What A Luxury Remodeler Wants You To Know

What is a remodeling project actually going to cost?

In Southlake today, kitchen remodels often range from $150,000–$350,000+, primary bathrooms from $75,000–$150,000+, whole home remodels around $250–$400 per square foot and major additions from $400–$550+ depending on complexity and finishes Scope, selections and planning all affect the range. Moving walls or plumbing adds cost, and custom materials are more than standard options. When bids vary widely, it’s often because proposals aren’t pricing the same scope or rely on unrealistic allowances.

How can we prevent budget overruns?

Budget overruns often happen when decisions are made too late. Starting construction before design and selections are finalied can lead to costly surprises. The best way to control costs is to invest in detailed planning up front, make real major selections before demolition begins, and be honest about priorities.

How long will these projects realistically take?

Primary bathroom remodels typically take 8–12 weeks. Kitchen remodels take about 12–16 weeks. Large multi room projects can take 4–6 months, while whole home remodels or major additions may take 6–10 months or more. Because it happens inside an existing structure, unexpected issues can always happen. Investing heavily in pre construction leads to a smoother build.

Is it better to hire a design-build firm or a separat designer and contractor?

Both models can work. In a design build model, the designer and builder collaborate from the start, align ing budget, design and construction decisions. Hiring separately can also deliver strong results, but it re quires clear communication between teams. Without that, the homeowner often becomes the middleman.

What should we look for when choosing a remodeling contractor?

Look beyond photos. Ask how budgets are devel oped, how unexpected issues are handled and how communication works during the project. You’re inviting a team into your home for months. Experi ence, organization, and transparency help ensure the process feels structured rather than stressful.

Leading the Charge for Celiac Awareness

Carroll Senior Takes Advocacy to Capitol Hill

For Carroll Senior High School senior Kylie Connor, raising awareness about celiac disease has become more than a growing movement – it’s a personal mission. The student advocate, who was diagnosed with celiac disease when she was 10, recently traveled to Washington, D.C., where she joined national leaders and policymakers to push for greater awareness, research and support for those living with the autoimmune disease.

Connor was selected by the Celiac Disease Foundation to participate in a series of advocacy meetings with members of Congress and their staff. As the only representative from Texas, she spent the day meeting with lawmakers to discuss policies that could expand research funding and improve resources for people with celiac disease.

“We were encouraging FDA approvals, increasing research through the National Institutes of Health and getting more people involved in the congressional celiac disease caucus,” Connor said. “It was really cool to be able to take those meetings and share why this matters.”

Closer to home, Connor is also organizing local Celiac Strong Day efforts on May 1, now in its third year across Carroll ISD, encouraging students to wear blue — the official color of celiac awareness — while participating in hands-on lessons and awareness activities.

“I really want to raise awareness,” Connor said. “Even small things like wearing blue can help start conversations.”

Connor plans to continue her advocacy while studying biology and nutritional sciences in college next fall.

THE WESTIN DALLAS SOUTHLAKE TO ADD NEW EVENT VENUE

The Southlake City Council approved the firt reading of plans for a new 5,016‑square‑foot event venue at The Westin Dallas Southlake. The addition will include roughly 3,500 square feet of usable indoor and out door event space with a covered walkway connecting to the existing hotel. It’s designed to host weddings, receptions and weekend social gatherings, with capac ity for more than 175 guests and features such as large windows, a 21‑foot ceiling and outdoor turf space with an LED screen. ROBOTICS TEAM QUALIFIES FOR WORLD CHAMPIONSHIPS

Carroll Robotics continues its postseason surge with standout performances at state and regional competi tions. Team 7110A finishedas UIL 6A state runner-up before earning the Excellence Award at the Region 5 Championship, securing a world championship berth. Teams 7110X and 7110H also qualifiedwith top skills fi ishes. Carroll will compete as one of 800 teams from more than 35 countries at the VEX Robotics World Championship in St. Louis April 21 24.

RUN4ELISE MARKS 10 YEARS

The Run4Elise returns May 9 for its 10th year, honoring Elise Cerami while supporting the Swim4Elise Foun dation. The event raises funds for swim scholarships and water safety programs reaching more than 6,500 children annually. Participants can choose a 5K, 1 mile run, or virtual option. Registration is $30 through April 30 (T shirt deadline April 15), increases to $35 May 1–8, and $40 on race day. Organizers hope to draw 800 participants for this milestone year.

SIX DRAGONS FOOTBALLERS NAMED TSWA ALL-STATE

The Carroll Dragons continue to cement their legacy as a Texas high school football powerhouse following a dominant 2025 season. The Blue Bell/TSWA Class 6A All State team features heavy Dragon representation, led by four First Team offensive selections: quarter back Angelo Renda, wideout Brock Boyd, guard Tristan Dare, and center Carey Clayton. The program’s depth was further highlighted by Honorable Mention nods for wide receiver Blake Gunter and defensive lineman Crawford Taylor. DIG WORLD SLATED FOR JUNE OPENING AT GRAPEVINE MILLS

Dig World is officiallslated to break ground for guests at Grapevine Mills in June 2026. This isn't just another playground – it’s a high octane, hands on heavy equip ment experience that turns "don't touch" into "take the controls." While most theme parks keep you behind a safety rail, Dig World puts you in the operator's seat. The Grapevine location will feature full size excavators and skid steers modifiedwith proprietary safety sys tems, allowing even the youngest construction fans to move mountains of dirt. The park will include a con struction themed mini golf course, operator training and digging challenges.

CARROLL HOOPERS NAMED TO ALL-DISTRICT TEAMS

Following a competitive season that saw the Carroll Dragons boys’ basketball team battle through one of the toughest regions in Texas, six players have been distinguished with All District honors. Riley McCoart and Noah Johnson were both named to the 4 6A First Team. The Dragons' frontcourt and secondary scoring were anchored by Brody Knowles and Bo Kuhn, both of whom earned Second Team selections. Rounding out the accolades, Beckham McDonald and Aaron Green berg received Honorable Mention nods.

LIBRARY GIVING DAYS RETURN TO SOUTHLAKE

The Library Foundation of Southlake is joining com munities nationwide for Library Giving Days through April 13. The online fundraiser supports programs at the Southlake Public Library, including summer work shops for young writers, Book Blizzard Bingo, and 16 upcoming art and STEM classes for kids, tweens, and teens. Early donations are matched up to $2,500, and all online fees are covered, ensuring every dollar goes directly to library programs. Supporters can give online at libraryfs.org to help keep the library a hub for learn ing and community.

BLOOD PRESSURE KITS NOW AVAILABLE AT SOUTHLAKE LIBRARY

At Southlake Public Library, patrons can now check out more than books. Thanks to a donation from the American Heart Association, supported by Texas Health Southlake, the library now offers blood pressure kits for at-home use. Each includes a validated cuff and educational materials to help monitor hyperten sion and encourage consistent, proactive health track ing. CPR training kits are also expected to be available soon, expanding access to lifesaving tools within the community while making wellness more accessible in everyday life.

DRAGONS DRAW COTTON BOWL GAME TO OPEN SEASON

Move over, Red River Rivalry: Carroll is taking the Cot ton Bowl stage for a high stakes season opener. On Au gust 28, the Dragons will face Oklahoma powerhouse Jenks in an interstate "blue blood" showdown at the iconic Dallas venue. Under the leadership of new head coach Lee Munn, the eight time Texas state champions look to build on a dominant 14 1 campaign. GAVIN STRANGE RECEIVES KIWANIS

STALCUP HONOR

Carroll senior Gavin Strange has been named the 2026 recipient of the Charlie Stalcup Heart of a Dragon Award by the Kiwanis Club of Southlake. The honor recognizes a Carroll football player who exemplifies leadership and perseverance and includes a $1,500 scholarship. Strange, a standout kicker who has com mitted to Duke University, was a key contributor for the Dragons and delivered one of the program’s memo rable postseason moments with a game-winning field goal in the 2024 state semifinal

The “Yellowstone effect” continues to gain momentum — and now it’s bringing a new Taylor Sheridan pro duction to Southlake. Mayor Shawn McCaskill recently announced that “Frisco King,” a spinoffof the Para mount+ series “Tulsa King,” is scheduled to filmin and around Southlake and the Dallas Fort Worth metroplex this year. The series will star Samuel L. Jackson, along side Asa Germann, Kai Caster and Lilah Pate. WEIR’S TO CLOSE DFW LOCATIONS

After 78 years in North Texas, Weir’s Furniture is clos ing all locations, including its Southlake store, once in ventory is sold. Founded in 1948 by J. Ray Weir and Bea Weir, the family owned retailer became a local in stitution known for its service-firt approach and loyal customer base. A going out of business sale began March 26, with discounts expected as the company winds down operations in the coming months.

BLACK SHEEP COFFEE ANNOUNCES EXPANSION

Black Sheep Coffee, the London-born sensation that firt landed in Grapevine last year, is officialldoubling down on North Texas. The coffeehouse recently signed a massive franchise agreement with YOLOWAY to develop 20 new stores across the Dallas Fort Worth metroplex over the next fie years, including in nearby Bedford sometime in 2026. For Southlake and Grape vine residents, the brand is already a familiar sight at 2111 Hall Johnson Road, where it transformed a former Wendy’s into a modern hub featuring a drive thru and a striking mural of Grapevine High alum Post Malone.

THE ORIGINAL ROY HUTCHINS BBQ OPENS SECOND LOCATION

A second location of The Original Roy Hutchins Bar beque opened at 1600 E. Copeland Road, near the sta diums in Arlington. To ensure the transition is seamless, the expansion is being overseen by General Manager Israel Silva, a familiar face to many who helped suc cessfully launch the brand’s flagshiprestaurant in Tro phy Club. The Arlington site is designed to mirror the casual, family friendly atmosphere that has made the original location a go to spot for pre game meals and weekend gatherings.

REFORMATION BOUTIQUE COMING TO SOUTHLAKE

Southlake Town Square will welcome Reformation this fall with a new boutique at 213 Grand Ave. E, tak ing over the current Peloton space. The Los Angeles–based women’s brand is known for vintage inspired silhouettes and sustainable fabrics, with fans includ ing Taylor Swift, Kaia Gerber, Emily Ratajkowski, and Olivia Rodrigo. The 2,000 square foot store will un dergo renovations starting in June, expected to take three months. Reformation has Texas locations in Dal las, Austin, and Houston, and this Southlake opening is part of the brand’s ongoing expansion.

When Holly Glenn firt applied to Art in the Square (AITS) in 2023, she knew it was one of the top juried shows in the nation – the kind of festival artists work toward for years. What she didn’t expect was to be accepted on her firt try. Three years later, the impressionist, based in Liberty Hill, near Austin, has not only earned the 2025 People’s Choice Award, but her vibrant “Highland Cow 3” has been selected as the officialogo artwork for Art in the Square 2026. Known for her colorful, textured wildlife paintings, Holly brings whimsy, warmth and a touch of magic to every canvas. Now she’s bringing it to Southlake’s most beloved art festival.

I COME FROM A LONG LINE OF… creatives. My family owned a gallery in Colorado, and some of my earliest memories are walking through those spaces, completely captivated. I went on to study at UC Berkeley and participated in art shows during college. After my firt pop-up market – where I made about $200 – I realized this could actually be more than a hobby. That moment gave me the confidene to pursue art professionally.

MY WORK IS ROOTED IN… impressionism. I create colorful, highly textured wildlife art using acrylics. My process blends vibrant layers, intri cate detail and unexpected pops of metallic and iridescent finishes Animals are my primary sub jects – foxes, highland cows, expressive wildlife –often painted with exaggerated expressions that bring a sense of humor and personality to each piece. I want my paintings to feel joyful, dynamic and full of life.

COLOR AND TEXTURE ARE… everything. Through detailed brushwork and layered ap plication, I build depth and movement across the canvas. I love using bold hues that ener gize a scene and invite viewers in. The metal lic elements add dimension and light, giving each piece a subtle glow that shifts depend ing on perspective. It’s about capturing not just what an animal looks like, but how it feels.

ART IN THE SQUARE IS TRULY… next level. The caliber of artists is extraordinary. You’re sur rounded by some of the best in the country, and the level of professionalism is unmatched. The Southlake Women’s Club volunteers are some of the most organized and supportive people I’ve ever worked with. And the community – they genuinely value and understand art. People come ready to engage, to ask questions and to celebrate creativity.

WINNING THE PEOPLE’S CHOICE AWARD… was incredible. It meant so much because it came di rectly from the community. To know that festival goers connected with my work in that way was deeply affirmin It’s one thing to be juried into a show — it’s another to feel embraced by the people attending it.

HAVING MY ARTWORK SELECTED FOR THE 2026 LOGO… is a true honor. The logo artist each year represents the spirit of the festival, so being chosen feels surreal. I’ve become friends with past logo artists and have admired their work for years. To now be part of that legacy — and to see “Highland Cow 3” represent Art in the Square — is incredibly special.

THE ARTIST COMMUNITY AT AITS… is remarkably supportive. There are seasoned veterans who have been doing this for decades, and they’re generous with advice and encouragement. That collaboration and camaraderie make the experience even more meaningful. It doesn’t feel competitive — it feels communal.

WHAT I LOOK FORWARD TO MOST EACH YEAR… is the people. From fellow artists to or ganizers to families walking through the festival, there’s a shared appreciation for creativity. I love reconnecting with artists I’ve known for years and discovering new work I haven’t seen before. The energy is inspiring.

AT THE HEART OF MY WORK IS… joy. I want people to smile when they see my paintings. Hu mor and whimsy create connection. When some one pauses, laughs or feels drawn into a piece, that’s the magic. Things Are Looking Up Designers

Are Finally Claiming the Fifth Wall

For decades, the ceiling was the most polite surface in the room — white, fla and unnoticeable. Or worse, popcorned into oblivion, 1970’s style. It was the architectural equivalent of background noise. Now? It’s having a moment.

Designers are increasingly reclaiming what they call the “fifth wall,” treating the ceiling more like prime real estate than negative space. The idea is deceptively simple: give the surface overhead the same intentionality you’d give any wall in the room. If done well, the effect can be transformative.

Wallpaper has emerged as the vehicle of choice. Whether subtle grasscloth, a hand-painted mural or unapologetic print, a patterned ceiling shifts the energy instantly — drawing the eye upward and creating a layered, immersive atmosphere that four walls alone can’t quite achieve.

Sarah Lambert, one of the sisters behind Lambert Home, whose new Southlake showroom location opened this March, is fully on board. In the showroom’s kitchen display, a vintage Ralph Lauren cheetah-print wallpaper wraps the ceiling in confident glamour. The result is less safari, more statement. “The psychology of a treated ceiling speaks to our evolutionary need to be cozy, protected, and safe,’ Lambert says. “It comforts us by emphasizing that we’re fully enclosed and gives us the freedom to relax.”

That element of surprise is part of the allure. A ceiling treatment isn’t absorbed all at once. You enter the room, settle in — and then you look up. It creates a sense of delight, even intimacy, as if the space is in on a secret.

There’s also a practical logic to the trend. For homeowners intrigued by bold design but wary of committing to a fully wrapped room, the ceiling offers a clever compromise. It carries visual weight without enclosing the space, and because it sits just outside our immediate sightline, it reads as playful rather than overpowering.

Scale, Lambert cautions, is critical. “We don’t believe there are hard-and-fast rules for what patterns should be used where, but always keep scale in mind. The ceiling will be further away from you so the pattern needs to be large enough for your eye to distinguish what’s going on,” she notes. Pulling colors or motifs from existing elements – a rug, upholstery, drapery – ensures the ceiling feels integrated rather than ornamental.

One caveat: this is not a DIY experiment. Pattern alignment, ladder work and overhead precision are best left to professionals.

Spring cleaning typically means overstuffed closets and longneglected garage shelves. But for many, the seasonal reset extends to something more personal — their skin.

After months of dry indoor heat and heavier winter products, complexions often emerge looking dull, congested and dehydrated. Local med spas see it every year in their appointment books. Clients are seeking targeted treatments before the punishing Texas summer arrives. The starting point, however, is simpler than most expect.

"All good skincare regimens start from the inside out," says Dr. Angela Straface of Feel Ideal 360 in Southlake, a Readers' Choice favorite. "Sleep, hydration, nutrition, and hormone balance all affect how your skin looks and feels."

Under the direction of Culinary Director Joseph Thomas, the signature restaurant has unveiled a reimagined culinary program built around one guiding principle: let the wine lead. The menu centers on elevated comfort food, featuring recognizable dishes refinedwith subtle global touches.

Small plates encourage sharing and set the tone for the evening. But we also wouldn’t judge you for ordering the Sauvignon Blanc Mussels

and keeping them all to yourself. The decadent mussels arrive steaming in garlic butter broth with preserved lemon that practically begs to be sopped up with the accompanying pillowy focaccia. Paired with a cool, crisp Sauvignon Blanc, it’s basically heaven in a bowl.

There’s also the mouthwateringly umami Maitake Mushroom Toast, which layers earthy mushrooms over truffledricotta, finishedwith pistachio gremolata for crunch and color. And don’t sleep on the Gulf Blue Crab Cake, crisp at the edges and tender within, and lifted by roasted corn poblano relish and Tajín-lime rémoulade that give just enough bite.

Even the salads make an impression. The signature Vin layers baby kale with roasted grapes,

candied walnuts and Gruyère, glossed in a lively ver jus vinaigrette. The sweetness of the walnuts balances the gentle bitterness of the greens, while the roasted grapes add a soft, jammy depth. It’s especially lovely alongside a chilled rosé, which amplifiesthe fruit without overwhelming the greens.

The Caesar takes a similarly unique approach. Instead of traditional croutons, a buttered panko crumble ensures that every bite is infused with crunchy texture without overpowering the Little Gem lettuce. A cured egg yolk and anchovy-garlic vinaigrette lend richness and depth, creating a version that tastes familiar and fresh at the same time.

For something heartier, the Angus Meatloaf “Au Poivre” makes a compelling case for redefiningcomfort food. Glossed in Cognac cracked black pepper cream and served with silky pomme purée and caramelized pearl onions, it’s decidedly not your grandmother’s meatloaf. The Wild Mushroom Risotto follows the same philosophy of restraint and depth. Mascarpone lends silkiness, while black truffleand aged sherry deepen the earthiness. A juicy Pinot Noir, such as Argyle’s Bloomhouse, proves a natural companion to either. Its bright red fruit and gentle tannins lift the peppered richness, keeping each bite balanced and vibrant.

But it’s not just dinner reimagined at Bacchus. Brunch feels like a celebration. French Toast Au Vin is brûléed just enough to crack under the fork, soaking up citrus zest custard and blackberry thyme maple syrup. A Burrata & Prosciutto Frittata folds free-range eggs around creamy burrata and slow-roasted heirloom tomatoes. A Crab Cake Benedict drapes piquillo pepper hollandaise over delicate crab, served alongside perfectly crisp Yukon breakfast potatoes.

No matter how satiating the brunch or dinner can be, take our word for it: save room for dessert.

The 12-layer chocolate cake arrives with presence — tall, glossy and stunning. Chef Thomas joked it’s designed for “one to twelve people,” though judging by its richness and sheer size, sharing is strongly encouraged. Paired with a pour of tawny port, like Sandeman 10-Year, the experience is pure indulgence, in the best way.

Bacchus has always been a destination for anniversaries, girls’ nights, quiet date evenings and spontaneous weekday escapes. The new menu simply makes a good thing even better.

Patience Is Secret Ingredient At Acquario's Latest Keller Outpost

The local landscape for authentic international cuisine grew significantlythis March with the debut of Acquario Pizza, Pasta & Bar in Keller.

While their acclaimed flagshipis known for refine Italian seafood, this new destination brings the Ac quario name into a more approachable, pizza focused light. This isn’t your typical neighborhood parlor; it is a Mediterranean-influened kitchen led by Master Piz zaiolo Chef Gimmy Piperku, who brings a disciplined touch to every dish.

Acquario sets itself apart by embracing the Pizza Napoletana Contemporanea style — a modern evolution of traditional Neapolitan pizza that emphasizes high quality imported ingredients and a light crust. Each pie begins with premium Caputo floursourced directly from Italy. Rather than the dense, heavy doughs often associated with standard American pizzerias, Chef Gim my employs a long fermentation process that develops a delicate, airy structure. When baked in an authentic wood-fied stone oven, the intense heat creates the sig nature “leopard spotting” along the outer rim, produc ing a voluminous crust.

Though the technique is contemporary, the menu re mains grounded in tradition, most notably with its sig nature Margherita pizza. First created in Naples in 1889 to honor Queen Margherita of Savoy, the dish famously reflectsthe colors of the Italian flag:red tomatoes, white mozzarella, fiordi latte, and fresh green basil. From there, the menu expands into bolder territory with selections like the Tutto Carne, layered with pepperoni, sausage, and soppressata; the Diavola, finishedwith Calabrian chili; and the Boscaiola, topped with mushrooms and sausage.

At Acquario, this respect for simplicity serves as the foundation for more specialized creations, particularly the Mediterranean Pizza — a signature offering that uses the fermented base as a canvas for ingredients such as to mato, oregano, garlic, and extra virgin olive oil.

That same commitment to craftsmanship extends to the house made fresh pastas, which are prepared with the same reverence as the pizza dough. The result is a din ing experience that is both traditional and elevated, yet remains warm and approachable for the community. By focusing on pure ingredients and the patience required for proper fermentation, Acquario brings a specific timehonored Mediterranean tradition directly to the local area.

Landmark Coffee Pumps Out Perfect Espresso

On Grapevine’s Main Street where nostalgia is part of the allure, Landmark Coffee feels entirely at home. Housed in side a lovingly restored historic gas station, once home to Bull Lion Winery, the café honors its past with subtle rever ence. There’s a replica vintage pump, the preserved canopy and, parked out front, a vintage Rolls Royce that feels less like décor and more like mise en scène.

This newcomer to Main Street has the soul of an art house café: genuinely cool, and maybe a little performative, but in a sincere way. The interior is minimal – a couple of small tables and a handful of counter seats. But the heart of Landmark lives outside. Beneath the restored pump can opy, a generous patio unfolds, offering ample seating and enough shade to make al fresco coffee entirely viable, even on a Texas summer day.

But it’s coffee where Landmark really excels. Espresso arrives with a glass of water, European style – a small but telling gesture. The simple, yet easy to mess up cortado is a standout: balanced, velvety and precisely extracted, strong enough to wake the palate without overwhelming it. The Landmark Signature latte layers brown sugar, vanilla and cinnamon into something comfortingly nostalgic. For warm er afternoons, the Cold Cream Cold Brew is energizing and finisheswith a cloudlike softness.

Beyond espresso, ceremonial matcha, chai, and refresh ing iced teas round out the beverage offerings. Fresh pas tries, like apple turnovers, blueberry scones, chocolate crois sants, and gluten-free coffee cake, tempt from the counter, alongside the requisite breakfast tacos, including a Texas Wagyu version that will definiely brighten your morning.

And then there’s the bagel speakeasy.

On select mornings, guests place their order via a vin tage phone hidden in the trunk of that Rolls Royce before receiving a text directing them to a discreet side entrance. The reward: bagels from Dallas cult favorite Shug’s, served until they sell out. It’s clever, slightly clandestine and undeni ably fun for those in the know and those who keep an eye on their Instagram for dates.
