PROJECT UPDATE

High Bluff at Creekwood Crossing

Putting the Puzzle Together

It is an amazing process to see a piece of vacant land transform into homes for hundreds a people. It is like a giant puzzle that must be put together in exactly the right order, with exactly the right pieces.

High Bluff at Creekwood Crossing in Menomonee Falls is now a few months into that process Even though we had a bit of a late start, the leasing office is scheduled to be completed at the end of December. This project is 120 units in 20 buildings, with a very similar design to our 2019 High Bluff project in Port Washington, WI.

By utilizing a similar design, we can reduce our risk by understanding the construction details, design, and lease up approach. We also know that the architectural strategy is well received in the marketplace.

Some of this development’s amenities include:

Stand-alone leasing office and fitness center

Large Dog Park

More square feet at a lower price point

Each unit will have its own entry and attached garage

Most of the concrete foundations will be complete before winter of 2022. The goal is for the project to be complete by winter of 2023/2024.

DEPARTMENT UPDATE

IT Cyber Security

In IT, one of the newest areas we must keep up with is the world of cyber security. Threat actors are constantly refining their techniques and we at FRED need to do all we can to protect ourselves. FRED IT has implemented several techniques to help keep FRED safe.

Proofprint Spam Filtering

FRED uses Proofpoint to help filter out spam and malicious emails. FRED receives an average of 5,267 emails per business day. Of those emails received, an average of 305 emails are blocked by Proofpoint due to Spam, Fraud, or Malicious intent.

MFA / 2FA

Multi Factor Authentication, or Two Factor

Authentication, is a way of providing a secondary verification that you are truly who you say you are when performing a log in. It is easy to phish a password, but extremely hard to steal your phone. Most online sites now offer MFA/2FA. I would highly recommend setting them up for your own personal sites that you have access to. Your data is valuable,

so be sure to do all you can to keep it safe.

Cyber Security Education

All new users are assigned Paycom Cyber security training and existing users will get to do an updated version yearly.

FRED sends out Phishing email simulations to help educate users. If a user falls for a phishing simulation, they are met with a teachable moment that helps them learn what to watch out for.

Artic Wolf

FRED' s newest addition to ensuring a robust cyber security: Artic Wolf, SOC (Security Operation Center). They watch over our endpoints, Carbon Black, firewalls, AD servers, O365, and Exchange servers, looking for unusual traffic or strange logins. Every time they find something, Artic Wolf creates a ticket and then FRED

IT has to investigate the incident. Fun fact, Artic Wolf has reviewed 19.4 million data points, aka, events/information, in the last four months.

At FRED, we are taking Cyber security seriously and will be looking for more ways in the future to help improve our cyber security posture.

FRED IN REVIEW

ents Are Saying

"So, I am not a resident currently, however, I have been calling places and looking for apartments for the last few days. I am moving in from out of state. I have to give a shoutout to Emma! She was so personable, helpful, and took the time to have a real conversation with me about how things are in the community and the adjacent areas. I will probably list her as a personal hero of mine if this all works out and I end up moving to this area. Cheers to you Emma." - Mark C., Saddle Brook

“Wanting to give a shout out to our amazing Maintenance guy Allen. Allen is always great at explaining the issue or problem in the unit. He takes care of the issue in a very timely manner and is very kind and courteous. He is always giving an update or will answer any questions we may have. Just a great guy and one of the reasons it is so awesome to live here at High Bluff. Thank you, Allen, for helping to take such great care of our home and letting us have a worry free living experience here at High Bluff! We truly appreciate having such fantastic staff to work with.” - Anonymous, High Bluff

"I moved here in 2021 and am extremely happy. No other apartment communities compare to the spacious size of my floor plan, the beautiful interior exterior, and amenities included. 50Twenty is safe and pleasantly quiet. Mellissa helped with my move-in process. She is extremely courteous, professional, and personable. The management and maintenance staff are all very friendly and professional. They're quick at responding to requests, answering questions, and any maintenance requests. I love 50Twenty and am so happy to call it home!" - Abigail G., 50Twenty

"Second time Phillip has been to my apartment to fix some things. He did an amazing job again. He was very polite and incredibly efficient. Everything I needed done was finished in under an hour. I have enjoyed the staff and the comfort of my home." - Tiffany P., Arbor Lakes

I started working at FRED on July 1, 2019 because I wanted to

Cleaner demonstrate my abilities in a more prominent company. I have worked as a cleaner for various FRED properties and I enjoy it very much. I first started at Jade in Menomonee Falls, then I went on to work at The Bevy in Brown Deer, and now I'm happy to join the team at The Woodlands back in Menomonee Falls. At every property I've worked at, I've always had an amazing team by my side. A good memory I've had at FRED is going bowling with the team from The Bevy and getting a strike on my second try, it was a fun experience and I enjoyed being able to spend time with my colleagues. I am very happy to be part of FRED.

DARRYL WOLLIN August Winner

Arbor Lakes was hit with COVID the first week of August. What a horrible time for this to happen!! Over half the staff, including me the PM, and our Regional Manager were out with positive tests. We only became fully staffed last week and the new employees had very minimal training under their belt, Darryl as the maintenance supervisor, continued to work many hours on turns, despite being one of the staff members that was stricken by COVID He kept his distance and used the walkies helping keep the staff onsite moving since I wasn't there. I asked him how he was still out there working, when I sat at my desk at home, feeling like death. He told me, "The work has to get done so people can move in! The physicality of the job, keep my mind off it until I get home. Then I crash!". This is the kind of commitment that Darryl has to Arbor Lakes, FRED, me and our whole team. If it weren't for him, this horrible week would have been a complete disaster and instead of only having to tell one resident their move in will be delayed by a day, there would have been multiple

FIRST PITCH CONTEST

On August 26th, the Marketing Department held its second "First Pitch Contest" to determine who would represent FRED by throwing the first pitch at the Brewers game on September 21st. This virtual contest was made up of three rounds. "Round 1" consisted of submitting a spirit photo and walk up song to participate in "Round 2". "Round 2" consisted of two games of "PITCH" BINGO. The winner from each game in "Round 2" then moved on to "Round 3", Brewers Trivia. After covering a Jeopardy board filled with intense trivia questions, a winner was named: Tyler Giese!

RICCO MEDINA

We are so excited for Tyler to have had this opportunity (as seen on this newsletter's cover) and are grateful for our Brewers Partnership again this season! Go Brewers!
