A courtly residence restores history
‘Acre of diamonds’ By MARILYN BAGEL
Special to The News-Post
Y
ou’ve likely heard the story “Acres of Diamonds.” To simplify, it’s the fictitious tale of a man who leaves his home in search of diamonds only to learn they had been on his own land all along. The parable? Sometimes what you need is right in your own backyard. You could say, in some fashion, that happened to Arthur Crum, a Frederick attorney. For more than 30 years, Crum practiced civil litigation, most of those years from his office at 114 N. Court St. But he wasn’t looking for diamonds. As Crum began winding down his law practice, he was trying to decide what to do with the building. He contemplated selling it, but his wife, Mary Kay Crum, had a better idea. What if they converted the building into their new old home? For the past 30 years, the couple had lived in Frederick’s Clover Hill community, where they raised their family. As empty nesters, they could change everything and live in the city. That’s where they found their acre of diamonds. They moved into their renovated Court Street residence in May and began an exciting new chapter of downtown living. The Court Street address had come full circle. After years of mixed office and residential use, the property was once again a singlefamily residence, as it had been when it was built around 1855. 4 FALL HOME IMPROVEMENT | 2026

The glass window office THE DESIGNER WHO TOOK THEM FROM THEN TO NOW Fortunately for Mary Kay and Arthur, they already had a great relationship with Margie Cantor, owner of Margie Cantor Interiors, who had worked with them on their house in Clover Hill and a beach house in Lewes, Delaware. “We were comfortable working with Margie,” Arthur said. “She really knows how to place furniture that fits our style and makes the most of the space.” “This was a huge decision for them,” Cantor said, “and one of the

Taking that into consideration, Cantor’s goal was to make the first floor feel welcoming yet functional. She created what she called the morning room, where Mary Kay and Arthur start their day with the newspaper and morning coffee. It’s also a gathering place for friends. “Throughout the transformation, the Crums were amazing in their ability to understand me, even when we saw things differently. “The way I view my clients, I’m a visitor in their home. They live there, and I need to listen. In the process, I also get very attached to them.” One of the challenges in renovating a building of this age is that it can open up Pandora’s box. It’s the gift that keeps on giving, and not always in a good way. That meant there were times when they had to change direction and rethink their original plans. It helped that Rodriguez was both creative and flexible, so he was able to think outside the box — even Pandora’s. “We originally planned to replace the flooring on the main floor and in the upstairs kitchen with an LVP (luxury vinyl plank) product,” Cantor said. “During the second phase of the project, he began removing multiple layers of old commercial carpet and vinyl floor coverings.” Rodriguez kept digging. “I kept digging down and uncovering until I ultimately found gold — original hardwood floors throughout the main level dating back to 1855,” he said. “Though the floors were in rough shape, I was able to refinish and restore them while maintaining the original character and look of the hardwood. It was an exciting discovery and one that changed our plans in the best possible way.” Color-wise, Cantor kept the home grounded in a neutral palette with pops of black, white and gold. “The combination worked beautifully with the architecture and complemented the natural lighting throughout the space,” she said.

The hallway on the main floor For Cantor, the project was a tremendous learning experience that enhanced her ability to think quickly and make decisions with even greater confidence. “I mastered the art of changing direction at a moment’s notice, because decisions often needed to be made immediately,” she said.

them that could also translate into sales appeal should they ever move. “I truly believe your home should be your sanctuary — a place that reflects your personality and a place that feels warm, comfortable, welcoming and safe,” Cantor said. “There is something so special and rewarding about taking someone’s vision and turning it into a space that feels uniquely theirs.” She certainly accomplished that for Mary Kay and Arthur, who are loving their downtown life in Frederick, where they can walk almost everywhere. “Our friends really enjoy visiting us,” Arthur said. “We Cantor loves working with recently hosted four couples for people and having the ability to the weekend and had such a great create beautiful, functional living time going to all the restaurants spaces. fter a summer and fall spent outdoors, winter drives many people back inside. Homeowners may take inventory of their interior spaces in winter and find that there isn’t as much room as they would like. When entertaining inside, a home may feel particularly cramped. Creating an open, inviting indoor environment requires maximizing spatial design but not necessarily expanding square footage. By focusing on a few strategies, homeowners can maximize interior flow. Change up the layout of furniture Being able to move around a space more easily may come down to rethinking the furniture layout. Interior design experts often emphasize traffic flow in a space, which can determine how comfortable homeowners and their guests feel. Universal design methodologies point to establishing clear, unobstructed routes to link different zones of a room. This will minimize physical congestion in the space. When entertaining, homeowners can push larger pieces of furniture against the perimeter of a room to open up a centeral gathering area. Heavy coffee tables can be swapped out for smaller tables to allow the rearrangement of the layout depending on how many people are spending time in a given space.

How to create more
interior
space for the winter
Subdivide rooms Open-concept spaces might have lost some their appeal in recent years. Designers are now going back in the direction of room-based layouts over open concepts, according to Martha Stewart and New York-based designer Madeline Merin. Some homeowners now have a greater need for definition of the spaces they have to work with. Instead of one open room, dividing the space can create the illusion of having more square footage while providing distinctive spots for privacy and other room functions. An open-concept family room, for example, can be divided into a gaming room on one side and a home office space on the other.
How spaces are perceived Lighting and visual elements can make spaces feel more roomy and inviting even if they haven’t gotten larger. Painting walls in soft tones will help them reflect more light, making boundaries feel like they are receding. Incorporating more natural light by removing heavy draperies is one strategy. According to the Journal of Biophilic Design, biophilic design is the intentional integration of nature into buildings and spaces to improve human health and productivity. Homeowners can incorporate natural lighting, living plants, organic materials, and organic patterns into their interior designs to make spaces feel more inviting Homeowners can look to various design strategies to open up interior spaces in Metro their homes with a goal toward Creating an open, inviting indoor environment requires maximizing spatial making them more comfortable design but not necessarily expanding square footage. places to ride out the winter. Tips to winterize your home as cold weather approaches
Chilly reception By METRO
I
t’s not uncommon to spend a lot of time out of the house when the weather outside is warm. The popularity of outdoor living spaces has made it easier than ever to enjoy nature without leaving home, which can generally be done from late spring to mid-fall each year in many regions. But as fall creeps toward winter and temperatures drop, it’s time to head back indoors.
As millions prepare to go back inside with winter approaching, it can be beneficial to winterize a home so interior spaces are more comfortable and exterior spaces are better able to withstand potentially harsh winter weather. • Check your carbon monoxide detectors. Fall is a great season to open the windows in many regions that feature prototypical autumn air. But the crisp air of fall will eventually give way to much colder air, at which time the windows will be closed and likely remain shut for months to come. The Minnesota Department of Health notes that carbon monoxide (CO) is an odorless, colorless gas that cannot be detected by the senses. When windows remain closed for long periods of time, such as in winter, the buildup of CO, which can come from sources like water heaters, gas stoves, fireplaces, and clothes dryers, can poison residents over time. CO detectors are a safety net against such a
fate, but they must be operating at peak capacity in order to be effective. As fall winds down, check all CO detectors to make sure they’re working properly and replace any that are not. • Check for drafts. Check around windows and doors throughout the home to see if there are any gaps that are allowing air from outside to enter the home. If daytime temperatures are mild well into the fall, then it can be difficult to see if there are any drafts before the sun goes down. Conduct this check in the evenings when temperatures are a little more chilly and leaks are easier to detect. If drafts are detected, apply weather stripping around doors and windows that do not require replacement. If there’s drafts around aging windows and doors, consider replacing them. • Call a chimney sweeping service. Cozying up beside a fire can make anyone forget the cold weather outside. But fireplaces

should be subjected to a thorough cleaning by a skilled professional before each winter. Animals might have nested in the chimney since the fireplace was last used, and you will want any nests cleared prior to lighting your first fire of the season. In addition, the tarlike substance creosote, which forms when wood is burned in a fireplace, can build up and harden over time. That’s a dangerous prospect, as creosote is highly flammable, which can lead to chimney fires. Creosote also can block the flow of air through a chimney, and that can trap gasses, including CO, in a home. • Reverse your fans. It’s a simple step but one people may not even realize they can make. In homes with ceiling fans, residents can reverse the fans so the blades spin clockwise. This
simple step pushes trapped warm air hovering around the ceiling into the living space below. This can make home interiors warmer without requiring residents to turn up the thermostat and increase their energy bill. • Replace your HVAC air filter. Replacing the air filter on your HVAC prior to winter can make the unit operate more efficiently, which can help reduce your wintertime energy bill. Replacing the filter prior to winter also improves indoor air quality, which is a notable benefit during a time of year when the windows typically remain closed for months. Winterizing a home is not a significant undertaking, but it can be very effective at making homes healthier and more comfortable once windows are closed for the season. 2026 | FALL HOME IMPROVEMENT 9

What buyers can do to improve chances their offer is accepted By METRO
T
he real estate market can be highly competitive. When inventory is limited and prices are high, prospective buyers must be ready to pounce and make an offer before the competition kicks up and the home is off the market. The ability to move quickly with an offer can help buyers land a home in a competitive market, but that decisiveness may not be enough to ensure an offer is accepted. Buyers accustomed to the home buying process know there’s no guarantee an offer will be accepted, but they can take steps to improve their chances of standing out in a competitive market where sellers may be fielding multiple offers at once. • Use recent sales data to inform your offer. Though there are places with non-disclosure laws that do not mandate property sales prices be made public, such data is readily available in many areas. That information can be invaluable to home buyers in competitive real estate markets because it gives them a strong idea of how much homes have been going for in towns and even specific
