we needed.” Oversized nickel hardware also added extra shine, as did the gleaming silver bar stools and oversized pendant lights, all from Paxton Place Design. And the client’s love of royal blue made for the perfect pop of color on the sliding barn door that partitions the laundry room; then Stacie incorporated orange cubbies to break up the gray-and-white striped wall. “It was fun and electric,” she says. “I wanted to keep it unexpected.”

Charming in Blue Beckley Design Studio retty is as pretty does with this amazing kitchen makeover — another project by Beckley Design Studio. A little blue and a lot of white resulted in a beautifully charming space, one that hadn’t technically existed prior. “The old kitchen and dining room were completely gutted to allow for the new larger kitchen layout,” says Kelley. “We also added a pantry and a butler’s pantry that open up into the new dining room.” Stained oak wood floors created a warm base — and also tied together the open floor plan — for the otherwise light and bright palette. The cabinets were painted Sherwin Williams Pure White and the island in Van Deusen Blue by Benjamin Moore. The blue hues were echoed in the bar stools from Design Master Furniture that were upholstered in laminated Schumacher Fabric for easy cleaning for the young family of four. “This client loves blue and white and was willing to take a risk with a bold backsplash,” adds Kelley of the visually stunning painted concrete tiles, “and it worked out beautifully.” The unique rounded island countertop was also perfectly suited, as it’s one of the most used areas in the home where the family often sits for meals, snacks and homework. For a unique and warming detail, bronze accents were added. “It all started with the faucet,” says Kelley. “We took the client to a local plumbing showroom, and she fell in love with both its function and aesthetic.” The design team then matched it to other metal finishes, such as the antique burnished brass light fixtures from Visual Comfort and the hood in a metallic paint by Scuffmaster.

Comfort in Minimalism B Smart Builders

W

hile working on the open concept dining room in this Westover Hills home, Cheryl Bean refurbished the living area as well. (In fact, B Smart Builders worked on the house remodel for five months and addressed the kitchen, playroom and utility room with future plans for the master suite and bedrooms.) To keep the two areas separate yet fluid, she and her design staff had a large area rug made specifically to fit the large room and used the furniture to designate the different spaces. Oversized pieces worked well with the room’s grand 16-foot-tall cathedral ceiling, which featured five large beams in dark, stained maple veneer for a contemporary

vibe. “The homeowner has a great eye and used pieces that have been passed down from her grandparents,” says Cheryl. The nearby dining table was a custom family heirloom — it had been created for the client’s grandparent’s modern Japanese home — and meshed well with the neutral toned Barcelona chairs, chaise and sofas, all designs by famed German-American architect Mies Van Der Rohe.

Even the small adjoining wet bar area was done in the same neutral tones and simplistic design, including recessed wall shelving for glassware, to deliver an exceptional Asian fusion interior. “The clean lines of the pieces help keep a cohesive look.”

Warm and Neutral in Preston Hollow KL Milam Interior Design hen you see a photo of a neutral room, great pains have been taken to light everything exactly right, so you have shadow and light in just the right places,” says designer Kim Milam. “Neutrals can appear flat if you’re not careful. People want and even need visual contrast and at least a small amount of color, even if they don’t realize it.” So for her client’s neutral-toned living room in their Preston Hollow residence in Dallas, Kim incorporated a thoughtful selection of pillows, art and accessories for the finishing details. She first added creamy linen draperies and grass shades to tone down the room’s formality, then had the furniture covered in monochromatic neutrals. The custom designed daybed’s textured fabric meshes seamlessly with the creamy gray linen for the sofa and wide-striped viscose for the chairs, both of the latter fabrics by Kravet. Kim designed a uniquely shaped cocktail table and clean-lined sofa table, then brought in lamps from Arteriors and accessories like a 19th century egg mold, green glass fishing float and geodes, all from the Dallas Design Center. Opposite the sofa, the stately fireplace mantel gives way to a beautiful molding design above it, which frames black-and-white, dominoesque works on paper by Dallas-based artist Otis Jones. And a trio of intricately sculpted wall reliefs by Dalton Maroney bedeck the nearby wall for a subtle, yet effective pop of color and texture. “The best projects happen when there is great trust and collaboration between client and designer,” says Kim.

Playing With Patterns Kay Genua Designs

B

oth antique pieces and new furnishings effortlessly mix and mingle throughout a home like comfortable acquaintances, a signature aesthetic of interior designer Kay Genua. The fifth-generation Fort Worth native and owner of her namesake Kay Genua Designs, located on Camp Bowie Boulevard, has a well-honed talent for combining the treasured old with the custom-made new and a dose of color. All of that abounds in her clients’ new master bedroom in their Ridglea area home.

This was Kay’s second time to design this particular space, which originally served as a guest room when it was built onto the home in 2008.

“The husband had room envy and decided to move into it as the master and add on another master bath,” Kay says of the homeowners, who harbor a love for fine antiques. “My clients also adore color and trust my mixture of fabrics and prints.” The designer painted the walls a serene light blue to balance the heavier hues like those in the Brunschwig & Fils draperies and the bespoke upholstered sitting chairs at the foot of the bed. A skirted table occupies one side of the bed — which features a dramatic headboard custom-made by Kerr Collection — while an antique desk sits on the other. The entire space is grounded by a colorful Feizy rug atop darkly stained walnut wood floors. Antiques, like the old bamboo table and chairs, were sourced from various area shops like Country French Interiors, Lovers Lane Antique Market, Legacy Antiques and more. Which merely confirms there are no rules and guidelines Kay follows for creating such compelling designs, just instinct. “All my jobs are different and inspiration comes to me.”

A Balanced Bedroom KL Milam Interior Design fter she completed their living room transformation (featured in our “Best Living Room” category), Kim’s client then asked her to do their master and the remainder of the home.

“When I told them I would prepare a budget, the husband said, ‘Don’t worry about it; we just want something restful and beautiful,’” says Kim. “That’s the relationship we all dream to accomplish.” And dreamy it was, as Kim commissioned a custom bronze iron bed with multilayered finish on the head, foot and sideboards, complete with bespoke bedding as well. At the end of the bed are antique stools from Debris, reupholstered in Lee Jofa cut velvet flame-stitch fabric in a rich emerald hue

that the designer dubs “complete luxury.” She echoed the color with celery-green glass lamps on either of the bedside tables — which were purposefully coordinated versus matched — as well as a very visually poignant artwork original titled “Oculus” by Fort Worth artist John Holt Smith. Kim selected it, along with several other artworks for the client’s home, from local gallery William Campbell Contemporary Art. A plush upholstered chair and small side table from Baker Furniture designate a comfy sitting space, which also helped realign the layout. “This room was a bit of a challenge in that there are no 90-degree angles,” says Kim. “So with furniture placement, I was able to bring symmetry and balance back in.”

Best Outdoor Space

Moroccan Lights That’s Haute othing sets apart an outdoor space quite like a 26-foot-tall chimney. “I really love how the shape of the fireplace came together,” says home and interiors expert Ashley Moss-Black, co-owner of That’s Haute with mom, Donna Moss. “It was difficult when framing it because we had to adjust the height a few times and reframe that pitch to get the perfect slope. But it was worth it.” The stately fireplace anchors a comfortably appointed outdoor area for the custom European-style, new build home in Park Hill Place. “We sketched out the preliminary plans and designs then took it to an architect and had him fit it to the property,” says Ashley, who’s currently based in Southlake with a new Keller-based headquarters and design center slated to open early next year. For this particular client, she focused on modern Moroccan flair for the home’s interior and pulled subtle touches of the same onto the patio — from the fireplace silhouette to colorful lime green and navy accents like custom sofa pillows with Moroccan-style embroidery. Three sets of alder wood, eyebrow-top French doors open onto the patio from the main living room. Ashley chose natural travertine stone with Mexican lava rock for unique, durable flooring, which complements the home’s exterior in a dark taupe-hued Santa Barbara stucco finish.

An outdoor terrace occupies the second floor, accessed by a staircase behind the towering fireplace. It’s kept simple with Saltillo pavers imported from Mexico and a cozy sitting area, which is exactly what the clients had hoped for — a comfortable, stylish space that brought the indoors out.

A River Hills Oasis Paxton Place Design

“I

think less is best,” says Stacie McCans, principal and interior designer at Paxton Place Design, which operates out of Fort Worth’s Monticello neighborhood.

While she might be speaking about furnishings and distinguishing separate spaces, Stacie’s projects are certainly every bit “more.”

This impressive backyard retreat at her client’s River Hills new build home — which Stacie designed from the ground up, even collaborating with both the client and the contractor on all the finishes and selections — involved accommodating a variety of outdoor areas.

There’s a covered patio area, bar seating and grill space, lounge seating, a fire pit and the main attraction, a beautiful saltwater pool.

Each of them needed to coincide with the home’s interior style.

Stacie created a cool, contemporary poolside arrangement with outdoor-chic striped loungers, chairs and other seating, all from Paxton Place Design. Stone work was also important, and the mod poolscape touts pretty simulated bluestone decking from Techo-Bloc and a mix of silvermist flagstone and Oklahoma flagstone on the spa and outdoor kitchen. “The client loves French blue, so we incorporated hints of this hue throughout,” Stacie adds, which included a cheerful umbrella, accent pillows and even the ceiling of the covered porch space for an unexpected design detail. “Break up the space with different furnishings in each area that complement each other.

Never overcrowd.” We’re pretty sure the only overcrowding here will be from enjoyable entertaining and impressed guests.

Best Outdoor Space A Hill Country-Inspired Resort Heritage Design Studio he term “resort style” is certainly an apt description for this super-luxe outdoor retreat, created by Heritage Design Studio and Heritage Interiors. Based in Southlake, husband-and-wife team Chris and Angela Hough spent a great deal of time on Skype during the design process with their clients, who were still living abroad at the time.

“They were relocating from London and looking for Texas Hill Country inspiration but with a transitional tone,” Angela says. The expanse of windows along the rear, north-facing side of the home enabled the family to capitalize on their scenic views, as did the slightly sloping hillside, tiered planters and negative-edge pool (created by J Caldwell Custom Pools). “We create a 3-D model with the existing topography of the land and design the house and basic pool layout in that 3-D model,” explains Angela. Both she and Chris ensured the materials spoke to the contemporary Hill Country vibe; travertine tiles were chosen for the flooring while the planters and pool wall matched the home’s stone exterior, comprised of Austin chalk. An expansive sun deck with Frontgate chaise lounges and Restoration Hardware side tables beckons. Various entertainment and dining areas make up the remainder of the generous outdoor space. On the left is a fête-ready living area with a full kitchen setup — “They like to have large parties,” adds Angela — and to the right is a more cozy dining place with a double-sided fireplace and a weathered concrete and teak dining table from Restoration Hardware and chairs by Frontgate. Above, a pair of lovely custom-made Italian glass chandeliers by Masiero hang from a cedar arbor — the perfect area to relax and enjoy the evening breeze and one heck of a view.

A Sophisticated Cabana KL Milam Interior Design

W

hat turned out to be a picture-perfect pool cabana in Godley started out quite simple, with just a 22-by-22-foot slab of concrete and three sets of French doors, to be exact.

That’s all the client had when he called on Kim Milam to create a standout space from, literally, the ground up. “The requirements were a full kitchen, a comfortable TV viewing area and a dining area to seat six,” says Kim, owner of her local namesake design company, who spent a year working on the project. “When pouring the slab, they used a beautiful stamped concrete, so we were able to leave it natural for our flooring material.” From there, she painted the walls in Wenge, a darker hue from Benjamin Moore’s Affinity Colors collection. Next, she assembled a thoughtful collection of furniture,

like vintage Baker chairs from eBay, which she painted matte white, and an incredible natural tree table base the client purchased from a local woodworker. “I had it painted silver and added an umber glaze myself. It’s one of my favorite pieces ever,” says Kim. Sofas and chairs were custom upholstered in indoor/outdoor fabrics so that they were “impervious to wet bathing suits and a little barbecue sauce.” Other design-savvy details include a ceiling-high Daltile stone fireplace, concrete countertops and easy-access open shelving in the kitchen, and a chic Oly Studio wood light fixture. “I was able to take the ceiling to a height of more than 16 feet, and that enabled me to use that fabulous chandelier,” says Kim. “The client said [the cabana] turned out the exact opposite of what he expected in the beginning, and he loved it.”

A Calming Home Office KL Milam Interior Design he only home office that interiors expert Kim Milam has designed to date turned out to be quite the stunner (you can see various other projects of hers throughout this feature). Owner of KL Milam Interior Design and her furniture store, House Essential, Kim is no stranger to top-tier storage and organization, which drove the design inspo for this project. “Space planning is key to any design, and before space planning, you have to find out how your client lives or intends to use the space,” she says. In this instance, the client suffers from back issues, so Kim thoughtfully designed an oversized burled walnut veneer desk that can be raised or lowered to a seated or standing height with just the push of a button. Then she sweetened the arrangement with a modern Aeron chair by Herman Miller. And aesthetic-savvy functionality materialized via the antelope-patterned carpet, which not only catches the eye, but also hides all electrical cords to the desk beneath it. “It’s always been one of my favorite carpets, and this is the only time I’ve used it in this color, but it won’t be the last,” says Kim, who also custom designed the beautiful built-in. Dennett Construction fabricated the piece, which features a flat rock installation in its center for texture and visual interest. A set of simple, contemporary lamps from House Essential and a circular wood mirror from Wrare complement the carefully styled shelves, as does the pretty Chelsea Gray paint by Benjamin Moore and the oversized hardware on the drawers — which disguise hanging lateral files and storage. “Fully functional can be beautiful, too.”

Best Whole Home

A Tanglewood Contemporary Norman D. Ward Architect rchitect Norman Ward, FAIA, loves working with light. It’s an unwavering passion of his for every project he encounters, and this particular renovation for Deborah Freed and Pat Higgins’ home in Tanglewood was no exception. “We took the center part of the house as the design project,” says Ward, who was just elevated this year to the College of Fellows with the American Institute of Architects. “The original layout was similar to most houses in that area, it was very compartmentalized. All the rooms were cut off from each other and dark in the sense of natural light.” Though they had to contend with load-bearing walls and hide new structural beams in the ceiling, Norman worked closely with Brian Bogle of Bogle Constructs to transform the home’s main areas into a fresh open concept space.

“They wanted to live in the house, not the rooms,” says Norman of the drastic change. The entryway opens into a clean-lined, contemporary setup, the view broken only by the double-sided Isokern fireplace. It features a slight recess at the top to create the illusion that it’s floating, when in actuality it’s one of the main load-bearing walls in the revised floor plan. A wood wall of rift-cut white oak — meaning it was cut with all the grains running vertical — stands next to the fireplace. On each side is some of the homeowner’s favorite artwork, an oil on canvas dubbed “Balinese” by Texas artist Sara Sosnowy and “Red Trike,” an original watercolor by Linda Ruth Dickenson. Bright pops of color reflect Deborah’s lighthearted, relaxed personality, like a TKTK chair and TKTK rug in the living room. There are also several pieces of vibrant pottery, all by Fort Worth ceramic artist Pamela Summers, who owns Cliff House Studio with her husband and glass artist Raymond Rains. The two are close friends with Deborah and Pat and actually share a bit of history when it comes to the home’s piece de resistance: the glass billets. Now featured on the wall at the west end of the kitchen, they had been in Deborah’s garage for nearly 10 years. “Pamela and I bought the blanks at an estate sale of a man who did huge pieces for churches and cathedrals all around the world,” says Deborah, who called on Raymond for his glass expertise to create the colorful renditions. Norman then installed them to represent a “musical illumination, fixed on the wall as implied notes set within an invisible stave.” Throughout the day, chromatic channels of light dance and play on the chef kitchen’s white Bulthaup cabinetry and countertops — the result of an artistic collaboration for a home to love.

Best Whole Home A Fresh and Rustic Contemporary Urbanology Designs

“T

hemed looks trend out so fast,” says Urbanology Designs owner Ginger Curtis. “We don’t like to do themes; we like to do a cohesive look pulled together. If you look at really great designs, you see there are very opposite unique things paired together that make the entire space.” And the entire space is exactly what Ginger and her team brought together for this Flower Mound rustic contemporary home. The homeowners had tired of their previous Old World-esque style and all the dark tones and heavy furniture. “They literally gave a bunch of things away to friends and just started over,” says Ginger. The original tenant that built the 6,500-square-foot new build house never even moved in, so Ginger’s client purchased it and tasked Urbanology Designs with tweaking the place to their newfound style. “We put in wood floor upstairs and changed out every single light fixture in the entire house,” says Ginger. And that meant also incorporating some statement-making fixtures, like the trio of Orion metal pendants by Noir in the main living room. “The client loves beautiful focal things. I knew immediately that they would do the job because it scales so big.”

They create a warm contrast with the raw wood beams on the vaulted ceiling, but find a cool balance in the calming color palette below like blush pink leather poufs and gray blue hues in pillows, rugs and throws. For such a large home, Ginger ensured the spaces were still cozy and inviting with earthy tones and easy pieces. “You embrace the openness, and part of that is furniture that scales really well,” she explains. In the equally light-filled master bedroom, a custom-made floating platform bed crafted from alder wood takes center stage.

It’s softened by more gray-blues like the linen bedding and Roman shades on the double set of French doors. Texture abounds from the cowhide rug and rabbit fur throw to a row of baskets and touches of brass for a luxe, yet rustic feel. “There’s so much interest in each room, but if you just look at one thing, it’s simple,” Ginger says of the home’s overall aesthetic. It flows so seamlessly from one room to the next, yet never feels repetitive or boring, but always fresh and slightly rustic with just the slightest touch of opulence. In the transitional modern kitchen, white cabinets are perfectly contrasted by dark, oversized pendant lights from Restoration Hardware; for the girl’s boho-whimsical bedroom, a soft color palette and platform bed set on oversized railroad beams are a highlight; and in the boy’s room, vintage boxing gloves are slung over the corner of a black powder coated custom trundle bed. It’s all easy, breezy design in the best possible way — one that doesn’t follow a single trend at all. “The rooms that get the best results,” says Ginger, “are when you take different styles and blend them well.”

Best Whole Home A Masculine Loft Wrare Design t all started with a bar. The homeowner, who lives on the 31st floor of the Omni Residences in Downtown Fort Worth, wanted to create a sleek bar addition to his 4,000-square-foot condo and reached out to Wrare Design owner Doug PlesKovitch. A few months later, they discussed adding a new sofa, and the renovation spiraled from there. “It’s been a fun couple of years,” says Doug.

“He appreciates my aesthetic, and I appreciate that he is willing to take some risks and some chances. Not everyone is up for painting their walls and ceiling dark gray!” The most recently completed project included 600 square feet of outdoor terrace space that Doug furnished with custom-made pieces by William & Wesley, including planters of beautiful faux greenery from Robert-Lawrence Designs. Aside from the sky-high views, other stunning condo visuals included the entryway — a conglomeration of 600 porcelain tiles in 10 different hand-painted designs from Eleganza Studio in Dallas. Each tile is turned a quarter turn, offset by one and turned again. “I believe this nearly killed the contractor who laid them,” quips Doug. “We wanted to add a little color in an environment that was otherwise gray.” This includes the kitchen with gray flush front cabinetry and an 18-foot-long white quartz countertop island — which is only disrupted by the sink and quickly became ideal for entertaining — that blends seamlessly into the rest of the home for a clean, streamlined appeal. Engineered wood floors add a slightly masculine touch, as does the hand-laid brick veneer wall in the bar area — a design detail the client first loved at Doug’s furniture store, Wrare, which reopens in its original space on West Seventh Street this December. In the living room, a lounge space is notated by a patchwork Persian rug from Fayze and plush oversized chairs and a metallic table from Wrare. And for the dining area, nothing traditional would do when the client can have a custom-made table crafted from bowling lane wood from his wife’s hometown of Philadelphia. But Doug’s most acclaimed work on the condo thus far actually took place below ground, in the Omni’s basement. The designer combined the client’s four storage rooms and transformed them into a soundproofed, super-luxe, single wine room complete with faux beams and moody lighting. A high-back banquette occupies one wall, behind a wood table made from reclaimed pieces of the Stockyards at the city’s old Swift Armour Meat Packing Plant.

And at one end of the room is custom-crafted insulated glass and Swiss steel storage space, which holds an impressive 750 bottles of vino. “They love being there,” Doug says of his clients. “Everywhere they turn, they enjoy it. And that’s very gratifying to me.”

Remodeling a Historic Property: What to Salvage, What to Change

n August, we had a pinch-me moment when our Fairmount Foursquare home was featured in Rue Magazine.

That project, the extensive renovation of a foursquare home in the Near Southside, changed us so deeply and took us on a wonderful journey of being bold and saying yes.

As we read the article, it took us back to the beginning — dressed in our deconstruction gear with tools in hand, adamant about salvaging every item we removed. Nothing could go; we had to save it all.

Pacing back and forth on the back porch, looking at every removed baseboard, crown molding, door and window, wondering how we could put the house back together, we realized that sometimes you can’t save it all. To make sense of the situation, we quickly prioritized which items would make the biggest impact and would cost the least to restore.

Windows: If your historic property has historic windows, restore them. They are a great way to add character and depth to a new space.

Doors: Consider repurposing the existing doors as you make changes to the layout.

This allows you to celebrate your home’s history as you make necessary updates. As we opened up the space and created new rooms, we made sure to repurpose the old doors. It made the new rooms feel as though they had been there all along.

Floors: Let the imperfect and well-loved hardwood floors anchor your historic home.

If you need to patch, do your best to match woods. Our original floors were not ideal with large discolorations and various species of wood. Rather than stain them dark to conceal their imperfections, we decided to go lighter and let them be a story piece throughout our house.

Remember that the biggest impact comes through small, thoughtful changes.

Bottega Design Gallery

Overton Woods - Tanglewood Tear Down and Rebuild Bottega Design Gallery’s design style is about the overall aesthetic desired by a homeowner, and that was definitely achieved on the Overton Woods project. From the dramatic entry to the stunning kitchen, to the classic marble master bath, to the unique guest bath, each space tells a story of authenticity and great design.

Because there was no designer on this project, Bottega Design Gallery worked directly with the client to complete her wish list of designs/ styles throughout the home. The client had several unique design situations where Bottega Design Gallery was able to execute fun design selections, such as a large walk-in laundry with a dog wash station, a fun pool bath for outdoor guests, and a climate-controlled

wine room clad in original Chicago brick.

For the design aesthetic within the home, the homeowner wanted something unique in each space. “From a tile standpoint, that’s extremely exciting for us because even in situations where we may have used classic subway, there are pops of other fun tiles,” said Rebecca Farris, Bottega Design Gallery owner.

According to Bottega, the wow factor is the kitchen. “We absolutely love the fact that the homeowner took the risk to tile the entire wall with a handmade product. It really helped complete the look with all the other selects and design she put into the space.”

Contemporary With a French Country Flare “As soon as we walked into this home, we saw so much potential!” said David Goodroe, owner & CEO, Designs for Living.

An open floorplan in the newly designed dining room and kitchen would allow for a wide variety of design options and help bring the spaces together. Goodroe describes the overall aesthetic of this home as contemporary with just a touch of French country flare. “Blending clean contemporary style with French country elements was a balancing act, but this project checks all of the homeowner’s boxes,” Goodroe said.

The homeowner wanted a contemporary feel, but not ultramodern. Along with the clean, fresh look and feel of contemporary, the homeowner also desired the warm, earthy colors indicative of French country design style. The stone fireplace in the din-

ing room speaks French, and, in stark contrast, the light fixture in the area is contemporary, chosen to reflect the natural daylight. What makes this project striking is the open room and window placement. The natural light beams into the kitchen from all directions during the day, and in the evening, the pendants and cabinet lighting work with the dining chandelier and the glow of the fireplace to create a very warm, intimate space.

Hardwood floors, scraped and distressed to match the wood beams in the ceiling, bring an additional French country feel to the overall unique project.

Ferrier Custom Homes, LP Lost Creek Phoenix

Like a phoenix rising from the ashes, so to speak, is how Donald Ferrier, president of Ferrier Custom Homes, describes this Lost Creek project. The client’s previous home on this same property was completely destroyed in a fire, but she wanted to remain on that same land. However, Ferrier explains, she wanted to design/build a home with a more modern twist, one that would be a truer reflection of her values and personality. Thus, there was a heavy emphasis on modern (but still comfortable) features and finishes, as well as energy efficiency and sustainability. Given the experience of her previous home, the client was very interested in fire-resistant materials and durable construction techniques.

Located in a more

traditional neighborhood, the modern design stands out as a beacon of change.

“The way the home is situated on the lot really creates an impressive, memorable experience that you have to see to fully appreciate,” Ferrier says. The home is powered by solar panels, making it a net-zero energy home.

With a modern aesthetic both inside and out, the home stands out from the surrounding properties.

The multiple finishes, like the exterior stone, add a natural feel. Ferrier Custom Homes specializes in some of the most energyefficient, sustainable, green homes in the country, and this home, a truly custom project, is an extension of that philosophy.

Kay Genua Designs Palm Springs

The Palm Springs project was a dream job for Kay Genua Designs.

The rooms spoke to her immediately about how they should be furnished, Genua says. “The incredible color outside on the golf course, the lush green and beautiful flowers, inspired me to bring the coloration inside,” she said. The home is meant for family and friends, but especially for golfers. So she kept the male factor in mind while choosing fabrics and planning the rooms. Every bedroom has its own personality and name. The most striking aspect of the project is the “cactus bedroom” that was inspired by Pierre Frey fabric. This room takes everyone’s breath away, Genua says.

Lee Jofa, Brunschwig Fils, and Zoffany are also wellrepresented in the home.

The "wow" factor

comes through with the quality of fabrics used in the project, along with the kitchen chandelier, custom-designed by an Arkansas artist who built the chandelier on-site.

“These clients adore color, and I take pride in making every one of their homes have a different personality. I always design homes to reflect the client instead of myself,” said Genua.

The client sent accessories and art collected from around the world for Genua to place throughout the home, adding a personal touch. “One of my favorite aspects of working with these clients is they give me free rein, which opens up my creativity,” Genua said.

MTK Design Group From Studs to Sanctuary Initially meeting the couple while their new home was just studs, MTK Design Group helped throughout the building process.

Working room by room, MTK Design Group built designs that were simple, clean and nature-based as the lot sat on a wide expanse of peaceful landscape. Simple, textured sheers played a key role in drawing attention to the home’s architecture, natural light and stunning views. Unique finishing touches, including animal prints, incorporated the couple’s playful personality. “From studs to sanctuary, we so enjoyed the journey and loved seeing this Fort Worth home come to life!” said Megan Kranz, MTK owner/ designer.

Paxton Place Design Contemporary Family Home This contemporary home needed to combine comfortable functionality with an existing, refined art collection.

The walls throughout these areas of the house were kept white in order to feature the art. A jolt of color was incorporated through the orange, Italian wool sofa, and some other colors were popped in through the pillows and rugs. The family room was long and narrow and needed to accommodate a 72-inch TV, so an elongated sectional fit the bill. The leather upholstery is durable and easy to clean, both of which are essentials for a family of seven with two dogs.

The client’s art collection is the wow factor in this project. Combining contemporary art in a

comfortable, inviting space for a family makes this project unique.

This project showcases Paxton Place Design’s design style of collaborating with clients to incorporate what they already have and love with new things that finish out the space.

Making a Dream Smart Home Into a Reality Many people hear “smart home” and think of a couple things they’d like done. But when they find out just how truly advanced things can be, the wish list grows, and in the end they’re always excited by the final result, said Dean Toland, owner of Toland Innovations. Many parts of this project involved different vendors and technology, but instead of doing the research themselves, the clients recruited Toland Innovations to handle all the design aspects.

They relied on Toland’s consulting technicians to handle the day-to-day work, only consulting with them on design elements and product choices.

“The best part of implementing smart homes is the amazement we see on homeowners’ faces when the final

solution is in place,” said Toland. The living room design was simpler, and a theater room started out much smaller, but as the project evolved, so did the wish list of features. It grew to become one of the most advanced living room setups and home theaters that Toland has done.

Wright at Home

Urban Loft in Mira Vista For the Mira Vista project, the clients wanted a cool urban vibe usually found in uptown lofts and studios, but for their home in a prestigious gated community. The home consists of different levels to accommodate the lot elevation.

These levels provide more character and privacy for the different living and sleeping areas. The combination of large windows, concrete floors and white walls serve as the perfect backdrop for the client's artful objects. The warehouse-style floating iron and wooden stairs to the different levels provide even more ''urbanization'' to the home. Even with all the glass, concrete and stark characteristics, the home has an inviting aesthetic.

“The custom iron art piece in the foyer by Ryan A. Young, along with the

custom fireplace surround in the lounge area, makes quite a statement as you enter the home,” said Adrian Wright, owner of Wright at Home. “The process of commissioning an artist for a project always makes it memorable.” The suspended rings of light by Minotti in the dining room and the lounge area MODO fixture capture your attention immediately when entering the front door. An Opening Statement

he intricate mahogany and gold French Bombay chest in the foyer of Samantha Stewart’s home is one of those antique statement pieces that makes a space, well, really fancy. But the reality of Sam’s world is revealed in the function of her entryway.

“The kids actually use it as an extension of their play space because their room is right through that doorway,” Sam says, referring to her son, Matthew, 4, and daughter, Mila, 1. “We roll around on the purple rug. Matthew has a train set, and he builds them all on the rug.”

The rug was an inexpensive HomeGoods find that Sam knew could live up to the wear and tear of dogs and children. “I don’t even like purple,” she says, stopping to acknowledge the blasphemous thought as she sits in her home in Fort Worth’s Westcliff neighborhood just miles from TCU. “But it’s such a pretty rug.”

Stewart, a part-time pharmacist at John Peter Smith Hospital, is also a fashion blogger “by early morning and night” as she says, with a cool 19,000 followers on Instagram. Her wardrobe style, which can be ogled at regularly on StyleofSam.com, overflows from her large walk-in

closet and into the spaces of her home that she shares with her two kids and her husband, Don. She says her fashion style and home style are very similar. “I like a lot of different genres in both clothing and furniture. They are both ‘vintage eclectic.’”

One of the most striking vintage items is found in the navy velvet upholstered chair in the entryway. “[It’s] from my mom. It had a broken leg, and Don wanted me to throw it away, but I refused. I had it painted and recovered.”

The four-bedroom house itself is an act in patience.

Many rooms sit empty waiting to be designed, while others are meticulously arranged. They’re the kind of rooms you can look at and feel your eyes glistening.

But the foyer’s design is a bit different than the rest of the home.

“It’s a very happy space for me because everything else [in the house] is black and white and neutrals. So I took a chance with this space,” she said. Her leap of faith with color was spurred by her love for the framed piece by Dallas artist Katie Craig that she bought on Minted.com. The largest art on the wall, it ties together the other art, including a vintage canvas print from Don’s grandmother. It’s the smallest piece above the chest that’s the most sentimental to Sam. Don’s uncle gave the tiny painting of two figures that form to make a heart shape to the Stewarts as a wedding gift.

But it all started with the Bombay chest.

It was the first big piece the Stewarts bought together at an estate sale when they moved to Fort Worth nearly nine years ago. When Sam talks about the purchase, it’s clear it was a feat. She remembers bidding a little higher than half of the asking price, the minimum allowed. Not just for looks, it houses extra china for entertaining in the adjacent dining room. And in another ode to the reality of daily life, it also holds the dog’s leashes.

Stacked Curb Appeal

onverting shipping containers into a living space isn’t an easy task. Just ask Alan Mederos, the general contractor and owner of the eye-catching, short-term rental property on University Drive, just past West Seventh. It’s made of four of them. “It took about a year and a half to build — which is way too long,” Mederos said. “There are just a lot of aspects that make it more challenging.”

But Mederos was able to pull it off with credit to the brains at local architecture and design firm 97w for the shipping container idea, and a lot of other outside help. Though building the home/office was hard, making it look cool was easy, because much of its curb appeal is the authenticity. All four containers (two 40-foot containers stacked on top of two 20-foot containers) still boast the original red and blue colors, order numbers, yellow caution signs and handwrit-

ing on the outside. The remaining steel lockboxes on the bottom two containers create much of the house’s modern and industrial feel.

“We thought that gave it a cool aesthetic,” says Mederos.

The large windows and glass doors provide plenty of natural sunlight. There is even a natural “skylight” in the upstairs container, which is simultaneously the stairway to the 700-square-foot, fully furnished rooftop deck overlooking the Cultural District. “When we bought this space, we knew we wanted to do something cool and funky that had a rooftop-deck view,” Mederos says. “The original concept we showed the architects was based around it.”

The Airbnb houses business travelers and anyone wanting to spend a few nights in a cool, sustainable house — or at least one in a great location. “It definitely appeals to people who are looking to stay somewhere unique,” says Mederos.
