CLIENT LOOK BOOK 2019

OUR GOAL WITH THIS LOOK BOOK IS TO HELP YOU PREPARE FOR YOUR FUTURE HOME. THESE INSPIRATION IMAGES WILL NOT ONLY AID IN CREATING DECISONS FOR YOU, THE HOME BUYER. BUT, WILL LEAD OUR TEAM IN CREATING YOUR UNIQUE VISION!

STAGE 1 Initial contact with Homeowner/ Agent and Front Light Discuss house needs and desires, determine which floor plan best suites needs or search for an external (outside architect) plan; if changes are needed for the floor plan, architect is engaged.Simultaneously determine lot size, setbacks, etc. to make sure house plan and outbuilding structure fit on the lot; site planning/walk- identify whether or not the lot is buildable.

Prepare a budget number; A proposal is then given to the homeowner. Upon homeowner approval and contract signing, we finalize house plans.

Once the house plan is complete, the landscape architect is engaged to site the house, outbuilding, sidewalks, etc. on the lot in conjunction with the proposed site elevations.

Once the house plan is complete, we engage the structural engineer to finalize the foundation and framing plan for the lot. During this time, we begin homeowner conversations about exterior and interior design elements; and complete the ARB (architectural review board) application for submittal.

Schedule Front Light design meeting to select home finishes. Any areas not selected require follow-up meeting with vendors (i.e. lighting). Once ARB approves and homeowner funding is solidified, Front Light is ready to prepare for construction documents. A final addendum and contract preparation with vendors including pricing, etc. begins. We then, start planning for the building process- including planning, scheduling, permitting. Construction then begins on the house.

Homeowner Builder Trend personal home website created; online portal to show ideas, store all aggrements, give updates during building process, etc.

STAGE 2

Prepare construction site and pour foundation. Construct rough framing, rough plumbing, electrical and HVAC, and install insulation.

Complete drywall and interior textures; start exterior finishes. Finish interior trim; install exterior driveways and walkways

Install hard-surface flooring and countertops, and complete exterior grading Finish mechanical trims; install bathroom fixtures. Install mirrors, shower doors and finish flooring, and finish exterior landscaping

Final walkthrough and closing, 2-10 Home Warranty is issued
